Guest Reviews
- Jelena (1/5): Disgusting, health and safety nightmare - New Beach is a friendly park, staff were happy to help
The location was beautiful with turquoise sea. There was mould which set off my asthma, pee stain on the settee covering, freezer door broke so lost a weeks worth of meat, the grill didn't work, grease and mould on the cooker, large stain on bedroom floor, parts of floor held together with gaffa tape, thick mould in shower door, drawer front missing, veneer missing and peeling of from cupboards, a health and safety nightmare. The owner was rude and very uncooperative when I complained and even insisted there was nothing wrong with it.
Booking.com didn't mention having to cross an extremely busy road, and then so many steps up and down to the beach, which I simply couldn't do with my sore hips.
- Jamie (7/5): -
- Tyler (10/5): - It was perfect to use for a stopgap although I would definitely book again for a longer stay, as it provides everything you need, if you want luxury then don’t look for the cheap🤷🏼♀️
- Lorraine (9/5): We will book again, very convenient - Location and quiet
- James (10/5): - Good size,
Very comfy,
Good location from facilities Nothing
- Bill (1/5): - Nothing. Host Advertises A low rent so they don't have to pay booking com fees. The host then will email you and tell you that they are not renting at that price and are going to let the website know they have cancelled due to a price error. When you arrange another a alternative you start getting message from the host about gas and electric being £25 plus £25 for linen rental etc before they will give you the code for the caravan. Scammers at their worst. The way this scam is handled
- luca (1/5): A filthy caravan, false accusations from the host, and an experience I wouldn’t wish on anyone - NOTHING I booked this caravan for one night but left shortly after arriving because the level of hygiene was unacceptable. The place was dirty, unhygienic, and not somewhere anyone would reasonably want to spend the night. I didn’t stay, and I have proof of this through both CCTV and tracking data. Cobweb & Spider Galore! And grease and dust, and smells old and rotten when you walk in.
I kindly sen the host a message upon leaving at 21:20 explaining that we’re leaving due to the cleanliness, I was not after my money back as it was only £40! I just wanted to make them aware that we had left.
THEN…
The host’s false accusations, claiming I stayed and left the caravan in a mess. This is completely untrue, and I have hard evidence to prove otherwise. Reading other reviews, I now see that similar issues have been raised, so this isn’t an isolated case.
This experience was stressful, disappointing, and absolutely not what I paid for. I would strongly advise anyone considering this property to think twice.

- Gary (1/5): - Just about everything actually the refrigerator didn’t work. Two of the burners on the stove and stove didn’t work. The grill didn’t work. I couldn’t get the fire to start. The beds were totally uncomfortable that I ended up sleeping on the couch and they had the audacity to charge me £20 extra for the little dog who is cleaner than anything in that place Totally disappointed
- Susan (8/5): -
- Tierney (1/5): - Nothing about this carvan is worth liking The Caravan was horrendous, the bed was broken there were holes in the wall, the windows didn't work properly.
- Rohit (7/5): -
- Mihai (2/5): - The caravan is dirty, sticky and kids room smells pee. Very disappointed
- vanessa (1/5): Unsafe - I was at this caravan all of 3 hours and the worst place I ever stayed in.
It was dangerous the cooker exploded in my daughters face and my partner was blown across the other side of the caravan, the park attendant at to turn off gas supply and disconnect the cooler I was left in no situation but to leave this caravan with my family and contacted the owner the next day because we were extremely exhausted after travelling from London, after approaching the owner of the caravan explaining what had happened and requested a refund she replied with it’s never happened before and she had a gas safety check done just before I then went onto asking her for a copy and got ignored her reply was speak to booking.com
I understand you get what you pay for but I don’t expect to nearly get killed. I didn’t like anything
- Wayne (2/5): -
- Sebastian (9/5): Superb -
- Emily (9/5): Lovely stay - All of the facilities you need for a lovely trip away for two. Gass cooker, fridge, great shower. Great value for money! Could do with a bit of renovating
- Aaron (8/5): Very good - The location and all the local amenities available Nothing
- Edward (1/5): Disaster - Hot shower Bed was broken so had to sleep in lounge , smells , floor was sticky and if I walked round with socks off bottom off feet was black , place was falling apart and to top it off there to charge me £90 for things I didn't break
- Stephen (6/5): Pleasant -
- Kirsty (3/5): In dire need of a freshen up. - Good price for a one night stop between travels Very outdated and in dire need of a freshen up. Clear signs of mould and tape holding things together. Twin beds are not very long (I'm 5ft6 and feet were touching the wall). Can feel the springs in the mattresses. The double room had holes in the wall, and again, the mattress is old and dipped in the middle. Also, curtains are light in the rooms, so if you're a light sleeper, the sunlight will wake you.
Kicthen was clean enough, but the draw front was missing, and the fridge smelled awful when opened.
Directions to the caravan could have been made clearer. It's a very large caravan site. No one in the site office/pub could help as it's a private rental. However, the host did reply to messages and was very helpful.
But it was OK for one night to rest our heads between long drives.
- Patrick (4/5): Disappointing - Nice area, only a few meters from the ocean. A pub right next to the caravan, bed was more comfy than expected Bit old-fashioned, maybe needs some minor repairs, electricity and gas not included, no sheets available
- Cherie (8/5): You get what you pay for .. cheap & cheerful:) - Value for money , had everything you needed Uneven floor..
- Lee (1/5): Bad - Location Was not vaule for money won't be staying here again
- William (10/5): Perfect 👌 - Location was just right Mattress could’ve been a bit firmer
- Matt (2/5): Very poor - I liked that we could park so close The smell of the caravan the cleanliness of the caravan it smelt damp and mouldy there was also signs of mould by one of the doors damage to the bathroom mirror the fire produced no warmth 1 of the radiators didn't work the other no warmth the double bed had almost collapsed.in the middle we ended up sleeping on the living room floor and therr was previous dirty laundry left (socks)
- Clinton (4/5): Budget friendly yet could have been better - location is the best - To my disappointment, the stay did not have a functional gas connection. While a late check-out and a blanket were offered as a complimentary gesture, it seemed the host was not adequately prepared to welcome guests. The rooms were shabby and had a strong unpleasant odor.
The only positive was the nearby bar cum restaurant. However, it was very difficult to connect with the host—I had to make multiple calls and send voice messages before getting a response.
Considering the amount paid, the stay was acceptable, but basic improvements like using room fresheners and providing better cots with comfortable mattresses would make a big difference. Room smell, cot & bed
- Cs (4/5): Disappointing - Lovely spot Could do with a bit of upgrading, the curtains looked a mess and didn't fit the windows, the throws on the couch could do with a was and to advise to bring the basic condiment eg salt , pepper, tomato sauce etc ,also not washing up clothes and tea towels
- Dawn (2/5): Very poor - Bit dated and wasn’t very clean very cold as oil radiators didn’t work well
- April (1/5): Awful! - Was absolutely freezing the property was advertised as having heating, there was a gas fire but it didn’t work properly and 2 very small plug in radiators! On arrival we was given the wrong access code and the owner took agars to get back to us with the correct one! There was a leak in the bathroom! The duvet provided had holes in it! The windows were really drafty Ann’s the whole place was tatty and outdated!
- Victoria (10/5): Exceptional -
- Steven (1/5): Bad - Clean, £30 a night Freezing cold, no heating, actually colder inside than outside, I came away being ill! Water pipe frozen 1 night so I had water.
- Paris (1/5): Bad -
- Fionna (6/5): Pleasant - We were grateful to stay but were surprised at how chaotic it was inside.
Could be tidied up and cobwebs got rid of?
Mould in corner of bedroom.
Mirror in bathroom needs replacing in our opinion.
The shelf in over is an expandable one and kept collapsing leaving me with a burn on my hand.
- Elizabeth (8/5): Very good -
- Joe (1/5): Shit - I didn't like anything I stayed 1 night and they refused me to stay the other 2 when I paid for all 3 I didn't receive a refund or anything for there own fault
- Monique (6/5): Polite owner, basic facilities - Nice location, nice pub food next door, lots of dvds in the caravan Expensive to pay for my cat. Ran out of gas, (though replacement was quick but) , boiler defective so we froze anyway and had no hot water other than the kettle, hole under one seat pad. Found trousers under the bed, a little mouldy in the corner of main bedroom. It's cheap so it's basic , It was the lowest price in my search so Kudos for that. Way better to go in sunny weather and be sure to have your own internet and/or mobile data.
- Ades (5/5): Cheap - It was cheap I forgot a towel and none were at the van (I had requested no linen) so it wasn't the landlords fault
The curtains were a sorry state
- Paul (1/5): Crap - Crap Crap
- Victoria (8/5): Very good -
- Holly (3/5): Poor -
- Rebecca (6/5): Pleasant - location good and parking close to caravan
value for money
comunication was great and easy to use code safe It was cold but to be expected from an older van heaters were avaliable
- Laurna (9/5): Great value for a cheap getaway. The place has everything you need sand the host is very friendly 😊 - It was near the beach and the facilities on the park were great. The shower was good and beds are comfortable. For the price the caravan was great value and we would visit again. Many thanks 😊 There wasn’t enough plug sockets would be my only grip so next time I would bring an extension lead. Due to the weather it was a little chilli but heaters were available in the caravan so once it warmed up it was good.
- Mark (7/5): Good -
- Mrs (9/5): Holiday - Locația foarte frumoasa. No bin,no bin bag.
- Angela (1/5): Disappointing and not worth the amount paid. - New park caravan site is a good location. The fridge was clean. The caravan appears extremely old, not matching the pictures as advertised. The shower fell off the shower wall and we couldn’t shower. This has previously been mentioned in past reviews. The caravan had a rather horrible musky smell and there were dried old flowers in a beer glass in the main bedroom. The table in the main part of the caravan didn’t stay up.
- Shea (10/5): Exceptional -
- Pat (1/5): The worst place I have ever stayed in - The location The oven was so filthy we couldn’t use it the cutlery drawer was missing and in a tray on top of the oven the shower was broken and hanging off the wall the window in the twin room was stuck open. There was mismatched crockery which was awful the toaster was all rusty there was no bin anywhere on the property or bin liners the curtain in the twin room was hanging off the rail one of the doors in the kitchen wouldn’t open the glasses in the cupboard were tacky and dirty so I had to wash them all before we could use them and the cupboard doors were all sticky so I washed them all too. The wardrobe in the twin room was stuffed full of excess pillows and duvets so in order to hang his shirts I had to pull them all out . The seat behind the table must have had springs or something missing because it sank when we sat down to eat. Normally the owners would leave at least a toilet roll but not here in short I have never seen anything as bad as this before this is the first time I have ever made a bad review
- Darren (5/5): Passable -
- Hatti (5/5): In all was great value really ,staff very nice - Liked the fact was tucked away and crossed road and on beach front The fridge was not working very well and some tape used to hold a lot together was not in great repair as old
- Robfar (8/5): Very good -
- Nikki (7/5): Good -
- Thomas (6/5): Pleasant - Fantastic location near car park and Bar. Bed was comfy . Booking and check in simple Unfortunately this caravan is very tired dated and showing signs of wear and diy repairs. If it was replaced with a newer model the owner could achieve a much higher rental rate. I think many bookers would be very disappointed if this was booked for a holiday
- Nicky (1/5): not happy and wouldnt reccommend - Arrived at the caravan to find there was no electricity, Tried fuse box but they were all on rang the owner numerous times eventually they rang back and told us to check fuse box was upright which it was and then said it had happened before not long ago. Tried fuses again and lights flicked on then went straight back off again and couldn't get it back on. There was also no heating due to having no electric so it was very cold and couldn't stay so then had to find somewhere else last minute and late at night.Having electricity and heating or for the owners to send someone down to rectify the issue but that didn't happen we was supposed to try and some how get things working would not book again
- Warren (9/5): Very conveniently placed for an overnight stay before catching a ferry from Dover. - Conveniently placed, everything you needed , very friendly and helpful owner Bearing in mind the low cost of this accommodation it would be silly to pick fault with it.
- Vicci (6/5): Pleasant - How easy it was to access all areas of the park Wasn't much I didn't like it just needs a little tlc put into it. Was clean, and we enjoyed our stay. I would go back again
- Becky (10/5): Good value for money - Central
- Aayush (10/5): Exceptional -
- Rachel (3/5): Poor -
- Chelsea (1/5): Bad - The holiday park was brilliant Caravan is not livable .. floor is so damp uts fallen through and is taped up... boiler is unsafe .. fire alarm doesn't work and shower is mouldy
- Julie (8/5): Great value for a last minute break. - Very spacious and although it’s basic it served its purpose well. It has everything you need.
The quilts and pillow were provided we just needed to take our bedding and towels.
It has parking in the pub car park literally diagonal to the caravan. It’s in a quiet area so you’re not disturbed. It’s only a short walk to the park swimming pool and club house.
Park passes can be purchased at reception. We paid adult £6 kids £4 which is great value as it includes swimming (normally bookable but they fitted us in!) and the use of the facilities including arcades, club house and hire of the Dino trucks on site.
- Lisa (8/5): Very good -
- Claudia (1/5): The owner was the problem, she came at about 9.45AM and knock the door asking us to leave because she had another bookin - The owner was the problem, she came at about 9.45AM and knock the door asking us to leave because she had another booking at 1.00PM, while my confirmation email send by booking, and on my booking reservation said that the checkout was between 10AM and 12AM. I show her the check out time slot and she only said " I don t care it is 10 AM I have another booking" . Very disappointed!!! She stayed outside of the property looking at us by the window until we get out!
- Pawel (10/5): Exceptional -
- Leah (1/5): Still no refund - Nothing as didn’t stay there!! Didn’t get my refund!!
- Robert (8/5): Very good -
- Andrew (3/5): Be careful - ....... Dampness......when walked into caravan, all soft furnishings were damp.
Even our clothes in morning were damp.
Didn't get correct key code, rang 4 times but only got reply once I text them the problem.
Sorry bug won't return.
- Faron (9/5): Superb -
- Roy (1/5): Went home early - Nothing Given wrong key munger to start with freezing cold inside mould everywhere drawer missing very bad
- Hew (2/5): Will never ever stay there again - Nothing at all was very glad to go home Because it was freezing cold and floor was given way buy main door
- Nichola (3/5): I wouldn’t rush back - It’s situation was ideal for my needs Very basic, I wouldn’t want to have had to share. Luckily I’d brought all my own bedding. Barely enough crockery but again enough for my needs. Shower detached after 1st use everything could be replaced/updated at vey little cost to make the whole place better. It was all very tired
- Louise (1/5): Bad - DO NOT STAY HERE PLACE IS EXTREMELY DIRTY , NO PRIVACY HERE CURTAINS DONT FIT WINDOWS VENTS ARE DISGUSTING , BED UNCOMFORTABLE, HAD TO BOIL KETTLE TO HAVE A WASH AS BOILER WASNT WORKING , WAS KICKED OUT AT 10AM EVEN THOUGH I AGREED WITH OWNER FOR 5pm AS I WAS WORKING. AMAS THREATENED WITH LOCKSMITH, EVEN THOUGH KEY WAS RETURNED, MY BRAND NEW Mercedes WAS KEYED HERE I
NOT HAPPY HAD TO WORK FROM MY CAR UNTIL MY LUNCH BREAK AND OWNER STRANGE WOMAN WAS FILMING ME WHEN I WAS SITTING IN MY CAR THIS CARAVAN SHOULD NOT NE LET OUT TO ANY PERSON DISGRACE
- Lee (1/5): The worst caravan I have ever seen - Nothing Whilst the owner can’t be held responsible for the bad weather the main bed was soaking due to a leak in the ceiling. I stayed for a few hours and left. It needs a thorough clean
- Dean (1/5): Dont bother - Nothing The caravan had a strange smell, no bed sheets , no towels and we cancelled the trip and decided to stay in folkstone. I called up to let her know but then ignored myself and booking.com about waiving the cancellation fee and issuing a refund.
- Hilary (8/5): good location and nice size caravan - good size caravan in a good location near to the beach the heating could of been better as was a bit cold when i stayed and the gas heater didnet work properly but she did provide other heaters
- Flynn (1/5): Bad - This was the worst experience of my life, had to to leave straight away!! Took 2 children, paid £207 for a smoke stained yellow walls originally white also including the worst rotten smell!!! Disgusting how a human being can put this caravan out for hire???? Booking .com refuse to refund me and find it funny. Booking .com are the worst!!!!! I have a 3min video of the caravan and Booking. Com have no facilities to receive it ??? Please stay away from this caravan and Booking. Com fraudsters. Everything
- Billings (7/5): great stay, lovely owner. - lovely owner, caravan is cosy and close to the neptune which serves good food, great price too. nothing, was great
- Baker (7/5): Good space 4 little money - Location, price and helpful lady on the phone No towels or bed linen, I'd of been happy 2 pay a bit more . And the TV didn't work
- Marius (1/5): Bad -
- Ion (1/5): Bad - Big smelling inside caravan , the owner must scrapped they caravan
- Kurtis (5/5): I would go back too new beach holiday park but not stay in this trailer. - Location, facilities arcades for kids and entertainment is great Im not one to normally moan BUT....The cleanliness of the caravan itself which I believe is privately owned was disappointing to look at on the outside(at least a jetwash would be good) then once inside a musky smell, not very clean and everything very dated. Probably the oldest trailer on the site. I would go back too new beach holiday park but not stay in this trailer.
