- Sally (1/5): The description and photos in NO WAY matched the advert. Plywood door, broken items, v. OLD BED. - The town, New Lanark and the Clyde river walks. Posted on Trustpilot. We booked via Booking.com so we reviewed them.
We booked a Caledonia Luxe Stay in Lanark on Broomsgate (30A). The actual cottage did not resemble the advertising photos which had broken items, damaged paintwork, dirt and an absolutely awful stained mattress which every spring could be felt, even though we used additional duvets as an extra layer of padding. The PAT testing was out of date (all due 7/04/26). They said the work had not been done on the property because of back to back bookings but the 2 weeks following were free and they didn't appear to schedule work while we were there. Two light switches were broken (one was mended while we were there by the very nice Brian who was as shocked as we were at the condition of the property). Brian also fixed the broken shower. The oven was missing the temperature knob. There was dirt all over the floor in the kitchen and the bathroom hadn't been cleaned properly. The front door was not the lovely black wooden door originally pictured on the advert (since removed), but a temporary plywood door that did not fit the hole so the wind blew draughts down the hall, it didn't comply with fire safety either I'm sure.. There was a step on the badly lit corridor which my husband and I both tripped on a few times. The mop was broken, the broom was broken and there was a broken cycle machine in the kitchen (no cupboard for cleaning equipment). The windows were painted shut so they were in breach of fire safety. The back door went out to a very small dirty yard (approx 1.5 m x 1 m) with a 6' fence. Again, we think this is in breach of fire safety. We contacted the property manager on the second day. A few things were fixed. There was no offer of a refund. I raised a claim with PayPay but the claim was not upheld, I will go back to them. The property manager said he would get back to me again but didn't.

Simultaneously we also had friends staying at another property in Lanark and their experience was excellent.
This just served to highlight how poor and incompetent the way this property is being managed proved to be. We cannot say our stay in Broom Cottage was a good experience.
On arrival there was no valid code available to enable entry, and despite four different people urgently calling all the contact numbers there was no answer. Eventually one of us did manage to speak to someone and through guesswork over the phone with someone who said they were over two hours away, we eventually got in very late.
We had arrived at the pre-agreed check-in time of 4pm and then had the most stressful two hours trying to find alternative accommodation arrangements, not knowing how to get ourselves off the street and resorting to sitting in a nearby pub vigourously searching for alternatives until we eventually did get in.
Within the property there was only one mug to drink from, and we had to drink tea and coffee from glasses throughout our stay.
The front door looked terrible, like a very temporary scruffy fix, and this was a concern for our female guests who were very uncomfortable by this poor security, being close to the town centre with numbers of noisy people going past late at night. It was very different to what’s in the photos.
For what it proved to be, this property was expensive and does not match other properties we have booked through Booking.com. The description is misleading and the whole experience was extremely disappointing.
Before posting this review we did make this bad experience known to the property manager/owner and received no response.

- Caroline (4/5): Disappointing. Pictures online are enticing, however, our experience did not leave us feeling like this was value for mo - Location was ideal for our stay. Appliances were modern. Property was clean. The front door (if you could call it that) was a joke. Easy to break into and did not feel secure at all with it being just a basic turnkey attached to a piece of wood. And due to it not being sealed, it let in a horrible draft. Bedrooms felt cold and damp. The bathroom floor clearly had experienced water damage due to the big dip in the lino! The meter box was exposed in one of the bedrooms.
We arrived on Friday evening, quickly dropped our bags off as we were running late to meet family. We returned later to discover the back door completely unlocked. Why was this not locked upon our arrival? Anyone could have let themselves in whilst we were out, with our possessions and valuables in the property. This and the front door issues were a massive turn off. Will not be staying again and will be taking further.
- Nonzuzo (4/5): Our stay - could have been better. The little things count - The staff replied quite quickly when asking questions. The flat did not look too far off the pictures. The flat was easy to check into and out of using the safe. We appreciated the pictures of how to check in. We were provided with enough towels and bedding. We were advised there would be a sofa bed. There were two sofas, but the sofa bed was nowhere to be seen, unfortunately. We were advised that the kitchen would be fully equipped, but there was no frying pan or chopping board. The baking trays and pots were so tiny. You could only make food for two people at a time. The flat was meant for 4-5 people. The doors could not be closed easily. The floors were very uneven and very squeaky. The flooring in the bathroom was coming off, and it felt like there was a whole when you stepped in some places. We found socks and an empty pringle tub in the living room, which begs the question of how thoroughly the place is cleaned between visitors. The toiletries provided were not good quality, and the soap did not lather much, no shampoo provided. Only one key was provided for the flat. I think two keys would have been ideal. The sofas looked dirty, and no one would want to sit on those.

It was light and airy. It was clean and toiletries were provided for our use. Lots of hot water for showers or baths.
The beds were comfy and the rooms a good size. The fridge freezer was broken and although we knew about this just before we arrived it made our stay different from what we had planned. We weren’t sure if or when a new fridge would arrive or some further communication from Heather via WhatsApp. We had to eat out more or get takeaways. We were unable to even keep milk for teas and coffee as there was no cold place to store it. There was a knob missing from the cooker.
I’m unsure if the carpet in the hallway and towards the bathroom/kitchen has just been cleaned but it was damp underfoot.

Bathroom doors don't close properly.
Broken dustbin lid.
Kitchen drawers near some attention and front doors handle screws fell off, so also need some maintenance. No washing up liquid or proper soap provided (only tiny bits of broken soap in the bathroom).
For the £90 cleaning fee they could've done much better than that.
The bed in the main bedroom is too small for two people to share.
