• Eric (2/5): Unless you have no other option, I strongly advise you to go somewehere else. - Quite central location (a 10-minute walk from the train station). The host was reactive. That's the only kind of "positive" things about the studios. We rented 7 different studios and had a pretty good overview of the many problems with the place: - the studios were very dirty: balls of hair, dust, kitchen ustensils... - very strong sinking smells of sewers in different studios - walls so thin you can hear your neighbors talk - plenty of aggressive mosquitos. The partly broken mosquito nets on the windows don't block any mosquito at all - very few amenities in kitchen, which makes cooking a real adventure (not a pleasant one) - a studio has a wifi signal (and a phone provider network) that is so weak, it was impossible to get connection during the whole week. - one studio had a leaking sink, with water leaking on the floor - one studio had a toilet that fell into pieces - one studio had its bathroom door that got stuck. We couldn't have access to the toilet and shower during half a day. - some beds were ok. Some beds had broken bed slats. I have certainly forgotten some elements in my list... but this already gives a pretty decent idea of the kind of place it is.

L’appartamento era ideale per tre persone, semplice ma con tutto il necessario: doccia, una piccola televisione, microonde, frigorifero, tre letti e una piccola cucina (anche se non l’abbiamo usata, è stato comunque comodo averla a disposizione). È stata un’ottima scelta per il nostro soggiorno.

• Shunmin (1/5): Don’t choose this studies if you will visit Florence - I booked many many many hotels/apartments in Bookings and I never had the experience to pay for a fine for late check in. So l plan to write this review to suggest other customers be careful when choosing this studios. To be honest, l would not recommend you to choose them. I contacted the studios after I booked the studios but didn’t get a reply till the day that I will visit them. I checked in at 9:40 pm and they asked me to pay for 50 euros for late check in. If they reply me quickly after I booked the studios, l will cancel my booking but they didn’t.

El mismo día del check in recibí un mensaje conforme debía de pagar las taxas de turismo; le pregunté al hombre que por qué no me lo habían dicho con tiempo suficiente (no el mismo día) ya que según consta en Booking las taxas están ya incluidas y encima pedía que se abonará en efectivo. Poca iluminación. Toallas que no secaban bien. El wifi se iba bastantes veces. Estaba a unos 15-20 minutos andando del centro.

The room includes all goods, towel, 3 small toilet paper, soap, blow dryer, clothes iron, clothing hanger, clothing dryer, kitchen utensils, everything good. It was pretty clean when we arrived and big. The other hosts were so loud at night and morning making it difficult to sleep at night, they only included 3 small toilet papers for a stay of 4 days for 4 people which we had to go to the supermarket to buy more, some water leaked into our room due to the weather even though it didn't rain at all and the windows were closed and the corners of the facility had mold.

• Carlos (8/5): Very good - The location is amazing, only 4 blocks from the firenze Santa Maria novella train station and 2 blocks from the meeting point for excursions. The place is comfortable. Towels it's too small and you have to pay 5.50 euro per person for the tourist tax fee (in every place) but is has to be only in cash (be aware to have cash). I been in three different places in italia and this is the only one who requested in cash (I'm not complaining for that but no body told me that).

The apartment doesn’t have air conditioner, we couldn’t sleep because was so hot and we can’t open the windows because of mosquitoes and the smell of cigarettes in the patio, at the entrance on the building was a huge pupu that someone definitely leave there on propuse. The smell was terrible. And the host is the worst ever, when I notice we don’t have air conditioning I text him and he just reply saying that the air is not working and then he didn’t reply anymore. The other people that was staying there was complaining as well. Not recomendable at all

The towels were shocking, more like a table cloth than a towel The 'garden views' (as advertised) had no plants in it; it was a concrete space, with a terrible stench coming up from a grate in the courtyard. The apartment also smelled of stale cigarette smoke. There is only one window to air the place (and no AC)
• Oska (8/5): Really lovely stay - Had a great time at this apartment. Don’t understand the negative reviews, it’s exactly as advertised. Yes, it might be a bit dated and not a marble palace but for the price and location it was very enjoyable. The kitchenette is very useful! Super convenient near the main station and easy walk to all attractions. You are in a busy location so expect a bit of noise at peak hours but once that dies down it’s really peaceful. Some people say it’s not clean but I found it to be very clean on arrival, maybe it’s the tiles, the type of tile used does look dirty but I can assure you walking around in white socks they stayed white! You will need to let the owner know your arrival at least 24 hours prior and I advise you plan to arrive within the check in hours for an easier experience (and cheaper) as it’s not manned 24 hours (it’s a small business people, not the Ritz). The best bit was the bed in my room, can’t speak of other rooms but the bed was so comfortable that I wanted to take the mattress home 😂. No smoking inside but who still does that anyways? Go outside! The bathroom was fine, practical and clean in my case. Treat the place with respect and you won’t have any issues. My only bit of construct feedback would be if they can invest in new doona/duvet covers that would be nice and slightly bigger towels, and if ever possible to paint the green bits- I feel these small improvements would really enhance the experience more but like I said it’s excellent value for money.
• Veena (8/5): Over all a decent experience. - The location is good. The check-in process was bad. The instructions were not clear as where to collect the keys and also it was like find on your own the rooms. The host was not polite to show where the room is and the operations of the place.

• Ole (4/5): Disappointing - We brought two (very clean) and expensive roadbikes. The man who received us told us that no bike was allowed inside and that "it was the same for him whether the bikes costed 10 000 euros or 1 million euros". He then called the manager and a couple of minutes later he came back and asked us for the passports and gave us the key. We also had to pay the tourist tax in cash, so we needed to use about 20 minutes extra to find an open ATM, without getting noticed about this upfront. The room was mediocre, very humid, nothing dried inside the room even though it was hung up for several days. The oven was also quite dirty and it came out a big sky of smoke when we heated it for the first time. Luckily(?) the fire alarm didn't go off.

• Ian (7/5): Practical option near the main station - The studio is roomy and the bathroom is good (shower). The kitchenette has several (3) rings and works effectively. The room is quiet as it overlooks internal courtyards and the air conditioning is reliable. For those coming or going by train the position is convenient, although it is a walk into the main town. Be aware that the room is quite dark and with low ceilings and the windows generally do not give a great view. There were a few things sealed off/not working although the important things were fine. Seating is at the dining table or on the beds. The garbage position is a little threatening (see photo of notice)

When we arrived we had to wait a long time to get the keys, the person that checked-us in wasn´t very nice, once you entered the room it smelled very bad and wasn´t very clean. The wi-fi was awful. overall I would say that for the price it was a terrible experience, considering that it was very expensive.

The shower only has hot water for 10mins so if you like long showers this place is not for you. The worst is the noise!!! You can hear EVERYTHING. NOT worth the price. I would not recommend.

Staff was very helpful and friendly, staff was accessable and responsive via the booking.com app and helped me locate places within the city. Kitchen facilities were good, bathroom was large and had everything I needed. Bed was uncomfortable, the building residents smoke in the corridors and the smoke enters the room at night. rooms are not soundproof at all, I could clearly hear the neighbours talking and partying till 3 in the morning, even on the weekdays. There is no solid blinds on windows so at night anyone can see into your room which was uncomfortable.
