Guest Reviews
- Siobhan (8/5): Ideal for what we wanted for a theatre show - Location was spot on to be close to town, Queens theatre, car park and restaurants. Very clean and comfortable, friendly staff and a lovely welcome. Tea & coffee in the room. Disturbance at 2am by someone trying to kick the door in! Sure it was a one off, but quite perturbed by it. Unable to raise the landlord by the phone number provided.
- Emma (9/5): Lovely hosts! Great location, fab stay - Great location and the hosts were so hospitable and gave us lots of information. Couldn’t have been better. It was great to have the whole floor, really private as there were 4 of us staying in both rooms. I stayed in the double room the far side and unfortunately I could hear a generator humming all night. I forgot my earplugs so didn’t sleep well as a light sleeper. My partner slept right through!!!
- Cerne147 (9/5): Giod location and value for money - Location was perfect aa we seeing acshowcatbthe theatre -,the car park was right behind Nothing
- Jean (9/5): - A welcoming home from home with a relaxed atmosphere. Nothing in particular
- Jason (7/5): A great place to start my walking holiday - Well located in the centre of Barnstaple. Great value. The noise of the skittle alley below, albeit it stopped at a reasonable hour.
- Dianne (9/5): - Had a fantastic overnight stay at the Ebberley Arms. The room was clean, comfortable, and very welcoming, and the staff were friendly and attentive throughout our visit. The atmosphere was brilliant, and the live group in the evening really made the night — such great entertainment and a fantastic vibe. We thoroughly enjoyed our stay and will definitely be returning. Highly recommend!
- darren (10/5): Great little place - Location is great, near bars and food places and shops.
Only 15 minutes walk from.the train station.
The welcome was warm and friendly and the room was very clean and comfortable with everything you need.
the bed was comfortable.
Shower was good and easy to operate.
They allowed me to food back to my room too which was good and there is a microwave to reheat food is needed. I enjoyed it and couldnt fault anything.
- Dena (10/5): Thoroughly enjoyable stay & would definitely stay again! - Great location, lovely staff, very clean & comfortable Nothing
- Karen (9/5): It was short and sweet and we’ll definitely stay there again. - Location was excellent. Hosts were very welcoming giving clear information re coming and going. They don’t do food but gave great suggestions and there’s a Wetherspoons a few minutes away too. Carpark was right behind it and parking costs were very reasonable. Free between 6pm and 8am. Perfect for a short stay. Nothing.

- Bale (8/5): - Very friendly, clean and great value.

- franks (10/5): GREEAT HOLIDAY HOPE TO BE BACK SOMETIME - GOOD BREAKFAST GOOD HOST GREAT PUB GOOD BEER WILL USE AGAIN
- Simon (8/5): A good functional place to stay in an excellent locatioj. - The location was perfect for us and the staff were very friendly and helpful. It was quiet and very clean. Lovely large bathroom. For the price, we would have liked somewhere comfy to sit other than the bedroom; maybe a part of the pub with a couple of easy chairs.
- Nathan (10/5): Great pub to stay in . - We were made to feel very welcome, we stayed on a Saturday night and had a great time in the pub . Easy parking , comfortable bed , very clean . Really friendly atmosphere.

- Sean (4/5): -
- Rebecca (9/5): Comfortable and value for money. Great location - The staff were friendly and welcoming. The room was comfortable and clean/warm. Car park behind the accommodation and is free overnight. Nothing
- Graham (8/5): Had a good stay a good venue to see family and friends - Being in a pub , it was good ,the hosts were good very friendly, and breakfast was always good start for the day The facilities were basic but there wasn't anything untoward or that one could be critical of in an older establishment
- Nicola (10/5): - I enjoyed my stay hopefully I will be back next year
- Robert (8/5): Room matched expectations. Staff were extremely friendly and welcoming. - Very friendly welcome. Clean and comfortable room. Would have preferred breakfast to be provided.
- Eve (8/5): excellent town centre accommodation. very convenient for the coast path. - Convenient for my needs. Very warm welcome from landlady in the pub. Extremely helpful and friendly. Room very clean with modern furniture and fittings.
- Valerie (10/5): Excellent accommodation - Lovely hosts. Clean & comfortable room with tea & coffee provided. Large bathroom with complimentary toiletries. Excellent breakfast available. Nothing.
- Melanie (9/5): Comfortable & friendly - Didn’t have breakfast N/a
- James (8/5): This is a pub with rooms so don't expect a 3 star hotel. Keeping this in mind you will be delighted. - Centrally located and a very friendly little local pub with rooms run by nice local people. They like their footie on the tv here but all was quiet by just after 10pm and no disturbance was endured at all. Shower was excellent and tea and coffee plus TV in the room. Breakfast was excellent. Large public car park at the rear of the pub, quite expensive for a full day but free between 6pm and 8am.
Would I return? Absolutely. Mattress didn't suit me but then most don't, it was just a bit soft but this isn't a criticism, it may suit most folk.
- Sue (7/5): Good value and decent place. - It’s a great location. Staff are very helpful and friendly. Very clean The bathroom was really cold and the heater didn’t work. The bed is very creaky and not very comfortable.
- Carol (10/5): -
- Faye (10/5): Excellent - Location, price, clean, friendly, warm. There isn't anything I dislike about this place
- Amanda (6/5): A pleasant stay with good basic facilities, though a few missing amenities left room for improvement. - Central location, spacious room and bathroom with lots of storage space. The room lacks a mirror or any kind of dressing area for getting ready, and there isn’t a blind on the skylight window which lets in a lot of light in the mornings.
It can be noisy particularly if there is something on in the bar, which is to be expected. It wasn’t an issue for us but something to bear in mind if you want a quiet stay.
- Rod Curran (9/5): Lovely, would def stay again. - Great location, great host. Great room. Wifi was intermittent.
- Alan (8/5): Central, clean and friendly. - Modern, clean accommodation, very friendly staff, nice shower. GB News on TV at breakfast. I could have asked for it to be turned off but I didn't so it's my own fault, just amazed that anyone watched that channel. The coffee was instant.
- Beever (7/5): -
- Clare (10/5): Perfect for a base and good snooze - Super warm welcome, easy to find, parking so close and separate access to pub so could come and go as we pleased. Bed was super comfy - slept so well.
Great location. Very clean. Close to shops, pubs and restaurants. Only downside was pub itself was closed when we got in so had to find a different pub to carry on enjoying ourselves but the lovely staff pointed us in the right direction.
Noise from bar below could be heard very clearly so best to join in or go out.
- Dene (9/5): Great value for money. - Nice big room and bathroom. Very clean. Pub closed a bit early !
- Jamilah (8/5): -
- Barnsby (8/5): -
- Michael (9/5): - The hosts were very welcoming. The room was spotless and the bed comfortable.
- Cinderella (10/5): Super nice stay on our travels through England! - Kelly is an amazing host. Even though we were there on a Sunday, she made sure to explain to us that they closed a little earlier so her and her husband could have a day to themselves (much needed when running a pub!). She also told us about other locations in the area, and made sure we felt safe and welcomed. Beer was great, music was amazing, next time we are stopping on a Saturday night! Nothing, everything was great! There was even the cutest mini fridge in the room! Plates and cups outside the room if you needed them, which we did with the takeaway we brought back. Comfy bed, and great location.
- PHELIM (8/5): -
- Benjamin (8/5): -
- JohndH66 (8/5): -
- Christine (10/5): Excellent - Easy location Nothing
- Raymond (9/5): Warm welcome, brilliant hosts nice room... what's not to like - Couldn't have done better for value for money. Central location, nice room. Not the Ritz but nice room with better facilities than a usual b&b with the added bonus of a proper pub below 😁 Was looking for a budget b&b and this one was great. Couldn't fault it
- Nigel (10/5): - Clean and comfortable, friendly staff and good location in town centre
- Andrew (7/5): -
- Dafydd (8/5): Very convenient and ideal for those working in Barnstaple - Recently decorated room was quiet and very comfortable
- John (9/5): Excellent value and excellent location. - Perfect location for town. Room was very clean and comfortable with very spacious bathroom. Landlord was very accommodating re check in/out and breakfast was excellent value. A bit of noise from the car park behind over night but to be expected in town centre.
- Nicky (10/5): - The Ebberley Arms had a relaxed welcoming feeling on arrival, the staff were happy and welcoming. The owner Phil was lovely, he showed my husband and I to our room, checking I was coping with the stairs, as I walk with crutches. Even the regulars were welcoming, we would happily go back again. Nothing
- Thomas (10/5): - Really comfy and super welcoming even though we checked in incredibly late
- nigel (10/5): Great location and base to visit other locations in North Devon - Owners were very friendly and helpful. Room and bathroom was very clean bargain at £60 per night .Breakfast was excellent and only £5 each There was nothing we didn't like
- Rogers (10/5): -
- Paul (10/5): Great room, comfortable and very clean in a central location. And better still, above a pub! - If you are looking for a comfortable, clean room with all essential items (tea/coffee, TV, fan, sitting chairs, ventilation, good shower, etc.) then look no further. And even better, it was above a pub (which was not a distraction)! Breakfast was optional but was excellent and served at a more than reasonable price. Parking was right outside the entrance for a separate charge (8:00am to 6:00pm) at the machine or Ring Go app. The owners were great and very friendly.
- Steve (10/5): Excellent - would heartily recommend. - Friendly welcome from landlord, despite him being busy behind the bar. Room was immaculately clean, bed comfortable and excellent shower. Plenty of tea and coffee available, with a couple of packets of biscuits. Miniature shampoo, conditioner and soap in bathroom. No noise from pub. No food available, but plenty of cafes and restaurants in Barnstaple. Nothing - very quiet, away from road. Room overlooked public car park, but this wasn’t a problem.
- Susan (10/5): - The hosts were fabulously welcoming and couldn't do enough for my dietary needs.
A great location in the centre. Nothing
- Romain (8/5): Great value for money - Nice staff, clean room Widow doesn't have curtains, so light comes in
- Beever (10/5): -
- Dawn (10/5): -
- Julie (9/5): - Lovely clean room, comfortable bed, ideally placed in the town. No parking but backs onto a carpark which has free parking between 6pm and 8.30am. Staff were very friendly. Would happily stay again.
- Sue (8/5): Good value. Decent place. - Good value. Very clean. Good location Bed was a bit uncomfortable. Bit noisy with some electrical unit. Window wouldn’t close.
- Catherine (10/5): Great value, clean en-suite room. - A great value room in a pub. The room had everything we needed, including tea and coffee. The bathroom was spotless. Both the staff were so helpful and friendly. We also had breakfast which was delicious and very good value. Would definitely recommend. The only disadvantage is the parking, which is in a public car park. It is however free to park from 18.00 to 08.00.
- Lee (10/5): Exceptional - Kelly and her husband were so welcoming lovly people definitely the best business for them to be in..
- Nicholas (6/5): Pleasant -
- Steve (10/5): Exceptional -
- Eleonora (10/5): Exceptional - Very welcoming, beautiful room, central location, very practical
- John (9/5): Superb - Great location in Barnstaple. Staff were very friendly. Room was great value for money & the breakfast for a fiver was a steal as it came with a drink. The pub itself is a great place with drinks at good prices with sports being shown & entertainment on certain nights. Would definitely stay here again. Nothing.
- Ranjan (9/5): A most pleasant stay with wonderful hosts - Phil and Kelly are fantastic hosts.
It’s very well located. Very clean, easy access and decent facilities. Totally VFM For a good part of the evening the heat got to me since there was no AC. But with the breeze blowing at night it became very comfortable.
- Monkey (10/5): Excellent - Breakfast was really good Air Con would be useful
- Taylor (8/5): Very good - Great location and friendly hosts.
- Ewan (8/5): Very good - Great location, very welcoming. Not a lot.
- Wendy (8/5): Value accommodation for walking SWC path. - We stayed here walking the SWC path, so it was a great convenient location. The host was extremely helpful and accommodating. While it is a loft room, it is well fitted out with skylight and lovely ensuite. Would recommend for walkers, very good value. It was very warm but weather exceptional and 2 fans were provided.
- Patrick (10/5): Lovely hosts and great value - Neat and tidy little room and the breakfast was great value. Hosts lovely and pub excellent. A great base while we explored the rest of Devon

- Thornhill (9/5): Superb -
- Stephen (10/5): Exceptional - Great value, lovely location and friendly staff.
- Dulcie (6/5): Enjoyable. - Breakfast available at extra cost. Access to room. Awkward door to close from car park to stairs .However we were using the wrong door as smaller side door available. This could be made clearer on check in.
- Denise (9/5): Excellent value for money base in central Barnstaple. - Excellent value for money, especially the breakfast.
Room very well equipped. Clean and comfortable.
Friendly, helpful staff.
Convenient location in central Barnstaple. Handy for shops and bus station. Nothing really. It's a pub so expect the normal pub noise as rooms are above the bars etc. But it all finishes by 11pm so not much of an issue.
