- Brian (9/5): Most enjoyable - Great host. Very friendly chatty and helpful. Bedroom was comfortable and spotlessly clean. All eight guests sat down together at the one big table for dinner, a wonderful catalyst for interesting conversation, stories and laughter. A perfect stopover for visiting Hadrian’s Wall. Nothing that I can think of.
- Kevin (10/5): Excellent, fun and great value for money. - Location is very remote and perfect for touring the area and in particular hiking. Our room had a perfect bath for soaking tired limbs.
Welcome, like our host, was fabulous and warm. Many interesting pictures and ornaments to admire. All guests tend to dine together and this adds to the experience. Recommend booking the evening meal, quality, taste and value for money are excellent.
Breakfast was superb with many home made products. All food, whenever feasible, is sourced locally and very tasty.
Charlotte is a wonderful host and full of fun. A longer stay
- Tyla (9/5): Refreshed - It was in a lovely location, and clean and well presented Didn’t have a bath in the room, however there probably isn’t space for one.
- Karen (10/5): Exceptional - Exceptional. The perfect place to stay if you are walking the wall

Nothing

Thank you Charlotte and Peanut for the most warm, cosy, welcoming and delicious stay we had ! We don't think hosting can get any better than this
An EXCELLENT ending of our 9 day road trip through Scotland.
Signing up / booking dinner is HIGHLY recommended! It is all homemade and simply mouth-watering good stuff. Charlotte is an amazing home-chef.
The rural cosiness of the farmhouse and surroundings is very welcoming and quietness simply deafening. There is nothing we can think of, except maybe that we didn't like that we had to leave the next day.
If we didn't need to catch the ferry back to Holland, we'd signed up for a few more days.
- Maryam (9/5): Superb - Beautiful, clean and spacious property with a lovely garden. Charlotte and Peanut were wonderful hostesses. Enjoyed eating dinner together with the other guests at a communal table. Not flexible breakfast time.
- Susan (10/5): Exceptional - It was wow from seeing the accommodation on arrival from the gate to leaving the next day Nothing , would liked to have stayed longer
- Nicola (10/5): Exceptional property and food - The farmhouse was far beyond our expectations. It was situated in a lovely location and both Charlotte and Peanut were very welcoming. The room was lovely with a large shower and bathroom and biscuits and bottles of water as well as tea and coffee were provided. We were offered the option to have a three course meal on the night of our stay which we accepted and that was a great decision as the food was amazing. The breakfast that we had the next morning was really high quality and we had plenty to eat. This is one of the best properties that I've stayed in when using Booking.com and I would highly recommend it to anybody. I could honestly say there were no areas for improvement during our stay.
- Nigel (10/5): Exceptional -
- Walker_in_the_woods (10/5): Lovely stay in a beautiful house with an excellent host - Excellent full cooked english breakfast. And self-made marmelades. We also took a great pack-lunch for the hike.
- Laurent (9/5): Not just another brick in the wall... a very special treat - Everything. Charlotte, the host, is very welcoming (and has a cute little dog too, Peanut). The rooms are perfect, large, clean, clear and quite comfy. The location is magnificent, just next door to Lanercost Priory and very quiet. Dinner, cooked by Charlotte, was absolutely great, and also an opportunity to spend some good time with the other guests. Nothing.
- Ursula (10/5): pure pleasure and very entertaining 😂 - it‘s spacious and you can sit in the lounge with the host and the other guests
- Rord08 (9/5): Superb -
- Minna (10/5): Cosy visit - The atmosphere was absolutely charming, thanks to hostess and other guests - and Peanut :) Breakfast was very good and and our wishes were well taken into account. The room was big and clean. There wasn't anything to complain.
- Michelle (10/5): Lovely place to stay - Home from home. Nothing too much trouble. Great size room. Lovely and clean.
- Ann (10/5): The most fabulous host and experience on our Hadrian Wall Walk - Location is fantastic and the property itself is amazing Loved it all
- Philip (9/5): Superb -
- Steve (10/5): Wonderful house and host in the perfect location. - I'm so happy I stumbled upon Charlotte and her amazing house on Hadrian's Wall. She welcomed us into her house, fed us with the best food we had in two weeks traveling in England, and sent us on our happy way walking the wall. It's located next to the Priory and within easy walking distance of the wall. I can't say enough good things about the stay. I'm not typically a BnB person - but this one fit our needs perfectly. Take advantage of Charlotte's hospitality while you can!
- Hide (10/5): Exceptional - We came off the trail wet and tired. Charlotte and Peanut's warm welcome, the hot shower and fluffy towels were just what we needed before we enjoyed Charlotte's cooking (everything homemade - loved the focaccia!). Nothing was too much trouble and we had an amusing evening with Charlotte and the other guests (hope you enjoyed York/finished your run without further injury if you are reading this!) House and location both beautiful. Would definitely recommend and stay again.
- David (10/5): Fabulous stay. - Beautiful location and property. Host was very attentive to guests. Food was fresh and homemade for dinner and breakfast. Room was very comfortable and quiet.
- Bilbox (9/5): Superb -
- Claire (10/5): Exceptional - Fantastic place to stay. Charlotte is lovely and was very helpful . Peanut the dog deserves a mention and was very friendly! Food was great. Meeting other guests in an informal setting added to our stay and was lovely. Nothing! Was a great place to stay!
- Iain (10/5): Peaceful location very close to Hadrian’s wall. - Very friendly owner: helpful with local attractions.
Charlotte kindly put our fridge items in her fridge and froze the freezer blocks for the next day.
Amazing breakfast! Nothing to report
- Margaret (10/5): Excellent stay - Abbey Famhouse is in a very scenic location, in the grounds of Lanercost Priory. Charlotte was an excellent host and made us feel very welcome. Our room was really comfortable and clean. It was lovely to have dinner and breakfast with other guests. Would highly recommend! Nothing!
- Johnny (10/5): Perfect. Just what was needed. - Everything was just perfect.
- J (10/5): Exceptional -
- Howie (9/5): Enoyable one night stay. - Lovely country house in its own grounds.
Charlotte and Peanut are excellent hosts. No indication before arriving that an evening meal was available or maybe we missed it?
Cooked breakfast available but no breakfast menu so no other options seemingly.
- Iurii (10/5): Exceptional - Everything was perfect! Excellent host (and her little friend Peanut), very comfortable and clean house and room. Also, dinner (made by the host) and breakfast were tasty and extremely fulfilling. To my opinion this place could be a good choice for hikers and for those who want to have a vacation far away from big cities.
P.S. Also I was surprised when I saw about a dozen of rabbits on the backyard. As long as no one goes to backyard those rabbits were grazing there but they could dissappear within a second if someone goes to the backyard.
- Ian (10/5): Exceptional -
- Paul (10/5): A very comfortable stay being totally looked after & our spaniel fully entertained - Very welcoming & generous host - made us and our spaniel feel very welcome
Amazing dinner with a large variety of fresh vegetables

- Judith (10/5): lovely stay and will recommend to others. - Very peaceful location, unique location. Host very amenable to changes in booking to accomodate whole group. Evening meal was delicious as was breakfast.
- Sarah (9/5): Superb - My dog was very welcomed and offered a 3 course doggy dinner!
- Denis (10/5): Exceptional - Everything was clean, comfortable and the view was amazing. The breakfast was really good.
- Floris (10/5): Lovely B&B with friendly host and large rooms - Lovely B&B in a beautiful location next to the priory, really close to Hadrian's Wall for hikers. Charlotte and her dog Peanut make for very friendly and accommodating company. They even dropped us off in Brampton. Well equipped and spacious rooms with everything you would need, not to mention the lavish breakfast and dinner. Thank you! Nothing at all. (Be mindful that the 685 bus on Maps may list stops alongside the A69 that don't exist.)
- Keith (10/5): Fabulous stay. Including a home cooked 3 course dinner and cooked breakfast. A must for anyone walking Hadrian’s Wall. B - Great location. Very comfortable. There’s nothing not to like.
- Peter (8/5): Very good -
- Lorelia (9/5): Superb - The room including bathroom was spacious and very clean. Pictures on the wall were very nice, Charlotte was welcoming and helpful. Difficult to pick something, perhaps for me tge portion sizes were far to big.
- Laura (10/5): Exceptional - It felt like home! Charlotte was a great host, and Peanut was fun to play with. The bed was sooo comfortable and the food was wonderful and made with so much care. This was a great place to stay and I would definitely come back!!

- Jason (10/5): New Gem along Hadrian Trail - An absolute gem along Hadrians Trail. Recently opened with newly redone rooms with a fantastic welcoming host. Great homecooked meals to come to at the end and start of the day, not far from trail access. Nestled behind the priory and teahouse, signage leading to the accommodation in the area was limited. Nonetheless, easy enough to find from pictures and map location.
- Elaine (9/5): I will definitely be staying again, an absolute highlight - The location was amazing just off of Hadrians Wall if you are hiking. Charlotte is fabulous, great conversations, food and a BnB with a sense of home
- Laszlo (10/5): Had a lovely one night stay with amazing breakfast. The bed was comfortable and our bathroom had a bath and a separate s -
