- Qaiser (1/5): This place is a serious health hazard and we had children. Therefore, we decided to not to check in - Everything in the hotel was broken so we decided not to check in. The place was a health hazard. We had breakfast booked but hotel staff said they do not have operational kitchen, so there is no break fast. temperature was 30 degree Celsius but they had heating running. There was no hot water if the heating is turned off. The place was infested with mosquitos and spiders. Outside the whole building was broken, looked more like a building site and filthy with bird droppings. This place is a serious health hazard and we had children. Therefore, we decided to not to check in

- Anonymous (1/5): Bad - When me and my family arrived to the location it was desilet and rotting. I phone them many times and there was no answer until two men turned up. Feeling unsafe after such a long time not understanding the situation as to why the place looked the way it did we decided to leave without checking in.

- Anonymous (3/5): Be prepared to wait a LONG time to be checked in to a dusty room - The house was in a beautiful location surrounded by lovely gardens. I waited an hour to be checked in. There were no members of staff in sight. This was very annoying after I had travelled for 3 hours.
The room was dusty and covered in cobwebs. The shower mat was disgusting and needed throwing away. The shower drain also was not working due to the amount of hair in it. When I lifted the drain there was a horrible smell.
A tv was included in the room but had no remote.
No food was available on site due to the restaurant being closed down.

Waited around for 3 hours called the number on the booking to no avail, finally 2 random men showed up definitely weren’t anything to do with the property or owners but they just handed us a key and apologised. I get that it was cheap but please don’t come here. Also on the day before the last night
someone tried to open our door which really freaked us out as the place looks like a crack den so decided to leave a day early,

There was no staff around meaning we didn't receive breakfast as paid for. Everything was derelict, we didn't even know what to do with the room key when we were leaving in the morning (as there was no one around)
I messaged in the morning asking where to go / what time breakfast was and got no reply even though they replied within 1 minute the night before when we arrived.

- Judith (5/5): Chaotic and a bit run down, but ultimately you get what you paid for. - It was pretty quiet for being on a semi-main road, and a good location for getting to the event we were at. The staff were friendly on the occasions we saw them (if a bit confused). The room was as clean as it could be given the building needs proper finishing internally. For the price, it was adequate. Breakfast was advertised but never served - or possibly after we'd headed out in the morning, as it was ready when it was ready. The mattress was definitely past due being replaced, and the grounds were covered in rubbish (and kitchen equipment when we arrived). In the heatwave, the radiators in the corridor were on full blast at night. We had no idea how to check out and were just lucky that a staff member appeared at the right time. The shower either had pressure or warmth but not both.

This was not a hotel in any meaningful sense. Upon arrival, it was immediately clear the building was being used for other types of business. We had to walk past a foul-smelling skip and an overgrown, rubbish-strewn garden just to reach the entrance. The door we were shown through was visibly rotten, with holes in it — not a reassuring first impression.
To be fair, the staff member who showed us in was friendly and kind. However, the state of the property raised serious safety and hygiene concerns. There were no fire extinguishers, missing break-glass points, no emergency lighting, and no visible fire signage. This is a major violation of basic safety standards.
The room itself was a reasonable size, but that’s where any positives ended. The condition was unacceptable:
Bathroom door handle was falling off
Toilet seat wasn’t attached
Windows had missing or locked handles
A bag of McDonald’s rubbish was left under the bed
Worst of all: there was a hole in the room door, allowing anyone in the corridor to see directly in
We were inside the property for less than five minutes before deciding to leave. It felt unsafe, unsanitary, and completely misrepresented.
It’s incredibly disappointing that Booking.com has clearly done no quality control or vetting of this property. We will be contacting them to request a full refund and strongly advise others to avoid this listing.
- Scott (5/5): Unpleasant Externally but room OK - The room had sufficient facilities and was generally OK. The place appears that the owners have abandoned the property. The area is full of rubbish, the structure is in poor condition. It is a shame that it has been allowed to deteriorate into this condition as it has the potential to be a great hotel.
There was no breakfast provided as advertised, the dining room was locked up.
On arrival there was no one to meet, there was no answer from the phone provided. I was lucky that someone local knew a number and called it telling them to contact me, it took me 45 min to get a contact number and eventually get the entrance code.

- Bond (2/5): One to avoid unless desperate or the owners improve it - The room was OK apart from a towel rail which came off the wall. It was clean. Staff were OK You arrive to see rubbish strewn around the entrance and elsewhere. The place is very run down; a piece of wood from the main door came away when I opened it one time. The staff could not be explicit about breakfast times and when I got up the dining room was locked so I went home. The place has quite a lot of potential but the owners have let it decay. Food hygiene rating is '3'. Get a grip spend some money and make the place better please!

- Lucie (1/5): Stay away from this hotel - The bedding was clean The hotel was dirty, we had one flat pillow each and only one towel between us,the bathroom smelled of mouldy cabbages, there were no tea spoons, couldn't find a member of staff for more pillows and a tea spoon. I can't comment on the breakfast because we didn't get any. Even though breakfast is supposed to start at 7am, there was nobody around at 8am. There were bin bags outside our window (see photo) and rats!!!! The shower was either too hot or freezing. There were no bedside tables and only 2 plug sockets for the whole room.

Staff did not communicate very well
Breakfast was late, was supposed to be 8am start with first serving around 8.15/20. The chef did not turn up till 8.15am and would still be 15-20 minutes later. I could not wait that long. I was offered buttered toast which was poor.
I x tea bag in bedroom with a few coffee packets. No spoon.
Water pipes were noisy in the bathroom during the evening.
The front door was locked in the morning and there was no information on any other exit. When I checked in no explanation was given to any locking of doors or alternative exits.
Light bulb had blown in the bathroom and had to be replaced upon request,

Some of the rooms are in like what’s basically an annex with paper thin walls creaking slamming doors. No window blinds and see through curtains with a poor mattress.

Requires freezer for ice in bar as soda and tonic warm. Morning breakfast eventually cooked by bricklayer. Not kidding!!!! Was okay. Just been taken over this last week. Bit chaotic and was surprised we arrived. Thing checking booking. Com e mails very important. But he did serve up excellent evening meal. Very quiet location. Nothing to do after arriving. Tv okay. Owner had applied for signs warning of entrance as its a 60mph A road. Council refused. Go carefully when approaching as it's accident potential. Planning need to do a risk assessment and allow signage. Okay stay and good luck on your venture No signage to warn of entrance. Sat nav told me but not idiot driver behind me tailgating. 60mph A road.

Country side location, near 2 towns.
Indian Restaurant on site looked nice, but we didn't try the food. 3* food rating.
Plenty of free parking. Staff were not welcoming and not approachable, at times very hard to find anyone to help you. No information given. No WiFi passwords. No fridge. No milk provided.
Cleanliness was passable at best. Dirty windows throughout. Rubbish under bed and behind wardrobe. Could not find staff for breakfast 1st morning. Phone number didn't work. We contacted staff through booking app to try to arrange breakfast, but response time was too long. Had to let ourselves out at 8:40am through fire escape as front door locked. Staff were appologectic on return. Gave us a different contact number and arranged breakfast for 8:30am following morning. No one at main desk next day. Had to call a phone number for service.
Even though I had messaged hotel via booking app before our arrival, breakfast was not gluten free as had ordered.

Phone call from the manager on the way there around 4pm to try and cancel booking, even though we had booked 3 days before. Rooms changed to 2 double rooms instead of a family room as they stated the room we booked was unavailable. Hotel was being decorated when we got there, wallpaper and equipment on the floor as entering. Due to the restaurant being decorated I asked if the breakfast we booked was still available and we were told it would be brought to the room. Breakfast didn’t arrive, tried to look for someone but no one on site so after waiting half an hour longer than planned we left. Sent a message explaining to staff that we had to leave and apologizing in case they had made breakfast to be told over message ‘unfortunately i would have tried to make breakfast but I has other priorities’. When I questioned why looking after their customers was not a priority I received no reply.

- Clare (1/5): Bad - The bed was comfortable. Lack of staff.... we paid for bed and breakfast.... there was no breakfast. We saw the owner for a few minutes on arrival who showed us to our room. We had to ask him then for some toilet roll as the one supplied had 3 sheets on it. We asked about the bar, what time it opened as was advertised when booking. We was told it wasn't open due to being renovated. ( I BELIEVE THIS SHOULD HAVE BEEN TOLD TO US PRIOR TO BOOKING). We then asked what time was breakfast and where we should go. The owner told us that breakfast is served between 8 and 10am. He then went on to inform us that the dining room was closed and that breakfast would be served to our room. My husband attempted to call him the following morning as no breakfast had been delivered, he left a voice mail to the owner and nobody replied and still hasn't. My husband then went to look to see if he could find any members of staff. He found no staff but did come across 2 live chickens in a cardboard box. My husband then had to drive in an area unknown to us to find us some breakfast... this also happened on the 2nd morning. Apart from the few minutes on arrival, this was the only time we saw any member of staff and the only time we had any contact. The owner ignored all calls made to him by us.there was also other guests staying at Burleigh house who was in exactly the situation as ourselves. I think this is a disgrace and I feel that you shouldn't be advertising this establishment as a bed and breakfast. I would like a refund
- Gareth (1/5): We thought it was a squat on arrival and still did when we left - The property was close to Alton Towers. The property is a filthy building site at the back of Burleigh House Indian takeaway. The beds were dirty, the rooms stank, the breakfast was dreadful. The broken wardrobe had staff clothes in it. The Staff were just kitchen staff from the take away and had no idea what they were doing.

It’s an Asian takeaway/ restaurant?
Room was cleanish and super heated but you can turn off radiator.
Aerial had been taken out so had to retune tv. You can open the window but it’s broken ( one catch only). Shower takes ten minutes of fiddling to get a temperature cool enough to not scold.
Food there was ok but they didn’t have fresh orange juice which was on the menu (lads would look blankly at you when you asked for something - needed to be explained that this was on the menu).
I asked for breakfast at 7am as working (or a grab bag to go if not- they said 8am start but they’d arrange something but didn’t just said in morning 8:15. Milk in room was off for coffee and as I was leaving, lad (who didn’t know who I had talked to night before??) offered a slice off toast with butter without a drink…CLUELESS!! Haven’t got space for rest but what do they want from a former impressive building that’s been left to state of repair??? - you choose!!

- Kimberley (1/5): Never Again - I arrived at 21.30 and, considering it was an Indian restaurant as well, the place was deserted only one other car in the car park. I was shown to my single room miles away down corridors and up stairs only to find I couldn't get the bathroom door open. I went back to a vague reception area where I was informed that all single rooms are shared bathroom. I'd walked past the shared bathroom on the way to my room and it really didn't look appealing. With the building being an old care home it clearly used to be a wet room. The paint had come off the wall by the bath and the wet room floor plug had just been covered over by a piece of cardboard. Not to mention my room was nowhere near the bathroom and I didn't feel comfortable wandering the corridors on my own in the night. The man continued to argue that it says shared bathroom on their website but it didn't on booking.com and I showed him the advert. I was soon surrounded by 3 Indian men standing in the doorway which was considerably intimidating. I asked if a different room was available and they agreed but with an additional charge. I disputed this and they eventually moved me to a downstairs double room with en suite at no extra cost. Brilliant I thought..........but there was yet to come. There were no adjusters on the radiator and it was set to boiling, so I went to open the window finding it was just above the ground outside, so I was then worried that someone could get in the window during the night. I tentatively slept on alert with the window open and at 6am I was woken by the sound of a couple in the room opposite drunkenly arguing and swearing. The male left the property and could be heard shouting obscenities outside. I was then concerned that he would try to get back in through my window or I would find a drunken man collapsed somewhere on the grounds as I was leaving.

Generally very good value for money. Unfortunately on the last night I stayed the central heating in my room was not functioning. Other rooms were fine, it was just a problem with mine and despite the best efforts of the staff member they couldn't get it to work. Unfortunately all other rooms were booked.

A shared bathroom for single bedrooms but when I chose my room online it specifically said that the single bedrooms had their own private bathrooms so please state the correct layout of your rooms. The check out time was a bit late for me so I had to find the keys to exit the main door. Staff who brought me up to my room was on his phone on a phone call the whole time so I couldn’t ask much about the property.

The staff is verry bad all night lie to start heating and at 6:30 change the room and doesn't have breakfast at all and me I'm waiting on reception till 9:30 cause I don't have space on bed with my wife and my daughter cause the staff no have other room family and the manager when arrive try to shot me and just I lived I have proof with room restaurant at 8:30 is not at all breakfast ready is empty all and people come to have breakfast and the stuff tell everyone you can waiting 15-20minutes I will prepare fresh that's not point

Basic rooms - We just stayed here one night for Alton towers We turned up very late as had a long drive and the guy who answered was very confused to see us and even let us in. Don’t know why they listed the hotel as 24 reception and then you can’t actually check in when it suits you? Apparently you have to let them know if you want to check in past 10pm but unsure why they can’t send an automated message upon booking informing if it’s that much of a big deal. Also we had already paid for reservation and the manager was cryin over the phone about late check in, what else is there to do? We’ve paid, we’ve arrived. Anyway the rooms wasn’t nice anyway I’m sure there’s much better around

The walls were quite thin so could hear everyone's conversations. Their could be more plugs to charge things as i only seen the one behind the bed and for the kettle.

Included breakfast was brilliant. Only thing I would say is sometimes couldn't always find someone if needed something like to ask about room being serviced, but this could have been due to my time schedule as going out late and coming back late.

The room needs to be repainted and there wasn't even a chair to sit on. The car park is a clay pit dug out and I bottomed my car getting it over the ridge. I had to look for staff on the morning to let me out. And even though it was supposed to be breakfast it wasn't offered. The walla were that thin I could hear next door go to the toilet. Actually do their business on the toilet. I left the room. There was a fight for the communal bathroom on the morning. It also said I had a desk and there wasn't one. I had to pull a cupboard to the bed to eat my evening.meal. this is far from a hotel and more like bed and breakfast. I had a sink but no mirror.
- Shannon (1/5): Disgusting, unsafe and unprofessional. This property needs to be shut down and re inspected ASAP. - Dirty, unsafe. Out of our three bed room only one bed was ok, one was broken with a wooden slab to try hide it, after discovering this checked the others to find one completely soiled with brown stains and that they were all re used hospital mattresses. This whole ‘hotel’ should not be up and running and needs an urgent health inspection and to be shut down immediately to be completely re evaluated. Fire door not working properly, broken lift no signs, fire extinguishers on the floor, dirty, crispy towels. One flimsy pillow per person which when politely asking for one more per person I was actually laughed at as they said that would be impossible. When asking for a different mattress to replace the soiled mattress the chef tried to offer his mattress instead. Luckily met others having the same experience who had a spare sufficient mattress in their room which they helped put into mine thankfully. The heating was also constantly on high which the staff said there was nothing they could do about.
- Dan (10/5): Quirky place friendly staff - Pleasant place . Friendly staff. A little bit quirky as it's a Indian restaurant as well as having dwelling available very well heated And clean . Grounds could be better presented, carpark a bit of a sandpit that follows you into the room on your feet. So after a shower there is Sand in the room . A couple of mats by the door would help . TV and phone reception was not consistent but that's not the fault of the hotel is in the middle of a bad reception area
- Amy (1/5): Avoid at all costs. - Nothing. If I could give it no stars I would. Absolutely appalled by the service at this place, I tried to contact staff weeks prior to my booking to say I’d be arriving at 9pm after visiting Alton Towers, no response. I left emails, messages, voicemail… nothing. The manager contacted me ON THE WAY TO ENGLAND (I live in Scotland), saying they had given are room away and we would have to have the room with the shared toilet, which wasn’t what we paid for, or cancel. I had no choice but to take the other room.
The room itself was filthy, floor covered in grime and dirt, car park falling apart, weird smell, random sink with no soap. The radiator wasn’t cooling down and the room was an UNBEARABLE heat. We also barely slept because they decorated the house with flashing lights, which flashed all night through the window and was very irritating.
In the morning, I was told I wouldn’t be refunded the difference of the room (since I didn’t get the room I paid for), as apparently I had enough warning to cancel the booking, even though I was already driving down south and on my way to Alton Towers. But nobody responded even though I tried to contact them prior. Manager was extremely rude on the phone and said I was threatening him when I said I will be putting up a bad review. Honestly worst place I have ever stayed, staff attitude awful, I didn’t eat here as I was put off by the overall cleanliness of the place, just thieves and scammers, honestly this needs shut down. Should be on Kitchen Nightmares.
- Priya (10/5): It was amazing. - The breakfast was amazing and another amazing thing was it was totally free. We enjoyed a lot. Moreover, staff was very friendly. We experienced home culture there. I do not think there was anything which I did not like.

- Hassell (7/5): Good - The location was tranquil and a nature setting saw a few squirrels, which were cute. Nice cosy set up with the drive-through as tree lights light up the entrance. Bed was comfortable. Shower was good even though I shared a bathroom, which wasn't always good re other guests. Tv Netflex was a good treat for me. The dining area is a new setting up graded, but other areas still need some TLC The room had nowhere to hang anything, no chair or cupboards. The radiator was hard to turn off, so I had to keep the window open all the time as way to hot in the room. There is no floor mat in the bathroom, so not good getting out of the shower. Certainly not good if you fell. I do recommend booking a room with your own bathroom. Also, the door lock needs to be more secure re sharing the bathroom. As another guest was turning the knob while I was showering.
Breakfast was nice when I got it, but not what was advertised bacon was missing on the days I had it re the English breakfast. The first day I was there at 8am but no staff or guests so I gave it a miss. Think they came later to open up as not in the times stated. Staff were friendly and chatty. I think next time I will have to choose a different room as I wasn't keen on what I got re no space to put anything re a chair or hanger space. So much of my things on the floor 😕

Plenty of parking space.
They offered a full range of Indian cuisine within the restaurant which was very nice for an evening meal. The hotel did not state the timing for breakfast on my arrival.
They stated when challenged it was at 08.30am the following evening when challenged.

Car park but obviously they are working on it.Wasn’t really happy with the shared bathroom upstairs that my brother had,but obviously this place is being worked on,give the owners a chance,as they are trying and can see the efforts being made,we stopped at an hotel in Torquay and our room at the burleigh house put it to shame.Clean,brand new bathroom facilities,tea,coffee,tv,we will stay again.

- Olivia (3/5): Cheap but still not sure it’s worth the money - Inexpensive, building and lights outside were nice, we were just looking for something nice and simple. Nearly impossible to find the entrance at night, same with the cab drivers that came to pick up and drop us off. There was beard shavings behind the soap bottle when I moved it wash my hands in our room, there was supposed to be a 24hr desk but we were locked out, next morning the breakfast room was dead silent with about 8 people sat with no food, breakfast menus or staff, we decided to leave then and there where we then saw the huge pile of rubbish in the car park, it also just looks quite unfinished with exposed bulbs, muddy sandy car park etc. A lot of this could so easily be fixed and I should have trusted the google reviews…
- Jeff (8/5): Got what I paid for and a little bit more. - the location is a bit remote. the food was good on the evening but it would have been nice to know in advance that they do sell beer but that you can bring your own. Breakfast was good, only thing was it was a little later than I was told which put me behind for what I was there for. Not knowing about the evening meal drink situation, I enjoy a beer or two with a curry.
