- Peter (8/5): It was as expected - We know the location as of old, so it was up to our expectations There was a strong smell of fresh cigarette smoke in the hallway outside our bedroom- perhaps the windows or door weren’t tight at the time. The smell remained strong most of the night, but the owner explained it can’t have been coming from a bedroom.

- Caroline (5/5): Nice location and very comfortable. Just a little bit dusty. - Great Location, easy to park, very quiet, comfy beds, tea & coffee in room, large TV, nice clean bedding & towels. The family room has a bath with shower over, good water pressure. Fridge in room. I had seen some reviews about cleanliness, but chose to ignore as lots of good reviews. However I agree it is this that lets it down. The stairs up to the room were quite dirty and in the room there were cobwebs handing down in front of the window and squatted flies on the ceiling, and a little dusty in the building. But the bedding and bathroom were very clean and I guess this is what counts. It would be great if everywhere was a little cleaner, we would have stayed again if it had been, but it has put us off. If you’re not worried about it being spotless everything else is great and would have then given it a score of 8

I had to complain to a noisy occupant upstairs one night for playing really loud music which of course was not fault of the venue. Everything, I left a day early it was that bad.

- Joe (1/5): Stay somewhere where you can actually rest. - Room was ok’ish Toilet down a flight of stairs, walls paper thin, first night had to stuff tissue in my ears to sleep, no front desk, second night the only staff member was living beneath my room shouting on the phone, on loudspeaker, till 1am. I had a 3 night stay and I left on the second.

- Daniel (5/5): Good price for money but not very comfortable, a hotel is better. - Very good price, you get a bed and it works. The room was very clean. The bathroom being on another floor was also totally fine. Cheapest option by far, even with the added taxi cost. The bed and pillows were not comfortable. The fan did not properly cool the room and it was uncomfortably hot. The fridge running inside a drawer caused a lot of excess heat, but even when unplugging it was still hot and the air was not very good. The walls were very thin but it was quiet at night. I did not sleep well unfortunately.

- Jeanette (4/5): We didn’t enjoy it - Breakfast cost £12 pp and was ok (2 x croissants, juice, coffee- there is a fair choice). Room was clean and tea/ coffee making provided. En suite shower was clean. The price was low. I chose this hotel because it was near where we were going. There was nobody around on arrival. There is a push button key safe to let yourself in which is virtually impossible to operate unless you know how many half turns to give the knob. We rang the owner who was unhelpful, rude and told me to “get my husband to do it”! (He couldn’t do it either). We were then told we’d have to wait (in 80 degrees of heat) until he arrived. We had no sense that he was making a special trip to help us. We finally opened the key safe and let ourselves in. The owner arrived some time later and we met him as we were leaving.
The location is off a busy road so you need a car or cab to get to it.
My 4G phone turned into 3G and we couldn’t get enough signal to call a cab except by walking round the grounds. We couldn’t receive calls in the building at all. There is a restaurant next door is not open for dinner but you can order a takeaway “in advance” but I don’t know how much in advance. It didn’t open until breakfast the next day.
- Christine (7/5): Great for what we wanted. Would recommend for short stays. - The accommodation was great for a weekend stay. It was clean enough, the facilities provided were as stated, and the room was comfortable. Breakfasts were excellent, good choice and value for money. The proprietor was welcoming, pleasant and happy to deal with the only real issue that arose which was only I set of towels provided for a two occupancy room. The age of the property means that certain issues made it not “excellent” .. for example the windows were old metal framed windows with some flaking paintwork and catches /stays which didn’t open /close properly. The fan provided was welcome (it was very hot when we stayed) but did not really cope with the heat in the room, and the windows made this slightly more of a problem. Also, the mirrors were placed too high in the bathroom, and not near a plug socket in the room, making hair drying more of an issue. In the main corridor areas there was dust on the stairs and skirting, although overall the impression was a clean and airy space.

Thank you! The shower was running cold must of the time when used🙁 And had to wash tea cups and Bowls as was not very clean 😐
- Sarah (3/5): It was a bed to sleep in.....when you could! - The bed was comfy Every time anyone in the building opened or shut doors it was very noisy, I got woken up 4 times before 7:00.
I could hear my husband snore like he was laying next to me but he was in the room across the hall (due to being a family of 5 we had to book 2 rooms). It is noted as a bed and breakfast but you have to pay for breakfast (as far as I'm concerned if your paying extra for breakfast it is not classed as a bed and breakfast). It looked clean on the service but actually if you looked closer there was thick layer of dust on the skirting boards, on the lamp , on the desk ect! So who ever cleans it doesn't do a great job.
You didn't see any member of staff at all so couldn't ask for more little pots of milk or sugar.

- Jan (9/5): - Access to the building and my room even if anybody was present. Yes, bathroom is in the hallway but in my room was at least a sink so you can brush your teeth etc comfortably in your room. Comfortable mattress. Room was clean (except floor under the bed - I dropped my marker down and it ended up underneath the bed otherwise I would never notice it and bed top cover decoration has some dirty marks on it but it's not a part of bedding you sleep in/under so I didn't really mind). There were enough lights, mugs, glasses even some cutlery set and plates, fridge, heating, and fan for summer days, small and big towels as well. Over all for that money I was happy. ENOUGH PARKING SPACES FOR EVERYONE

The window needs changing to double glazed and the shower needs updating.

- Terry (5/5): Great staff but accommodation needs some work. - The staff are so nice and the service in the restaurant was brilliant. The room we had was rather small and the walls were thin meaning we heard lots of noise throughout the nights. Our sleep was disturbed because of this.

Didn't spend much time in the area as we were visiting family for Christmas. I don't like writing bad reviews but have to make an exception as our room on the top floor was so cold when we arrived ( at 8pm) that my husband decided to sleep in his wooly hat and we both had fleece on all night. Luckily we had a blanket in the car and used it as well as they were no blankets in our room.

This place could be so nice with a bit of TLC. You need a car if your staying here as its in a country lane with no pavement so you can't walk anywhere.
We stayed in room 7 which had an external bathroom which is on the floor below.
In reception there was a list of what cleaning was expected. They quite clearly weren't using this.
The bathroom had a shower, sink and toilet. The tiles in the shower were full of mould, the shower screen door didn't shut and was full of limescale and the drain had quite clearly not been cleaned in a long time. The edging around the laminate flooring was rotten.
The toilet base was not clean as was the floor around it and the pull light was broken so we couldnt turn the light off.
Despite the cleaning list saying skirting and high areas should be cleaned the skirting was filthy and they were cobwebs hanging from the ceiling.
The room again wasn't very clean. Cobwebs from the ceiling, marks up the wall and window frames in bad repair.
The walls are very thin and you could hear everything through them. The stair carpet was filthy and as you walked up the stairs it was clear somebody was smoking drugs.
You get everybody from couples to workmen stay here so I wouldn't want to stay here on my own if I was a woman.
Despite the main door being a door that should be locked guest kept leaving it open so security was not good.
Every fire door in the corridor were wedged open and cupboards stating they should be kept locked as they had chemicals stored in them had keys left in them.
Hoover, iron, ironing board and extra fold up bed left in the corridor which is a fire hazard.

There was a sink in the room which was useful, as well as a fridge, but I didn't need to use that.
There was easy parking outside.
I did not see anyone when I arrived but the room keys were left on the reception desk and easily found.
This was my second stay. Nothing

- Diana (4/5): Didn’t want to stay there, but too late to book anything else. - Comfortable bed. Yea: coffee making facilities. The location was along a dark road and when I arrived at 6.40 there was no one on the reception desk to check in. A key box number was sent to me by text , that I had mistakenly deleted, so I had to phone a number of a man to help me work out how to use the key box and receive the key to the front foyer , where the actual key to my room was laying on the desk. It was dark outside and not very welcoming.
The room was dusty and during a shower the water ran hot then cold.
There was no teaspoon to stir my tea.
Very little sound proofing between rooms meant I was woken at 6 am but the person next door moving about. The window was dirty and covered in condensation. There were cheap, dusty ornaments in the room that I would have preferred not to have been there.
The place had the feel of a bunk house; if I’d known the location and quality I would not have made a booking there.
