Guest Reviews
- Sara (1/5): Very dirty house. NOT WORTH THE MONEY - Nothing really Everything. The property was very dirty when I got there.
First of all, one of the bedrooms smelled like cigarettes. The bins in the toilets were not emptied from the last occupiers, everywhere was dusty. The carpet is very dirty, oven did not work, I could not see towels in the rooms but according to the property owner they were in the cupboards in the bathroom but I did not check.
The cooker was all greasy. Cupboards in the kitchen all dirty. We did not use anything. Also the breakfast they said that was included is only cereal or oats. They are not individual packs, they are already open in a containers. No date shown. By the state of the house I would not recommend no one to eat.
- James (10/5): Good - Everything Nothing
- Shane (8/5): - It was good easy to get around No blind no mugs tea towels
- David (1/5): - Nothing apart being able to have a bed to sleep in The highest stairs ever seen inside a house. Is you have any kind of disability avoid here big time. The stairs are like climbing everest.
Breakfast was ment to be provided and was'nt available due to no milk , juice , sugar in house..
No towels , no shower gels nothing.
We seen what we took to be the owner. In my room which was a single , had a bed , a very small cabinet and a table with a small tv.
No waredrobe and nowhere to hang your cloths.
As for being 10 minutes from town is a joke , taxi back to Bulwell takes about 25 minutes and taxi prices change but ours was £25 .
Bus take about 25 minutes also and having a over 65 bus pass we did'nt pay on the bus.
I would advise people to avoid and booking.com should check what they advise .

- Oluwatoyin (6/5): A pleasant stay overall, though a few improvements to basic amenities and breakfast provision would enhance the experien - The property was clean and well presented The room was spacious and comfortable. I stayed in Room 3, and check-in was straightforward with clear instructions provided by email.
Communication was good—whenever I called, I received prompt responses and helpful support.
The area was quiet and felt safe. Wi-Fi was also available and worked well.
Overall, the environment was calm and suitable for a short stay. The advertised breakfast was very disappointing. It consisted only of a few containers of oats and cereal, along with a carton of milk in the fridge, which did not meet reasonable expectations for a “bed and breakfast.” It would be more accurate to advertise this as room-only accommodation with tea-making facilities.
The kettle was grubby and did not appear clean, and the cupboards did not contain proper mugs.
The bed had basic bedding (sheet, duvet, and pillows), but the mattress was uncomfortable and offered very little support. The overall setup felt minimal and could be improved for better comfort.
In the bathroom and WC, the hand wash was watered down and nearly empty, which gave a poor impression of basic standards.
The property is advertised with free parking, but this should be clarified as on-street parking rather than dedicated parking.
The room I stayed in was located in the loft, which felt quite isolated at times. Some additional reassurance, such as an external light left on at ground level, would help guests feel more comfortable.
Overall, the property looks nice and is reasonably priced, but improvements in basic amenities, and clearer expectations would make a significant difference.
- Gary (7/5): A great place if you need a cheap bed for a night. - It was exactly what I wanted. A cheap bed for the night and good communication from the hosts. Thankyou
- Antonnie (4/5): - The bed was comfortable The accommodation was cold, the shower was trickling, and the accommodation was not presentable.
- Tonderai (4/5): - The house was dirty seemed it wasn't cleaned before our stay. We had to look for another clean and family friendly place
- Beaven (10/5): -

Kitchen stocked with everything you need
- Jonathan (10/5): Clean, lovely and good value for money - Lovely size room and very clean. I was amazed how quite the place was. Just what I needed for the night. The curtains didn't block the road lights entirely.
- Mustafa (5/5): Not good - It was fairly clean, the host was helpful I couldn’t sleep properly whole night as the duvet was so small I am 5 foot 11 and the duvet was 4 feet. The blinds were so thin it was not blocking any light so I woke up at 5:30 am.
Electric shower settings was set to lowest possible so I had to shower with cold water.
It says the breakfast included there was nothing in the kitchen/fridge except for cereal without milk.
Will not recommend as now I am at work and tired 😵💫
- Giles (8/5): -
- Dave (5/5): Pay for what you get - It was good value and the bed gave me a good night's sleep Didn't get instruction of how to get in so had to contact the owner after sitting in my car for a while.
No milk when I arrived for a cup of tea
TV didn't work
- Andrew (1/5): The house stunk of marijuana, I left immediatelly and was refused a refund - Didnt stay there, left immediatelly as was drug taking going on The house stunk of marijuana, I left immediatelly and was refused a refund
- Teinye (10/5): I walked into this well kept, nice-smelling and cozy accommodation that replicated a well-kept home, my room was Room 1 - It was neat and peaceful, the host is Amazing!
- PANUPONG (8/5): Great place to rest with a great price - So far I love almost everything in this place. The room is nice, the kitchen is great, and it also has a bathtub which is really surprise. I would say that the cleanliness of this place needs to be improved as I found some of dirty things in its facilities, but overall it is a great place to rest.
- Hayden (5/5): Was ok for a night - Room was clean Couldn't get access to the building had to call the owner, over the phone made me feel stupid when she actually gave me the wrong code.
Noisy. Other people staying. The other room was very noisy.
- Guest (6/5): -
- rolands (6/5): - Clean and bath ne good. Not be towel
- LUKE (8/5): Fab little place at a great price. Very clean and tidy. - Very clean and cost effective. Lovely little guest house at such a good price. No milk, not even uht in kitchen so hard to actually prepare your breakfast
- Charlotte (8/5): Great place to stay and value for money. Would stay again. - Very good, clean and bed comfortable The kitchen lacked a few things like a chopping board and sharper knives! Also coffee looked like the type you needed a cafetière and there wasn’t one!
TV in bedroom had a funny mark too.
- esther (7/5): - Great, clean overnight stay, good value for money The property has got very steep stairs and is less suitable for people with mobility issues
- Tommie (1/5): Crap - Place was freezing, not homely at all.wont recommend. Cold
- Gary (10/5): - Perfect location
- Mohamed (5/5): - No towel provided
- David (1/5): Extremely stressed - Home invasion by 40 to 50 youths I felt very threatened you intimidated
Caretaker kept switching off the central heating. Breakfast was two cereals with no milk
No tea and coffee facilities in the room.
It took ages for the police to arrive. Not good.
- Kimberley (5/5): Ok for a basic place to rest your head but wouldn't stay again - It was quiet and was able to book last minute It was like a student house with communal areas. Didn't like not knowing if there was anyone else in the house or who they might be. Breakfast was 2 types of cereal in tubs on the counter. Milk in the fridge but the fridge didn't look or smell clean so I passed on the breakfast. Mattress in room one was so soft and springy I was basically lying on the lats underneath. Didn't use the bathroom/shower as it was downstairs.
- Henson (10/5): - Everything Everything
- Ali (10/5): -
- Margaret (9/5): - Exceptionally clean, great location, comfortable bed, good price, staff very friendly, this is my second time staying at this property and would definitely stay again Tv Ariel wasn't working properly so TV kept pixelating every 30 seconds and there was no bread for toast and not enough milk for 4 people staying at the property
- MOHAMMED (6/5): -
- Karel (8/5): -
- Becky (9/5): Excellent value for money - Booked very last minute at night, check in was smooth and great communication. Facilities were great and the room
Very clean. Will defo use again
- Julie (7/5): Fairly handy for transport to City - Awkward to say as we were grateful for a ground floor room at a different location from that which we booked. Wouldn't be fair to comment
- Giles (9/5): -
- Dalton (2/5): Disappointed especially for this price. - Location Old uncomfortable mattress. Dirty headboard.
Non existent shower pressure.
Limescale full kettle.
- Edwards (7/5): - Nice and clean..
- Susan (10/5): Lovely clean place: - The whole house was lovely. Clean, fresh, and welcoming. My room was spacious, but cosy; comfy bed, plenty of space to hang my clothes if needed. There was a huge TV, and the Internet was fast and easy to connect to to.
The host was extremely kind and helpful; answered my queries quickly, and made sure I knew where everything was... altogether a fantastic stay. I'll definitely visit again. There really wasn't anything I disliked... my knees didn't love the stairs, but thats entirely a me problem

- David (8/5): a pleasent place to stay - it was a nice place to stay a lot of stairs
- Anastasiia (3/5): -
- Jan-Willem (1/5): Nooit meer. - Niets Te korte bedden
Erg oude matrassen, pocket vering
Geen ontbijt, koelkast niet gevuld
Geen actie van de gastvrouw
- Andrew (9/5): Nicely furnished house - Very clean and newly furnished and decorated. Comfy bed.
Towels supplied for showering.
Breakfast included if needed. Just the area, but been to worse.
- Alpha (8/5): -
- Danny (6/5): Pleasant - The price and room was clean The noise from the other rooms and dirty kitchen
- Freddie (7/5): Good - Had own front door key so very practical
Owner was very helpful and polite
Located near transport and shops Squeaky bed
- Cherise (8/5): Good location with clean and comfortable rooms. - Needed somewhere cheap to stay in Nottingham when visiting a friend, and this fit the bill. Room was really clean and comfortable. Great if you just need somewhere to lay your head for a night or two. No private bathroom, which was known beforehand - unfortunately one of the other guests had done their business and not cleaned the seat, so that was a fun job when I arrived. Not the owners fault.
I was in room 3 at the top of the house, which was lovely and light and airy, but unfortunately the skylight (only window) had no blind/curtain, so the sun was streaming in by the early hours and wasn't the best for sleeping.
- Andrew (10/5): Exceptional - Very clean, and had a modern feel.
Friendly staff.
Good TV on the wall with a great selection of channels.
Fairly comfortable bed.
Toilet was close by to the room and we'll illuminated at night. No criticism.
- Veronica (7/5): Good -
- Jordan (8/5): Very good -
- Peter (8/5): Convenient for a short-notice stay but not an area I would want to live in. - Breakfast was self service cereal. Room 3 was on 2nd floor, very comfortable and airy. Shared bathroom was OK but others didn't leave it in a nice condition. Steep stairs up to second floor. Location was not great but my car was OK parked on the street for two days.
- Helen (10/5): Exceptional -

- Richard (8/5): Very good -
- Jak (7/5): Good -
- Jak (7/5): Good -
- Ngoni (10/5): Excellent - Quet and clean Nothing
- Billy (9/5): Superb -
- Leonardo (9/5): Worth the stay if you’re visiting Nottingham - Location is good, we were driving, but it’s very close to a bus/train station and facilities around. The owner answer fast. We couldn’t keep the window in our room open, so the room was very warm during the day and the blackout didn’t close, so was hard to sleep because of the light. Breakfast was simple, but for the price it was a great addition, I just would recommend something salty, like toast.
- Mark (7/5): Clean reasonably priced and ideal for our short stay good, we would stay again. - The property was clean and reasonably priced the layout was good We had to share a bathroom but we expected this
- Abhishek (4/5): Disappointing -
- Stephen (10/5): Exceptional -
- Anne (10/5): It was perfect location near to public transport - It was clean & tidy & quiet Nothing
- Uzma (8/5): Very good -
- Jaurdan (9/5): I highly recommend this property if you’re staying in Nottingham. - Nice, clean, modern property. Easy access. Hosts are very helpful and communication was excellent throughout.
- Shane (8/5): Very good - Everything Shower not great and couldn't close the blind
- Siew (6/5): It was - The breakfast offered was very basic- there were no English tea bags ( only camomile / herbal provided. It will be nice to have some bread or Fresh milk ( only longlife milk)
The bed was confortable
But the steps to the loft bedroom were very steep.
The hostess came promptly to attend to accessing entry to the property ( a device seldom used and therefore helpful to have more effective instruction) As above
- Kyle (7/5): Good -
- Erika (8/5): Very good -
- Josh (9/5): Amazing stay! - Location, clean, quiet, comfortable, great staff, good facilities, good price The only thing is the water pressure for the shower is really weak
- Helen (8/5): Very good - Handy location for my trip Shared bathroom
- Jeffers (9/5): Loverly room and friendly helpful host thank you - Didn't have breakfast as we needed to leave early but I like the idea of being able to get cereal to set you up for the day. Nothing it was all great.
- Colin (8/5): Very good -
- Colin (8/5): Very good -
- Scott (7/5): Good -
- Peter (10/5): I would definitely recommend staying here. - Nice light room. Big comfortable bed. Big TV with lots of different streaming services. Very good price. The bathroom and kitchen were shared and the breakfast very basic but you get what you pay for.
- Alastair (9/5): Best experience in Nottingham - Really well looked after by the host who obviously cared about the place. Very bright and clean in a quiet neighbourhood where parking was easy. Super comfortable bed. Good lighting and power sockets. If we had time the lounge looked comfortable. Great value for money. The steep stairs are well signed but be prepared to take care.
- Ikenna (8/5): Ok - Ok OK
- Daniel (6/5): Pleasant -
- James (10/5): Good - Very nice host. Very attentive. Nothing
- Stefan (10/5): Comfy little home stay - Room is very comfortable, decent sizes tv and in a quiet area. I will definitely stay again when in this area as it was great value for money.
- Shaila (10/5): Exceptional - Staff, cleanliness and the room . Less option in breakfast .
- Precious (10/5): Exceptional -
- Jak (7/5): Good -
- Daniel (8/5): Very good -
- Samantha (8/5): Very comfortable and enjoyable. Would definitely stay again. - It’s was beautifully decorated and very clean and tidy throughout the property. The bed and pillows were very comfortable and the tv in the room was top spec and an added bonus to what we expected. The owners were very welcoming and had excellent communication throughout the process of booking and stay, I feel they went above and beyond so I am very happy. Thank you very much. The stairs were steep, but manageable. The room I stayed in was at the front of the property and the blinds do not meet the edge of the window so unfortunately the street lamp outside did keep me awake on this occasion- maybe bigger blinds or curtains addition may help for light pollution in the future.
- Walker (1/5): There was smoking in the property the was ni flexibility with the checking tine - The fact that the property was clean The bathroom on the ground floor
The mattress was too soft
Ni hand towel in the bathroom or WC
The bathroom and toilet was locked from 3am and because I gave diabetes I need to use the toilet during the night
- K (7/5): Great for a night's stay - Smart, clean room No milk and not enough cereal available
Neighbour had their radio on all night, annoying
- Mcdonagh (1/5): Bad - Nothing The room smelled really bad like cigarettes stairs were very steep it said breakfast included but it's not it's just to go help yourself to cereal not good atall
