- Katie (8/5): Very cheap, very comfortable, excellent central location but still quiet pleasant street - Location was excellent - 5-10min walk to the seafront and all the amusements, but still nice quiet leafy street. Room was much bigger than I was expecting (last time I stayed in skegness at a different place the room was so tiny!!). Really comfy bed, lovely big bay window and really nice to have a small table to sit at. Really thoughtful of the host to leave some milk in the fridge!
Very quiet, I hardly heard anything from the other guests. Very cheap and very comfortable, would definitely stay again. Furnishings were a little dated and shabby, but I personally don't mind that ! For the price you can't go wrong.

Im not a snob but it totally didn't tick any boxes for me but like I said each person is different and it might be perfect for you. - Mr and Mrs Croucher (3/5): Awful - Clean bedding, bed comfortable Very out of date, smells very musty when you walk in. No one to greet you as you walk in, just a text with a code and what your number is. Really needs decorating, bathroom floor is coming up, there was holes and crackes in the walls. The room was very cold even with the heater provided on. Needs some love and care. Looks run down. Got woke up at half 1 in the morning by the people below me, so i wasn't happy about that. I won't be staying again.
- Maxine (9/5): Pleasant stay with family. - I have stayed at this accommodation twice before and would recommend for a stay. Rooms are a good size with fridge and coffee and tea making facilities. Bathroom was a good size also with nice hot shower. The staff are friendly and professional and nothing is too much trouble. Close to all the facilities that Skegness has to offer.

- Laura (1/5): - Upon arrival, the room was in an unacceptable and unhygienic condition. The toilet had not been cleaned and still contained urine from previous guests. The bedding appeared used and not properly changed. I also encountered a flea in the room, raising serious concerns about hygiene.
There was visible mould on the wall, and the curtains did not close properly despite the room being on the ground floor, which compromised privacy and safety.
Due to these conditions, I deemed the room unsafe for my young child and we left immediately, arriving home at approximately 2am.
When I contacted you the following morning, I was met with a dismissive response and no acknowledgement of the issues raised. You stated that you had received no bad reviews and, when I referenced existing negative reviews online, you responded that “anyone can lie,” which demonstrates a lack of accountability and concern for customer experience.
I was offered only a partial refund, which I do not accept given that we were unable to stay at the property at all due to its condition.
Under the Consumer Rights Act 2015, services must be provided with reasonable care and skill and be fit for purpose. This was clearly not the case.

From the moment we arrived, things were wrong. We were even given the wrong key at first, which caused confusion straight away. The room we ended up in (room 7) was in a shocking condition.
The cleanliness was unacceptable – rubbish left on the floors, under the bed, and around the room, a filthy sofa, and carpets that clearly hadn’t been properly cleaned. The whole place felt neglected and unhygienic.
Basic amenities that were listed were missing. There were no towels or hairdryer, meaning we couldn’t even properly shower. The WiFi didn’t work at all despite trying multiple times and following instructions from the host.
One of the bedroom windows would not close, making the room freezing cold and very windy. We were staying with our child, who was extremely uncomfortable because of this. To make things worse, there was visible mould around the windows and in the bathroom, which is completely unacceptable and concerning.
The overall condition of the property felt unsafe and not suitable for guests. It honestly should not be listed in this state.
Very disappointing stay I would strongly advise others to avoid.

- Kayleigh (2/5): Shit. We were lied to about so many things. The 2 different rooms we stayed in were filthy. The fire escape in one room - It was close to the arcades and sea front. As soon as you walked in there was a horrid smell and the carpets were filthy. When we got there we were told we couldn’t have the room that we paid for as someone was in it. We stayed in a different room which was dirty. The fire escape was broken and the handle had snapped off. Even if you could have opened it the drop was very high. We got the room we paid for on the second night as we’d requested a bath. That room was also very dirty. When we tried to get a bath there was no hot water, we found out that there was a problem with the boiler. My partner spent around an hour trying to fix it for them as he works in maintenance but we still couldn’t get any hot water. When we left on the third day we requested a partial refund as we were very angry with what had happened. The owner who was in London tried to mess us around so he didn’t have to give a refund. We eventually managed to sort it but he then refused to talk to us. The man that’s on site couldn’t speak English and had to use his phone to translate which made things extremely difficult. He really did try but it was a struggle and the main owner just didn’t care. I would definitely recommend that you DON’T stay here.

Easy entrance to the property, with clear instructions for key retrieval.
Well, sit situated with plenty of free parking outside the hotel. The lock to my door was very dubious. (Room eight).
Clearly there had been some repairs done previously, but not to a very high standard and the lock was very loose .
I did send a video to the Owner to highlight the issue.

Tein room downstairs very spacious Shower didnt work in first room moved to a different room lots better only thing can say is the front twin room needs darker thicker curtains as the porch light shines through all night when it comes on and if your a light sleeper you would be awake as soon as light broke through

- Dallas (1/5): Dangerous health hazard - Bed bugs - We discovered an active bed bug infestation in our room. When we reported this to the manager, they refused a refund and instead tried to move us to another room in the same building, which is a systemic risk. The property is a significant health hazard and unfit for habitation. The management was dismissive and unhelpful. We have officially reported this property to East Lindsey Environmental Health and opened a formal dispute. Do not book here if you value your health and safety. 4/5 rooms infested ,owners attitude and bed bugs as-well as the overall condition shower heads broken and urine stained sheets the owner had a attitude of no one will stay long enough to complain hence why i’m commenting.

- AdamPalmer1982 (10/5): Best Hotel in skegness - The location is perfect its in the middle of everything and the room was really nice lovely shower beds nice and comfortable my friend liked his bed that much he wants to take it home haha but seriously we will 100% stay here again at the end of the year again and hopefully they'll let us have room 6 again its perfect 👌 Apart from the radiators not getting hot enough this time of the year you need it quite warm in your room

The kettle had stale water in it and descale was terrible in it the bathroom was so small you could not fit toilet to sink. The bedding looked dirty there was nothing nice about it old furniture chair bottom of bed and straight in front of tv on wall it’s the worse place stayed in
- Lorraine77 (1/5): Avoid - It was close to main Skegness The door for the room wasn't very secure it had no inside lock when we arrived the door was open. The mattress you could feel the springs coming through. The bed was so uncomfortable. We didn't sleep under the quilt because of how bad the mattress was. The ariel was unplugged from the TV so I went to plug it back in.The TV was covered in at least 5mm of dust and a dirty sock hanging over the bracket of the TV. The walls are so thin you could hear everything and when anyone went or came back in the doors would bang so loud,you couldn't settle. The rooms look nothing like the picture. It states toiletries you get a hand-wash so don't expect anything that's listed. Could do with a good refurb. I actually wanted to sleep in the car in the end.
