• Mares (9/5): We enjoyed the room and the ac, was a good sized room for two people - The hotel was an easy check in, the property was very helpful. It was far from all attractions in Rome, was still easy enough to get to them from the train, the train was about a 4 minute walk.
• Sergides (7/5): Quite good but overpriced for 150euro a night. - The room was spacious and relatively clean. The bed size was very good. Sheets clean and tidy. Cleanness of bathroom very good as well. The building is in relatively good condition. Communication with the host also good and precise. In the bathroom some things needed fixing. The flush buttons and the hairdryer socket were about to get detached from the wall. The tv channels were distorted and not showing right. The location of the room is quite far from Rome’s main attractions as well as not so near to termini. Prepare to spend some extra money on commuting or walk some distance. Of course Manzoni subway which is near can come handy if you’re keen using it!

• Bethany (8/5): Great location for catching pubic transport to see the city - It was a great sized room, the location was very close to the Termini station and very close to the Metro and bus stop which made it easy to get around the city. The air conditioning was excellent. We stayed in a very hot week so it was alway nice to get back to the room to cool down. The hot water took a very long time in the shower. You can clearly hear your neighbours conversations but once we closed the bathroom door it was fine. Some things in the bathroom were a bit broken but we could work around it.

We did not have warm water in the shower for 2 nights in a row.. it's summer and very hot outside so it did not bother us that much, but the water was pretty cold.

• Ileana (9/5): Very convenient location and comfort! - Location near Metro station and 20 min walk from Collosseum. Comfortable room. Coffee maker and kettle. Very noisy street thus impossible to open the windows and shutters for fresh air. So daylight, not so much. But no one wants to stay in the room during the day …
• Ioannis (9/5): Very cozy stay, great location, great commute options - It was clean, convenient and cozy. The location was 4 minutes (by foot) away from Manzoni metro station and 5 minutes (by foot) from Piazza Emmanuel Vittorio metro station. I would recommend to choose to commute via the metro station Manzoni (4 minutes from the apartment) especially at night, because the park (piazza) at Emmanuel Vittorio is very sketchy. The apartment had everything, hot water, blow dryer, towels, soaps, nespresso coffee machine, capsules, tea, a balcony, TV, 2 waters for welcome, has ample space and it’s conveniently spaced between 2 metro stations. To visit the monuments (Fontana di Trevi, etc) take the metro. To go towards the Colosseum take the bus line 51, and for Trastevere take the tram No. 3. Both are convenient and arrive frequently. -

• Gal (8/5): Very good - The room was clean, very comfortable, very close to the subway. I’ve enjoyed the stay. There are 2 problems with the property. First one of the responses ice choose this place it’s because in the description mentioned private parking. And when I’ve talked to the owner he said they don’t have parking at all and if I want I can try a parking lot, that charges 35euro per night. Second you hear everything from others rooms our neighbors were loud until 1 or 2 am and it was really enjoying to sleep like that. The hotel offered some free earplugs but it’s still wasn’t the same.
• Bolin (10/5): Nice stay - Nice staff and clean room. Equipped with all the necessary things in room. Good location. We can always hear the noise of neighbors. Warm water in bathroom is hard to control.
• Ball (10/5): Cozy night sleep after a day's walking in Rome. - Everything, this was a modern bright room with great coffee machine. Great location, 10-15min walk from the train station. Approx 15-20min from the Colosseum. There's a lovely Chinese restaurant 5min away, a great local pizza ship ( eat in or take away) again 5 min away and the best ice cream shop in all of Rome 5min away( which is open super late) The beds are so cozy and we both slept like logs the while time we stayed ( 18th -22nd Dec 2024) shower has a great water pressure. Rooms are nice and spacey. Easy check in, and they looked after our cases on our last day as we travelled back on a late flight. Very helpful and any question was answered with a message straight back ( via WhatsApp) can't wait to go back. They offered great coffee option for my partner, but I'm a breakfast tea lady and unfortunately the green tea and lemon tea joptions just didn't cut it for me. However this won't stop us coming back, just a note for anyone travelling to pick some if needed ( or pick them up when at the local supermarket). There is a full kettle and coffee machine in the room.

• Amra (8/5): Overall, a nice stay with a few areas for improvement. - Great location, close to metro, bus, and tram stations. The bed was large and comfortable, and the refillable station with tea, coffee pods, slippers, etc., was a convenient touch. Cleanliness was okay. We were welcomed by the host but had complete privacy during our stay. The heating was insufficient at times, and the shower cabin is on the smaller side. The hot water setup was a bit inconvenient (you need to wait for it). Noise from other rooms could also be heard when people were entering (though our neighbors were okay). The metro noise was noticeable but not disruptive (it won’t wake you up). I suggest updating the TV, as it’s outdated.

• Isabel (7/5): Good - The bed was extremely comfortable and the owner let us store our luggage easily when we arrived. The temperature of the shower was luke warm. After telling the owner he attempted to fix it, however was still not what you want after a long cold day.

• Maisy (10/5): Great little find near train station, had its own quirky area, and also walkable distance to some of Romes main attracti - Very clean & modern. Entrance was authentic and was a great contrast to the room. Close to city centre - nice scenic stroll, but far away enough to be quiet and calm late at night. Brilliant windows to cancel out the front road noise. Air con worked perfectly. Would stay again Nothing comes to mind

The owner is kind. We just saw him when we check out. At night, it feels a little bit dangerous but it is still okay. We heard some noise from other rooms but it was like 2 mins.

Provided coffee machine, soap & other necessities which was very nice and unexpected. I found it quite confusing to get into the property as no staff were present on site at time of arrival, however this was not a problem as I phoned the contact and he helped me get in efficiently. The bed linen felt quite itchy and the noise from the street was extremely loud so we did not get a great sleep

It is hard to find something like this in Rome specially for this price. The receptionist was very nice. Also, we arrived a little bit late but had totally no problem with checking in at night, what surprised me a lot.
• David (10/5): A wonderful relaxing time. I recommend it highly. If I were to return to Rome I would use it again. - Location was accessible by subway (2 short stops) from the Rome Train Station. Walkable to the Coliseum and ancient attractions in 15-30 minutes depending upon the attraction. The Coliseum was 15 minutes. Room was spotless, quiet, central air worked fine.

The rooms were very clean and well-maintained, which we really appreciated. The staff was also friendly and welcoming. While our overall stay was enjoyable, there were a couple of minor issues. The noise from outside was noticeable at times, which may be something to consider if you’re a light sleeper. Additionally, the air conditioning didn’t work properly on our last day, and we couldn’t figure out how to fix it. It wasn’t a major problem for us, but it’s worth mentioning.

• Ruby (10/5): Exceptional - Everything was lovely, nothing to fault! This is not a criticism of the hotel, but the area is definitely not the nicest in Rome. It was quite dirty and not a lot to do. That being said, Rome is very easy to get around and there was a metro station nearby so it wasn’t a problem for me.

Tram station, bus station and metro next to it and train station is 15min walking distance. In case you have any queries, the host is easily accessible via booking messages.

Lots of natural light and fresh air with the balcony (although you can't access it). Easy check in, didn't really see the staff after that. Decent location for visiting the Colosseum and wandering the streets. About a 40min walk to other main tourist attractions.

• Sarah (9/5): Overall enjoyable central location, close enough to Termini but far enough away to not feel near it - This property seems recently renovated, and daily cleaning was available. She did a pretty good job with cleaning and was friendly. The shower worked fine. A/C was a little tricky and fan was sometimes noisy, but after a couple days I got the hang of it. The comments about lack of soundproofing are accurate, but during my stay I didn't hear the other guests very much. I slept fine. The bed was very comfortable to me. There was street noise, but not constant or too bad really. The location is convenient with great cafe on the corner, and classic Roman restaurant across the street. Grocery stores and pharmacy are within 5 minute walk for essentials you can keep in the mini fridge. Wifi and internet worked well. Easy access to metro, busses, trams. Esquilino is not as "shady" as folks say, it's just a bit more rough around the edges near Termini station. Not more dangerous than most major cities anywhere else. I felt safe even at night walking alone. Just have common sense, be aware of your surroundings, and don't be careless with your purse/wallet. There are only 4 rooms, so the low "traffic" of other guests makes it inherently quieter and the locked lobby more secure than maybe how I initially felt upon arrival to store luggage. I arrived early and needed to store my luggage. I alerted them to this like 3 times, and when I arrived around the time I provided, no one was there and I had to call and wait for someone to let me in. Luggage storage wasn't as secure as I had anticipated. I ended up coming back to wait in the lobby for my room to be cleaned and ready. Also, the trash bins are right outside in front ... a bit off putting like in NYC, and can be a little noisy when restaurants are closing and cleaning up at night tossing the trash with glass wine bottles. Not unique to this property, but rather a Rome thing. I occasionally heard other guests come and go, but at least during my stay folks were pretty quiet. They provide packages of ear plugs in the lobby if needed, as well as extra soap and shampoo.
• Marina (8/5): Very good - The room is nice and spacious, everything is renovated, the bed is comfortable, there is a wardrobe, coffee machine with free coffee capsules, the bathroom is big, there is a shower cabin, a bidet, a mirror. A modern and powerful hairdryer is provided. The room was cleaned upon demand. The place was easy to find. The hotel is a bit close to the train station, the neighbourhood is crowded and noisy. It is very close to the Colloseum though and is well connected.

• Martynas (8/5): Very good - The apartment was completely new, pretty much spotless except for the floor which had several marks. Great location, staff, perfect for a short stay in Rome. There are free ear plugs, shower utensils, snacks, coffee pods in the common area. Pay attention to previous reviews that state about the running tap for hot water. Sound isolation was poor, could hear everything from the common area and some things from other apartments. The cleaning service could be a lot better, we left our room to get cleaned, but our towels weren't changed for new ones even though they were left on the bed to indicate this. The room was a bit cold for this time of year with no options to warm it up.
• Ana (8/5): It was a short but pleasurable stay. - It looks just like in the photos and it was clean. We had some problems with the tab water. We wated so much time to get some warm water but it didn’t come.
• Lehel (5/5): Not great, not terrible. - The property is in a good location, a lot of tourist sites are in walking distance. It was tricky to get warm water in the shower. The tap also needed to be open, that is how the shower has hot water, but during our first day we did not know this unfortunately, so we had only lukewarm water in the shower.
• Mirko (10/5): Very good - Location was great, it is next to the main train station. Room was clean and there was also a Nespresso capsule coffee machine in the room. Stuff was very kind and always open for communication. They also offered to store my bag until I leave the city, which was very kind of them. The room was the same as in the photo really appreciated attention
