- Paul (2/5): - Got to the hotel and the grounds were strewn with rubbish. We couldn't access the hotel and could not find any staff. All the lights were off and all the doors were locked and it looked abandoned. We tried for half an hour to gain access and kept ringing the provided phone number but no one answered. Another two guests were in the same situation and eventually we all had to leave and find alternative accommodation! Now Im being told that the manager wont provide authorisation for a refund! Total SCAM! Will be giving Hotels.com 14 days to sort this out, as per the rules of my bank RBS, and then it will be reported as fraud
- Paul (2/5): - Couldn't check in as there were no staff there. The hotel was locked up and all the lights were off. It looked abandoned and there was rubbish strewn everywhere. Other guests came and could not get in or find any staff so had to leave, as we did, and find alternate accommodation!!
- Martin (10/5): - Very early days for this establishment. Very friendly and pleasant staff, who really try to please. Great curry on our first night, however very limited choice for our non-curry lover, so had to find alternative dining options. We found that the Windmill was lovely, and only a couple of miles down the road! Somewhere to hang your clothes in the rooms would be useful. Great, large, hot shower. Breakfast each morning set us up for the day. It will be a lovely place once the teething problems have been resolved. Would revisit.
- Robert (4/5): Bad time - The main house is under construction, did not appear to have anywhere to serve breakfast, outdoors not in line with pics on site, side door access keypad, gave on code on the Friday, change it in Saturday without any notice, could not get access
- Verified traveler (4/5): - It was under renovation and they didn’t have rooms ready, was kept awake half the night from the door creaking loudly as people going out for a smoke, no towels, water pressure was low in the shower and wall that thin you hear the next room talking and their tv
- Chris (2/5): Avoid - The property was undergoing a full refreshment when we arrived the car park was like a building site there was no reception to check in at the rooms were dusty. No towels in the room this property should not be accepting paying guests in the state

Leak & damp on bathroom ceiling.
Shower hardly any power. Hard to regulate temperature.
Debris & dirt all over room, needs sweeping or hoovering.
Locking door hard to navigate with a simple key; figured out finally, turn right to click, then 180 degrees left, then down!
Not told where side door is so had to get torch out to wander around hotel to source location.
Paper thin walls & 2 girls next door chatting till 12:30am meant thats time i slept.
No lampshade on main light, just a bulb hanging.
Only youtube on tv.
Parking outside on uneven gravel, needs concreting.
Heating in corridor of rooms unbearable, making key lock to door more of a challenge.
English breakfast was half decent though.
Overall, as hotels go this has to be one of the worst ive stayed in uk.
Bed cleans sheet & hospitable enough to give us a second towel when asked, also some plates & cutlery.
I feel the business is trying but way off close to offering a half decent service.
My gripes could go on

- Verified traveler (8/5): Will stay there again - Tbh it wasn't that bad for the stay me and my boyfriend had.
We went to alton towers when we stayed over and we didn't want to spend like £600+ on hotels inside the park.
I had heard that recently this b&b was under new management the staff were great tbh.
We had a chat with one of the staff that were there when we got back from alton towers on the Saturday and he was incredibly nice.
We had free breakfast with our stay.
The only thing i will say is that the rooms were tiny and they didn't have a very nice bed other than that, we will definitely stay there again.
- Stuart (4/5): - Single rooms do not have a private bathroom even though they are advertised that they do. Alcohol is not served at the hotel. The all male staff were unfailingly polite but the hotel is terribly run down.
- Michelle (8/5): Great staff and clean. - The only negative thing was that I ordered a single room with private bathroom and only the doubles come with private bathroom. I had to upgrade, however the double bed is a small double. The staff ere extremely helpful and nice. For the price it was well worth the stay.
- Verified traveler (4/5): Ok for deep sleepe4s - Property is not well lit or advertised from the street i drove past it 3x. Once i found it the dirt track was like something from a horror film, i then had to walk acros a muddy carpark to enter.
The walls are paper thin to the point i could hear the next rooms tv more than my own! But points for the decent tv!
The next rooms bathroom was right next to my bed with extremely loud pipes which woke me up at 4am! Not the hotels fault but inconvenient place to put a bathroom when i there is a shated bathroom on that floor.

- philip (2/5): - We arrived late in the evening, we got shown to romm, which toliet had hair in, empty food containers remained behind bedside cabinet, and bits in draw which suggested room hadnt been cleaned very good, 1 cup for hot drunks for 2. Tried to.ask about breakfast as in description breakfast but wasnt in invoice but all i could get from person who.was busy talking kn his.mobile 8-10, comunication was an issue, but after seeing roon, we decided we werent ging toneat there anyway, seemed run.down. door to room wasnt very secure we went out thought had locked it but was unlocked when areived back, so we put things in front of door for the night. At 3am loading banging and shouting on one of the rooms for about half hour. I had seen reviews for this place were not brilliant but was only really wanting somewhere close to alton towers and to sleep for the night, sadly was a 25minute drive and not much sleep and will not stay at this place again

- Verified traveler (2/5): Hotter than the surface of the sun ! - Firstly, the 'Restaurant & Bar' is actually an Indian curry house and take away and quite evidently a former old peoples care home. There are two parts, the bit at the back that they are refurbishing and the main building where we unfortunately stayed in two rooms. The main issue for our stay is the heating had been on all day before we got there in both rooms with the window closed so it was like being in a furnace. However, even with the window open it made no difference as the thermostats are broken so the radiators couldn't be turned off .... I've had cooler nights in Benidorm ! The downside was with the window open the room then became full of flies, so pretty unpleasant. As the window was open I was then woken at 5am by road noise and lorries as it is situated just set back from a busy road. The room itself was pretty awful and poorly maintained with a basin and taps that weren't properly fixed and no towel. Outside the car park smelt of sewage and there was dirty efflouent water seeping out the manhole. Breakfast was also incredulous as we sat down and, rather than being asked what we wanted, they just turned up with a cooked English breakfast (with no bacon) .... had we been asked if we don't like anything we wouldn't have needed a tissue to remove the mushrooms from our plates ! It is cheap but there should still be a level of maintenance and cleaning so guests have a pleasant stay. Needless to say .... we won't be going back to stay again soon !

- Paul (8/5): - We booked two nights at Burleigh House and had an enjoyable experience. Our room was clean and equipped with a TV, kettle and plenty of storage space. The bathroom looked newly refurbished with a walk-in shower. A large selection of Indian dishes on the menu for an evening meal and full English available for breakfast. Staff were friendly and extremely helpful. Basic, but all you need. Price was very reasonable and we will be returning next year.

- Richard (2/5): - when we got there the carpark was a mess rough and very rocky uneven surface . they run a tandoori restaurant wich u have to walk through to get to the room . there was only 1 sachet of coffee no tea and only 1 milk . no towels in the room . toilet was poo stained . strong smell of sewage outside . when we got up there were no staff at all to be seen no sign of being able to buy breakfast even tho it was stated breakfast was able to buy not included in price we paid . when we went to see how we go about getting breakfast we walked through the restaurant all the tables we're still dirty from the night before with spilt food and empty beer cans everywhere .

- Sheila (2/5): - Firstly, this place is nigh on impossible to find, it took me an hour driving up and down the same road until a dog walker directed me, bad signage and wrong directions. Then I was moved rooms 3 times because two of the rooms they gave me had broken locks so no security. The place smelled strongly of damp, there were flies everywhere and a staff member who had little idea of anything. The tv was not fit for purpose as there was no signal, the WiFi code was not recognised and there was no fan provided with the room having little ventilation - it was stifling. I was in that room for 10 hours and paid £38 which works out at £3.80 per hour. The previous night I spent at a lovely travelodge for £58 for 24 hours which works out at £2.42 per hour. You tell me which is the best value??. I left very early next morning as I had no sleep and couldn’t get out of Burleigh house quickly enough. Expedia were no help as I tried to phone several times so I will not use you again.
- Dawn (10/5): - The beds were comfy. Lovely hot shower. Breakfast delivered to the room. On site staff responded quickly to requests such as extra tea/sugar for the room. Very unique hotel. Lots of reminders of the nursing home it was.
