You need a specific trick for it) - room not well-cleaned (hair everywhere, dust, mattress on bed shedding feathers, pillow with small stains, smelly sewage) - lack of staff assistance (as there are no staff in location, you can only contact through email and message. But this can leave you confused and stranded late at night like it did to us on the first day…also assistance is not really, and location was only found through co-ordinates they provided as nothing else worked) - rooms only comfortable when you get back, not too spacious. But we made do.

• Fowzi (1/5): I would never stay there again or use this host, zero compassion from them. - Nothing, the experience with the host and their preference for money and keeping fees outweighed the tiny place and the non-existent key to get in. Impossible, there were no keys as advertised. I cancelled the booking within seconds of discovering how we couldn't get in as advertised and the extremely tiny place which was upsetting for my son. I informed the host and they chose money over any human decency and chose to not refund us. I had to get booking.com involved and lost have the fee. Really unhappy.

• José Miguel (1/5): TERRIBLE, DIRTY, NO HOT WATER - AVOID! - absolutely nothing. the host left us waiting at the door for the check-in instructions, which were terrible - no one wants to read a 17 page pdf full of rules after a trip. the place was not quite clean. in the morning we discovered THERE WAS NO HOT WATER so we left and didn't stay the remaining nights. what's truly sad is how Booking.com makes it hard to cancel or file a complaint, it srems they approve and profit from this kind of scammers. i deserve a refund but can't even find a link to do so.

• Juno (7/5): It was a good value place, not great location, but worth it - The room was clean and modern. Checking in was extremely easy. Also, the train station was less than 10 minutes walk away. The neighborhood and street we were on had a lot of strip clubs/prostitution places and love hotels. There were people on the street in the evening trying to encourage you to go inside.
• Tomo (4/5): It was an overall disappointing experience. - I did not like the heavy smell of cigarrettes when I entered through the door. The closet door was also broken and off it's hinges. As for cleanliness, it was not cleaned to the bare minimum. The kitchen area had not been wiped down, it still had splatter and grime from the previous occupants, the cabinets had smudges on it, and the worst part, I took one look at the shower room and it was definitely not cleaned. The mirror was so blurry because it had not been wiped down. Nothing was wiped down, the faucet to the bath and the shower head. It just felt really dirty. Contacting the host was really easy, they responded right away and offered a re-clean but I decided not to since we were only staying there two nights, I would've just rather cleaned it myself if that was their bare minimum of clean. We just ended up scrubbing the whole shower room and didn't even bother to use the kitchen. Location wise, its pretty close to Kinshicho Station but walking to the hotel feels a little sketch. There were a lot of girls bars with men and some women standing outside of them and it had a sense of patrolling and them trying to lure men in. It felt a little uneasy. Bht after you get past that street, it's pretty quiet and theres a Family Mart right around the corner. I would say since it's lively a block away, you do hear people outside late in the night. It was an overall disappointing experience. But once we cleaned it up it was fine. It's not the best we've stayed at considering what we paid for and compared to other places we've stayed at for around the same price and same amenitites.

• YunLo (7/5): 還不錯，以東京來說算是符合性價比的住宿，如果是為了預算和空間考量可以來這裡！ - 以東京來說真的算是大的房間了，三個行李箱全開也沒問題，廚房是獨立的。 收納空間有點小小不足，房間的分割方式有點浪費空間 (對於短期住宿的人來說) 玄關有點太大了，內部如果有可以移動的桌椅或是更多的便利立體收納空間會更好
• Anabel Gisselle (6/5): Il serait bénéfique d’avoir une réception pour un check-in plus simple, afin d’éviter les complications liées aux codes - L’hôtel bénéficie d’un emplacement idéal, très pratique pour les transports en commun. La cuisine est parfaitement équipée, avec tout le nécessaire, et la présence d’une machine à laver est un vrai plus. La salle de bain est également moderne et bien entretenue. Le salon est trop petit une fois le canapé-lit ouvert, l’espace devient très étroit. Le linge de bain semblait prévu pour deux personnes au lieu de quatre et, malgré nos remarques, rien n’a été corrigé. De plus, aucun drap n’a été fourni pour le canapé-lit des enfants.

• Yoke Ching (9/5): Will be my first choice whenever I visit Tokyo again. - The location is really good. Easy to access places we want to visit. The host is helpful, answering my question promptly and friendly. It is a bit small for 4 adults, but still acceptable.

There was no replacement towels or bedding during the two weeks. We had to buy washing up detergent as there wasn't enough there. The place was not cleaned in 2 weeks. we know it is an apartment, but there was no cleaning products for us to do it ourselves.
• Wee Yuin (1/5): - Strong Warning to Travellers — Unhygienic Room & Unacceptable Handling of Refunds I strongly urge travellers to think twice before booking this accommodation. My experience was extremely disappointing, both in terms of hygiene standards and the host’s handling of legitimate concerns. When I checked in, the room was clearly not properly cleaned. A vacuum cleaner was left in the middle of the room, which immediately raised questions about whether the cleaning was even completed. The bathroom had a strong, unpleasant musky smell, indicating poor ventilation or inadequate cleaning. To make matters worse, the toilet drainage was left uncovered, and I genuinely have no idea what the host expected a guest to do with that. This alone raises serious hygiene and safety concerns. The most shocking part came after my shower — when I used the towel provided, I discovered a clump of long hair embedded in the towel. This is entirely unacceptable for any accommodation and made it impossible to stay in the room. Because the room was unlivable, I left after the first night and booked a last-minute alternative at my own expense. ⸻ Refund Handling — Equally Unacceptable What made the situation even more frustrating was the host’s response. They rejected every request for a refund, repeatedly sending the same template response, without acknowledging any of the issues or taking responsibility for the state of the room. It was only after multiple calls to Booking.com that Booking.com, not the host, offered a refund of 3,270 JPY — an amount that is frankly insulting given that the room was uninhabitable and I stayed only one night out of three. ⸻ Consumer Rights Matter Under basic consumer protection principles, a guest cannot be charged for nights they did not stay in, especially when the accommodation did not meet reasonable standards of cleanliness or safety. I have not even asked for reimbursement of the extra costs I incurred securing another place to stay.
• AKIMITSU (7/5): 外国人より日本人を中心の評価をみて、改善すれば、自ずと評価が得られる。 - 日当たりが良い。 風呂の浴槽、排水管が汚れていた。また、洗面台の排水管が詰まって流れが悪い。アメニティーが、セコイ。バスタオルが、擦り切れて穴が開いてある。食器も汚い。
• Ana (7/5): - Gute gelegen in relativ ruhiger Umgebung. Gute komfortable Größe und bequem. Reibungsloser Check-in und -out. Das Plastikgeschirr war etwas abgenutzt. Glas oder Keramik wären besser, vor allem wenn ohnehin schon alles in Plastik verpackt ist. Waschmaschine war vorhanden, jedoch kein Spülmittel. Das haben wir in vergleichbaren Unterkünften anders erlebt.

• 直心 (6/5): Cp值還算可以，除了清潔部分。 - 地點還算不錯，隔音也還可以，各項設備提供可以滿足需求。 房內清潔需要再加強，毛髮、灰塵很多。提供的廚具都是一些便宜的塑膠製品，前面訪客使用損壞或沒洗乾洗，屋主似乎沒有檢查更換或清潔。

• YU (6/5): - It fits our needs to accommodate three adults and has a kitchen with an elevator and wifi. It's spacious enough after folding the sofa bed to open up three large luggage for packing. The kitchen has enough basic utensils to cook. Has heater in the bathroom to dry clothes. The water temperature and pressure is great! When problems arise, the staff is quick to respond by messages but not solve the problems. TV controls volume button was not working, and the tv has no buttons at all. Reported to the hotel, and they require you to submit a video via email to verify the issue. In the end, we both didn't follow up. The rangehood was oily and not even sticking a piece of tissue. Thankfully, the sprinkler doesn't work. There is no dish detergent for washing. Bathroom ventilation was good, but it was very noisy and clotted by thick clumps of dust. Bed is good modest in firmness but the pillows are soft and low. Overall, the hotel is not on the clean side. The washing machine stinks on the first day so it's a personal decision whether to use it or not. There are stains on some walls and little bit of mold here and there. The drains smells, too. We paid usd 110 for a night, there's a small convenience nearby, and 2 supermarkets about 7 to 10min walk. Not the best deal but it's Tokyo.
• MUCHEN (8/5): 這裡離地鐵很JR都很近，買個三日票暢遊沒問題，往返飯店路上都有便利商店，晴空塔走路抬頭就會看到。 - 大小適中，格局算不錯。 三個人睡剛剛好，動線也不錯👍 整體清潔度也算高，服務人員回覆的也很快。 浴室天花板、電燈太低，我173公分大概在10公分就會撞到天花板。 此次住803，太靠近馬路了，其實蠻吵的。 若淺眠的人，可能要三思！！ 若跟我們一樣，到處都能睡的，那就沒差。

Mais la chambre en question n'existait pas. Nous étions 3, nous avons du prendre un matelas gonflable pour pouvoir un lit chacun.

• Josefina (9/5): Céntrico y equipado - Muy buena ubicación. Fueron muy amables a nuestras necesidades siempre. Nos invitaron a un festival Matsuri del barrio y el staff estuvo muy atento y amable con nosotros. Nos podíamos mover a todos lados desde la estación Kinsincho o la línea lila. Varios centros comerciales por el área para comprar, comer. Aunque una de las calles cercanas pasa por barrio rojo, no hemos tenido inconvenientes sobretodo de noche que está más activo. Si quieres evitar la calle puedes ir por otra. Smoking area en la esquina de nuestra calle. Al llegar encontrar la habitación fresca con el aire era un lujo. Equipado con lo esencial para vivir. La lavadora un plus. No había ruidos, a excepción de obras en el edificio de al lado pero empezaban tarde x la mañana. Muy contentos de la estancia Muy pequeño para 4 adultos, tuvimos que reubicar a 1 en otro lugar. La terraza donde tendiamos la ropa estaba bastante sucia.

• Ting (9/5): They do listen, now seems better - They do listen man, after all the review about no matter how long u stay u will only got one toilet roll and one towel etc. once I arrived I am shock how many toilet rolls and tooth brush and shower/shampoo set r there. Ya, if ur room is near the highway is quite noisy at night. But I am too tired b cox walk 20k + step everyday so not a big problem for us . Location quite good, 10 mins walk from the jr station. And yes, if u walk from where google map tell u u will walk by lots of drunk ppl and ppl asking u do u wanna go in for a drink( red light district) . But if u know the way walk from the other way u be fine, just don’t turn left where aeon supermarket r, walk straight and turn left when u can c the post office

The futon & pillows were flat, quilts were thin, not suitable for cold weather especially we didn't want to leave the heating on for the whole night. The bath towels were very small, not normal size & no spare at all. Once they got dirty or too wet, there was no spare to use. As there was no clothes dryer, it's a big problem. It took a look time to air dry in cold weather. Everything provided was minimal. We tried to request more but rejected. Compared to other apartments we lived before, this was the worst so far.

If you have south side windows, be prepared for noise, cause there is a highway outside. There can be an unpleasant smell from bathroom. We stopped for 6 days, and was provided only with one toilet paper roll.

• Anusoorya (10/5): Great place to stay - We liked everything about it. It was clean nd had cler instructions how to check in and check out and easy access to WiFi. It was like a small studio apartment, which nice, great place to stay. It was comfortable to stay, especially with a 3yr old. Bed was comfy, and they had plates and pans if we wanted to cook anything, which was great. There wasn't anything that we didn't like

The room was considerably spacious with an additional futon, as well as other amenities, provided. We enjoyed our stay there very much.

• Huan (7/5): Great if you are looking for cheap accoms for 3 pax. - Within reasonable walking distance to two train stations. There were plenty of malls and convenience stores around the station and towards our apartment so we were able to pick groceries along the way which was really great. The staffs were unreachable no matter how many times we contacted, either before or during our trip. As we intended for 3 to stay, we had to keep the sofa bed open all day and throughout our stay, all three of us cut ourselves due to the sharp corners of the sofabed, as such we had to purchase protective silicon to make the corners less risky, cant imagine if we fall on the corner how bad a cut will be. There was a huge bug corpse outside the balcony so we didn't want to open the balcony doors.
