- Stephen (6/5): Property was clean etc but spent 40 minutes standing outside waiting together in. Instructions poor - No breakfast. There seemed to be a communal kitchen tV didn’t work so no radio or TV
- wayne (1/5): Look else where. - Nothing We don’t stay here we in fact had to book another room Last minute while in the car trying to find the place! This is not as described there is no parking it’s residential and soiled yellow lines everywhere.

Door handle came off in owners hand immediately on arrival. Would have been unable to lock or leave the room until the owner came back to repair.

We booked en suite but were offered a separate toilet/shower room, to be shared with other users. Outside yard was scruffy with litter. I would never return.

- Romanos (1/5): Don't bother, place is a scam - Literally, nothing. Please don't even bother booking this place. It's a small room in a house. I didn't like anything there. I can't be more honest than that. No hot water.
- Ayshe (5/5): Passable - Bed was comfortable It wasn't as close to Canterbury East station as it said. It was not very clean, especially the kitchen. There was only one glass, which was dirty. The front garden was full of weeds.You were asked to make sure that the property was clean when you left but it was not clean when we arrived. We were very disappointed

- Andre (1/5): Rats. Poor Hygiene. Rude agrressive host. - The only thing that was good was that there was a dead rat below our bed. At least that one wasn't making noise If I could give this place zero stars, I would. From start to finish, my experience was horrendous. The host was shockingly rude—completely unprofessional and made me feel unwelcome the moment I arrived.
To make matters worse, there was no toilet paper provided. You'd think that would be a basic amenity, but apparently not here.
And the cherry on top? Rats. Yes, actual rats scurrying around the place like they owned it. A dead one below my bed. I couldn’t sleep knowing they were in the walls, and I even spotted one in the kitchen. We decided to leave the property after one night even though we paid to be there for 4 nights, complained and asked for a refund, which was denied by the host who was extremely rude and agressive when I contacted him over the phone. Booking didn't return any money either. This place should seriously be taken down. I have never ever left a bad review anywhere however if you are thinking of potentially staying here I promise you this review is genuinely true. AVOID!!!

Liked it all .. nice room nice people clean and welcoming I didn’t realise that use of the kettle etc was an extra … I would have been hapy to pay for drinkmaking facilities in my room

- Hannah (6/5): Clean comfy room, no free parking on site - The room was clean, comfortable and has all the amenities we expected and needed. The walk in to Canterbury from this location is only 10mins. So I would really recommend the stay for all of those reasons. However, this is listed as having free parking on site. There is not free parking on site, there is a back road with single yellow lines which allow for free parking on Saturday and Sunday. Parking restrictions then apply for the week days where you cannot part their between 9am-10am and 2-3pm. Because of this we decided to spend the Monday we were in Canterbury in another nearby seaside town. If a listing says free parking, i would expect free reserved parking spaces or a private drive/ car park.

- Joy (7/5): Good location but needs a bit more attention to safety details. - The host (who does not live on site) was very friendly and helpful. The location is only a 10-12 minute walk into the city. There are stores, eateries near by. The room was large and clean (the en-suite bathroom was an issue). The other residents (workers? Students?) were friendly and quiet. The ensuite bathroom light kept shorting out but the host said he would fix that soon. There was a streak of blood on the bathroom wall, no smoke detectors, and no front door exterior light so we had to use our cellphone flashlight to insert the door key. There was also a pile of dog poop on the front step porch that stayed there during our four day stay. We stayed in Salisbury and Winchester hotels for basically the same price but with much greater attention to details, and with more provided in the rooms (like tea, coffee).
