- Stephanie (1/5): This stay has been named “The Ordeal” and was a horrible time for everyone involved on my side of the party. - I couldn’t possibly say what I liked about the property, because I never actually got into it. The person that manages the property, answered the phone said call back in 2 minutes then blocked my number, ignored all messages & after I had been waiting an hour to get access to the property they messaged to say they have “lost the key” and had to cancel the booking. Mostly just the person managing said property, I’m sure if I had been able to use the accommodation that I had booked that I would have plenty to say on it based on other reviews but here we are.
- Nicole (1/5): Cancelled 30mins before check in we were already in the area and too late to book anywhere else - I never even got in to the property, check in wasn’t until 4pm and they told me at 3.17pm that my booking was cancelled Still haven’t recieved a refund and my number was blocked no help at all, I wish I went by the reviews as lots of bad reviews for this place!

- Becki (1/5): Terrible- didn’t even get to property! - There is nothing positive to say about this place. The most positive thing is the manor in which Booking.com have handled my complaint & I have been given a full refund and will also be receiving the difference in cost for the other accommodation we thankfully found via them at last minute. No communication from host at all, did not respond to any forms of contact - message, call, email- still yet to have any! They hung up on calls, didn’t check WhatsApp messages or the booking.com messaging system. I put in a complaint via Customer Services, they have now also flagged this host as suspicious activity. AVOID AT ALL COSTS

On the check in day the guy told us to check in between 3pm to 4pm, once arrived at 3:10pm with family the guy blocked me on telephone and on watts app. I did as asked ie I sent him my driving licence and proof of receipt for the booking. So was left stranded. Luckily managed to book with air bnb a couple of hours later or would have been stranded. This guy is a joke and not fit for purpose especially with booking. Com.

- Amanda (1/5): Disgusting flat! - Nothing The flat was on the 3rd floor and the lift broke down on the second day of our stay. The whole flat was in a terrible state of disrepair and the second bedroom was unusable because the bed base was broken. Also the internet wasn't working. When I tried to contact the host to get things fixed he was incredibly abusive and quite frankly his attitude was absolutely disgraceful!

- Natalie (7/5): Spacious and bright, but let down by poor communication and maintenance issues. - The building has a lift, which made it easy to access the third-floor apartment. Inside, the space was bright, airy, and very clean — with large windows letting in lots of natural light.
There were thoughtful touches throughout, like a pint of milk in the fridge and toiletries available to borrow. On arrival, the windows were already open and a fan was running, which kept the apartment nice and cool on a particularly hot day. The kitchen was well equipped with everything we needed. While the apartment had some nice features, there were several aspects of our stay that were disappointing. We received no contact from the host before check-in, and had to call and email to find out the exact location and how to access the keys. Eventually, we received a brief WhatsApp message with a short video and photos showing us how to use the key safe. We also only discovered the lift after climbing three flights of stairs.
The beds were very uncomfortable — overly soft with springs that could be felt — and the sofa wasn’t pleasant to sit on either. The bathroom door lacked a lock, the toilet seat was discoloured and in need of replacement, and the water pressure was poor. The TV reception was unreliable, and the kitchen felt quite dated, with broken drawers. We also noticed a hole in the master bedroom wall that had been patched with masking tape.
Outside, threatening signs about parking fines added an unwelcoming tone. Unfortunately, these issues made the stay less enjoyable than we had hoped.

- Andre (1/5): Unsafe, Unclean, and Horrible Experience - Avoid - Our stay at "Cozy Apartment" was an extremely disappointing and truly horrible experience. The apartment is in a state of severe disrepair, lacks basic cleanliness, and presents multiple safety hazards.
Major Issues Encountered:
Failure of Heating in Winter: The main heating was not working, and the small supplementary heater provided was completely insufficient, especially for a winter booking in Scotland. The living room and kitchen were freezing cold 🥶, with only the bedrooms being slightly less cold. This poor heating made the apartment uncomfortable and unacceptable.
Unacceptable Cleanliness: We found the bed sheets were dirty. When we raised this, we were unacceptably asked to change them ourselves, which is a massive failure in basic hospitality. The toaster was also visibly dirty, indicating a general lack of proper cleaning between guests.
Health Hazards: There is significant water damage and visible dark staining/mould growth along the skirting boards in the tiled area. This is a severe health concern.
Safety Hazards (Electrical): There is exposed, live-looking electrical wiring and circuits visible in the kitchen area near the countertop. This is a critical and unacceptable electrical safety risk.
Major Disrepair: The unit surrounding the washing machine is badly chipped and damaged, showing clear neglect. The heating system also appears to be poorly and possibly unsafely installed, with temporary-looking tape and wiring visible under the radiator and a digital control unit improperly fitted with a large hole behind it.
Security Concern: The door locks, including the chain lock mechanism, are crudely and flimsily installed, raising serious concerns about the security of the main entrance.
I strongly advise against booking this property. It is neither comfortable nor safe, and the lack of functioning heating made our winter stay miserable.

Kitchen unit doors and drawers falling Apart. Flooring between kitchen and hallway door not securely fixed down (trip hazzard). Television channels not working. Mattress on bed heavly sunkin. Some Electric sockets loose on wall.
Would like to have had information regarding postal address and how to gain access to property earlier and through booking. Com message rather than being asked to whatsapp at 10am on day of arrival whilst travelling.
Overall the description of the Apartament was not a true likeness.

Nous avons facilement communiqué avec le propriétaire qui nous a fourni des explications claires pour récupérer les clés.
A notre arrivée nous avons était surpris par l'appartement. Il était propre, rangé et spacieux, un bouquet de fleurs fraîches nous attendait sur la table du salon. La cuisine est entièrement équipée et le frigo rempli de petites bouteilles d'eau, ce qui est très agréable. La salle de bain quant à elle mériterait certes une rénovation, mais pour des vacances c'est amplement suffisant.
L'appartement est idéalement situé, a une vingtaine de minutes en bus du centre d'Édimbourg et la station de bus Marionville Drive se trouve à quelques minutes à pied de l'appartement. Il y a également des supermarchés a proximité. Un lit était cassé par un précédent locataire, mais nous avons pu dormir sur la canapé qui se déplie.

La ubicación era tranquila y el Internet era bueno, visiblemente señalizado para conectarse. Tuvimos problemas para encontrar la dirección y el personal solo respondía a través de WhatsApp. El idioma también fue un inconveniente, ya que solo hablaban inglés o turco. Para 4 personas, aunque posee un sillon, faltarían sillas y una mesa apropiada.

- Kata (1/5): Never ever choose this place - The owner sent me a note on arrival day that the booking was canceled and my payment was sent back. Officially on the Booking app it was not cancelled. Now after 5 days I haven’t received any refund and in the Booking platform lt looks like this booking was a normal and completed booking. I even got the invitation to give a review 😳
So this is it. I guess I have to fight for my money with Booking
- Bartosz (1/5): they are scammers and cancels reservation the same day you will arrive - nothing we were to arrive at 4pm on Wednesday as we were trying to get a hold of the host they were not returning our calls, at 4pm we recived information on booking that they canceled our stay yesterday without informing us. i dont know why are they still on booking. for your own sake just dont book this apartment you wont stay in it eitherway. fortunately booking relocated us to another apartment where we could stay and refund our reservation from this bad host, but it wont take away the stress that our host is not returning calls and what should we do now without an apartment on a 4 day trip to a diffrent country

- Bathols (1/5): Not happy!!! - Nothing I didnt like that my accommodation was cancelled without notice, I was notified of this by booking.com when i was frantically trying to find an address for the place?? The taxi driver drove around looking for the place without success because there was no address attached to my confirmation?? Eventually I was dropped off at a location, and as a single 70 year old woman In a strange country, I felt very vulnerable & scared. I am very disappointed by the whole experience & would like an explanation of why my booking was cancelled. You took my money but didnt provide a service? I had to book alternative accommodation which cost me again.. You will see that I have used booking.com extensively over the years but I will be reconsidering my options in future. Not happy!!

- Giuseppe (1/5): Oscenooooooo - Niente Sporchissimo, bagno indecente e lurido, non ho osato farmi la doccia o usare il wc e le asciugami. Non c’erano i pavimenti in bagno e in cucina ma una specie di asfalto. Materassi ad aria sgonfi e con buchi, buchi nelle pareti e prese pericolose. Ho speso oltre 250€ per dormire in auto. È un oscenità trovare su Booking per una struttura del genere! Proprietario maleducato e scontroso dai toni quasi minacciosi.

- James (1/5): - Trying phoning on numerous occasions. I arrived at apartment from a long drive with my 70 year old mother in law and my two dogs. Phoned 3 times on arrival. Said have you got the pin. Person on phone said would send it. He put phone down sent me message about they had been a gas leak in appparment. That we couldn't stay. ( seemed like it was a message sent out when they are not letting out appparment.) Tried phoning back seemed like i had been blocked. Nothing was stressful

- Debra (8/5): Very good - It was clean. The host left us water bottles which was great. There was plenty of towels. There was off road parking. We needed the car to get around. The fact we were going to be late. We felt the host was not friendly when we rang to tell him. The instructions how to get the key was difficult to say the least to find the key. No plug in the kitchen sink. The meter man came whilst we were there.

- Kocubuk (2/5): If you have an alternative, don't stay here. - I stayed in this place for 3 nights with my family. The shower was broken. There was no hot water coming from the shower head. The host said they were going to get it fixed as soon as possible. However, after the initial answer, they went radio silent. No communication at all.
I had an internet connection, and they shared the check-in info through WhatsApp. If you don't have internet or WhatsApp, the check-in process probably would be pretty difficult.
It was not very clean. And the boiler was too noisy. It starts working in the middle of the night and wakes you up.
Only this year, I stayed in 10 different locations. I use booking.com regularly. This is my worst review ever. Avoid this place if you can.

Check in time was 4pm, asked to go away for a while & then given keys to wrong flat. We had booked Flat 10 and given keys for Flat 16 - we opened the door & saw it was already occupied so didn’t go in, host is now refusing to refund because he says we used the property! basically charged over £500 for accommodation I could not use and would recommend you do not book any property with this host.
Booking .com were absolutely useless saying it’s up to property to refund. My business will never use this platform again & will recommend all small businesses I work with to beware of using to avoid similar experiences.

- Ross (3/5): Not worth the money, very disappointing. - The bed in our room was broken when we got there, so we did not have a comfortable sleep. The sheets in the other room where our friends stayed had definitely not been changed from a previous resident, they were dirty.
I explained this to the apartment owner today over WhatsApp, and they were very unprofessional / rude towards me. I will definitely NOT return here, and I am submitting a formal complaint via booking.com.

I don't understand why, despite many comments with the same problems, the owner still didn't do anything about it. after contact, he replaced one bed , but it was not a pleasant conversation. We came back terribly tired and not because of the sightseeing.

The soap and shampoo provided also great The water pressure is too bad, very bad that we have to stick our body to the wall to get the water onto our body, the temperature also problem that sometimes during shower it gets too hot and suddenly too cold. The house is having an issue with heater, but they provide us with 2 small portable heaters that are not enough to heat the whole house. Imagine we have to use our jacket inside the house to keep us warm. The bed in one of the room is very bad, you can feel the spring that is very uncomfortable during sleep. The lock in front is so bad, they wont even open with the keys. Lastly, the contact provider dont even answer you until the very last minute before your stay begin, poor customer service. The TV also not working at all, I wonder how Booking.com will let this kind of stay being advertised with this kind of condition. What a shame
- Leona (4/5): Great weekend let down by terrible shower - The host is very helpful. We were able to leave our car safely hours before entry. Beds super comfy, big towels for the bathroom & lovely warm flat. Very clean with fresh plants & flowers. There was no plug for kitchen sink, very hard to wash dishes & no tea towels to dry them. No oven gloves for taking thing from the oven.
The bathroom was not great, the shower is terrible, not a proper water flow, more a drip or trickle. The lack of hot water whilst showering was terrible. X2 of us have long hair. Nearly impossible to wash it with the shower & ran out of hot water.
Really let's the stay down especially when the host was so nice & helpful
- Elizabeth (5/5): Underwhelming 3 night stay in 2 bed apartment - Spacious, near to a bus stop. The only heating was two small oil heaters in the bedroom so it was cold in the living room.
The shower was awful, barely any hot water and terrible pressure.
Gaining access to the building was hard, it’s clear the locks needed replacing so it was a real struggle getting the key to work and initially we had to have the host come let us in, luckily other tenants left the front door open so we didn’t have to struggle but that in turn made the building feel quite unsafe.
Check in wasn’t till 3.30/4pm but we had to be out 9/9.30 which is a really early time considering such a late checkout.
There was a hole in the wall above one of the beds that had been patched with masking tape and other damage to the property.
The beds were ok but the pillows awful, so flat even with two.
The tv in the living room had no terrestrial channels so all we could access was BBC iPlayer.
From Waverley train station it took me and my friend approx 30-40mins to walk to the apartment (and we are fast walkers), so we got buses into the centre everyday; I would say it’s a 10min bus ride.

The owners were very responsive via WhatsApp and friendly. The bed in the room next to the bathroom I found quite uncomfortable and the pressure in the shower wasn’t the best (still able to shower but difficult to completely wash shampoo out).

Overall, my stay at the Cozy Apartment was exceptional, and I wouldn’t hesitate to stay here again. It’s the perfect blend of comfort, style, and convenience!

- Kenneth (3/5): Bad - Close to bus stop that’s a bus ride to the city. The radiators didn’t work though they did have mobile room heaters ready. Water pressure was weak and at times there were no hot water for shower during our stay in December.
We all left the apartment with bites bed bugs.
All lot could be done to improve anyone’s stay.

The staffs were very good. Have had a great welcoming from them and had a fantastic experience with them. Distance to Edinburgh it’s took half an hour.
