There are no instructions on how to turn on anything in the apartment. It look my husband an hour to figure out the water heater. I had to look up videos for the washing machine. There were only 3 plates which seemed odd. There was no WiFi info and we had to call about it. It’s was difficult to get thru to the man on the phone what we were trying to say. He kept telling us to look at the registration email which had no WiFi info in it. Then he said he would email us, which we couldn’t access because there was no WiFi. We finally got him to give us the WiFi info over the phone. It took way too long.

Tidy and clean with good facilities - had a washing machine and dryer which was wonderful. Extra linen in cupboards if required. Easy to find and close to shops, restaurants and train station. Hosts were quick to reply. Not really an issue but the bath towels provided are quite small - maybe half the size of a regular bath towel so hard to dry yourself but otherwise nil issues.

- Maia (6/5): Great location and clean, functional apartment — but not ideal for larger groups due to bathroom and lack of rooms - The location is excellent — Akasaka is a fantastic area and the metro is very close by, making it easy to get around Tokyo. The apartment itself was clean, well maintained, and easy to access and use. Despite the apartment appearing to accommodate up to 10 guests, there is only one very small bathroom and WC. We stayed as a family of five and found this quite challenging, particularly when bathing children and getting everyone ready.
The layout is also a little unusual, with limited internal doors, so privacy is minimal. This worked for us as a family, but it may not suit groups who need more separation.
While there were plenty of towels provided, they were very small — they barely covered my 7-year-old daughter. Larger bath towels would make a big difference and would be a worthwhile improvement for the host.
- Jennifer (9/5): Excellent and we’re happy to book it again! - The location is great - close to 2 subway stations and surrounded my lots of food options. The unit was clean and modern, good for our family of 5. Everything works well and has a good washer and dryer too. There is nothing that we don’t like about the property except maybe for a few small things like proper sized bath towels (the ones we got were more like hand towels), some extra pillows and bath rugs. Also, when it’s raining would be nice to have a non slip mat at the entrance of the building.

- Corrine (9/5): Great stay in Akasaka - Great apartment in an excellent location. Great having a separate bedroom for our family. The bedroom with 2 single beds is large. The other bedroom has a double bed at best. Loved having a lift in the building, one less set of stairs to climb at the end of the day.
- Z.O.U (6/5): Manque de meubles - L’emplacement bien positionné au centre de Tokyo et facilement accessible depuis les plus grands centres d’intérêt de Tokyo. Maison moderne mais très mal équipé. Aucun placard ou penderie pour ranger ses affaires, même pas un porte manteau pour sa veste. Les seules armoires de la maison sont fermé à clé pour stocker du matériel. À part une table de chevet dans une seule chambre et la table ronde dans le salon, il n’y a rien pour déposer ses affaires. Dans une chambre, il n’y a tellement rien que la télécommande est posée sur le lit (on est supposé dormir avec la télécommande ???). Pour achever le tout, il y avait des gros sacs remplis d’affaires dans la cuisine qui prenait une place non négligeable. Bien sûr, ce n’était pas visible sur les photo de l’appartement.
La télévision est en fait un écran de projection tactile pour une salle de réunion. La télécommande ne permettait pas naviguer dans les applications. Il fallait se lever et appuis sur l’écran pour naviguer dans Netflix. Pas du tout pratique.
L’hôte avait oublié de nous envoyer le mail avec les informations pour entrer dans le bâtiment. Nous avons dû attendre 30 minutes sous la pluie et le froid avant d’avoir les informations (très compliqué aussi de s’y retourner avec les nombreux mail envoyés par Booking !).
La vaisselle uniquement constitué de goblets, tasses et assiettes en plastique.
Bref c’est un logement qui pourrait être très confortable qui manque d’investissement de la part du propriétaire.

They supplied 1 1/2 rolls of toilet paper for four people for 4 days. No WIFI, had to hotspot television. No dishcloths for washing up. Couldn’t use stove. Lots of rules & fines for your stay. Extremely noisy upstairs neighbours, loud talking, scraping chairs, went till midnight and started again at 5.15am.
Uncomfortable beds & pillows. We paid a lot less in our 12 days in Japan and got a lot more.
It is a great area but a bit overpriced for what you get.

Entry was complicated and osner wanted extra selfies of us all on an ilad when we arrived-even after I's sent the passport info. There was only two old towdls for 4 of us. It took many messages requesting towdls. They eventually left two more on the second day and they were also brown and thin/old. The least you would expect is towels!
Kitchen was bare- plastic cups, bowls and no knives. Grill didn t work. Very small master bedroom and bed, with small duvet. Half a toilet roll left-had to find tissues. Couldn't work out tv.. wasted a lot of time sorting stuff out, so not very relaxing/enjoyable.

Forks and chopsticks provided but no table knives. Washing machine was great, but some washing liquid would have been nice - other places with washing machines provided it.
- Sarianna (5/5): Location excellent, apartment needs improvement - Location excellent: close to several metro lines, restaurants and convenience stores, yet in a quiet alley to allow good sleep. Two real separate bedrooms. Good air conditioning. If this is what you are looking for, this might be your place. Note that you will need to bring your own slippers, buy your toilet paper (only 1 roll available regardless of the length of your stay), bring extra pillows if needed (only 1 per person available) and bring extra towels if required. Room 201 does not have the facilities mentioned in the order confirmation (at least October '24). It does not have a dining table. We ended up having our breakfasts on the desks and the couch. You can't use the oven / grill. The room does not have a closet (only a small cabinet (not full-length) which is full when you hang 4 coats there), so our clothes ended up on the couch and lived off of the suitcases for 10 days. The closet in current pic 27 is locked (unavailable) in room 201. Towels are worn thin and smell bad. We bought more towels. The washing machine cabinet we opened once but it stinks so bad that we did not dare to open it again (plumbing problems? issue with moisture?) and still the bad smell was reaking into the room. There is no place to dry your towels after the shower.
The place has potential but would definitely need a lot of work and at least honesty in the order confirmation.
Our photo is of the living area where we had to have our stuff hanging around in the absence of the closet. Also you can see that the "view" which means walls surrounding the balcony.
We shared the issues with the property but no improvement during our stay. The staff seem unable to help with anything and it is very difficult to get any support in English on the phone.
- Captain (6/5): can't use for business without an invoice. - location is ok, just outside of the busy area. security to enter front door and apt door is easy. only 2 outlets for the living room and kitchen - kind of strange... No outlet in the kitchen for a kettle. Kind of light on the utensils.
Oh, and good luck getting an invoice, you're stuck with proof of payment receipt from Booking.com only. So if you are submitting an expense report, good luck in getting it approved. The only detail you can print out is the summary of the stay which is not a receipt.
- Alastair (8/5): Fantastic location and enough room for a family. - Fantastic location. Close to metro stations and a 7/11. Nice local area too with many restaurants. A compact apartment but nice to have more room for a family compared to a hotel room for a similar price. Place was clean and comfortable. Check in instructions could be simplified but easy enough to work out. Towels could be better.

NO toilette papers provided. you have to bring your own. This guy wants to save money and doesnt provide papers. No instructions on how to use all the devices in the apt which are all written in Japanese. Other places we stayed in had a full booklet of instructions but here no such instructions provided. When I asked the owner how to use the check in QR code he said read the instructions but the instructions were not clear but he said read the instructions again. Not a good guy in explaning things well.

- Jerel (8/5): Good enough if you are looking for an entire apartment rather than 2 hotel rooms. - The location was great. It is in the middle of 2 stations (Akasaka and Akasaka-Mitsuke), which is sufficient to get you to most places in Tokyo. Only 1 toilet roll was provided for 6 days of stay. Like others said, cleanliness could be improved as dust balls were quite obvious. Lastly, some hooks or racks in the toilets would be nice.

Pick elsewhere! - The location was good (short walk to Akasaka station on Chiyoda line), but definitely not worth the price or the trouble of staying here. Laundry machine and dryer were good. Basically felt like I was living in a college frat kid dorm and NOT in a good way. Sheets had literal green puke / poop on them (although it might have been cleaned, the stain was very visible (photo attached) and my kids and I were grossed out when we flipped the sheet and saw it. At least have the decency to replace the sheets!!). Barethreaded towels. Dust bunnies under bed. Living room pillows had questionable stains on them.
No thought to how to actually be comfortable here - no towel racks in the bathrooms or anywhere to really put anything, 3 set of dishwares and utensils under the sink rather than in actual drawers (not enough for four people), desk lamp set up on the floor (fire risk and sad for paying over $250 a night!!), no paper towels, convoluted entry lock system, wifi code given only after I had to request it from host, random box in the corner of the living room which the host said was an emergency ladder (at least can you put it in a closet??), entire master bedroom closet locked off so cannot use. No place to hang anything or put drawers. Bathtub didn't fill up properly although the hot water worked. The unit is a very awkward layout too and very poor natural lighting.
For the price of this airbnb just book 2 bedrooms in a hotel instead and you will be better off. I needed to be in the specific location so I booked even though I saw questionable reviews, but now I wish I had heeded the bad reviews and just booked a hotel in the area for my family instead. I have stayed at several good airbnb types in Japan and this was not one of them. On top of it, I notified the host about the dirty sheets the first night we arrived and there was no attempt to actually do anything about it. Must be a frequent complaint.

The complex feels very safe and front entrance automatically locks. There is a small lift.

The kitchenette was lacking a great deal. (see Photos) I’m a vegetarian which is hard to find in Japan so we wanted an apartment to make some meals.
The plates, mugs, drinking cups and bowls are plastic (4 of each) YOU ARE NOT ALLOWED TO USE THE GRILL 🤦♀️
Only one pillow per bed. No extras. Beds were hard but that’s just a preference thing. My partner liked them.
Suggest you use google translate app , it will save your sanity as there is no file in English for the appliances (washing machine, aircon remote controls etc (I felt like the tenant from hell constantly messaging them 🤦♀️ )

- Hannah (3/5): Don’t stay here. Not comfortable and not safe - location A man walked into our apartment at 7:30am one morning. The lift opens directly into the apartment and someone just walked in, they didn’t stop when they saw our shoes and belongings and just carried on into the main living space. I reported this to the owner who apologies and said it was a member of staff. It was horrible to think that someone had access to our apartment. Especially as we are travelling with a baby.
The apartment was dirty, there were hairs all over the floor. The sofa didn’t have proper cushions so was very uncomfortable. It was not very welcoming or homely. The kitchen equipment was so basic that you couldn’t even enjoy using the facilities. The soap packets were just dumped on the bed. It could be such a lovely place but no care has been given for the comfort of the guests. It is very expensive for what it is. I would not recommend at all.

It was freezing and dark and dingy - we left 3 days into our 8 day stay and found other accommodation. No on site staff and no partial refund provided after we requested it. Booking.com never responded to our request either.

Location is great - just a stroll to restaurants and shops and the metro station. Spotlessly clean too Would recommend guests bring slippers as shoes aren’t allowed in the apartment and the tiled floor is very cold especially in winter.

Close to many restaurants and subway. Lack of English instructions, didn’t like the plastic cups and plates, no power point in kitchen for the kettle.

Very centrally located in Akasaka - 30 seconds walk away from restaurants (try the ramen downstairs) and convenience stores. The arrival instructions on how to initially open the letterbox (before owning the key box) were confusing, and we found another group of travellers facing the same issue on a later evening who we managed to help out. I’m sure it’s a repeated problem.
You also need to complete the pre arrival check-in online form before the arrival instructions pdf is issued to you - which wasn’t all that clear from the booking.com initial booking confirmation notes.

The apartment was clean modern and a good size for 4 people. We enjoyed every moment at the apartment in Akasaka Tokyo Plates and cups were plastic.

Disappointed that after I paid to have a scarf I left behind mailed it was returned ands I was asked to pay more than the original cost to have it reshipped. This, after I requested that I could pick it up personally when I returned to Tokyo and was told it needed to be mailed.

- Miya (9/5): Tons of restaurants, convenience stores, pharmacies, and subway stations within 2-10 minutes walk. - Location was fabulous but still quiet at night. Bath was great but might be challenging for non-JP speakers. Beds were very comfortable. Overall the apartment felt very new and clean. Not asked to start the laundry upon checkout-- we simply tidied up. Messages were quickly responded to even after business hours. Dishes and cups were nothing fancy. Bathroom sink area was tight, a shelf would have helped. No coffee table in our unit but maybe it hasn't been completely furnished yet(Oct 23). No early check-in or late out accepted, even though Booking.com prompts us to ask for it.

Brand new apartment with comfortable beds and quality furnishings in a great location. Stayed 8 nights.
Dining table was a good size and chairs were comfortable. It was good for eating breakfast and doing computer work.
The living room was bright in the daytime and spacious. Very comfortable. Nice sofa.
Bedrooms were small, but there was enough room to get around. Cupboard space was good in one bedroom.
Water pressure in the shower (but not the bath) was good. Size of the bathroom was good.
Location is excellent for tourists. It is within walking distance of three subway stations. There are hundreds of restaurants within a few minutes walk. The area is colourful and lively, yet the apartment is totally quiet.
The manager was responsive to our questions. We communicated with booking.com messages. We usually got a prompt response.
Wifi was strong and reliable. It only failed once and power off/on fixed it. However, I had never seen this type of wall fitting router. It took a bit of hunting to find it (near the sofa) and I had to photograph the password and expand it on my phone in order to read it, the letters were so tiny.
One last point: Getting to the apartment from Narita. Google maps suggested going to Akasaka station and walking from there. This requires a ten minute walk to the Chiyoda line. However, it would be far easier to take the Skyliner to Ueno and the Ginza line to Akasaka-Mitsuke, the walk from which to the apartment is almost the same as the walk from Akasaka station. We went back to Nartia this way. It was seamless. I didn't like:
Instructions for getting the key from the mailbox were a bit vague. 'Rotate the nob 7 twice this way and 8 once that way'. There was no marker on the panel behind the knob to indicate a starting point. I got quite frustrated with it at 11pm, after more than 12 hours travelling. Luckily the wife worked it out.
The apartment is over-technical. The lock on the stair exit door was battery operated and after a few days a voice from the door handle started babbling a message every minute. I sent a video of the phenomenon to the manager, who told us that the batteries needed changing. We changed the batteries and the voice stopped, but within a few hours turned into an intermittent chiming sound.
The hot water heater and the bath in the bathroom are controlled by an electrical panel. This is standard in Japan. But to a foreigner it is daunting if you don't read Japanese. We got the shower working but I never figured out the bath.
The lift opens right into the apartment. The front door is like a fire exit and we never used it. It took a while to work out that the whole floor was the apartment. We kept opening doors wondering why they weren't locked and which one was the entrance to the apartment. Then it dawned: the white key card for the lift is all you need to enter the apartment.
The kitchen is a nice size, but it was inadequately stocked with utensils. The only knife was a carving knife. I used it to spread butter. We went to the Can Do shop nearby and bought a few 100 yen wine glasses. I didn't like plastic plates and cups. That was a bit cheap for such a nice apartment.
The apartment contained several notices warning you that you would fined if you smoked inside or outside or failed to separate garbage. This was a bit heavy handed and of dubious legal effect. I had no idea what type of plastic was recyclable and which was not and I couldn't see the point of prohibiting smoking on the balcony of the top floor.
- Elisa (6/5): The 2 lockers is not easy to understand. Host should say key card works for main & room door. - Akasaka Mitsuke is a great location. If the apartment will have one roll of spare toilet paper will be better. We walk in to an apartment for 3-4 people's stay but the toilet paper roll in toilet is above to finish so the host is not very thoughtful.
