- Francesca (8/5): Lovely stay! Would stay again just a couple of bits to sort. - Clean and well presented Towels in the washing machine, no toilet roll, shower upstairs was so blocked in the plug easy to floor.

- David (8/5): Issues but good for three chaps - Apart from all of that it was fine for 3 chaps visiting for the races. There was a great TV and also one in each bedroom. It was clean and tidy. Parking on the drive. Fairly close to the town centre. When we arrived we didn't have a pin code. I phoned the owner and he said "I'm busy I'll call you back in 5 minutes". He never did ans only messaged us late in the evening. Fortunately, a worker in the garden let us in. However, the fact that there were workmen working in the garden during our stay was odd. Especially that they entered the house while we were out. That is not acceptable and a threat to our privacy and security of our possessions.
No tea or milk provided, no welcome note.
The bedclothes were cheap nylon and the towels worn out.
Not a lot of love shown.

- Elizabeth (7/5): - It fulfilled our needs - somewhere quiet and peacefully while attending a family funeral. It was warm and in the right place. It was short of towels and teaspoons, but adequately equipped otherwise.
- Naiyana (9/5): Great location, very well presented property and for less than a premier inn, bargain very pleased. - Nice layout massive tv in lounge. 3 double beds all have tv and 2 shower/toilet facilities
Near supermarket 2 min walk and pubs/restaurants very close. No toilet paper or very limited
No washing up liquid
Detailed cleaning of floor space could be better especially under radiator downstairs toilet.
Mattresses are old or just old style sprung ones, not uncomfortable though, I slept well.
And coffee jar has extremely old coffee, I suggest it’s thrown and cleaned.
None of the above impacted my stay as I carry spare toilet roll and teabags etc. however it’s a recommendation so others don’t give other feedback

House was seriously unclean, beds stained, toilet seat still broken.
Failing to see how anybody could rate this proprty as Exceptional 10
- Susan (4/5): Needs ALOT of TLC to make a perfect stay - The accomodation was centrally located with parking in a safe and secure area. The house was large with good facilities, good sized bathrooms, bedrooms, kitchen area with working appliances The accomodation was not clean, the sofa was dirty and we were reluctant to sit on it. The beds were broken and uncomfortable and tge mattresses had collapsed in places.. There was no washing up.liquid so all the cutlery and crockery was dirty. There were no.proper towels. Had these been changed my rating would have been excellent
- tracy (8/5): - Lots of room, it was lovely n warm when I arrived, excellent facilities Would of liked a complimentary tea or coffee sachet, and having had a bath maybe suggest an anti slip mat next to bath downstairs, otherwise all excellent

Extractor fan in en suite was noisy (clicking and tapping loudly through the night).
Wet tea towel found in washing machine, and a musty smell from the washing machine.
No washing up liquid or freshly dried tea towels available.
Linen did not smell fresh / like unclean/unpleasant.
Glasses, ceramics and cutlery were dirty.
- Pete (1/5): The host does not respond to calls or messages - The property looked nice,but the host did not reply to my phone calls and after several calls and waiting out in the cold on the driveway and no reply to my messages I had to book another hotel and asked for a refund from the host who then messaged me saying he couldn’t refund me as he had sent me the code to get in but only after I had booked another hotel

- Shaunna (1/5): Very disappointed. Left after check in. - Location was ideal for us, my sisters wedding was close by. Arrived and the house was filthy, beds had not been changed, stains on sheets. Old food in the sink, washing in the washing machine, rubbish in bins still. Floors hadnt been hoovered and one bedroom floor was covered in flies. Contacted the number saying we would not be staying and left soon after check in. No response from owner. Really disappointing, my sisters wedding was the next day so instead of enjoying the night before as a family we were left running around looking for alternative accommodation with two children.

- Jane (7/5): Great location. Clean - no frills. - In a great location for exploring Beverley on foot. Close to everything - St Mary's Churcch, Minster, supermarkets, restaurants (Ma Indian is excellent), etc. Off road, private parking is a bonus.
House was clean, plenty of towels. Huge (and clean) fridge / freezer. No response from the contact phone number. Very basic but nearby Asda good for washing up liquid, shower gel, loo rolls (only 1 between 2 bathrooms), tea, coffee etc.

- Lauri (1/5): Terrible - do not stay here - Nothing, it’s awful It is very uncomfortable and the beds are horrible. There is not even a toilet roll provided . The owner is rude and doesn’t communicate well in terms of getting the pin to get into the property . It wasn’t ready at the stated check in time. We had to leave early as we realised there were strange men on the grounds of the property quite early before check out - 9am. This meant we felt unsafe and had to pack up and leave early. An absolute waste of money and ruined our trip. Do not stay here.

- Becki (9/5): Great location, clean, easy to access, plenty of space for a family - Well spaced, clean, everything working well, 3 double bedrooms and 2 bathrooms, good oven facilities. Plenty of off street parking Bed could have done with a mattress topper

Spacious and the location is great, only a few mins to Beverley centre. All great only feedback id like to suggest would be for the hosts to leave toilet roll in the bathrooms. Also it would be a nice gesture if there were tea / coffee / milk sachets as staying there on a Sunday with no access to shop after 4pm meant we were unable to have a cuppa.
- Jenny (7/5): Ok for the price - The location is great, although it's in a built up area it's very quiet. There's an Asda and Tesco literally 2 mins away on foot. The town centre is about a 7 min walk and it's lovely, lots of shops, pubs, cafes and charity shops. There's a market on Saturdays. It's all very dog friendly. The property was not clean and the beds were not comfortable but for the price it was ok. The house was not clean, the floors hadn't been washed or hoovered and I had to scrub the microwave before we could use it. The toilet seat is still broken and the mattresses on the very creaky beds are still uncomfortable.

People's phone numbers in a basic on the side. Fridge stunk. Shoes in the cupboards Left and went else were didnt feel like we was rhe only money that was there broken toilet seat also

The location was great to visit Beverley town centre. The owner didn’t give me the key code so I had to wait 30 minutes for him to arrive to let me in. Then he went upstairs to make the beds! I felt uncomfortable being in a house alone with him. He was there an hour before then going to buy toilet roll as I had realised there wasn’t any. In total it was two hours before I had the property to myself.
It wasn’t finished to a very high standard. Some things were dirty including the frying pans. There was no hand soap or tea towel amongst other things.
My friend’s mattress was very uncomfortable with hard springs and one of her bedroom windows didn’t close.
The wet room flooded when I had a shower.
