- Lee (10/5): Excellent Lakeland Cottage a short walk from the centre of Ambleside - A great property for a couple, two couples or a family. High spec bathrooms with amazing walk in showers in both en suites.
Well equipped kitchen with a very good Nespresso coffee machine.
Quiet location with on street parking outside.
A 10 minute walk to the centre of Ambleside, which offers plenty of cafes, restaurants and pubs. Ideal for hiking as close to walks up Wansfell Pike.
Bus stop 5 minutes walk away with buses to Grasmere and Bowness running every 20 minutes.

- Lynne (8/5): Very good - Comfortable house and good location. A few things to note that we found on arrival:
The bin lid is totally broken so a new bin is needed.
Why is there only 1 bin in the whole house? A bin in each bedroom or bathroom would be very useful to help keep the house clean and tidy.
Nice to have a nespresso machine. If we'd known this we would have brought some pods with us. The 4 pods provided were classic pods which didn't fit the vertuo machine and we couldn't buy the right pods locally!
The stove top coffee pot was totally mouldy as had been sealed up whilst wet so we couldn't use this although we did give it a very good scrub and clean and left unsealed.
There were no oven gloves in the house which made getting our meals out of the oven rather difficult.
One tap in the first floor bathroom is totally broken and needs mending.
If all these little details were corrected we would have given this a 10 out of 10! The house just needs a little attention paid to the details.

- Nikki (6/5): Great location but unfortunately has a few missing elements - Great location, within walking distance of all amenities and easy access to walking trails and activities you might want to enjoy in the Lakes. Outside area was amazing as the weather was good it meant we could eat and relax outside.
Milk being left in the fridge was a great little touch. Communication with owner once at property was slow which had a negative impact on stay. There was no WiFi when arrived at accommodation and it took the next day to get a response from the owner. The contact details in the folder at the property were incorrect and when we called the number for issues with stay we were informed that the property wasn't managed by the company.. Although the issue was resolved well over 24hrs after it was logged and over 12 hrs following an initial response. There was no communication with owner after inital response . We only knew the issue was resolved due to a notification on device as we had already tried to log into WiFi.Therefore we had no WiFi for nearly 2 days of a 3 night stay.
There was minor repair issues which also affected stay. Tap in 1st floor bathroom was broken and loose, kitchen bin was broken and meant it effected function sharp edges exposed. No bins in bedrooms or bathrooms which I view as being crucial. No soap for handwashing in top floor bathroom.
With a little attention to detail this could be an exceptional property.

The only problem was that the key for the front door does not work. Everyone should be told to go to the back of the house, where there is a parking space and another lockbox/key.

- Kohner (10/5): Lovely stay - This was such a cosy home from home. Nice quiet neighbourhood. We loved the fire and being able to come home from the hills and have a bath. Everything was perfect. The front door key was a little tricky to lock and unlock, maybe there is a knack that we didn't know about.

- David (9/5): Superb - Clean, well equipped, short walk to town and lake, off road parking. We stayed for two nights, but this would be an ideal base for a week or two exploring the lakes. The mattress wasn't firm enough, but that's a matter of personal choice.

Otherwise perfect
- Darren (1/5): Bad customer service and messed around - Was messed about by owner so was unable to stay. Booked the property in advance and paid in full non refundable. The booking was confirmed, then closer to the time of the stay the owner stated they wouldn’t honour the booking as they didn’t want one night stays. Some other reviews are similar with random cancellation messages, would avoid the property. Conversations with the owner were one sentence answers back and long waits between replies

- Boris (8/5): Comfy and modern cottage - Freshly renovated cottage with all modern conveniences, roomy bedrooms and huge bathrooms. Everything needed for a very comfortable stay. A short walk to town. Plenty of street parking. The mattresses were way too soft, to the point of being saggy - no back support whatsoever. This was such a disappointment in an otherwise wonderful cottage.

Very minor points but the back door area was slightly over grown and there are no recycling facilities or information about how to do this locally.

Some weird interaction on the day of check in.. not sure if it was to do with booking.com or the property manager. We received an email on the day of the booking to say our booking was canceled and it was very difficult to contact anyone for clarification. Ended up sitting outside the property for an hour without being able to access property! Terrible customer service!
- Joanne (8/5): Loved it! - Lovely property. Well maintained to a high spec. Comfy beds. On a very a steep hill, not great if you have poor mobility or certain health issues.
- Iain (10/5): Excellent well appointed cottage. - Clean, well appointed cottage with two generous ensuite bathrooms, coffee, tea and biscuits available at the property, The bed was comfy and we slept well. Found the stairs very tight, especially in the morning when we were stiff after a long walk the day before, guess this is to be expected for a cosy cottage. The sofa was not so comfortable to lounge on but it was great to look at. Didn't master the heating but that was probably because I didn't read the instructions in the guest book!
