- Marente (7/5): Prima kamer als je geen bijzonderheden wilt! - 15 minuten lopen van het centrum, in stil gebied dus fijne ligging. Kamer had alles wat je nodig had. We mochten wel koffie pakken ondanks geen ontbijt, maar niet bij de ontbijtgasten zitten dus dat was niet zo aardig. Handdoekjes mogen wel een keer vervangen worden.

- Marion (9/5): A great place to stay - Lovely breakfast with a wide range of items served attractively. Very pleasant, attentive host, most willing to please. Good sized room, comfy bed and lovely bathroom. Artistic decor with quirky interesting features. The rumbly, stiff bathroom door and the height of the mirror - too high for a 5ft 4in midget !

- Martijn (8/5): Perfect voor een bezoek aan Gent. - Comfortabele kamer, lekker bed en een mooie locatie om Gent te ontdekken. Het ontbijt was simpel en daardoor aan de dure kant voor wat we kregen.
- Patrick (10/5): Willkommen bei Freunden, so fühlt es sich an bei Fred&Breakfast zu wohnen. - Die Gastgeber sind ganz wundervolle Menschen und gehören zu den besten Gastgebern, die ich bisher hatte. Es verlief alles sehr entspannt und einfach simpel. Egal ob Anreise, Abreise, Buchung von Frühstück, oder wenn man ein paar Tipps für die Stadt und Umgebung brauchte, ein Anruf oder ein WhatsApp oder persönlich, Fred hat es immer sehr unkompliziert gemacht. Zum Zimmer kann ich sagen, dass das Bett sehr gemütlich war und ich herrlich schlafen konnte. Das Zimmer war auch sehr sauber und es waren mehr als genug Handtücher vorhanden. Die Zwischenreinigung verlief ebenfalls problemlos und wurde sogar zeitlich abgesprochen. Das gesamte Fred &Breakfast ist wirklich mit Liebe und ganz viel Herz und Persönlichkeit eingerichtet. Man fühlt sich einfach wohl. Das Frühstück wird von Fred persönlich zur gewünschten Uhrzeit vorbereitet und ist zumindest für mich mehr als ausreichend. Es gibt frisches Brot, Käse, diverse Brotaufstriche, ein Ei, eine Obstschale, einen Joghurt, Croissant, einen Orangensaft und Kaffee oder Tee. Der Aufenthaltsbereich für die Gäste ist sehr gemütlich und die honesty Bar lädt wirklich zu einem gemütlichen Getränk ein. Der Innenhof ebenso. Die Preise sind dabei im Vergleich mit anderen Hotels günstig. Die Lage ist wunderbar an der Copure und man ist in wenigen Minuten im Zentrum. Ich komme gerne wieder und kann das Fred&Breakfast nur empfehlen. Auch bei längeren Aufenthalten. Nichts

Die Hilfe bei der Anfahrt, weil Navi hatte Probleme (Baustellen) Das gelbe Zimmer im EG, sehr laut auch vom Zimmer nebenan. Zimmer ein bisschen schmudelig. Frühstück lässt zu wünschen übrig, kein Kaffee und Jus ect. Betreuer hatte es schwer. Preis für Frühstück nicht gerechtfertigt

- Richard (9/5): Superb - Fred was friendly, helpful and a welcoming host and flexible to our slightly later evening arrival.
The 3 bed room was comfortable and spotlessly clean with nice design touches, bowler hat lamp shades for example. The communal areas were the same understated style, an honesty bar and a sitting room area where you could play the odd vinyl on his record player or if you had time, read something from his book collection.
Location was great, far enough away from the crowds but a leisurely 10-15 walk into the centre.
Good luck to the Buffalos, I'll now have a sneaky look at their results each week! Some things have been mentioned in previous reviews, steep stairs and these being slightly noisy when people go up and down them.
Cash only might be an issue for some but it does say in the listing.
Breakfast was good but perhaps a tad expensive and I would normally expect a B&B to include it in the price, although again, it does say in the listing.
Finally, the result 4-3!
- Sibin (9/5): Would visit again. - Located on a canal close to the city center, welcoming and helpful host, clean and well-equipped room with easy access, neighborhood seemed nice. Pleasant atmosphere in general. Bathroom connected to the bedroom only by a matted glass sliding door, beds too soft but that is subjective and seems to be the norm wherever we travel, WIFI strength somewhat unstable during the day.
- Catalina (8/5): Ghent ❤️ - Great location! Close enough that you can walk to city center, but distant enough that it is calm and quite. I loved being across the canal. It was very clean and had spacious room with a very comfortable bed and pillow. Bathroom was very clean and big. I would have liked to interact more with host or guests.

The bathroom was also of a good size. It is located outside the city centre and was reasonably quiet. Note that payment can only be made using a Belgian banking app or cash!

- Seyed (7/5): Very friendly host but the room is mediocre - Location is 15-20 min from main attractions on foot. a bit noisy at night as our room was by the street, not ideal. Also, seems the bed and linen are not washed regularly. We asked for an extra blanket, and the host said here it is (already in the room). When we wanted to use it appeared it is a 50 cm by 50 cm blanket, I'm not sure I'd call this a blanket. The bed can be more clean, but it was very comfy.

- Joanne (7/5): It was a nice place to stay. - Fred was quick to respond to any questions we had. That was wonderful. We loved the option of a room with single beds. I was travelling with my daughter, and although we would have been fine to share a bed, it was nice to know that our movements would not disturb each other.
Everything was clean. Loved our view of the water!
We booked this place within 24 hours of our arrival, so we also appreciated the cost as it was reasonable.
We walked nearly everywhere and plan to go back to the city.
Breakfast is not included in the price, but there is DELICIOUS local food not too far away! We ate at Bokertov, Epiphany's, and Plantapizza, and all 4 were THE most incredible meals I have ever had while travelling. (We went to Bokertov twice) Dairy and Soy free. They have gluten and other options too. WOW. Please replace the bedspreads and pillows on the bed. They are incredibly lumpy and uncomfortable. The beds were too soft for me, but I know beds are an individual taste. Too soft to support my back.
Other reviews commented on the steepness of the stairs, and I would repeat that yes, this is not a place for you if you have any mobility issues. The stairs were no problem for us and added to the charm of the place. What was difficult was the sound that echoes on the stairs as people go up and down. When a person sleeps in a new space the sounds are all new, and it can be hard to sleep. Maybe soft soled shoes could be worn by the landlords? The second night we played brown noise on our phone and that helped.
Maybe this is not strange to other travellers, but paying in cash for the room-as requested on the site- is odd. It made it hard to feel comfortable packing the cash around, so I would ask that another option be available. But maybe this is normal and no big deal, I don't know. :).
Please add a few towel rods in the bathroom. There is no where to hang a towel. And please put another floor towel in the bathroom, so that there is one that can be used to wipe up the water from the shower. The water does not stay on the shower floor space.
Breakfast is an option, but the cost is on top of the booking fee. I would suggest that a bowl of fruit, some healthy granola, and then having some fresh, local baked goods available to choose from would entice more people to stay for breakfast. The cost is too high for a piece of toast and an egg-this is coming from someone who has some dietary issues. There were some other things offered, but the toast and egg were my only options. Having a few other options for non dairy/soy people is super thoughtful! I realize as well that there are so many other options around, so maybe they lean into this fact.
All in all, we felt safe there, and Fred and his partner were super kind.

- Max (8/5): Great location in a comfortable, clean accommodation. - Our breakfast wasn’t included. The location was very good - just a short walk into the old city. There was no parking on site so we had to park in a nearby car park and pay - but the daily price wasn’t too bad. We walked everywhere and didn’t need the car. On-site parking would obviously be helpful. It would have been good to have a sink in the kitchen area and cutlery out to use and a bin, as we brought takeout back each night.

- Andrés (1/5): Terrible attitude - Bed was correct My mother and I had several uncomfortable situations coming from Fred, the owner. I could write all the unbelievable statements he said during our stay, but summarizing, he made us feel as if we were on the wrong CONSTANTLY, my mom even told me “I haven’t felt so badly treated since my school years on the 60s”.
Unfortunately he managed to ruin our mood on our first day of arrival to Gant, but by the next day as soon as we left the place and saw the city, we were mesmerized by its majestic beauty - so please don’t let someone like this ruin your holiday, my humble advice.

- Kathryn (8/5): Very good - location was nice. we had our bikes and it was easy to get to the center on bike paths from the hotel. the room was large and there was a safe place to store our bikes. The owner was prompt to reply to our texts and to address our needs. There is a shared space with a coffee machine, beverages, and snacks that uses an honor system to pay for it. I was able to get some hot water for some tea that I brought. There are no coffee or hot water machines in your own room. I am sure the place will be quick to fix the minor issues, but the outlets did not work next to the bed, and the soap dispenser was empty. We told the owner about the problem, after we left, and he was glad to hear about it, so he could resolve the issue.

- Paul (6/5): Be aware CASH ONLY - In general the description is correct well situated close to center, clean with modern sanitary, but has a major problem that is very poorly disclosed in the presentation in fact maybe visible just after booking. The owner accepts ONLY CASH which is a major problem for somebody outside Euro zone and extremely unusual in a country where the credit card is the norm, in the top of this I never had a receipt The description is not accurate it is mentioned about TV and cable channels in room it is a small screen when I asked how it is working I was told “use your phone”.
It is also mention about tea/coffee maker, electrical kettle, where are in the main building but for the people who pay for breakfast, as for fridge it is in the breakfast room for the bar where you can buy drinks not for personal use.
I pass the fact that sleepers and radio are nonexistent. As for pillows I will let you be the judge see attached image.
As for the nice courteous owner our experience was very different. We arrived as arranged at 5 PM Friday. Lorenzo showed us the room and soon realized that we don’t have electricity, he was back contacted on the phone Fred and wasn’t able to solve the problem. Later Fred arrived very irritated and vocal finally he establishes partially the electricity, but we didn’t have bedside light or outlet.

- Pieter (1/5): I did not get a bed although stay had been confirmed - There had been no response when I asked about the welcoming message. When I arrived at the property before 9 pm, nobody answered the door. I called the phone number, was then referred to use Whatsapp. There I did not receive answer at first. After a while, when I called again, I spoke to the owner who said that he had no vacancies, and that the confirmation had been sent by "the system". Then he hung up on me.
- David (7/5): Good - Fred was helpful, he allowed us to do an early check in(default at 6pm which is very weird), and the room was very nice, and spacius. He allowed us to leave our bags the last day and come back to pick them up in the evening.
Location is super good. I would recommend if you remember to bring cash and plan for the check in. It's unusual to have to pay with cash. Fred was pissed off because we didn't have it upon arrival, he chilled after that and told us it was not an Issue, but he made us feel very incomfortable.

The accommodation itself exceeded our expectations in terms of comfort and convenience. The rooms were spacious and well-appointed, providing a relaxing retreat after a day of exploring. The convenient location made it easy to access nearby attractions and amenities.
Furthermore, the parking facilities, just 300 meters away, offered secure and affordable options for our vehicle at a rate of 6 euros per day.
Speaking of which, downtown was conveniently only a 10-minute walk from the accommodation. This proximity allowed us to easily explore the vibrant streets, charming cafes, and cultural landmarks at our leisure.
Overall, our experience at this accommodation was nothing short of excellent, thanks to the friendly staff, comfortable amenities, and convenient location."

- Paul (8/5): Great place to visit Ghent. - Quirky accommodation about 15 mins from the city centre on a river. Fred provides personal service as well as useful information. The room was spacious but sadly they are renovating outside. Parking is about 5 mins away and reasonanbly priced. Very small shower with a noisy glass door. Pity about the renovations. The garden will be a great space. Coffee and tea is in a separate area.

Very close to the university so full of students in the local area. Lots of excellent, secure, underground parking within reasonable walking distance of the property.
- Júlia (9/5): Really comfortable stay, beautiful and spacious room in a 15* min walk distance to the city centre. - Well-decorated and comfortable room located close to the city centre. The giant bed was a great relaxation moment and the spacious room provided comfort. I did not have breakfast but the common room is cosy and also well-decorated. We could leave our luggage safely and without extra cost. Big windows and, although the room was on the ground floor and facing the street, we had a quiet stay there. Fred was a great host and we felt welcomed All great. Just found the key system a bit unusual and we could hear noises coming from the bathroom of the room next to ours
- Allan (10/5): Would like to return! - We liked the spacious room, the host Fred, was very friendly, the room was very clean, with nice and spacious bathroom, nice view to the river, you can walk to the center in 15 minutiae, the bus ride could get you on the corner of the street of this site. I definitely recommend it. Also, we liked the very nice library and there are a small store if you would like to buy any beer, water, soda, bread, etc. very convenient. No elevators, bad if you have big suitcases. The stairs are very narrow and the rooms have not good insulation, you could hear all the steps from outside, but it was not a big problem for us since we just wanted to rest. Also, the check in time is after 6:00 pm which could be a m issue I you are going to arrive early and you have luggage. Fortunately, we found a place to save our luggage near of the train station in a hotel, 15 euros for 1 day.

- Marina (10/5): A lovely place to stay in Ghent! - I had a lovely stay at Fred's guest house. It's a short walk away from the heart of Ghent and there's also a tram station very close to the house, leading to both Sint-Pieters Station and city centre.
The room was beautiful, spacious, clean, quiet and comfortable, with a nice view on the Coupure.
Fred is really friendly and thoughtful, he takes time to know better his guests and to have a chat with them every morning.
It's a perfect place to stay and enjoy this wonderful city. I hope I can be back soon!

- Wjinge (8/5): Excellent, affordable room ideal for beautiful Ghent historic centre. - Location great, room clean and modern, shower particularly good. Lorenzo was very welcoming, helpful and friendly. No towel rack in the bathroom. Translucent sliding bathroom door. Not the end of the world, but could be more uncomfortable for some.
- Philip (1/5): very unsatifactory. BEWARE! Questionable honesty. Poor cleanliness. Noisy management late at night - We did not take the breakfast, rather going out with friends #1. this business askes for payment in cash then mysteriously is unable to give you a receipt either on paper or electronically. In my case under duress I wrote a receipt out by hand and made the man sign it. Now that we are home we still have not recieved the promised electronic receipt. BEWARE. There is something "fishy" here.
#2. the bedsheet had a small "poop" stain on it. It appeared to have been washed but not very well
#3. only one of two lightbulbs worked at in the bedside circuits
#4. the sliding door to the bathroom shower was on a broken rail, was jammed open in a way that it covered the switch for the bathroom fan & light.It could not be closed making it nearly impossible to turn off the bathroom fan unless someone had long & thin fingers. Otherwise you would have to listen to the fan & had the bedroom illuminated through the jammed & open bathroom door all night. Even for someone with long & thin fingers turning off the switch involved scrapping the skin on the back of your hand.
#5. For check-in the manager arrived 1 hour late (7Pm for a 6pm check-in) and then every night came in noisily at 2 a.m.. For check-out he could not be found by phone or ringing at the front door, Sunday at the scheduled 10am time. This meant that we had to return to pay him when he finally awakened at roughly 12:30. Luckily he awoke before our train. It was then that we had the problem when we asked for a receipt for payment

- Celina (5/5): Really expected better - Friendly and flexible host, nice common area. The room has no ventilation, not even in the bathroom. If you open the window in the summer there will be mosquitoes. For such a high price, a guest should not have to choose between being bitten by mosquitoes or sleeping in a humid stuffy room.
