- Kelly (5/5): A quaint, nicely decorated cottage but this is not somewhere that we would stay again. - The property was very clean. Getting the key from the key safe around the back of the property was treacherous to say the very least. There were many steps, no lights whatsoever (solar lights were not emitting any light) & it was pitch black because we didn’t arrive until 10pm as confirmed when requested an arrival time. The bathroom is downstairs so when needing the toilet in the night you have to negotiate down the stairs & back. There is a very small two seater settee, a chair & a wicker chair that is only really suitable for a child. It meant we spent no time downstairs at all & just stayed in our bedrooms as the seating was so uncomfortable.

- Mary (4/5): Disappointing but Such a shame as good location in the town and for Alton Towers - It was a quaint clean cottage. Used cottage as a base as went to Alton Towers. Kitchen was serviceable as was the shower. The TRAFFIC.
Should have read a few more reviews, and that’s my mistake. The Lorry’s started rumbling continuously past the house from 4am and when we got back after tea they rumbled on till 10pm. Husband counted 24 in a hour as it woke him up at 4am and then he couldn’t sleep. This cottage is not for the light sleepers if you are going to be in the double bed at the front. Teenage grandson slept well in the back bedroom though. The amount of heavy traffic going through the town is not the owners fault and at the moment it looks like they are upgrading the town centre so when that’s finished it may help. We actually drove home and didn’t stay the last night. Also booked for party of three and they only have a high small round table with only two bar stools to sit on in the kitchen. Personally for me It would have been better having one of those small tables where four chairs tuck underneath but that’s just a personal preference. Haven’t enjoyed writing this review at all but hope it helps.

It is in walking distance from the town centre.
There is no free parking, unless you wanted to walk a reasonable distance, but Cattle Market Car Park is close and costs £4 for 2 nights (car park is behind the church, the property is directly in front of the church) please download the pay to park app via Play Store not via Google website (scam link, bank have blocked my card as scammers had instantly tried to access my account - also reported to council who own the car park)

Love that the owners are a young couple trying to make a living and investing in their future. It's on a busy A road, so the outside is subject to noise, dirt and pollution. It smelt of damp inside. We appreciate that the owner is heavily pregnant, and is paying a cleaner, unfortunately this cleaner isn't doing a passable job. The outside is dirty (from the road, granted) but it seaps into the inside. we could tell that it had been hoovered, but the floors weren't mopped, dusting appears to be based on what the cleaner feels like doing. (Won't upload the photos as I appreciate this isn't the owners fault and they are aware)
I haven't used my inhaler for months, good job I took it as it kicked my asthma in.
Wardrobes need clearing out.
Front door lock is temperamental, sometimes the lock it works, sometimes it doesn't.
Back entrance is too narrow if you had a pushchair and need to use the front, this may be a problem.
It needs some TLC (front door lock, bed in small room needs the bolts tightening up, clear out the cupboard in the small room, and wardrobes in the main bedroom - there's no need for two travel cots, it's not big enough for two small children to stay, bathroom tap needs tightening up) Cleaning needs to be done on the morning of check in, so it smells fresh and keeps the dirt down from the road as the windows are the original so inevitably it comes in..

Freezer box as part of the fridge would have been useful. Only 2 dining chairs provided for 4 people but used the uthe outside table and chairs as very good weather

Very busy road with associated traffic noise. Roof leaking during heavy rainfall resulting in drips through the ceiling in the front bedroom.
- Emily (8/5): Really lovely and well connected stay! - It was a perfect location and the hosts had gone above and beyond with facilities and ensuring the stay was well equipped. Not really a problem for the host- it was more my child’s age a lot of the furniture was heavy and we just had to be careful with my toddler.

- Wendy (9/5): Lovely cottage in Derbyshire. - This is a lovely cottage, close to the town centre, but quiet. It has a small yard. It was smaller than I expected. Upstairs was hot at night, especially as the main bedroom window didn't open.

Living room single seats uncomfortable. Not condusive to relaxation for a family. Ok, for just a couple as 2 seater sofa was better.
The main bedroom had perspex secured over the window, not sure if this was to reduce road noise?
The cottage is located on a very busy road. Unfortunately, it is very noisy whilst sitting in the living room.
The outside courtyard furniture could do with some TLC and a solid gate to secure children/pets. ( especially as road very busy)
No resident parking or permit available. Though informed paid car park near by (£12 for 24hrs), on arrival it was closed! On street parking, 5 min walk away, but up a very steep gradient hill! Unloading car only safe via loading bay short distance down the hill. We then found the front door was unable to be opened, maybe due to busy road? So we had to take all bags round rear. Also, food delivery was difficult as we couldn't open/answer the front door.
Ashbourne is currently undergoing big street renovation, which we didn't realise before booking. Many shops/restaurants are closed or not open until Wednesday. Luckily, we were only staying 2 nights and out all day. If we had stayed longer, all of the above would/could have been a problem.
Overall, the cottage has the potential to be lovely, cosy, clean, and comfortable.
- Ivana (9/5): Excellent overall - Lovely cottage in Ashbourne, very clean and has everything one needs for a short stay. Owners left clear instructions for access to the property and some other useful information. Very good shower, heating was easy to operate when temperatures dropped.
- David (7/5): Pretty and bijou, the town is rather nice. - House is pretty and was very clean, with a good bathroom and walk-in shower. It was easier to park than I expected though it is not possible to park outside. I should have been there with elderly mum but she pulled out at last minute so was there alone. The house is snug and although I was very comfortable, sleeping four might be a bit cramped unless two of them were children. The sofa was pretty but rather small and upright! There's room for something a little bigger and more comfortable.

- Emma (7/5): Cute cottage in great location, great facilities, easy parking but uncomfortable beds and sofa. - The cottage was gorgeous, great location and close to the town centre and had everything we needed. Very clean, easy to get into and parking was super easy in a little car park just behind the church opposite. Only 5 mins to walk to the cottage. Great shower, lovely fire in the sitting room, big TV and nice little patio at the back. I had brilliant welcome information from the owners, and they responded to a question via text really quickly. Very cosy with the heating on. Sadly the beds were terrible - they were so solid it was like sleeping on a hard floor. For me, with back problems this was the worst possible type of bed to have so I had no sleep for 3 nights and woke up in pain each day. If you don't mind a totally solid matress, then its absolutely fine, but if you need a softer bed or have back problems then this might not work. Cute sofa in the sitting room, and I appreciate its a small room, but this was not comfortable and if you wanted to snuggle up in front of a fire then you really couldnt as the chairs were just not great for comfort.
- Natalie (9/5): Charming cottage, perfect for exploring The Peaks - Comfortable, cosy cottage, a couple of minutes walk into the town, with its abundance of cafes, restaurants & cute, little shops. Also, just a short drive to some beautiful walks & spectacular views in the peaks, including Ilam Park & Dovedale. As other reviews have referred to, Rosie Cottage is on a busy road & you will hear noise from the traffic. This did not trouble us at all, but you may wish to consider this if you are a particularly light sleeper.

Maybe a sofa bed in lounge would be a good option for people with mobility issues.

- Steven (9/5): Overall a brilliant place to stay and the hosts were more than helpful with any advice. - A great location for local shops and a fantastic selection of pubs, cafes and shops (everything only 5 to 10 minutes walk away). The property was clean and cosy . . . and had everything needed for a comfortable stay. On a noisy main road but that is impossible to prevent . . . other than that the facilities were excellent and in a great location to walk into Ashbourne centre and drive to nearby attractions. Would definitely recommend this.

Cottage was nice and clean. Decorated lovely and a lot of thought has gone into trying to cater for all needs.
Nice treat of beer, wine, and biscuits was a welcome treat after our long drive (although we would have been just as happy with a pint of milk).
Bed was lovely and comfy. We arrived around 8pm - Parking options were bad and due to traffic flow found it difficult to slow down and source a suitable spot nearby without causing angst to other drivers, so we went around the block a couple of times. Also, found it difficult to find the cottage initially due to this.
The front door didn't sit in its frame, so drafty and noisy; being on the main road through Ashbourne, cars and lorries passed by frequently.
The cottage is advertised as 4 adults and 2 dogs - there's only 3 seats in the living room and a table for 2 in the kitchen.
- Nazifa (6/5): Unable to find property - We liked the decor The place was impossible to find. Took us an hour and half. The owners responded after an hour to find the place. They should in future provide a video of how to easily reach the location since it was a back door we were trying to find.
- Matthew (8/5): A great base for exploring Ashbourne and the Peaks. - Beautiful cosy cottage in great location. Pretty decor, comfy beds and well equipped. Not enough seating in the lounge or kitchen, and the road was noisy.
