• Tsu Lin (3/5): Since I cannot enter house until waste 1.5 hours insufficient communications. A very bad experience - location near JR station, good! 1. Double bed is too small, not comfortable 2. Cannot get key successful initially, I waste 1.5 hours then finally get a backup key from letter box. 3. Bath tube is quite small.
• Glenn (5/5): In 2 minds - Close to shopping, restaurants and railways. Secure entry and lift and the room had a washing machine. The bathroom was too small and the place needs better cleaning and maintenance on some things.
• jean paul vanderlaat (7/5): good location but a very tiny bathroom - the location was very good the bathroom, is not small, it is tiny. If you are around 1,8 mts tall, you will not fit on that bathroom. I am 1,77mts and had a hard time getting on it. The room is nice, but also the kitchen is a little old. if they do a remodeling and increase the size of the bathroom, it will be a great place.

• Sandhya (8/5): Superb Location - The property is just 3 mins of walking distance from Otsuka station. Lots of convenience stores nearby. The room had everything we needed. I was surprised how small the room was comparing to the pictures shared on booking.com and the toilet is even more smaller (very very little space). Even the balcony was small to hang our washed clothes plus there were no hangers.

• Misaki (3/5): 残念すぎる - 洗濯機が部屋にある。 投函ポストの開け方がよく分からず、暑い中30分苦戦した。連絡をしたが直接きて対応もしてくれず、最終的には他の宿泊者に教えてもらいやっと開けれた。ダイヤル式の投函ポストが使える人なら問題はないと思う。 予備の鍵もポストに入っていて、何も知らされていないから部屋に持って行ってしまった。管理人がしっかりと管理してほしい。 消臭スプレーを使おうとしたら壊れていて使用できなかった。 まだ使用していないのに浴槽に髪の毛が何本も落ちていた。
• Miyu (7/5): Convenient flat for a prolonged stay in central Tokyo. - Very good location: 5 minutes by foot from a Yamanote line station and just next to a shopping street. Self check-in that eases the whole procedure. Having a washing machine in the flat with a small balcony to dry your laundry was very convenient. The checkout procedure was sent on the same day as the checkout. It would be better to receive it at least one day before. Tiny kitchen, so if you plan to cook, even a simple meal, it can be a challenge.

• Anthony (1/5): M*rdique - Localisation proche de la gare d’Otsuka et rues environnantes calmes/sympathiques À fuir. Appartement sale avec des traces un peu partout. Mais le pire reste la sdb : douche déjà bouchée (l’eau remontait jusqu’aux chevilles) et toilettes minuscules avec une plomberie manifestement défaillante. Les WC se sont bouchés et les eaux usées sont remontées par l’évacuation au sol… odeur insupportable, expérience vraiment dégoûtante, la pire que j’aie eue so far. Point positif néanmoins : le gérant/proprio est réactif et m’a accordé un remboursement.

Tuvalet eskiydi ve banyo aşırı dardı.

• Enrique (7/5): was great would recommend! - Very convenient location! right next to the JY line so made exploring the city very easy and convenient :) also is in a nice quiet residential area but also in very short walking distance to a big station and many other shops the bathroom is quite old… but it did the job

Dès notre arrivée, nous avons constaté que le ménage n'était pas fait correctement avec de la poussière dans les angles, sous le lit et la lumière de la salle de baine ne fonctionnait pas.. Un cafard est tombé depuis la climatisation qui se situe juste au dessus du lit. Pendant notre séjour, nous avons tué une dizaine de cafard qui se promenaient dans l'appartement souvent proche du lit.

• YAGI (3/5): ショック - 歯ブラシがあった まず、空気が悪く、なのに空気清浄機もない。また、ベッドやタオルの至る所に長細い髪の毛が付いていたのには驚いた。また、ベッドに炭？みたいなのが落ちてて、ベッドに乗ったら服も汚れた。壁紙も剥がれていたし、カビも生えていた。なのに、環境整備のため？という手数料が高くて、一見安い！と思っても結局高くついた。もう二度と泊まりたくないです。

• yongxin (1/5): こんなに汚い民泊は初めてでした。It was the first time I'd ever stayed in such a dirty guesthouse. - こんなに汚い民泊は初めてでした。 It was the first time I'd ever stayed in such a dirty guesthouse. 驚くほど汚い！ ・入った瞬間、悪臭がひどく吐きそう ・どこもかしこも埃だらけ ・キャリーケースをしまおうと収納を開けると、清掃用具や備品などがゴミ屋敷のようにぐちゃぐちゃに突っ込まれていた ・トイレにはピンクのヌメリ(カビ？)があり、猛烈に臭かった ・室内のドアも埃だらけで、開け閉めする度に埃が舞った ・フェイクグリーンも埃だらけで、白くなっていた ・3名で予約していたが、ダブルベッドが1台だけで布団が用意されておらず、収納を開けるとぐっちゃぐちゃに突っ込まれたふとんとシーツ類を発見。お風呂も湯垢がビッシリで黒くてくさかった。 ・シャワーカーテンもピンクのヌメリや黒いカビが生えていてきもちわるかった ・床もザラザラだったのでウエットシートで拭くと、軽くひと擦りしただけで真っ黒になった ・ベッド、枕に誰のか分からない髪の毛が沢山落ちていた あげればキリがないほど、とにかく汚くてビックリしました。 It's shockingly dirty! ・The moment I walked in, the stench was so bad I almost threw up. ・When I opened the storage to put my suitcase away, cleaning supplies and other items were shoved in a jumble like a garbage dump. ・There was pink slime (mold?) in the toilet and it smelled awful. ・The room door was covered in dust, and dust flew around every time I opened and closed it. ・The fake plants were also covered in dust and had turned white. ・We had booked for three people, but there was only one double bed and no futon provided, so when I opened the storage, I found the futon and sheets shoved in a jumble. The bathroom was covered in limescale and smelled black. ・The shower curtain was also disgusting, with pink slime and black mold growing on it. ・The floor was rough, so when I wiped it with a wet sheet, it turned completely black with just one light rub. ・There were lots of hairs on the bed and pillows that I couldn't identify. I was shocked by how dirty it was, and there were so many things to list.

• Naval (8/5): Convenient and worth the price. - Really good location. 5 minute walk to the station, plenty of restaurants nearby, and walkable to Sunshine City, Ikebukuro. The room we got was a rather small one with a bunk bed and had no TV. The lock to get the key was also a bit hard to figure out.
• Mcello (8/5): Very good - the place is near the metro station and there are plenty of restaurants and fast foods in the area. the room was cozy, it is small but definitely not complaining. i like that the owner responds quickly to every request the fact that we need to to keep our trash till we check out. and the television, which was really cool as it is projected on the wall but all in japanese. so we didnt able to use the netflix which was there already. we ended up just using the cool clock coming from the wall projector also

The host was always responsive to our queries. While the room felt a bit small for three people, it was manageable with the extra mattresses provided. I think the room is best suited for two. • Maiken (1/5): Unpleasant room and management. - The room was advertised as non smoking, but the room smelled like old cigarettes. The bathroom was too small to close the door while sitting on the toilet. The black mould buildup in the shower, behind the bathroom mirror and on the shower curtains was disgusting and concerning. This is unhealthy. The air condition was set to 30 degrees for 48 hours but the room did not get warmer. The air conditioning unit has not been cleaned or dusted in many months maybe a year. We arrived late and did not get to sleep in because of construction on the floor below us. We never received any information about this. Not on the booking site or pre arrival information from the property. The noise was unbearable and we were forced to leave the room early in the morning. (To paint a picture) When walking out of the building we saw that they were using a jackhammer to tear up the tile floor. After contacting the property manager for more information about the working hours their response was not helpful. “I think the construction will be mostly from morning to evening”. “We apologize for any inconvenience this may cause, but we appreciate your understanding in order to maintain the safety of the building” Basically we never knew when they would be starting and finishing work. The construction it self was not the issue. We simply would have appreciated the information to be able to book different accommodation that was more suitable for us. We asked for a partial refund to relocate due to lack of information about the construction, but the request was denied. We were supposed to stay 5 nights but decided to book different accommodation for the last 2 nights due to the horrible living situation and lack of information from the property manager. What is most concerning is the unprofessionalism and unwillingness to provide a partial refund for a room that is not liveable from morning to evening. The customer satisfaction is not a priority.

For the whole 3 nights I stayed at Garden Otsuka the room smelt like old cigarettes! It was a really bad experience and my clothes also smelt like cigarettes.
