• SAI CHANDRA SANTHOSH MANIKUMAR (1/5): Facilities and service was very poor, I would not recommend staying here, it’s not about money, but you will be upset wi - Location of the property 1. The entrance to the property is very bad, you will have to get keys from the main house, then go through a gate of other house that leads to the backyard, walk a bit and reach the property. 2. Heaters doesn’t work 3. There was no water coming out from shower when we stayed 4. Microwave didn’t work 5. The emergency number doesn’t work irrespective of how many times you call.

• Elena (1/5): - Absolutely nothing Absolute scam pictures are fake the description of the flat says living room with sofa bed and separate bedroom and bathroom but actual size of the property is like a shed .The bed is very tiny with mattress in terrible condition, the sofa bed was something very strange and uncomfortable. For three adults I can say it was absolute nightmare. When we try to speak with the owners the phone number was fake and when we try the second phone number no answer.

Then enter the right key code for the front door, main entrance. There was a different code for our apartment door It was located 6 mins away from Ruach Church so that was a real result.

• Eda (1/5): Awful as I received no help or answers despitean emergency number. - The location and size of the studio. Well equipped. I had no power. The electricity was off completely in the evening so it was cold dark and scary. I also tried all the numbers and email address to no avail. I also checked the switchboard/ fuse box which was too high in the wall for my reach standing in a chair in a dark room with an iPhone torch. A nightmare
• Rosam-Larsen (3/5): - Eigentlich nur die Location. Es war vergleichsweise günstig. Es war Schimmel in den Schränken und im Badezimmer. Die Lüftung im Badezimmer hat nicht funktioniert. Das Fenster am Klo und im Schlafzimmer konnte nicht geöffnet werden. Es hat alles nicht besonders sauber gewirkt (Boden, Oberflächen, Vorhang, etc). Die Küchenausstattung war jämmerlich (eine Gabel, ein Glas, zwei Messer, ...). Die Schlüsselübergabe war sehr kompliziert. Insgesamt desolat.

I didn’t stop the second night. So overall expensive but the place is very clean. Not saying it totally bad. Internet, couldn’t get the TV on like I said paid for two nights stopped for one

• Guest (1/5): Disgusting vile place with local drug dealers - The apartment was filthy I stayed for the night with my daughter on arrival the beds was not made. We also found a used condom were they keep there bedding, I reached out to the manager on there WhatsApp and she was extremely unprofessional

• Jonny (4/5): These people don't care, so don't give them your money - The location is nice The instructions to enter the property were abysmal. It took me 40 minutes and 2 phone calls to get someone to direct me to the correct property. They said it was numbered which it wasn't. The back garden could only be described as a dump. When you walk in the door of the house it doesn't look too bad, but on closer inspection it is clearly a property offered up by someone who doesn't really care. The curtains were hanging off at each end. There was an iron and no ironing board. The WiFi didn't work when I arrived although I managed to get it working myself, luckily I work on hotel WiFi so have a few tricks. The TV had no aerial in it and though it was a smart TV, it wasn't even programmed, so having spent 40 minutes waiting for someone to tell me where the house was so I could get in, I spent another 40 minutes setting up the TV and programming it to the WiFi network so I could watch it. There were two stinking washing up sponges left on the side of the kitchen sink. In the middle of the night the bedroom was filled with a smell of stale smoke, which must have been drifting through somehow from one of the other properties. The tell tell sign though for me that these people really don't care is that I told them all of this after my first night and they didn't even bother to respond, infact they still haven't bothered. I also phoned them to get a VAT receipt and told them I'd sent them a message and they still haven't bothered to respond. I image they don't want to respond because they wouldn't be willing to acknowledge any kind of liability, because it's all about making money. Operators like this really disappoint me, because on the end of every one of their shoddy experiences delivered is someone who has had a long day, who just wants to settle in for the evening and get some rest. And they don't really factility this, because as I said before, they just don't care.
• Ashley Megan (1/5): Extremely dangerous, risk of fire/electrical issues and no working emergency contact number. - Location and nothing else 1) emergency contact number was not in use. Exceptionally dangerous especially since we had an emergency. 2) the fold out bed was not made up on arrival. We had to do this ourselves and within the cupboard we were only given one pillow for two people. 3) the kitchen was exceptionally well used and the hob and splash back area were very dirty. 4) only one of the two hanging lights in the room were working created really bad lighting. 5) waiting till we were checked out to say they would be fixing the emergency problem (as soon as possible). After knowing and leaving us without any lights and burning smell in the bathroom from the bathroom mirror.

The advert was misleading at best, deceptive at worst. Nowhere did it mention that key collection would require a detour to a separate location, nor that the path to the flat would be a pitch-black, narrow corridor beside a deserted community park—eerily silent, with no lighting, no safety, and no sense of welcome. The entrance to the flat felt like something out of a post-apocalyptic scene: no signage, no guidance, just a rough, unmarked doorway that looked more like a neglected shelter than a place meant for guests. It gave the impression of captivity, not hospitality—like stepping into a forgotten corner of the city where dignity goes to die. This experience wasn’t just disappointing—it was disturbing. No one should be made to feel unsafe, misled, or diminished when seeking accommodation. Transparency and basic human dec This was not a stay. It was an ordeal. From the moment I arrived, everything about this property screamed neglect, deception, and disregard for basic human comfort. The advert failed to mention that key collection requires a separate journey—only to then access the flat through a long, narrow footpath shrouded in complete darkness. No lights. No security. Each time I left or returned, I had to walk this isolated corridor alone, feeling exposed and unsafe. It was terrifying. The flat itself is buried in a basement where the WiFi barely functions in any corner. Communication with the host was abysmal—slow, dismissive, or nonexistent. The space is falling apart: curtains hanging loose, the so-called “garden” a wild, unkempt illusion. Nothing about this place is maintained, let alone welcoming. It felt like entering a forgotten bunker, not a home. The atmosphere was oppressive, the experience exhausting. I wouldn’t wish this on anyone.
• Olivia (8/5): Good budget London stay - The apartments are conveniently located near a tube station as well as a playground that the kids enjoyed. It was pretty quiet and we had what we needed for the two nights we were there. There was only one fork, but we survived by eating with the spoons. It's a little more worn than the photos make it seem, but still met our expectation.

• Ragna Karolina Eriksdotter (4/5): Clean on the surface but needs a refurbing. - Here's a review from someone who has a npf diagnosis - i.e highly sensitive to scents, temperatures and noises. And still want to travel!  I evaluate accommodation based on the fact that it should be orderly and tidy, fresh, no bad odors, well-cleaned with a modern standard. The rooms should be nor to hot nor to cold and quiet. The bed shouldn't be worn out with a good duvet and pillow. Working Wi-Fi. Calm and safe area. * Area: Townhouse area. Very close to the Underground service, but still calm and quiet. We saw no traffic during night time. Other tenants very quiet - no disturbing sounds at night. * Location: our room (flat 9)located on the top floor. Mixed private tenants with rented rooms. Overlooking the street with three big windows. Kitchen included. Two beds - one single and one 150cm bed. Bathroom. * Room: Clean sheets and towels. The mattresses felt new. Black out curtains. The kitchen interior felt clean and new. You could open all the windows (sensitive to unvented rooms) *Iron, tea bags, salt is in the apartment. * Information about checking in comes by email. Not in the booking chat. Two different codes for front door and apartment door. * Room: cleaned on the surface (the clean staff do their job at least) but very worn down and a lot of deep dirt. Should need a deep cleaning and a refurbing. Plenty of stains on the walls. Very filthy in corners and floor skirting, in between tile joints in the bathroom. Worn of paint on plenty of places. Only one lamp apart from strong white ceiling lamp in the room, and that had a broken shade. Super gross beneath the bathroom sink. And corners in shower. There's been smoking in the room before, it smelled quite strongly of cigarettes. The duvet smelled of smoke. Also quite a lot of perfume smell - probably to "hide" the cigarette smell - you can't hide that from an autistic person I'm sorry. Couldn't see any central heating, but a heating fan. * Bed: the double bed quite narrow. Could be tight for two people. Quite thick duvet. Would love to be able to to choose between thicker or thinner duvets depending on summer/winter season. This one was too hot. The pillows are always to big in hotels, this one too. No feather. But I bring my own. * Cleanliness: I believe the cleaning staff do their work. But the apartment is run down so it still feels quite filthy. Especially together with the smell of old cigarettes. So the overall feeling felt quite unclean. Change the disgusting bottle of washing up liquid please! And a brush and a dish cloth would be nice apart from the used sponge. And how old is the toilet brush? Ten years? I don't want to know! * General: Some smoking outside the house at times, the smoke going directly into the room if you have the windows open. Doors to the apartments, including the front door has to be shut close with force - which means you will hear doors closing. Could also be Black out curtains only. So choose between no day light at all, or full insight. The windows are quite big. Would like some fabric curtains together with the black out ones. No WiFi.
• Alan (7/5): Great location but apt needs some TLC - The location to the underground and convenience stores was great. The general neighbourhood is quiet. The apartment is tired, needs a lick of paint. Kitchen utensils were sparse. It was for 2 of us but the bed was really small so one of us slept on the sofa bed. I was asked to provide ID to get the access codes by 2pm on the day before arrival but didn’t get them till 2pm on the day which was really stressful as there was no acknowledgment of the ID being received. When I tried to call the host on the day, it just rang out, however got some reassurance from contacting Booking.com

• Protin (8/5): Comfortable stay and very good location at a moderate price - The room was very clean, simple but nicely decorated. The bed was comfortable. Very nice view over a garden and very quiet neighborhood, but at the same time very close to public transports, restaurants and shops. The check-in was very easy. There is no elevator. There was no bedside lamp and the bathroom equipment was a bit simple (shower is ok but the sink was very small).

• Mark (2/5): Very disappointed at the standard of the property compared to what the booking.com pictures show - Close to where I was working We couldn’t find the flat due to no number on gate or flat after walking down a dark path. It is nothing like what it looks like in the pictures and definitely needs updating.

I was glad we were only sleeping there and out for the day - The one thing that matched our expectations was the location: the accommodation was within walking distance of the underground station Finchley Rd. It has an ALDI nearby which was very useful for our stay. The instructions to get into the accommodation were clear (although there were many steps and quite difficult to find the room) The pictures available are misleading. The furniture is in poor condition and hygiene was not up to standards. The shower grouting was black, it needs some serious bleaching, the curtains and couch were stained, there was an empty bag of snacks under the couch, the tabletops were miserable... To top it up, the door to the toilet (separate room to the shower and sink) does not fully close, the toilet brush is very rusty, and the cabinet under the bathroom sink was dirty. There were three of us staying at the accommodation and only two sets of pillows were provided. As a recommendation, it would be great if there were different tabs on the booking website so that one can know exactly what accommodation they are booking from the (apparently) several options the host has available I reached out to the host regarding difficulties with the Wi-Fi connection via WhatsApp, using the same number I was previously contacted with and got no response until today.

The electric fan was a nice added touch. Really easy to access property the whole stay was great will definitely stay here again. • Faith (6/5): Good affordable comfortable place to stay in London if you can stand the stress of getting in in London - Location is great. Room itself has all you need, is clean and comfortable. The shower was reliable and there were enough pillows - always important to me! The property is fine but I can’t give a better score because of the stress of the poor communication. To be fair, in the end I did get into the studio ok but I was stressed out by not being given the key code in time. I wanted to book 2nights but in the end booking.com couldn’t get a reply and nor could I. You could laugh about it as I booked twice and by chance was given the same studio. We left our stuff in the room and I received a phone call telling me I had left my luggage and they were expecting a new person to arrive at 3pm. I told them it was me! It was all a bit chaotic and all because of the lack of clear communication. Booking.com did not help much and I waited 30 mins to speak to someone who was no help at all. You all need to sort yourselves out!

I was initally worried about the check in instructions but again host had emailed me clear check in instructions, and we had no issues getting in at all. Check in was worrying as info on keysafe box etc was not easily received. I had to call booking.com to get the hosts to contact me. Then I received the details well after 3pm check in time at 4.30pm. Very concerning not knowing where I was going to stay

• Faith (9/5): Great place! Excellent value. - Great location, quiet and peaceful but so convenient for tourists! Every convenience supplied and more besides. No shortage of towels etc and nice and warm on a bitterly cold evening. It was my fault for not considering that the pin I had written down would be changed but we arrived at the property in the dark and I couldn’t make the code work so it became stressful. Then I went to my emails and found the right code. I was then met with another security box inside the hallway! Phew. It was a relief to get a physical key and open the door! At least the place is very secure, and to be fair it was my fault I got in such a panic. The rest of it we loved.

The place is very shady. It’s a basement with a living room and bedroom. the bed fits completely in the bedroom leaving no space around the bed. The bathroom is so small that a person over 183 cm can’t sit conveniently. Used toileteries were placed on the the bathroom floor. I couldn’t share photos of the place.
• Phillippa (6/5): Good size room with great kitchen facilities - There are clearly renovations taking place across the property, Room : The new kitchen area is great and well thought out, all appliances new, double bed and single in room and the room is nicely presented. Shower room is clean but needs a little TLC, plenty of hot water. Crisp bedding with good quality towels provided. Good secure locks on door . On arrival we were met with renovations taking place, from the entrance hall, stairs up to all floors, carpets covered in plastic and walls in varying state of decoration and repair, rails missing in parts of banisters, front garden also in full redesign state. Early morning wake-ups caused by screwing and wall rubbing was annoying, but once all finished will make the welcome much more appealing.
