Very comfortable living area and TV set up to watch shows. The host was very responsive to any needs we had. We had locked our key in the apartment and they answered right away and dealt with it quickly. Very impressed. Great to have with a mom and son as extra bedroom

Getting into the apartment complex is not easy. The instructions are not explicit enough. The apartment assigned to me was being decorated when I opened the door. The member of staff was helpful, but the first alternative they offered me was so small. The second one was more spacious, but the "terrace" the definition is "a flat area of stone or grass, where people sit and sometimes eat" - It was so narrow you could hardly stand on it. The carpeted floor in the bedroom was very uneven by the door - this needs to be looked at
• Simone (1/5): Lack of hygiene - La ubicación. Serious lack of hygiene. The apartment itself is not bad. Excellent location. The problem with this apartment is the almost total lack of hygiene and the carelessness of the owner/manager. We arrived at this apartment on the first day and, curious to visit London, we rushed out and did not carefully check the cleanliness. The first evening when we went to bed we noticed a lot of hair and fur under the covers, so much so that we had to remove them from the bed, try to clean as much as possible and finally sleep dressed and hooded to avoid contact with such dirty sheets. The next day we contacted the host looking for a solution (we did not want money but simply wanted to assert our right to sleep in a clean bed) but to our unpleasant surprise, “the solution” proposed was to pay €30 for a change of sheets (as if we were the ones who dirty them and asked for a change on a whim). Totally shocked by the host's behavior we decided to buy clean sheets ourselves to at least make sure we could sleep peacefully and without worrying about other people's dirt. It is the first time that we leave a negative review in more than 30 experiences with Booking but we have never found such a serious lack of hygiene and above all such bad human management by the host.

It was unclean, sofa was stained and smelled rancid, chair was worn and smelled rancid, shower door was unstable, toaster handle fell off, bed had hairs and bits in ‘clean’ sheets. Accommodation owners made us jump through 9 hours of hoops - sending photos - to say it was adequate and refused to provide refund. DO NOT STAY HERE! Booking . Their response was I should have read the reviews - they said they couldn’t do anything because the accommodation owners refused to refund us. We left and are cleaning money back through cc It was awful. It was unclean, sofa was stained and smelled rancid, chair was worn and smelled rancid, shower door was rusted and unstable, toaster handle fell off, unstable WiFi, then zero WiFi, TV didn’t work - as no WiFi, in the bed there we hairs and bits on ‘clean’ sheets, a thin old strip of tape holding up the fuse box in bedroom, stained bedroom carpet. I came away with a rash and itchy legs for a week. Accommodation made us jump through 9 hours of hoops - sending photos etc…then refused to accept evidence and said things were adequate and refused to refund us. We left and found other accommodation. I am claiming back through my AMEX - DO NOT STAY HERE!!!

The public transport access is very good. There's enough space in the apartment to relax. The staff were quick and responsive when I locked myself out. The lighting at the gate entrance was not working so it was dark there in the mornings and evenings. They did say they would look into it. The WiFi in the apartment would not work throughout the apartment only in the lounge area and even then sometimes it would not connect.

The location is very good and the whole apartment is modern, clean and much better than staying in a travelodge! The TV in the bedroom did not work. There was a cable missing connecting it to the satellite. I informed the host and was told someone would come the next day to fix it. It was not fixed so I could not relax in bed watching tv after a long day of business meetings. However in the grand scheme of things not a big issue!

The managing company was amazing at communicating with us about everything and very responding! The flat is 5 min walk from Spitafields Market and if you are there on a Sunday Brick Lane Market and Flower Market are just a 10min walk!! Liverpool street underground its only a 2 min walk and the area is full of restaurants!! I will definitely return when I am back in London!!

Reasonably well equipped but odd absences like; only 1 care worn wine glass, no lower tray in the fridge door so could not keep my wine bottle upright and no T Towel for drying up the cup, glass and fork, I used during my stay. A number of apps (Netflix etc) available on TV but none with an active account, so could not use. Wifi tended to dip in and out. All contact was through an anonymised message service that refused when requested, to provide a VAT invoice for my stay. So to be avoided if travelling on business.

Needs curtains or appropriate binds particularly in the bedroom as the existing blind does not provide sufficient privacy for dressing. Also the sensor light from opposite stairwell is continuously going flicking on/off throughout the night which is very irritating and makes it difficult to get to sleep. Curtains or a proper blind would rectify this issue.

Bedding was clean and bathroom was ok. No air con, rug and sofa were full of stains and filthy. Kitchen cupboards were in very poor condition cosmetically. Door lock wasn't smooth to open and the lift could not be carried from the 3rd floor so I had to go down one level.

• Obelix (9/5): Very nice apartment close to Liverpool Street Station, highly recommendable - Wonderful little appartment 5 minutes from the Liverpool Street Station. Clean and tidy with a nice small little balcony. The appartment had all I needed and it is perfect for a single traveller or two people. The bedroom is located towards the inner courtyard where there is no noise from the street or the pubs around liverpool street. The host is very friendly and the information about the location and the check-in-procedure perfect. Just details - the timber piling on the balcony is a bit rotten and the screws are standing out. So I would not go out without shoes.

The living room door is completely broken and unusable. The fridge and washing machine were also not allowed to be used. There were notes in them. The safe doesn't work. There's hardly any hot water in the bathroom. The balcony, which is about 30 cm deep, doesn't deserve the name. Lots of noise in the evenings from bars and dance studios. The landlord was not prepared to make any improvements.

Bedroom in this studio was super small, and there were no pictures on the website that would show this specific room, only other bigger bedrooms. Carpet in the leaving room was disgusting, but we asked to be removed and they did it immediately. kitchen cabinets needed maintenance, were a little broken. Lift not working. Check-in instructions were only received on the day after several requests/calls....

Everything else. - the required deposit of gbp500 was not stated in the booking offer. I would have chosen another property, had I known about it - the email request to pay the deposit came out of the blue and seemed to me as a spam. No phone answers were made to my calls to try to understand what it was about - I found myself in the street at 7pm trying to contact smart host on arrival to let me in. - when coming in,the flat had clearly suffered severe previous damage and was under repair. The plastic cover water heater door in the kitchen was torn and missing. The ceiling was widely spotted in the kitchen, some lights did not work, the wall painting was dirty in the flat etc. It did not affect my ability to stay in but it did require me to take pictures and send those to smarthost (no ability to send pictures via Booking.com) to make sure I would not be liable for the state of damages of the flat when I entered it. Of course no one present to speak to but smarthost helpful on the phone agreeing that I should share my flat inventory findings with booking.com - last evening the water heater in the kitchen made strong noises, fumed heavily and sparked hot water all over the kitchen when I washed my hands with warm water in the bathroom. No one answering calls at that time (10pm) to help. I ended up drying the floor, opening the windows to sleep in the flat with the fume, turning off the fuses and showering with irregular water flow the next morning. When I contacted via the booking.com the property owner, they sent a technician who found no issue. Perhaps the property owner should go himself or herself to check the situation of the flat. In my view it is unsuitable to rent and the water system is dangerous. I was offered no apologies nor refund nor anything. I am Simply speechless to see that a property owner would rent a flat that is undergoing repair and unsuitable to accommodate people and that no 24/7 support is available.
