• Ian (6/5): Great Location and Nice Apartment, BUT things you show know before booking.... - Great location and a nice looking apartment. Where possible we always choose to stay in self-contained places, and whilst we appreciate every country and property do things differently, it was a frustrating and annoying stay, especially when previous guests have mentioned the same issues we also found. We were concerned after reading recent reviews and before our stay we sent a message regarding the lack of tea towels and amenities and more importantly that it could cost us money to enter the building each time. To enter the building you ring a mobile number that will open the street door. We advised we are on an international roaming data plan, and each time we make a phone call we will be charged, whether it is answered or not. We were assured that this wouldn’t happen, but it cost us money each time we rang the number. We noticed someone using a key to enter the door but were not given this option. The upstairs bathroom skylight leaks in front of the toilet when it has been raining. No kitchen amenities provided, and the table is still very wobbly. No small supply of sugar, tea, coffee, tea towels, dishwasher/washing machine tablets/pods. The freezer needs repairing as the top drawer is frozen shut. We sent a message asking if we could have an ice tray supplied, and were advised to “use a receptacle to make ice”. We had nothing to make ice cubes as there was nothing to use in the cupboards. Be aware there is no microwave. No manuals supplied to operate appliances, including the intercom system for the street door which would have been handy to enable someone inside the apartment to open the door. It's so disappointing as this is not a cheap apartment, and the amenities that so many other properties include would have made it a wonderful place to stay in Florence.
• Wouter (9/5): Great appartment at a great location - Fantastic location, very easy to find and a luggage storage is around the corner. A lot of restaurants, shops and tourist hotspots are around the corner. The building is very quiet; very little noise despite the central location. The appartment is very good and well equipped to relax (see pictures and other reviews), clean, beds are fine, kitchen is well equipped, has a washing machine and dryer. Sufficient wall plugs to charge your gear. The overall waterpressure was low, especially upstairs. You cannot shower upstairs and downstairs (or use the toilet/tap) at the same time. If you take this into account, it's fine. Some towel cloths for the kitchen would have been nice and a microwave.
• Olivia (8/5): Location is amazing! - The location was AMAZING! Close to the train station, luxury shops, cafes and restaurants. The apartment was big and the washing machine was great to wash all our clothes! Leo was wonderful to deal with and very accommodating. The apartment could do with some more amenities like extra towels, tea towels, more kitchen equipment. The floors were very dusty. It rained most of our stay and the upstairs bathroom leaked the whole time.

• Hannah (5/5): Great location, abysmal communication with host, in need of attention & repairs - The location was amazing and the layout of the building and apartment were nice. Communication with the host was abysmal. The refrigerator and freezer didn't work. The upstairs shower turned off after two minutes. Host didn't know what check-out time was listed and insisted we "leave immediately" because he had scheduled a cleaning service an hour before the stated check-out time (and then blamed us for not confirming... despite the fact that I sent him numerous messages the days before that he ignored).

• Jacqueline (7/5): Great location but could do with a few things fixing - Location was great and beds very comfortable Access was by calling a +39 number to allow front door to open. That proved to be a little costly if calling from a UK or other non EU number. The apartment could have been a bit cleaner (rubbish left from previous guests, lipstick marks on glasses etc) & there were a few maintenance issues that need looking into - freezer is frozen up & not usable, kettle not working (new one delivered day 3), leak to ceiling in upstairs bedroom. An instruction book on how to use things & maybe a brief intro on where best to go for basic groceries would be useful

• Iryna (7/5): Beautiful apartment in a perfect location, but the lack of essential details and poor communication - The apartment itself is really lovely — bright, tastefully decorated, and with a very practical layout. It has two spacious bedrooms and two bathrooms, which was ideal for the two of us. The location is absolutely fantastic — you step out of the building, and you are right in the heart of all the incredible attractions that Venice has to offer. Despite being in such a central spot, the apartment is surprisingly quiet due to the old, well-soundproofed building, which allowed us to have very relaxing and peaceful evenings. Firstly, we were quite surprised that for a three-night stay, we were provided with only one large towel and one small towel per person, with no replacements offered. With two bathrooms and a three-night stay, I would have expected at least a fresh set of towels or the option to request them. Additionally, there was no bath mat in the downstairs bathroom. This was quite inconvenient, especially given that the floor was cold. Small thoughtful touches like disposable slippers would have been greatly appreciated, especially considering the overall cost of the stay.The cleanliness was another point that fell short of expectations. Upon arrival, I immediately noticed black hair on the wall under the radiator in the downstairs bathroom and a few long and short curly hairs on the staircase leading to the upper floor, which was quite unpleasant. While the apartment was generally clean, it was definitely not spotless, which is something I would expect from a high-end property. Another major inconvenience was the complete lack of information about Wi-Fi in the apartment. There was no note, card, or any indication of Wi-Fi access. Luckily, we had unlimited mobile data from our UK provider, so we managed without it, but for anyone traveling internationally without such coverage, not having Wi-Fi access could be a major problem. In this day and age, Wi-Fi is an essential part of any accommodation. We also found the check-out time quite early (10:00 AM), which is not unusual but still a bit inconvenient. What was more disappointing, however, was the lack of response from the property management. We reached out to them asking for recommendations on where to store our luggage after check-out, as our flight was later in the day. Unfortunately, they completely ignored our message, despite being quite prompt when reminding us (with exclamation marks!) to leave the apartment on time and to clean up after ourselves. This lack of courtesy and helpfulness was very disappointing.

• Manpreet (7/5): Good - It was spacious and clean. Sink was blocked downstairs. Also the lock system to enter the property failed when returning to the property at 12am. Luckily another occupier opened the door for us. We would have also appreciated some water bottles on arrival. Finally, owner was not that responsive.

• Alan (10/5): It's wonderful to stay in this high end apartment. - Superb apartment at a great location. Only two minutes' walk to Duomo and ten to fifteen minutes' walk to most of the main attractions. Modern design, cozy and quiet. Beds, linens and towels are up to hotel standard.

A microwave would have been great. Instructions would have been helpful for things like roof shutter, appliances (dryer water reservoir / induction cooktop).
