Very handy for walking into town centre.
There was a tribute band festival going on at the rugby club not far from the cottage. After booking Carolyn very thoughtfully told us that we might want to reconsider due to noise from the festival, but it finished each evening at 11 p.m so there was no problem. In fact we quite enjoyed hearing the different tunes as we went to and from the house !
Communication was good.

The lounge was a nice place to sit, plenty of books and magazines about.
plenty of storage space in the bedroom and comfy beds. Good shower.
Everything lovely and clean. Loved the south facing garden, great sun trap. The weather was kind to us so we made good use of the garden. As it says in the write up and other people's reviews, the steps to go upstairs are very steep.
Has 2 sixty somethings with dodgy hips they were a bit challenging..
We did enjoy our stay and the surrounding area is lovely..

- Linda (6/5): Pleasant - Location is walking distance to the town, which had plenty of amenities. Cottage was clean and tidy. There were 2 important things not made clear when booking, which negatively impacted our stay, and could cause others to arrive and not be able to stay.
The stairs are super steep and not very deep. It was like climbing a ladder. They are varnished floorboards, no runner or carpet, so very slippy. We managed, but lethal for anyone with young children or disabilities. This should be clearly stated when booking, I would not have booked if I had known.
Secondly, the garden. A patch of overgrown grass and weedy patios, with a broken gate. Not in the slightest bit private, secure, or suitable for dogs. The garden was the reason we booked this cottage, and I was hugely disappointed. It could be a huge selling point, but needs work and to be made a private and secure space.
Parking... "should be able to park close by, no need for booking." We parked a 5min walk away in paid parking. People were parked in back street by the house, and lay by parking is resident permits only. Again, this should be made clear.

- Dave (9/5): Fabulous break - Lovely cottage located 10 mins walk from Guisborough town centre and has everything you'd need. The cottage was clean, quiet and very comfortable and has a small garden It's well situated for visits to Whitby and the coast or the Cleveland hills. Wouod certainly stay again

This is in one of the nicest parts of Guisborough and very convenient for the town centre. Parking could be tricky (wasn’t an issue for me personally as I had a parking space at a family member’s property nearby).

Carolyn is the hostess with the mostest and we really appreciated all the extra personal touches.. especially the cake. A lovely comfortable cottage with everything you need provided for and great communication from Carolyn who responded instantly to any enquiry. Would highly recommend as we all had a happy memorable break and will hopefully return again in the future. I can't fault anything.

Access to the property, poorly illuminated and foot paths uneven, also has steps to access property both front and back.The stairs are very steep and narrow. No privacy blind when in kitchen, which is overlooked by other properties. Lounge door doesn't close. Lounge would be more comfortable if another armchair was provided. However the property was immaculately clean.
