- Irving-Dowden (10/5): Friendly host made me feel comfortable and attentive - I liked the fact it was clean, well presented and the host was very friendly. Slightly difficult to find but this isn’t a reflection on the host.

- Nikki (6/5): Room with an amazing City View - Loved the location with stunning views, especially first thing in the morning. You could see Headingly, at @2 miles away, and a cracking view of the city. Elland Road was only 2 miles away so a great location for any sports fans. Also easy links to Leeds City Centre. Easy to park and for free! It was a well-set-up room and exceptionally clean. Also easy reach of great places for breakfast. We found a few Wetherspoons, other places to eat are available, within 1.5 miles of the place.
For travel, it was easy to access most motorways. Great for us in North Wales. Having to share the bathroom, but we knew this when we booked. Not a very well-lit area with alot of steps going from where we parked the car. As it was raining they became slippery. Then there were more steps outside the property. Those with accessible needs, like myself, might struggle.

Still nothing from the weeks later. Fake/ false advertisement and poor customer service! Booking.co. needs to do something about this. They took my money no problem, but aren't interested when you want a refund! Appalling

I had to book another hotel - Nothing Everything from hidden location, bushy environment to smelly duvet cubicle-like room. Bed spans from wall to wall. There is a rule to take off your shoes at the entrance, this ought to be stated in the advert. This Private room tarnishes the image of booking.com

This is a lesson I learned from this. I had a missed call from the train, didn't realize it was relevant to the property. We arrived at the property and it was a house. A regular house. We attempted to use the bell, no answer. So we called and the guy seemed annoyed that I had missed the call. The key was hidden in a spot so we had to let ourselves in. This was straight up someone's house. Clearly lived in. It felt very weird and uncomfortable walking in to someone's house like this. Around 20 mins later the door bell was going. We didn't know what was going on and were both anxious to answer the door what with it not being our property and not being told to expect anyone. I answer the door and there's a woman with a kid saying she forgot her key and lives there. Makes sense considering kids stuff was in the bathroom like a training potty thing and such. Let her in, she says she's forgot her keys, the kid is crying up a storm. No greeting, no nothing, very uncomfortable. I go back upstairs and the kid sounds unwell and is coughing and possibly threw up whilst the woman is yelling either on the phone or at the kid. No clue. Very distressing. I didn't see them after that point but we mainly stuck to the room we were in. Now, as for facilities, it is not a private bathroom, it is shared with the family. The toilet lid doesn't stay up. the shower has kids stuff in it which was in the way. The sink is broken and there's no drain blocker which is weird. The bath has a shower but the taps felt stiff and it felt like they could rip off if moved a bit too hard. The bathroom itself was not the cleanest either and was in some disrepair in addition to some boxers and stuff left behind from the owners presumably. The room itself was decently sized but had opened, used coffee, tea, sugar and honey and such. The plug had an extension on it that seemed incredibly not stable.

There were no issues in booking or taking my £60 several days prior to my booked stay. I was rudely told I should cancel my booking (after receiving an email from them telling me it was cancelled) & deal with booking.com!! Rather rude. DO NOT BOOK HERE

- Yemi (8/5): Perfect for 1 night. - Bed had teddybear bedding on so it was lovely and cosy and warm. Bed was very comfortable. Bathroom was clean and tidy. I must of read the add wrong as I was expecting a private bathroom. Overall we enjoyed our short stay.

- Paul (1/5): Leeds overnight booking but didnt stay. - Nothing. Arrived for 1 night stay. 28/10/23. Had to ring host to access property. Loooked like just woken him up at 3pm, Its basically just like a kids room in someones house.No private bathroom, have to use the bathroom of the house itself.
The room was clean enough but not what we expected, so just left. Its on the estate close to Armley prison and even the outer door has bars with a lock.

Couldn't find the property as it's in a housing estate with no car access and was just a gate with a number on.
Was a room in a family home rather than a guest house
Was advertised as having a private toilet and shared bathroom and access to kitchen and washing machine and such but it was actually just the family home. I was concerned as there appeared to be small children living there and no checks on people staying there are made.
The gentleman who opened the door to us just handed us some keys, showed us the room then went back to bed! We actually left after 5 minutes as we felt so uncomfortable and booked into another hotel down the road that luckily had vacancies

Upon arrival, I was instantly greeted with a warm smile by the host, who proved to be not only friendly but also extremely polite throughout my stay. It was evident that they genuinely cared about ensuring a pleasant experience for their guests.
The bedroom I stayed in was both clean and cozy, providing a welcoming atmosphere. The bed itself was particularly comfortable, which made for a restful night's sleep. Additionally, the presence of a lock on the bedroom door provided a sense of privacy and reassurance.
Overall, I was more than satisfied with my stay at this accommodation. Although there is room for improvement, the warm and friendly nature of the host, combined with the cleanliness, comfort, and privacy of the room, made it more than adequate for my needs. Without hesitation, I would happily choose to stay here again for future trips.
In summary, if you are looking for a welcoming and budget-friendly accommodation option, this place is definitely worth considering. it is worth noting that this accommodation is essentially a spare bedroom converted into an Airbnb equivalent, basically renting a room in a family home. I found that it served its purpose admirably. The room contained all the necessary amenities and was well-maintained, catering to my basic needs as a guest.
