- Jean (8/5): Une vraie maison pour les enfants - Emplacement idéal sur le Campo dei Frari, vue sur l' église. Les enfants étaient ravis de profiter d une vraie petite maison avec étage !
Nous avions oublié un sac à notre départ de t le propriétaire nous a immédiatement prévenus. Merci ! Parfait pour nous, mais peut-être pas pour les maniaques qui veulent tout retrouver comme chez eux jusqu'à la dernière invention de l' électroménager.

Bagno ristrutturato e dotato di tutti i comfort, solo un po troppo piccolo. le luci, in camera non c'era una luce alcune lampade non funzionavano e in generale l'impianto di illuminazione è vecchio, confusionario e mal distribuito.

- Marta Ines (8/5): Excelente todo. Hermosa casa - La ubicación, la casa, el estilo, la vajilla, la cocina, todo estaba bien. Tuvimos una dificultad que la descubrimos a la noche cuando quisimos lavar los platos y bañarnos. No habia agua caliente. Cuando nos comunicamos con Carlo (el anfitrion) nos dijo que nos habia enviado un mensaje contando que habia un problema con el agua. Nunca lo vimos porque estabamos de viaje. Hubiese estado bueno que nos avisara por otro medio ya que estaban nuestros datos. Agradecemos que nos resolvió el problema al dia siguiente.

- Dinara (1/5): Struttura in pessime condizioni. Proprietario disinteressato. - Nulla Struttura non corrisponde alla descrizione. Le foto sono datate, forse di una decina du anni fa. In soggiorno le sedie sono rotte con rischio di caduta e le poltrone molto sporche. Appena all’ingresso si trovano i bidoni pieni di spazzatura. L’appartamento è sporco.
Abbiamo prenotato per due notti ma dopo la prima notte abbiamo deciso di abbondare la struttura in quanto le condizioni di soggiorno erano in pessime e il proprietario non si è fatto sentire. Ho chiesto il rimborso al proprietario per almeno una notte ma non ho ricevuto nessuna risposta.
Appena siamo arrivati il codice d’entrata non funzionava e non siamo riusciti ad entrare nella struttura per cui abbiamo dovuto attendere in un bar in quanto il proprietario (dopo vari tentativi di chiamarlo finalmente si è reso raggiungibile) aveva detto che la causa del problema sia mancata corrente. È vero che siamo arrivati un ora di anticipo prima del check in ufficiale (che parte dalle 15) ma avendo avvisato il proprietario non pensavo che questo potrebbe essere un problema. Dopo un ora di attesa (il proprietario aveva promesso di inviare una persona per risolvere il problema) abbiamo provato di entrare nuovamente e questa volta abbiamo avuto successo. La sorpresa più grande era la temperatura all’interno dell’appartamento di appena 16 gradi (abbiamo soggiornato a fine novembre e a Venezia in questi periodi fa davvero freddo circa 5 gradi). Dopo aver acceso al massimo tutti i caloriferi (che risultavano spenti) la temperatura è riuscita a salire solo di 1 grado in 5 ore e ha raggiunto 18 gradi dopo 18 ore..
Alla fine viste le condizioni della struttura abbiamo abbandonato la struttura il mattino dopo.

- Annamária (8/5): Good value atmospheric apartment with real local vibes - Location, location! Great! It was from easy walking distance from bus station, Rialto, Academia Bridge and there is even a Traghetto at less then 5 minutes for a really quick crossing of Canal Grande. There is a Conad City - small supermarket close by for everyday food, plus a bakery and wine bar right next door. And of course there are a range of different places to eat out all around.
The views from the flat are really atmospheric, with all street windows facing the church Santa Maria Gloriosa dei Frari.
The flat layout is actually on 2 floors, living area plus kitchen on the first floor, bedrooms and bathroom on the second. There are plenty of steps but they are not uncomfortable at all, my 70 year old mum who usually complains about climbing didn't have any problems here.
Furniture and fit-out is a bit old fashioned but this gives it a special vibe. Beds are ok. Bathroom was good. Kitchen was ok. Kitchen equipment is bare minimum. ex. only 1 wine glass, only 2 other small glasses... some more bowls and such would have been also welcomed but we managed.
I can imagine it can be very warm on hot days and too cold on very cold days as the upper rooms have no ceiling insulation - but this makes the trusses visible and is a visual delight.
I can also imagine there is a mosquito issue during summer as the wall was full of dead bodies, though by October we had no problem.
Overall I would recommend the place for a good Venice experience.

Pobyt był koszmarny. Pokoje okazały się brudne, zaniedbane, na ścianach ślady brudu i pajęczyny, meble stare, zniszczone i w wielu miejscach popsute. Najgorsze było to, że w pościeli znaleźliśmy pluskwy – zostaliśmy pogryzieni, a właściciel całkowicie zignorował naszą skargę.
Dodatkowo przy przyjeździe okazało się, że były pomieszane klucze – przez to musieliśmy czekać ponad godzinę na sprzątaczkę, która dopiero przyniosła właściwe. To niedopuszczalne.
Właściciel próbował pobrać od nas podatek turystyczny, który w tym okresie w Wenecji w ogóle nie obowiązywał. Sprawiał wrażenie, jakby chciał dodatkowo zarobić na niewiedzy turystów.
Całość sprawiła, że nasz pobyt był kompletnie nieudany. Brak profesjonalizmu, brak dbałości o higienę, zero reakcji na problemy.
👉 Zdecydowanie odradzam ten apartament każdemu, kto chce spokojnie i komfortowo spędzić czas w Wenecji.

- Daria (10/5): Wonderful apartment, I recommend it. - The apartment is wonderful. I was looking for something authentic in Venice, and this apartment is exactly that. An old building, old furniture. At the same time, there is everything for a comfortable stay. Very convenient location in the very center of Venice. Since we were with children, it was very convenient for us that there is a grocery store nearby. The kitchen has the necessary utensils and equipment, you can cook food. It would be nice if the apartment had an iron and a microwave. Not all the rooms had electricity, but that didn't bother us much.

Sweets and pizza right next to the apartment which was very convenient. Resturants were also near distance for everyone and bars.

Poorly equipped kitchen, an Italian apartment with 3 broken moka pots, really?
Lively location. quiet noisy in the evening. Ok with windows closed but not recommended for a summer stay when you will want to have the windows open.
- Samantha (8/5): Very good - Great location, pretty walkable from bus station and to/from all atractions in the city center. The kitchen is big, nice living room also. The self checkin is easy. It was very hot and the fans provided aren’t enough, one didn’t work well and the other was very small. That was our problem because we couldn’t sleep well. At night it can be a bit noisy, because there are some bars around and people crossing by until 1-2am.
- Brian (4/5): Not worth the pricing and host highly unresponsive - Good location and accessible to different parts of Venice No air con, apartment wasn’t fully clean when entering, it was filthy. Aldo the owner wasn’t helpful throughout the stay at all, with no responses to any queries at all. Dishwasher had dirty dishes when we arrived. Also there was dirt and dust everywhere with one of the fans covered in it, making it not usable.
- Mazlum (6/5): Pleasant - Location was perfect. You could find a place easily to eat or drink something. Also, train station and bus station was too close. There was not any air conditioner at home. We couldn’t sleep well due to high humidity and temperature.
- Małgorzata (4/5): Disappointing - The apartment has a potential but needs some care and attention. It is comfortably located in the center of Venice attractions and at the same time in walking distance from the bus station. For us it was a good location, someone may be disappointed by the noise from the street and waking up by the church bells. The apartment has many old stylish pieces of furniture and is quite spacious. Self check-in went smoothly, we received clear instructions on how to get to the apartment. The apartment wasn't clean, especially the shower, stained couches, smelly bedding. It also had some broken items like the curtain rod and not closing freezer that were not really a problem for us, it just made bad impression.
We came to Venice on very hot days and no air-conditioning turned out to be an issue. There were two little fans in the bedrooms that were dusty and not efficient. However the main problem was that we were bitten by the bed bugs which we noticed and reported after we left suggesting that this should be taken care of. As we did not get any reply (nor apologies), we decided to leave a comment here so that the issue with bugs is not left undone.

- Siri (8/5): Character-filled apartment in great location - Fantastic location, great communication & information from host, character-filled apartment, plenty of space. Great to have access to washing machine. Terrific bar downstairs, short walk to vaporetto. We had a great stay. Would have been useful to have more cups (ie big enough for a cup of tea). Foyer area shared by apartments needs a good clean. Be aware there are lots of stairs if that’s an issue.

- Craig (8/5): Good spacious property in a decent location - Spacious and clean property, had everything needed. Was in a decent location in Venice. The host was clear with instructions and made it easy to find and enter the property. Good value for money. It was pretty noisy, with the walls feeling particularly thin. There was a decent amount of passers by until gone midnight, and a church right outside that rang bells from 8am.

- Adrienne (4/5): The owner unapologetic & ignored all questions except for major breakdowns. - PROS: This is a nice, clean, spacious, 2-bedroom apartment in a lively area of the San Polo “sestiere” of Venice. The beds are very comfortable. Large windows look out to a church offering privacy when open. The apartment is one flight up, off a square only a 20-minute walk to the Central Canal and Rialto Bridge. A request was made for early arrival, and it was granted at no extra cost. CONS: WRONG ADDRESS: Owner Carlo gave us 3 different addresses (wrong street name, to a nearby square, GPS coordinates to a gelateria). Asked which was correct. No answer.
NO ANSWER TO TWO REQUESTS ON HOW TO GET TO APT: We could’ve taken public water taxi with a 3 min walk and no stairs. Instead, at double the price, we struggled for a 30-min walk w/heavy luggage over many bridges.
KEYS DIDN’T WORK: We feared being at the wrong place, since the address didn’t match the street sign. Carlo said: “I sent you a WhatsApp message with all the information. I have to go now. We pleaded, please don’t go, we can’t get in!!! and he said; I have a call &hung up. We finally managed.
ASKED FOR EXTRA KEYS FOR 3 ADULTS: No answer.
ILL-EQUIPPED KITCHEN WITH WORN OUT TEFLON COOKWARE: Unhealthy and unsuitable for cooking.
ASKED to leave suitcases at the entry after checkout. No answer.
BLACKOUT IN APT: Wasted 45’ looking for fuse box. No apologies.
STORAGE: Again, asked to leave luggage for a few extra hours. Answer: “check-out is at 10:30”. Asked for nearby baggage storage. No answer.
FLOODING: The bathroom flooded twice. No apologies.
LOCKED IN: The last morning, with an expensive private tour before our train, the gate door’s electrical mechanism failed. We spent an hour texting Carlo for directions to get the door open and waiting for help. Eventually, since the person he was sending was still “on the street”, he suggested we throw the keys out the window to a passerby. Yelling in English nobody looked up. One of us remembered a Duolingo lesson: Signore, aiuto, aiuto!!!! like magic, eyes turned up and a couple came to our help. Again, no apology. Carlo: the polite thing to say when something goes wrong is “mi dispiace”. Try it. It won't kill you.
Anyway, next time we will stay at a hotel because locals say apartment rentals to tourists are turning Venice into a soulless theme park.
- Mark (5/5): Lovely apartment & location but needs maintenance - It’s a quaint property, well located on the whole. We had no hot water day one and had to head out without a shower, it was fixed but we should not experience no hot water. There was a broken chair, so only 3 around the table The main wooden access door was jammed shut which if that had happened at night would have been a fire hazard. The main access Yale lock is difficult & fiddly to turn. These are basic maintenance issues that given the cost of rental, should be fixed. The apartment is located directly above a bar that is very noisy until around 01.00 - you get used to it after a while but it’s a challenge to have an early night.

- Mcmurray (3/5): Poor - Location although it was very noisy at night The place looked tired and unkempt with broken chairs in the kitchen. The terrace (shared) was full of dead plants. There were two dirty and broken fans in the bedrooms and when we asked for replacements, we were ignored. The stairs were dimly lit and the carpet was coming away at the front edge making it dangerous. In the second bedroom one bed was completely blocking the wardrobe.

- Konrad (8/5): Very good - Very atmospheric flat. If you want to taste the atmosphere of Venice worth recommending. Great location very close to the centre (only a few stops to St Mark's Square). There is a grocery shop nearby as well as a whole lot of restaurants and pubs. The biggest problem was the lack of air conditioning in the flat. It was very hot on those days.

- Mirela (7/5): Good - The location was perfect for visiting Venice and the area was nice. The self check in went smoothly and the communication with the staff was good. The was no air conditioning, which made it incredibly hot to sleep in the apartment during the summer. There were 2 fans which couldn't keep the air cool. The noise from outside was also disturbing during the night.

- Linda (10/5): This is a lovely place, right in the middle of Venice. - Location was amazing, right in the centre above a gelato shop and with the 700 year old basilica so close outside the window you could almost touch it. It's about a ten minute walk from St Lucia train station if you're dragging cases and then a flight of stairs. We found the apartment utterly charming. If it's a hot night, windows to the street will let in a lot of street charter. We closed these when we went to bed and instead left open the back windows where it was quieter. Both bedrooms have windows in both directions. I slept just fine.
- Douglas (8/5): Venice Nights - The location was great. Finding it with address provided was not great. Also needs fans in each room for hot nights when you have to leave windows open but don't want to be eaten by mosquitos all night, a necessity for an apartment without air conditioning.
