Guest Reviews
- Suzi (8/5): Good location but in need of some TLC - The unit was warm when we had the heatpump on. Comfy beds, although creaky. Good water pressure in shower. We didn't use the kitchen but it seemed well equipped.
Location was good for us and where we needed to be. Close to local cafes and train station.
We met the cleaner who was lovely. We hadn't quite checked out so she told us to take our time and she would come back. It's an old house so smelt a bit musty. It's the bottom part of the main house so doesn't get any sun. I would dispute that it is bright and airy, we found it dark.
Could do with a big tidy up and clean outside, I didn't want to stand on the deck. The driveway is overgrown so we left the car on the road. Just be aware of the clearway times.
Carpet could do with a steam clean and the top of the fridge was very dirty. It could all do with a spruce up.
It was ok for us. If you want a warm place to stay close to cafes and shops then this is a good place for the money. If you're after a bit more comfort then not so much.
- Tanaka (8/5): -
- Hayden (3/5): - Good shower pressure but leaked Bed had bed bugs in right bedroom and had to sleep in other bedroom, the property needed a good overall clean inside and out, people above were noisey till 2am, and train went past a lot at all hours, want be back
- Fiona (10/5): So central to Auckland, surrounded by great cafe and eateries. - Very clean and comfortable.
- Kerry (6/5): - Awesome location - really handy to Eden Park & Kingsland shops. Bus stops nearby. No insulation! Incredibly noisy from tenants upstairs - a real shame!
- Cameron (8/5): -
- Grant (8/5): -
- Kurt (5/5): - The location was great, good water pressure in the shower. Could constantly hear kids running around upstairs that would bang through the whole place.
Bathroom window latch was busted so the window wouldn't close, had to repair screw the latch back in myself.
Not guide to the house like how the AC functioned.
House was extremely cold and needed the AC on to not feel damp
- Marg (6/5): Overall pleasant experience. - Very clean. Handy to our conference venue. Very noisy tennants upstairs. Uncomfortable sofas - very low & difficult to get out of for seniors.
- DHRUV (7/5): -
- Candice (7/5): Great stay close to all the places we needed ! - Loved our stay here everything was clean and we especially loved the shower pressure which was top tier!! The people above us were extremely loud you could hear everything through the walls.
- Lorraine (5/5): Ok but would not repeat - Location convenient for our purposes. Superficially looks nice but mostly low quality minimal furnishings
Not well maintained and not particularly clean. Same outside - surroundings overgrown and a bit rough, exterior of building mouldy. Actually a basement apartment with S facing main areas and high scrub outside (we were there in mid summer). The 'deck' in the photos is an area off the bottom of the driveway, not connected to the apartment in any way.
Not well set up for multi-day stay, no guidance on rubbish or recycling, no spare bin bag, no change of towels (& only 1 tea towel, no teaspoons etc...), kitchen equipment/crockery random, no appearance that these things were monitored or standardised
Nil to little soundproofing from house above (intrusive)
Off street parking essential (street is clearway). The parking provided has difficult, steep access, not suitable for anything much more than a hatchback
And - we had a full grown cat fall from an insecure indoor ceiling hatch in the middle of a day! The owner arrived quickly at that point.....

- Mark (7/5): -
- Derek (9/5): -
- David (9/5): Beautiful, cosy and accessible place. Thank you! - Access and quiet despite being on the main road and near the train tracks N/A
- Faith (3/5): Manipulative & disruptive. - Had everything you needed in the kitchen. We could hear the wind through the windows, there were guest upstairs at the same time we booked downstairs & they were so disruptive. We could hear running around, things being thrown onto the wooden floors. It woke us up early hours in the morning & on one night was still going during late hours at night (after 10pm). It was really annoying & didn’t make the stay any better. The upstairs guests also parked on the driveway so we had to get out in the rain to tell them to move their car.
The place wasn’t vacuumed before we got there, we found a dead cockroach under the couch, chip crumbs under the rug, so we had to vacuum the whole carpet before getting to relax on the couches.
No outside lights for our guests to be able to see when coming down the driveway. It was so dark at night, such a pain.
Overall not a very good experience. The photos don’t advertise that it’s downstairs, below other guests so that was manipulative to begin with.
- Natalie (7/5): Overall a comfortable stay. Location great. - Location is great. Clean and tidy inside. Accommodated an early checkin. For the price paid the presentation of the outside of the property was disappointing. Needs a good wash and water blast. Driveway a little slippery.
- Briar (10/5): Absolutely beautiful place, host was super accommodating as my booking was last minute. Will definitely be booking again - Awesome location, as described, clean and tidy
- Lynne (8/5): Very good accommodation, parking and road access a bit tricky as exiting onto a busy road. -
- Lewey (5/5): Passable - It was dirty had horrible smell ants everywhere in the kitchen not enough towels to use for 4 people only thing good about the place was the shower
- Kim (6/5): Pleasant - Easy parking, code entry Could hear everything from the upstairs apartment
- Te (10/5): Thank you for our wonderful stay. We appreciated your communication regarding the cleaners, the alarm PIN and everything - The property was modern inside, it was clean and tidy, and the bathroom was well stocked. The shower pressure was amazing, and the beds were comfortable. Our favourite part about our stay was the ease of access to Eden Park and Kingsland shops, restaurants and bars. Probably how thin the walls are. You can hear the voices of the people in the upstairs unit and every step they take. This didn’t bother us too much though as we’re deep sleepers and our neighbours were very respectful.
- Sam (10/5): Stayed for laneway ‘25, was close to public transport, local eateries and cafes with good pricing and only a 20 minute w -
- Alisi (8/5): Was great would stay again - Clean comfortable place. Close to everything Narrow driveway and noise heard from people upstairs
- Kauv (7/5): Good - Clean house Small entrant for car and back of the house over
- Amy (8/5): Great location - Great location, so close to Eden Park. Nice to have an off-street carpark. Clean, tidy & quiet.
- Leigh (7/5): Noisy neighbours but nice size, clean and comfy - Nice size, was clean and had everything you needed and free parking, beds were comfy. Good locations easy to get an uber into town and you can see the sky tower from just down the road so we could watch the nye fireworks The upstairs neighbours were very loud don’t know if it’s another air bnb or they live there but the ceilings are paper thin so you hear everything
- Sunvee (3/5): Poor - I didn’t like the property at all. Old property, dirty sofa, bad smell. You will get upper floors sound walking and couldn’t sleep…!!
You can have much better property paying less than this budget. I didn’t like anything
- Daniela (1/5): Its the worst place I have EVER stayed in - Nothing I liked about this unit, it was the worst unit I've stayed at PLEASE DON'T MAKE THE SAME MISTAKE I DID!!!!
540B is a downstairs unit and not a house on its own, I was fooled to believe I was getting a house rather than a unit downstairs and you could hear everything from the unit above you.
The advertising of this unit is FALSE!!!
Firstly the address states 540 New North Road and at the end states 540B where it should read 540B New North Road.
The property information advertised states a beautiful home which is incorrect. It’s a unit. It states there is a beautiful view, again incorrect as the view was a train going past every 10 mins.
It states off-street parking, again incorrect as the off-street parking has restrictions so you cannot leave your car parked there overnight as it will get towed. On-street parking is stretching it as the driveway is narrow and you could not fit a big car down to the unit you are staying at.
I was disturbed by excessive noise from the unit upstairs during the day and night time hours, making it difficult to get a restful sleep. The noise I heard from upstairs was feet thumping like an elephant, furniture moving, people laughing and talking as if you were in the room with them. People having showers, doing the washing and even snoring.
No sound proofing was in the unit to prevent the noise.
Despite my attempts to resolve these matters during my stay by messaging the owner via text and phone call and through the booking.com website which have also been disappointing in resolving my issue, the issue remains unaddressed.
The owner is slow to respond, has poor communication, is appalling and disgusting dealing with your needs and does not resolve issues at all. She is rude and laughs at you when you are stating your dissatisfaction about the unit.
She stated that I could check out and find another place to stay at if I was dissatisfied which I found that she was so inconsiderate and did not care for my welfare.
This unit needs major improvement
- Joshua (9/5): Superb - - cool view
- cute cat
- spacious - somewhat difficult parking
- Haicheng (4/5): The hygiene and environment of the room is still very good, only the neighbours are too noisy during the weekend and the - Everything is perfect but the noise from upstair. The home is located downstairs from another home, and the upstairs parties every Friday through Sunday, even until 4 or 5 in the morning.
Also the soundproofing of the room was poor and snoring could be heard upstairs
- Rachel (7/5): Great location, good value for money - We were going to a concert at Eden Park so the location was perfect. An easy walk to restaurants and to the stadium. Apartment was spacious and comfortable. Worth a look if you need accommodation close to Eden Park. Parking onsite too! Would stay again if its available when we're in town for another event. Great that there is parking (not always an easy find in AKL) but the driveway is very narrow and small area to park in - don't take a ute! The apartment is downstairs in a big house and you can hear people upstairs moving around, scraping chairs across the floor etc. I think the two places are owned by the same people so suggest putting some rugs down, or something onto bottom of chairs upstairs so they're less noisy please.
- Nikki (9/5): Superb -
- Rodney (8/5): Very good - n/a n/a
- Rachen (6/5): Pleasant -
