- Abbi (1/5): Overpriced, messy, dirty, uncomfortable and completely misrepresented on the website - The fact that it had WiFi, when on booking.com, it says it has no internet provision Unfortunately, there was a lot.The carpet is stained and dirty
The room smelled like a dog had stayed in the room
The rug at the entrance was a blanket, and there was rubbish underneath
The doorframes to the “garden” need immediate replacing
The property is not in a good state of repair

We had booked the apartment as we needed a sofa bed, which is stated on the website that this apartment contained, and there wasn’t on in the room. We called and said this, the person said to give them an hour and they would bring round another bed. After an hour and a half of waiting for them, they still hadn’t turned up and we were late for our pre booked event, we left and came back to find essentially 2 sofa cushions covered my a bed sheet, which is hardly a bed
The glasses in the kitchen were filthy
The sink in the kitchen was dirty
There was one mug for 4 people (which was referenced on our booking)
When using the shower, the drainage does not work properly and therefore water was going out of the bathroom door, which would explain the damp
The shower glass and shower head were really dirty
The walls have a lot of damage
The patio in the “garden” had loads of slabs broken which needed replacing
There was only one towel person, no hand towel or shower mat (which would have been pointless anyway)
There were stains on the double bed and on the wall in the bedroom
The “provide toiletries” just looked like someone had left them there
There were dishes left in the dishwasher
The coffee table was dirty
The tv remote was covered in something sticky and needed to be cleaned
We were only provided with one toilet roll
There was a BBQ on the patio covered by a ripped and broken cover
There were cobwebs everywhere
There was cello tape stuck to random surfaces

- Darrell (6/5): Basic with minimal decor - We liked the location of the property and the layout of the apartment The apartment was unclean. It had no light shades in any rooms.It had no /nil crockery of any kind, you couldn’t make a cup of tea as there weren’t any cups. Overall the apartment was a minimal bare room/ bedroom/bathroom. We did get towels and toilet paper. We unfortunately also had a party going on in the room below where they played their music through the night until 0600hrs

But it’s not mandate also. It’s not a negative review. My kids loved the overall stay.
We found the stay very clean and tried to leave it as clean as it was.

- Lori (3/5): We were happy to be upgraded as what we originally checked into was poor. - We were upgraded to a new apartment with a double and twin room. This was much nicer than the separate two rooms we checked into originally. It was a quiet location at night time. Although the facilities in our apartment were better unfortunately it wasn’t completely clean, for example, the bin in the kitchen was still full from the previous guests. There wasn’t any complimentary tea/coffee/milk in the kitchen and we couldn’t find any cutlery. The pillows on the bed were very uncomfortable and one of the windows didn’t lock.

The room had the essentials needed such as kettle, microwave etc. The bed was very comfortable probably my favourite part about the stay The hallway decor and upkeep could be improved a little, but other than that it was a great stay
- Carmen (7/5): Bien ubicado y buen tamaño de apartamento - Elegimos un partamento grande ,bien ubicado en Chiswick con 2 cuartos, el tamaño estaba bien, tenía jardín pero estaba un poco descuidado y no me pareció seguro utilizarlo.
La amplitud del apartamento me pareció lo mejor. La limpieza del apartamento era mejorable. En la cocina el microondas estaba muy sucio, por poner un ejemplo. Había ropa de cama sucia en un armario, de anteriores usuarios, y como otros han comentado, en la lavadora había toallas mojadas (limpias).
La cama doble no era muy grande yo creo q de 135 aprox.
Falta una toalla para los pies al salir de la ducha,
Y yo incluiría una limpieza de moquetas al menos cada dos días, pq estuvimos 4 días y al no haber aspiradora , no pudimos repasar la moqueta.
Tener moquetas en el siglo 21 es anacrónico, incluso en Londres. Eso hay que desterrarlo ya.
Tampoco hay aire acondicionado, pero sí unos ventiladores grandes, que ayudaron.
- Cassie (9/5): Really great value for money with plenty of space - I thought the value for money was great, the location was perfect for us and the property was easy to find. This wasn’t a major issue for us because we arrived late, slept and then left early but empty coffee cuts and cans were dotted around the place in the living room and bedroom. Overall it didn’t seem unclean but worth mentioning.
- Declan (1/5): Avoid!! - Location Not as advertised. Not enough cutlery, bed linen, towels. Very basic facilities, fridge not cleaned out, shower flooding entire bathroom. Extremely disappointing, not suitable for families whatsoever.

I don't feel it was quite what's advertised - it definitely wasn't a king bed, and it was pretty squeaky. No shower mat in the bathroom...it wasn't bad, but I think a few things need addressing. Also, the instructions we were given for entrance didn't really serve the purpose and it was only that we ran into a staff member that we were able to find our suite within the building.

The guys working there were nice enough but seemed out of their depth and let down by management and cleaners The putrified orange, the fake nails, the top of a bong all found in various bedroom drawers. The unemptied bins, the left over food in fridge from previous guests, the room door that wouldn't lock (although apparently there was a trick to this and it could be done). The property towels that were left in the washing machine in the apartment.
- NICOLA (2/5): Won’t go back. - Not much Trouble getting the key out, went to the wrong flat, ghastly boy came out to help, very rude, unprofessional, communal area was dirty, the wall between my studio and next was just a stud wall, could hear Indian man talk loudly and snore. Four had to be slammed to close. He slammed his late and woke me up. Curtains didn’t cover window. Communal area smells.

The sofa bed isn’t a sofa bed, there was no mattress you just slept on top of the sofa.
Took some time getting hold of the owner for the key code as nothing had been sent to me.

- Jo (10/5): Perfect. Thank you - We arrived in London after an 8 hour journey. Our accommodation fell through. I booked Baycroft and it was ready immediately. Immaculate and a brilliant location. Nothing. It was perfect
- claudio (1/5): Not worth the stay - Overall nothing to praise The apartment was dirty, and bed sheets were stained with a stale smell.
The toilete was dirty with pubic hair in the shower.
The doors inside the studio were all locked and i could not get access to the garden. Laudry was left inside the washing machine and it smelled.
The entrance to the studio was covered in rubbish and items of laudry laying around. Tools were left exposed by the entrance.

- Lauren (10/5): Relaxing - Spacious, clean good location. Host very friendly and accommodating, anything I needed they was happy to assist. Just of Chiswick High Street where there are alot of shops, cafes & restaurants to try.
- JENNY (5/5): Not easy to get in and entrance mat stained and carpet needed hoovering. Needs a lot more TLC! - Location There was no prior warning that we would need to use a key safe- we arrived ten minutes earlier than we said and had to look on Safari in order to find a phone number. Once we called we were guided through the process of getting in. If we hadn’t gone to the trouble of searching for a number I don’t know how we would have got in.
- Art(h)ur (6/5): - A studio apartment in a nice area, not far from central London, lots of shops and cafes nearby. The room would be very small for two people (maximum occupancy stated), limited kitchen facilities, most windows did not open (the room can get quite warm in the summer). The price was bit high for the limited space and facilities it offers.
- Art(h)ur (9/5): - A large apartment that could accommodate up to 7 people (2 bedrooms and a sofa bed in the living room), with 2 bathrooms and a kitchen, great location, easy access to central London via underground and rail plus overground, nice quiet area. There was a bit of a confusion on the first day when we got the wrong room but it was sorted quickly. The number of kitchen utensils was limited for such a large apartment, e.g. only one teaspoon, three cups, no sharp knives (only butter ones).
- Nikki (7/5): Good but it can be better - The staff was very helpfull and helped us with a new hairdryer and a electric power adapter for charging our devices. Location is perfect in a very peacefull neighbourhood with much parks, restaurants, shops, bars around. Easy to travel via underground Chiswick - Center of London. No towel change during a 4-night stay, the door to the garden couldn't open, there was no proper air conditioning in the room, no hair dryer, poor Wi-Fi, and no welcome reception with house rules, Wi-Fi code, or other useful information that would have been nice to receive upon arrival.
There was no pleasant or "wow" feeling upon arrival in the King Studio. It indeed lacks a bit of TLC (tender loving care).

- Michael (1/5): I think the woman was very pleasant but her cleaner let her down a bag full, sad to say it Was bad - I didn’t particularly like anything How we paid to upgrade and promised the rooms would be cleaned but instead it was horrific. Ruined our getaway trip.
- Sarah (2/5): - The location I regret to report that the flat did not meet expectations, as the advertisement did not accurately reflect the condition. Furthermore, there was a lack of adequate cutlery and cooking utensils. Upon entering, a strong odor of cigarettes was noticeable, and the sofa was heavily stained. It appeared that the entire flat had not been cleaned, and the shower was blocked, resulting in water leaking into the hallway.

The flat was spacious
The owners drove a long way to help us find the bedding when we weren't sure where it was Description didn't really match up to the reality- no sofa bed (fifth person just had to sleep on the sofa) and no hot tub despite that being in the description.
Bedding was stained but I think it was clean.
Decor was very bland.

Everything was covered in dust, a bag of rice had been spilled in the cupboard and not cleaned, the fridge smelt of food from previous stays, bathroom dirty, outside space full of old cigarette buts and no seating provided, very few kitchen utensils were provide and no tea towels for washing up. Mattresses were bad, I woke laying in a dip and suffered back ache the whole stay
- GEORGIOS (2/5): To avoid - It wasn't clean at all, even the "reception area" was dirty during our entire stay of 3 days. The description of the room didn't much at all the reality: much smaller than described, no king size bed.. There was no toilet paper at all in the bathroom. I rarely give bad reviews, but this one was just far below the expectations.

- Mary (1/5): Don't rent a room at Bayctoft House - Not a lot. It was light and had a good shower. It could have been a very nice studio flat if it weren't for the neglect It was a double room, but only had one mug, knife, fork, large plate & bowl. There was only one chair and no dining table ! No bathmat, no hand towel, no toiletries (as advertised). The washing machine had two wet sheets in it! The TV had a smashed screen and the garden doors couldn’t be opened. We rang the caretaker, who wasn’t able to help ! The worst bit was the smoke/fire alarm which was covered up, not only possibly endangering our lives but also ILLEGAL and there were no fire procedure instructions in our room - what the local authorities would make of this one can only imagine.

- James (9/5): Spacious, well equipped, great location. - We had the 2 bed appt option. Apartment size is big. Very well equipped in terms of Washer:Dryer , dishwasher, oven, hob, micro, crockery. Communication could have been much better, I asked questions a week before and was essentially told find out on the day you arrive!
Confusion over parking, although that was OK in the end if not ideal.
Kitchen needs more utensils like sieve, colander and cheese grater.
Beds very hard for me.

- Richard (7/5): Large apartment with great potential. Needs improved preparation - Great sized apartment, well appointed and 10-12 min walk to tube stations. Lots of windows making the accommodation bright and airy. Comfortable bed and sofa bed. Poor communication from host, had to request apartment access details on way to property. On arrival they had given our apartment to another family by accident and the different apartment appeared not fully prepared for our stay. Dirty sink and sponges, dirty cutlery. Had to request towels and bedding. Not a great start to our short break.
- Mark (1/5): Worst place I’ve ever seen in my 10+ years using booking.com - UNSAFE, filthy accommodation with a manager that lies and steals. I booked an apartment for my two kids and myself. The unit was on the ground floor and the large window had a broken lock so anyone could come right into the place. When I reported this to the property manager he sent someone to look at the window lock. The person he sent verified it was broken. He even helped us move our bags outside to get a taxi because they had no other rooms. The manager is refusing to refund us. I will update this review if he ever replies to booking.com but a week has passed and he has not responded to their request to refund me. Having this experience, I decided to dig deeper into the reviews and this manager is clearly faking those 10 star reviews (that provide no feedback). This is a terrible place and I offer a warning that you should not book this place. The property smelled like weed (pot), there was dirty laundry right outside of the door to the apartment, there were dirty cleaning supplies left all over the apartment, there were dead bugs on the carpets (which is how I discovered the broken lock on the window). Terrible place with a deceitful manager who hasn’t even bothered to respond to booking.com
About our request for a refund because we weren’t going to stay at this unsafe drug house.

- Lorraine (8/5): - The location is great, 10 min walk to the High Road and Chiswick Park tube station and the size of the apartment is also great, very spacious, good bathrooms, a balcony.. We didn't cook but the kitchen did look to have utensils It's lacking a little TLC, needs more careful cleaning
- Rachel (1/5): Total chaos - Location Totally disorganised. No instructions given on keys despite asking many times. Had to call the owner. Told we were in room 2, finally given the keys to room 2 by the cleaner who was quite stressed out. Went out at 2pm and returned at 11pm. Opened the door to find it had a chain on and someone else inside. The lady had no idea who we were and she said none of our stuff was inside! Eventually got hold of the owners who said that they had given us the wrong room and had moved our stuff. My phone has died so they were unable to contact me but they didn’t inform the new occupant or even leave a note telling us of the situation. It was quite distressing for us and the lady in the room. Moved to the king studio, could only open the bathroom from the outside so lucky there were two of us and the TV was broken.

- Michelle (1/5): Terrible management leading to dangerous situation - The location is ok but noisy near a busy road with thin windows. The managers are pleasant people but entirely chaotic and apparently out of their depth. The management is an absolute shambles! No proper communication before we arrived. Then when we got there the guy kept scrolling through his phone aimlessly telling me I had already checked in - obviously not true. He had agreed to parking the daytime after our nights stay but reneged on that. He did give us overnight parking but only after suggesting I pay for overnight in a 4 hours only slot and then to provide the prior agreed parking his wife had to move her car onto the street and some other guests had to squeeze their car further forward. It turned out our room had been given away, we were given a replacement, then moved 30 minutes later, then at midnight when myself and my 3 children were asleep, two people unlocked our door with a key the management had given them claiming to have luggage in our room. After a lot of drama we finally managed to contact the owners who it transpired had unilaterally packed up their stuff and moved them to another room without their permission!!!! Also all the key boxes were without appropriate security. The other guests wanted to call the police. It was a scary and unpleasant experience. The carpets in the room were stained, the walls and windows thin, the 4th bed they provided was so small that none of us could sleep on it without our feet hanging off. The water in all of the taps was lukewarm - seemed unlikely to be rising main and suitable for drinking. The couple seemed well meaning but something seriously bad could happen, under this management the place is unsafe.

- Adam (5/5): Good location but needs some work - Great location near the centre of Chiswick. The fan was a good addition to the room. Generally clean and tidy when we arrived. Lacked some basics (bath mat, tea towel, hand towel), rubbish left under bed from previous people, TV broken, bed felt like it could break easily, patio door lock didn’t feel secure, air conditioning either didn’t work or wasn’t effective, room felt a bit unfinished with holes in the walls, very thin walls - could hear people in the adjacent room very clearly.
- Sweta (4/5): - The apartment itself is quite big and spacious I had booked a two bed two bath apartment but was provided with two bed single bath. The room that I was provided was not the one that I paid for and I had to reach out to the host to give me the apartment I had paid for. I had to wait for the host to travel two hours to reach the place and provide me with new apartment key.Also when I traveled it was heatwave in London and there was no fan provided unless you requested for one. The management staff did come later after two hours and provided the key to the correct apartment and with fans as well but didn't even apologize for the inconvenience and not providing the correct apartment
The apartment has very limited cutleries and pots.Also there was a tea cup with cigars left outside the balcony. The bed and pillows are quite hard.
The apartment is quite big and spacious and can accommodate 6 people if you book the two bed two bath apartment, but the management staff are not good with the communications and not good at taking care of the services.

We had to request a fan as no air cooling was present on the last night of our stay we were given one fan but really needed two as we had two rooms , I did ask for a fan the first night but told they weren’t supplied There was a cot and part of a sideboard on the communal stairs and a tv which added to the place not being tidy
- wyndham (4/5): - Location was good, easy walking distance to public transport. Easy access to get into the building with clear instructions from the property. It was also a nice area, and it felt safe to walk around. Bathrooms were clean and in good working order, and showers were good! Finding a 4 bed apartment is difficult around London, but this was ideal for a group of friends. There's NO parking at the facility, even though it stated that there was parking when I booked (I was searching for apartments with parking only filter on, and this one came up). Reviews stated that parking was tricky, but I wouldn't advertise this as a property with parking. When I found our floor, the whole floor stank of weed and smoke. I was disappointed to see how unclean it was. There was a used tissue on the table. The carpets were stained, and the sofa was filthy (I didn't want to sit on it). There were hand prints and stains on the walls and glass balcony windows. I'm not a fussy person, and I didn't have high expectations for the price, but I do want a property to feel clean.

- Keith (8/5): - Good sized apartment with 2 rooms (sleeps 4). Located 10mins from railway / underground and shops/restaurants. Door opens onto a patio. The TV was not connected. We messaged the property, but there was no reply about this.
There is no coffee pot or machine.
Some smaller cooking pots would be useful.
The garden was mostly overgrown,
- Chris (2/5): Never again - The room was clearly not what I booked. No king bed. Room was scruffy, tv broken. Air con remote no working. Couldn’t open back doors. Curtains too small for window. No toiletries. Really poor I didn’t get confirmation of padlock code to get in… left several messages to get it. Finally got hold of them at 9.30pm… really poor
- Rhian Angharad (8/5): Excellent - Had a lovely stay at this apartment in London – it was clean, comfortable, and in a great location. The host was really helpful and responsive throughout, which made everything easy. I accidentally left my speaker behind after checking out, and they were kind enough to post it back to me – such a thoughtful gesture that really went above and beyond. Would definitely stay again and highly recommend to others!

- Stuart (6/5): Has good potential but still in its development phase. - Good size apartment. Bit bare. Add some decor and home essentials to make it better. Turn the back garden space in to off street parking as it’s not well organised if lots of cars are needing to use the space they currently have. As they advertise it as off street parking.

- Natalie (4/5): Flat not as described, no parking space, very basic - not great for what we paid - The location is great. There was no initial instructions with how to check in - whether someone would meet us or if there was a door code. I messaged on booking.com a few times and whatsapped the owner, tried calling with no answer. Eventually I got a call back and the owner said he would send me the details.
On the morning of check in I was given the code. I asked about parking too, given that the booking said a car space was included. The owner told me there was no car space and that I can park on the road. Luckily it was a weekend afternoon, so the restrictions are lifted, otherwise I would have had to purchase parking on top.
When I arrived, the code didn't work. The owner had sent a second code and I tried that, it worked. It all felt disorganised and confusing, but it was a relief to get the key and get in the building.
On arrival, the door to the flat was open, not locked, which was worrying. When we went in, it smelt of paint fumes. Some of the rooms (bathroom/bedroom) looked the same as the photos on the flat we booked, but we had clearly been given a different flat to the one we booked. We had booked a flat with a balcony but been given a ground floor flat, so that was disappointing to not have the balcony or lounge as shown in the photos.
The flat was clean but very, very basic. It said it came with a tea/coffee maker, which in fact was just a kettle. Luckily there was just myself and a friend staying, as we only had one towel each. The flat says it's for four people but barely has enough cutlery/mugs/etc in the cupboards. It all felt very bare minimum and not as described.
The booking also mentioned a hot tub but that was, as expected, another false description.

- Kelly (7/5): Got what I paid for. - Easy to find, modern and clean. Huge apartment. Was able to check in just after 2pm after arranging prior to our visit with apartment owner. There weren’t enough mirrors in the property, so when doing hair or makeup everyone has to descend to the bathroom. Only 2 mugs to use for hot drinks, both mugs and glasses needed to be washed first as they were dirty. No hand towel in the bathroom and no tea towel for drying dishes in the kitchen. There was no onsite parking, after being reassured by apartment owner that there was.
- Lorraine (8/5): Good value for basic clean room - Location and value No toilet Paper when we arrived late at night. Got rectified the next day. Noise from room above. 1st night was very quiet. 2nd night was noisy at 3am. Walls are thin and conversations could be heard.
