- Christian (7/5): Comfortable with some small points to improve - Facilities were great and clean, everything you need for a stay, even disability elevator and jacuzzi present. Very friendly, problem solving minded owner. Jacuzzi didn’t function properly, even after owner came by. Area is noisy because of trains 50m behind the house every 30mins and during our stay extra because of neighbour two doors down the road working with machinery in the back yard. Garden could use some attention. Kitchen lighting (bright and cold) could use a lot.
- James (10/5): Lovely Cooden Cottage. - The house was lovely and very clean and well maintained. The location is great for the sea front and nearby towns. The owners left us a lovely welcome basket which was very kind and my daughter loved the hot tub. Overall a 10/10 stay. Nothing.

suitable for canine visitors The property is situated adjacent to the railway line so noise from trains could be a problem for anyone trying to sleep in the back bedroom.

3 minute walk to beach
- Donna (8/5): The property was great for our short 2 night stay. - The location was perfect as we had a wedding to go to just a 10 minute walk away. The beach was about a 5 minute walk. The hot tub was nice once we figured out how to use it. Some milk, jam and scones were left for us on arrival which was a nice touch, also fresh flowers in most rooms. It was a comfortable size for the 6 of us and the 3 dogs. The cleanliness of the property was in my opinion below standard. Some more effort can be made when making the beds. No bed covers were ironed and they were very creased. Not enough towels were left and the towels we did have was very hard. The property could do with some more pans for cooking breakfast. Only one shower which is located in the en suite. The shower over the bath did not work, so everyone had to use the one shower.
- Will (7/5): We had a lovely little break and the property was well equipped for our family of 5 and two dogs. The owners are very fr - The property was well equipped and catered for all our needs. Upon arrival the garden was unkempt and the front door (porch) missing. The back garden was overgrown and in need of attention. Even most the grass cutting. There is a rail line to the rear of the garden which was not highlighted in the sale. The pics look nicer than reality so there was an initial feeling of disappointment.

Closeness to the beach
- Kerry (10/5): Exceptional - We are a family of 6 with two dogs - Mum and Dad, their two sons and partners - this property had everything we wanted and then some. We were able to park three cars on the driveway but there is ample parking outside too. Mum has some mobility issues and whilst she managed using the stairs there is a stair lift at the property and the hosts offer a shower chair and grab rails if required. There is also a wc downstairs. The garden is lovely - fully secure and a good size for dogs. It has a table that seats 6, a barbecue and a hot tub which was an added bonus. The property is spotless ; the welcome pack a well received addition. The beach is at most 10 mins walk away and has an access ramp suitable for Mums mobility scooter; this leads down to a promenade which goes right along to the town. There is also a beach garden where you can take your wheelchair on to the beach. We will be back.
- Arslan (9/5): Our girl retreat - Lovely welcome and delicious arrival basket..unfortunately stair lift not working but we worked around that and owners very upset about this situation but they certainly made sure we were happy.perfect if you have dogs as enclosed garden...we would happily return.. My only disturbance was train noise early morning.,and I couldn't control the weather....

The pretty garden, being a 2 min drive from the sea , Bexhill, Cooden beach hotel, ‘Battle’ , . Loved the kitchen, the character of the 1920’s home , the stylish retro interiors and accessories.

Fresh flowers, welcome goodies and the childrens toys, books and games were a lovely surprise. Thank you and thank you for having us. We’d definitely rebook if visiting the area again :)
- Amanda (10/5): Excellent property & location, would definitely recommend to family and family. - The property was the perfect mix of traditional and contemporary. The accommodation was welcoming with lots of lovely touches ie welcome book, biscuits & milk provided, fresh flowers in each room, fast broadband , board games provided and a hot tub! The heating/plumbing system was quite loud when using the wc’s or shower. However, the welcome pack did mention this and it did not affect the enjoyment of our stay.

The accommodation was clean and bright.
Thank you very much for the milk and welcome pack that was extremely kind after a four hour car drive :) Nothing to dislike - small / tiny gripe was the shower was difficult not to get water on the floor in the bathroom, however this is an extremely minor point!

- Paula (7/5): Nice places to stay for a family x - Good parking. Nice a clean, everything you need In a stay.had some board games to play There was a train line at the back of the garden. I am a very light sleeper so woke me up quite a bit.

For those more able BexHill on Sea is walking distance Minor but TV would be more user friendly for elderly if it had a standard aerial vs only streaming.

The location makes it ideal for coastal walks or a visit to the beach.
The garden is lovely and the addition of a barbecue meant we could fully enjoy the great weather we had. There was not really anything we didn't like and nothing that would stop us returning.
We were a multi generational group and everyone was catered for.

It was relaxing, comfortable and cool inside, which was really welcome as the weather was very hot during our stay.
We enjoyed lovely walks along Bexhill promenade and relaxing drinks at the very local seafront Hotel in Cooden,.
The welcome pack was a nice touch, the free toiletries were lovely, and the stand alone bath was very much enjoyed!!
Cooden Cottage is situated in such a pretty area and we will most definitely stay again next time we come to visit our family.

- Nailard (10/5): Perfect stay catching up with friends - Cottage was charming containing everything you needed for a comfortable stay. Quiet area and although the trains ran past the rear garden, could only really hear it when outside. Perfect for beach and exploring.

Communication was excellent, kitchen and pantry were well equipped.
All rooms were nicely decorated and comfortable. It was great to have the garden and sun room too.
Location is just outside Bexhill but with easy access to the seafront to walk into town or easily visit other local attractions.
We’d certainly have no hesitation recommending or booking again if visiting the area 🙂 Nothing, everything is very well thought out. You really couldn’t fault the hosts or the property.

The host was so nice and had a welcome package for us i.e. fruit/elderflower drink/hot cross buns and shortbread. Everything was easy to use. Lovely garden too. Highly recommend. Maybe a mirror on the bedroom wall?

The King-Bed and also the Queen-Bed are very comfortable.
The W-Lan is very fast.
The bag full of goodies, like Coffee, Tea, Milk, Cookies was exstreamly sweet and welcoming.
The Garden was safe, so the dogs could run without Leed. Just be aware of: The Bedrooms with King and Queen-Bed face to a road, which is buisy. So if you like to sleep with open Windows it is getting loud in the early Morning because of traffic. The Garden and the third Bedroom face to a railway. Pretty loud. We did not care and had wonderful days.

- Victoria (8/5): Great holiday home from home with ample facilities for a family stay in East Sussex. - Great location for a base, plenty of room for our family, nicely newly decorated we love the area as it was my home town, really good amount of bathrooms upstairs and down, good compliment of fixtures, fittings & facilities, enjoyed being able to eat outside too. The TV wouldn’t work properly for us which was disappointing as we do like to watch live news. If the gate entrance could be wider it’d be much safer and easier to access by car - the property is kind of opposite a junction where police had a mobile speed camera unit every day we stayed there - made it v tricky reversing onto the road. I found the bed really hard and unsupportive - I’m awaiting an operation on my knee. I think the stair lift needs speeding up & for safety for unsteady clients a shower mat inside the shower a would be ideal - was very slippy. Please make more of the green spaces - has so much potential.
- Ankita (9/5): Staycation - The cottage wasn't too far from the beach and the area was very nice. The bathrooms were clean and the kitchen was in good condition. We enjoyed sitting in the conservatory and the little finishing touches such as the fresh flowers. The gardens were very nicely maintained. Chairs and sofa maybe abit dusty.
- Karen (10/5): Lovely house in lovely location - This is a very well decorated and presented house with loads of space. I went with just my mum and little dog and they both loved it too! There is everything you could need and it’s all clean and good quality. Beds and bedding comfortable.
The neighbours are really friendly.
The location is nice on a residential street with well kept houses. It is a short walk to the beach and a nice hotel terrace up the road.
I would definitely recommend and come again myself.

Think it be good to continue to modernise the rest of the property as it was a bit mixed with old & modern/new furniture. A rug on lounge floor would be nice & some table lamps in lounge, dining room & back bedroom would make it quite cosy. Didn’t realise railway line was so close, quite disturbing for person sleeping in back bedroom.

- Ruth (9/5): Seaside haven - Beautiful home with all we needed to accommodate us with baby and dog in tow! I love the way the house is styled, and the garden was a lovely place to sit and enjoy breakfast in the sun. The location is excellent, being so close to the beach. The owners were helpful and communicative, and the gift bag was a lovely touch. We look forward to coming back. I didn't bring shower gel as it said free toiletries / body wash on the information but didn't find any on arrival. Some provided would be handy! We also could have done with a hairdryer as forgot to pack one.
- Tina (10/5): Absolutely perfect.Loved it - Ella and George who own the Cottage are so sweet and are very accommodating. They met us on arrival and showed us around and showed us how to use everything. They left us a lovely welcome bag and inside was tea,coffee, a lovely bottle of prosecco and sparkling drink and biscuits and a welcome card. The Cottage was so lovely,very spacious and kitchen and bathrooms and en suite very modern and look new.The mattresses on the beds were so comfortable in fact I had the best sleep I have had in a very long time. The young couple have recently had a stairlift put in which is controlled by remote control it isnt an eye sore at al, it is very neat and small. My mums mobility isn't great so this was perfect for her to get upstairs to the bedroom.They have a toilet downstairs which is so handy, aswell as having two bathrooms upstairs. They have a lovely small conservatory which leads out to the spacious garden.The beach is only about a 5 minute walk.We will definitely be staying again. I can honestly say nothing..Only one thing I can say is when you have a shower in the ensuite the boiler is quite noisy..but Ella and George didi tell me that ..But it really is nothing compared to how lovely the Cottage is.
