- The apartment was quiet and perfect for a couple.
- The apartment was satisfactory for people who do not want to spend a lot of time there and take advantage of the great location. - The Shower was a bit of a struggle with very inconsistent heat.
- The place wasn't as clean, with quite a lot of dust, and dirty appliances(see photos).

Enjoyed being on the first floor since we had large luggage pieces that would have been difficult to get up the stairs. Always an easy 10-15 minute walk to everything we wanted to see or to buses to see outside of Edinburgh. We were basically gone all day long until late in the evening so we didn't use the kitchen except to store water in the refrigerator. Stopped by to see the owner and he was very friendly and generous with snacks and bottled water for us. No real complaints as we weren't there except to sleep. Could have used a portable fan for sleeping since evenings were a little warm.

- Matthew (8/5): A great place to stay as a base for visiting Edinburgh - quiet, clean, cosy and well equipped. - A clean and comfy apartment in a great location, an easy stroll from the city centre. Very quiet neighbourhood. Everything you need for a stay in the city. Wish we could have stayed longer. Nothing to dislike at all.
- Sharon (9/5): - Great location quiet area. Easy walk to royal mile which was great as we walked to castle for the Tattoo so didn't need transport. Sainsburys just round the block near the Cafe where you pick up your keys., handy for grabbing milk and supplies for breakfast. Apartment was clean and shower was great. Agree with others that sofa not the most comfortable however how long do you sit on a sofa when out and about mostly.

There's lots of restaurants nearby to eat if you are lazy to go to town area..
Staff in the cafe are friendly. Distance between the apartment and town is quite far. The bed is not that comfortable (too soft) and most importantly is that the sofa is not very clean (I can feel itchy when sitting on it). I had to put a piece of cloth on it to prevent touching it directly.

The facilities as self-contained to cook had everything needed. Our real and only complaint is the couch in the lounge room..it is low, no cushioning or softness, extremely uncomfortable, being the only place to sit each night would have been nice to sit in comfort. (see pictures on website) The kitchen had 2 stools for eating at the drop-down table .. we did not use either as not comfy to eat from.
The oven could do with a clean.. otherwise OK.. The couch and no seating area that was comfortable

I had direct access to Holyrood Park, and was only 10 minutes from the university campus. It was a quick walk to the Edinburgh Castle and other central attractions.

Free coffee from Laundry Cafe was an added bonus. The hosts were very nice and allowed us to leave our luggage after checkout which was much appreciated. I personally didn't find the pillows particularly comfortable, but that is just me being picky.

It was very clean though! We would definitely stay again despite this

Easy key collection from Finlay the owners son who was very polite and informative. Not a massive problem but would have been useful to have some oven gloves, egg cups & hangers for trousers.

Comfort of the bed
- Tim (10/5): A perfect place to stay if you want to explore Edinburgh. - A really comfortable property in a great location just a 15 minute walk from the centre of town. The neighbourhood was quiet and felt very safe, and the flat itself was perfect for my short stay. Owner was very informative and polite, and the basket of goodies on arrival was a nice touch.

- See (9/5): Superb - Quiet surroundings near to Holyrood and also near to town. The walking required to get to the centre is just nice for that bit of exercise. The landlord Graham is a jolly nice man and was responsive and helpful. So was his son Finlay.

Nice old place in the city centre. Has everything you need for cooking, although the kitchen is tiny and there isn’t a dining table/chairs. Check in was not that complicated except for the slightly racist welcome joke by the host (person who gave us the keys )

- Diana (8/5): I’d stay here again - We were kept fully informed from booking the property to picking up the keys. We picked the keys up from a cafe and were given a very friendly welcome. The directions were clear and we found the apartment easily. The complimentary basket of Scottish goodies was a lovely touch and very much appreciated. Not a criticism but if you are planning on seeing a lot of Fringe shows in and around the Royal Mile, the apartment is a bit of a trek from the centre. We found short cuts to Holyrood Palace and into the centre of Edinburgh but were averaging 15,000 steps per day. It was ideal for us as most of our shows were on that side of town.

Absolutely loads to do and see during our short stay, so didn't spend long in the apartment and didn't really use it's facilities to the full (for example kitchen). However, we had everything we needed, the lounge and bed were comfortable and as the apartment was set back from the main road there was no noise disturbance at all.

The apartment had everything and more you could need for a wee break away and suited us perfectly. The sofa is so comfy! Parking permit made it easier as well, able to park right by the building.
Hosts were friendly and welcoming. When we arrived for keys - we got some complimentary hot drinks which was a bonus and given the rain much appreciated. Nothing.
- Theodoros (4/5): A terrible experience caused by a completely unprofessional owner. - The area There was a big problem with the keys pick-up:
At the site of BOOKING, and at the mails they sent me, they claim that the pick-up point is at the “Natural Food Kafe” at 55 Clerk Str. That shop doesn’t exist! There is another named “Laudrykafe” marked on a temporary banner (see photo), closed at the time of our arrival.
Furthermore, nobody was there, although we had informed them for the time of arrival (from 4 till 4:30’ pm). We were there at 3:55’ and till 4:45’ none appeared. Meanwhile, due to the wrong name of the shop one of us was searching at 55 S. Clerk Str. (that exists at the same area) and at the apartment for the case of some misunderstanding.
For 5 times (at least) we called them and they didn’t pick up the phone, there was only the answering machine. We left voice message and sent SMS. No response for them either.
Desperate and freezing we went to a café nearby to search for some other hotel via internet. Before that we called BOOKING at 4:56’ and explained the problem. Luckily, after 10 minutes of searching, BOOKNG was able to come in touch with them and we were informed that the owners had arrived at Laundrykafe.
I went there, and an elder man who didn’t remembered my name (he called me Papadopoulos), didn’t even said a simple “I am sorry for being late”, but insisted that he was there all the time, that he could prove it by cameras and that it was all OUR fault, because WE were late. At that point I was very tired for quarreling with a liar, and I simply took the keys of the apartment, which is about 10 minutes away.
The apartment is too far from the city center and you need to take a bus or taxi to go there.
Inside it was as described in BOOKNG, but: The sofa at the sitting room was awful (deformed at the middle), the toilet bawl cover was replaced with a cheap one of different shape and size and the worst of all was that at the kitchen there was a snack that had passed its expiration day and another with the expiration day label removed!
