Guest Reviews
- Lacey (3/5): Very disappointed - Booked the caravan to be close to family and celebrate Halloween with all the children There was no club house open during the day. Or anything put on for the children during the whole week of celebrating Halloween
The caravan was dirty and hadn’t been clean properly. There was stains in the shower and toilets. Mould of the walls and ceiling
The cooker and microwave was rotten
There was a layer of grease or something on all the kitchen appliances
Every time we put the heater on a smell of sick filled the caravan
The hoover provided was full and when plugged in filled the caravan with an awful smell.
We was staying with children. And after paying £660 for a week holiday in very disappointed. To offer a caravan out to people when it is riddled with mould and damp should not be allowed. This wasn’t a cheap holiday I expected more. Totally disappointed
- Frans (9/5): Het was geweldig.
- Jane (10/5): Very cosy and Kathleen was a lovely lady was a lovely surprise to see a PlayStation for the kids and dvds. We really enj - Kathleen was very accommodating and went above and beyond. We loved how homely the caravan was.
- RODNEY (8/5): -
- Daniel (10/5): - Clean tidy
- Nicola (9/5): Great few days away - made even better by such a lovely host - Kathleen was a brilliant host - very quick to respond to any questions and left us a welcome basket and many helpful extras a lot of caravans don't usually come with like washing up liquid, handwash, extra toilet rolls. Also a helpful folder she had created with information about how to use things within the caravan and things to do on site and locally including free wifi. She even asked us if there was anything else we needed when she was going to the shops!
The caravan had everything one would need and extras - lots of childrens books, games, dvds and ps3 games (child and adult ones). Beds and sofas were comfy, kitchen fully stocked cooking equiptment wise - even had an air fryer. The caravan was in a brilliant location on site - 2min walk to the pool, playground, reception and clubhouse The wifi was quite slow but it always seems to be on caravan sites and a few extra plug sockets in the bedrooms would have been handy as could not find any in one of the bedrooms
- Sarah (7/5): It met our needs - Host very helpful. Coffee, tea and milk a welcome touch. Plenty of games and DVDs for use. Wi-Fi. Location difficult to access. Charge for clubhouse should be part of rental. 2 toilet rolls for 3 people for a week rather mean. No hand towels. Hoover so full it was unusable. No access to beach, nowhere to walk. Car very necessary.

- Davis (1/5): Worst holiday ever. - Nothing Door would not lock from inside, gas run out after 1 night, had to have cold showers and unable to cook. no food of any kind in club house although told they would be serving 18:00 to 22:00, drinks in bar again told 18:00 - 22:00. Second night was told @ 20:40 last orders.
- Healy (10/5): Exceptional -
- Dean (8/5): Very good -
- Eliot (10/5): Excellent value for money and a peaceful stay - Caravan was very clean and well sized, came with lots of amenities and the host showed us around when we arrived. Bed sizes were good for a caravan and having two bathrooms was useful. There were biscuits, tea and coffee available, along with some toys and DVDs to entertain the children. The site was quiet and relaxed, with very little noise overnight.
- Dean (10/5): One night stay , everything we needed - Clean and comfortable
- Ullah (10/5): fantastic place - fantastic service and views of sea is very very good 👍 nothing
- Andy (10/5): Perfect for the occasion - The property was well equipped for families and being a family of 7 staying it had something for everyone to do as we stayed in winter months , it soon got warm with the flick of the heater , some complimentary package as we arrived was a nice touch ..bedrooms was lovely and separated by a door to the living room The only thing was it’s out in the sticks but that is also a bonus so you don’t have too much hustle and bustle of being near a town centre like ones in leysdown
- Andrew (6/5): Nice clean van but the gas ran out in the morning. - The accommodation was clean and comfortable. The owner was friendly and helpful. The gas ran out in the early morning and couldn't be replaced until after our departure so we had no heating or hot water which wasn't acceptable. The road approaching the site was in a disgraceful condition.
- Rebecca (7/5): Good - The woman and caravan Was lovely The road to warden springs was awful.
- James (10/5): Exceptional -
- Pauline (7/5): Good - Price - good spacious caravan and we’ll equipped
welcome basket As we were only there for a wedding not holiday it would of been convenient to have a bit of washing up liquid -tea towel - cloth /sponge . for washing up our tea cups and a bath mat so the floor did not get wet ..
- Rachel (10/5): Another beautiful weekend staying here. Thank you Kathleen x - Second time staying here. Absolutely love the homely feel this caravan has, overly equipped. Site is beautiful and peaceful. Host communicates amazingly. Thank you! Nothing
- Jill (9/5): Superb - It was clean comfortable and near facilities owner was lovely Nothing
- Donna (8/5): Warden springs - Caravan was lovely and the basket of treats was nice from the owner. Shop on site was not very big and didn't have alot of stock. Shops to far away to walk with 4 children
- Helen (8/5): Great little break away. - The caravan was great! Clean with a spacious lounge and loads of games for us to play. Great value. We were really impressed. The only downside was that we had to pay £20 for a pass for the clubhouse and pool. We had one drink in the clubhouse. The pool was booked up for the day when we checked in at 3. I was advised by the bar to book a slot with reception when it opened at 9am the next morning. So I went at 9, but the earliest slot they had was 1pm. So that was a shame as we didn't get to use it.
- Atlanta (10/5): Amazing well worth the money , great location - Very clean
Very well stocked with entertainment
Dog friendly
Well equipped kitchen and facilities Was great Thankyou 😁
- Kerry (8/5): Very good - The thought that went into it , entertainment for kids and felt homely
- Ravichandran (9/5): It was a nice and pleasant experience 😊 - Comfortable with everything Location and safety
- Manuel (8/5): Very good - Quite, clean, sea view You need to drive around to reach the beach
- Emma (10/5): Very spacious, clean and owner has gone above and beyond to make families stay more enjoyable - Excellent. Baskets of goodies an extra bonus . Thank you
- Roper (8/5): Lovely caravan, great value for money. - Lovely caravan and very well equipped especially for children which was a nice surprise. The owner phoned to say we could do a later check out if we wanted to which was very kind. The double bed mattress was a bit uncomfortable but just needs renewing.
- Janey (7/5): Lovely accommodation, clubhouse, and shop a bit disappointing - Loved that it was quiet on the site where we were. The views were lovely.
The accommodation was clean and the living room space a good size. The kitchen was all equipped with plenty of crockery and glasses. There was a picnic bench and garden furniture outside, well used by us, although the guy who cut the grass moved all the furniture and didn't put it back 🙄 and we couldn't lift the heavy based sun umbrella.
There was plenty provided by the owner for kids to do, including lots of dvds and PlayStation games, board games, and toys. We didn't really use them as our kids are older, and we were out a lot during the day although the PlayStation was useful for when we were trying to unpack, etc. Accommodation
The only downside was the WiFi quality which when trying to watch a movie on Netflix in the evening, kept dropping out and buffering.
Clubhouse
This has seen better days. The food wasn't great, certainly not freshly prepared; we only ate there once as didn't enjoy the food. We liked the quiz, even though there were only 4 teams it was fun. Drinks as often were very expensive. 3 alcoholic and 2 soft drinks and a fruit shoot £25. No WiFi there either.
Shop/reception
The shop was very sparse and the website stated it had been refurbished but had a huge amount of unused space where far more goods could've been stocked. It needs a freezer with food in as there's plenty of space for a couple of them.
The reception staff were warm and friendly offering helpful information.
Enttance /exit
The infrared camera only worked once for us going into the site. All other times, I had to get out of my car to press the button to get it lifted as the panel is located where there is a drop of the side of the road..
- Katie (7/5): Great for a short stay to explore local area. - Parking just outside, WiFi, plenty of games / DVDs for kids, walk (down steep hill) for beach which is great for fossil hunting. Lovely basket provided with treats (thank you). Two toilets. Helpful lady who showed us into the property. I messaged a few times before the trip to find out if we needed to bring soap / towels / washing up liquid or if they were provided. We didn’t get an answer. We brought towels but ended up with no soap for shower and nothing to wash dishes with. Bring salt and paper with you too.
- Līga (10/5): Very nice and clean accommodation - As we knew we gona arrive between 22:00-23:00 I messaged the owner if we are OK to arrive that late. She kindly approved and even welcomed us when we arrived and showed which accommodation it is as it was dark outside. Very lovely lady. The accommodation was clean and welcoming had complimentary hot chocolate and coffee , biscuits. Lots of toys and games put out aswell. Nothing to dislike
- Paul (10/5): Luvd it - N/a Facilities location and view from stunning caravan
- Chambers (9/5): Superb - The caravan was clean, tidy with more than enough added extras you don't find normally.
Kath was brilliant, very accommodating and great communication.
Would stay again.
- Sutton (9/5): Superb - The site was friendly I thought it was a walk to the beach but with 2 toddlers had to drive
- Nicola (7/5): Would stay again but hope the road gets fixed before our next visit - Host was great to deal with, communication was brilliant Although the location at the coast was lovely the one road driving up to it was impassable (would literally need a tractor) and the road from the other direction was also quite dangerous as full with big pot holes too but much more useable
- Mitch (10/5): Very comfortable and relaxing well worth the money - The owner was lovely and made it comfortable and accommodating. Even putting toys out for our little boy N/A
- Sonia (10/5): Exceptional - Caravan was fully equipped with everything you need & more. N/a
- Martinemax (1/5): Bad - The lady that owned the caravan The staff, the husband of the caravan site owner the security guard and we were basically thrown out in the middle of the night with three children and it was mortifying
- Francesca (6/5): Convenient location, cheap stay - There was parking available, big open lounge space for the kids to play. Was convenient having two separate bathrooms as well. Owners put out some toys for the kids as well which was really thoughtful. The bathrooms were not clean, the shower mats were soaking wet when we arrived and had mud on them. There was also used tissue on the floor. There was also no lid on the bin which was awkward with a toddler! It would’ve been nice to have some windows opened before we arrived as it was very stuffy. Be mindful that the drive down towards the barrier has lots of large potholes.
- Leanne (10/5): Excellent property with everything you need! - The property was dog friendly but it was immaculately clean, and you’d never know there had been pets kept there.
The host was so lovely, she left a selection of biscuits and hot drinks and could be more helpful with regards to the site and property facilities.
TV, DVD player with DVDs, PS3 with games and lots of kids games available to use. I couldn’t fault the property, however regarding the site itself, it’s very close to the beach but you would need to drive to it as there’s no exit out onto the beach side. The drive is 10 minutes or so and easy to get to. The shortest route is very ‘off-road’ and far too many potholes for a standard vehicle.
- Rachel (10/5): Lovely, clean and peaceful with an amazing sea view. - I privately rented a caravan from a lovely lady called Kathleen. It was very clean and tidy and loved all the added extra condiments. Nothing
