- Tasha (8/5): - Comfy room, lovely staff and hospitality. Room had everything you needed and drinks and snacks to purchase for good prices. Good walking location to city centre around 15/20 mins. Woken up really early - unbelievably noisy above our bedroom from the noise of the kitchen/breakfast staff. Couldn’t get back to sleep or drown out the noise with the TV.

Unfortunately we were woken up at 6am on 2 mornings by the people in the room above us. Room 11 we were in room 16. They sounded like a herd of elephants! The floor boards were very creaky. We could also hear people talking outside from 6:30am.

- Nikki (9/5): A wonderful welcome, great breakfast and a comfy bed - A super friendly greeting, even though our room wasn’t ready, we were given options and lots of information as to how we could spend our time. The breakfast was well worth the money, so tasty and lots of options. The late check in. As our room was in the basement, there was a bit of noise from the upstairs rooms as they moved around.

- Thomas (9/5): Cosy, homely, comfortable, clean and pleasant stay :) - The young ladies who greeted us and served us breakfast were very lovely, welcoming and friendly. They were very informative and helpful. I really enjoy the guesthouse experience because it does feel homely and cosy which is exactly the vibe I like which is why I often choose family run guesthouses/B&B's over a hotel because I feel like you get a much more personalised experience. The breakfast was excellent - really lovely produce and perfectly cooked. It was exceptionally clean and really nicely presented, the location is really spot on - about a 20 minuite walk in to town down a leafy road. I think we kept hearing the boiler or water heater during the night. My partner is a very deep sleeper but it did wake her up once or twice - I am a light sleeper though, so it did wake me multiple times. We did try to get a recording of it so we could inform the owners but, we couldn't quite manage it. Its not a complaint Id like to add - please don't let this put you off because honestly - we were not put off by it. I really do think it may have been a temporary issue and am only mentioning it here as we forgot to mention it to the owners before we left, but literally that was the only thing that I could say was a minor issue which I think can be easily fixed :)

- AI (9/5): Fantastic place - The location, great breakfast, nice, clean and pretty room, friendly staff, the friendly vibe. Only the fact that there is nobody after 16:00 to receive guests, and that there was only a landline number to call (which is a challenge for overseas travellers)
- Chinique (8/5): Classic English B&B - The room was incredibly spacious and clean. The location was in a nice area and close to the centre of town and a bus stop to get into town on. There was a lil welcome showbag and plenty of tea/coffee amenities and the shower was a bit fancy.
Keep in mind, there are a lot of stairs if you're on the top floor, so be mindful if you have accessibility needs. There was no soundproofing, we could hear people coughing all night from the floor below and someone from another room who had their TV on late at night (midnight). The parking was also reasonably tight and there was a lot of back and forth about reserving a spot and making payment for it, but that didn't eventuate as there were plenty of parks (I assume) but if I paid, I would have been very disappointed.

I couldn't understand why I seemed to be the only guest taking breakfast - the other guests missed a real treat!
The warm welcome and the chats we had made for a lovely time. The room and en-suite fixtures and fittings are a bit 'tired', but as this was only a 1-night stay it wasn't a big deal.

When I arrived I could not locate the room key, I telephoned the number provided and I was provided with assistance straight away. There was a light on all night just above the door which meant the room was not dark so affected my sleep. There was a family with small children in the room above me and they kept running around the room which was quite noisy.

While slightly away from the centre it is no problem to get there fast - I wish my stay was longer! The breakfast was very tasty, with good vegan options. I cannot think of anything that I did not particularly like. I wish there was a bath inside the room but perhaps other rooms have it and it was not a big issue for me anyway.

- Sian (9/5): Super Stay - Fantastic location, across from York Racecourse and approx 1.5miles from the city centre. Breakfast was good, with plenty of choice. Room's were lovely and clean, we arrived early and although our rooms weren't ready, we were able to leave our bags, collect our keys and return later in the afternoon. Parking is available at the rear of the property for a small charge. Would recommend and we would definitely stay again. n/a

Also another guest was shouting on the phone right outside out windows around midnight, and heard others coming and going, so not the best nights sleep ever.

The breakfast was excellent, and everything worked as it should. No central air, but a fan was supplied in the room and provided enough cooling for me. Inviting enough to want to spent time in your room. - What a beautifully decorated property with high levels of comfort and thought put into everything in the room. Mugs of love filled with cappuccinos, hot chocolate and biscuits waited for us as well as a welcome note as we were a late check in. The location was great walking distance to shops and restaurants and the main attractions were not too far away. The property is close to a bus stop Room 9 has a wet room shower and would do well with a silicone strip to keep the water in the shower area. Otherwise shower pressure was great and everything was clean and neat. Plenty of towels.

Excellent room although in the basement. The shower was great, bed very comfy and plenty of room. I ordered coffee at breakfast and it was disappointing. Masses of bitter filter coffee with plenty of coffee grains leaving the filter and into my cup. I should have ordered tea.

The rooms were cosy clean and presentable with tea and coffee and tv available. Breakfast must be prebooked . Taxi a must if your unsure of the area Nothing i throughly enjoyed my overnight stay .

- Franziska (10/5): - Wir waren total begeistert von unserem Aufenthalt. Das Guesthouse ist unglaublich liebevoll und schön eingerichtet, und alles ist sehr gepflegt und sauber. Wir wurden bei der Ankunft sehr herzlich empfangen und haben uns sofort wohl gefühlt. Das Frühstück war sehr lecker und üppig, und auch sonst war alles da, was man gebraucht hat. Toll war auch, dass es Wasserkocher, Kaffee, Tee und Kekse auf den Zimmern gab. Die Unterkunft liegt außerhalb des Stadtzentrums, war aber auch zu Fuß vom Bahnhof in ca. 20 Minuten gut zu erreichen und befindet sich in einem hübschen Stadtviertel.

The girl who was in there in the morning for check-out was very helpful and smiley. Bed was a little hard for my liking (but we are all different)

- Lucy (8/5): Lovely stay, will book again. - Happy, friendly staff. Very comfortable and clean rooms. Extra payments for the carpark and additional for breakfast. This is something very particular and wouldn't expect everywhere I stay to have one, but I do like my water and milk cold so I enjoy a small fridge in places I stay, and I always like having an iron and ironing board already in the room - of course I know I could have asked and one would have been provided.

- Roger (5/5): Disappointing - Not much We booked a deluxe room and had a room that was actually a family room, that seemed to have been cobbled together hard hat required due to sloping ceiling. In addition it was actually the fire exit route for the top floor of the building, the bathroom was a wet room and it got very wet wet wet
