- Sutton (2/5): Decided no more "air bnbs" after this stay. Only proper hotels after this nightmare - For the price, it was reasonable. Would have preferred cheaper for the state everything was in. You would need an iron stomach and low standards to enjoy this place but there was no changing once we got there so oh well. The bed was too firm. The pillows were too thin and flimsy. There was dust everywhere and the bathroom was disgusting. There were stains on the bed sheets and was only given one towel despite there being two of us. Ran out of toilet paper as soon as we got there so had to supply our own. The toilets werent properly installed so they tipped and when you flushed the second floor toilet, the water would come out of the floor by the expanding foam around the toilet so there was literal piss and shit water on the floor. There was mould in the shower.

On the whole, fairly speedy response when I contacted the number provided. - The property did not feel very welcoming.
- No member of staff to greet us.
- Luckily I messaged about parking (which was advertised on Booking.com) but we had to get a permit via the contact number. I asked for confirmation of this, but only received it from a traffic warden (there were 2 in the vicinity the whole time which made me think the area is not overly safe).
- Parking was just on the street, and as it is a residential area it is first come first served - no designated parking.
- There was no toilet paper, but I managed to find some when I looked in the kitchen.
- The shared bathroom was not overly clean, with a lot of hairs.
- No extractor fan in bathroom which made it slightly damp.
- Had to lean on shared bathroom door to ensure it was locked.
- Had 2 towels of different sizes (there were 2 of us staying and would have been good to have extra).
- It stated there was a hairdryer but I found none in the room. I messaged to ask about this but received no reply.

- Niamh (8/5): good, clean, well priced, no complaints aside from the filthy fridge and lack of pillows - very clean and nice we enjoyed the stay everything was spotless aside from the fridge it had old and mouldy food and shelving was mouldy it was all very disgusting and unusable and really smelly so we were unable to use the fridge unfortunately and there was only one pillow each, would have been nice to have the option of two :(

- Tim (2/5): - The door is a nightmare to get to unlock, the bedding was dirty, people were walking none stop in the room above us so we had no sleep whatsoever, woke up to a parking fine because the property did not supply a parking permit because ‘the systems were down’ which I have had to pay for even though free parking was specified.

Front door was left unlocked by another guest, and was tough to lock/unlock

Room was too hot and the radiator was very hard to adjust even slightly
Kitchen was filthy and splashes from bins up the wall, surfaces not cleaned
Neighbourhood was so suspect even our Uber made us walk part of the way

You can also hear every movement of other guests

- Peter (9/5): Convenient to my event at Manchester University - It was very clean & quiet. A free parking permit was arranged for me to park outside. Front entrance door & upstairs bathroom lock each wouldn't unlock very easily on one occasion during my stay.
- AlexandraW85 (3/5): Good location, but uncomfortable - Good location for Manchester Academy. Messaged 1 week before the stay to ask about parking. Awkward arrival as no hosts there, just a guy who has been living there for 6 months. Tried ringing the host from 2 different numbers to find out about parking. It took 9 calls to get an answer. The shared bathroom was not clean, and there were various hairs around it. The room looked tidy and clean, but the mattress was like sleeping on a concrete slab. Only 2 thin pillows, we ended up putting rolled up towels under the pillow. But we got no sleep as the bed was so uncomfortable & people up and down using the bathroom all night made too much noise. There was also banging at around 4am.

- Nicholas (6/5): Cool and pleasant. - The location was great at the center of my activities and places I needed to be. There were no toiletries (towel, toothpaste).
- Phillipa (1/5): Scam, avoid at all costs - This is a scam!!!! Do not book. We had a confirmation from the ‘hotel’ and in our taxi there called ahead to check-in to be told we had no booking and that they had cancelled.. we never received this cancellation. They then ignored our calls, emails and texts, and have taken a payment for the room and have not refunded it
- Stephen (3/5): Poor quality service and uncomfortable room - The room was clean and the location was good on the curry mile. On arrival there were no staff present. We did not see a member of staff the entire time. We asked for an early check in which was promised but not delivered. The phone number we were going booking was not answered. They did not respond to my messages. The only reason we got in is another resident gave us the phone number of the owner who did call us back. The bed was far too firm and uncomfortable. The shared bathroom was in poor condition as was the whole property. Many things were broken and in a state of disrepair. I would never stay here again.
- Faith (5/5): i’d avoid - the inside is decent and clean and close to manchester academy. the area is really bad, there’s literally security patrolling the street. i didn’t feel safe as a 20 year old girl that was staying alone i ended up leaving and staying with a friend. when i got there they gave me the wrong pin for the door and when i called they kept telling me all the information was on this but it didn’t tell me anything, called again to see which room they told me 2 on the phone and then called me telling me i was in the wrong one. was all just very confusing.

- Joshua (6/5): Cheap and close to where I needed but not comfortable stay - It was cheap and close to where I wanted to go (a concert at Manchester academy) The bed was very stiff and there were some bits of rubbish on the floor I didn’t know what it was. The shared bathroom had no toilet paper and there were people talking around midnight when I was trying to sleep. I had to pay to park at a nearby car park as I didn’t realise you had to request parking before stay
- Jack (1/5): Troubled. - The property offered good value for money and was well placed for Manchester Academy. The host was especially poor. My understanding is that the host tried to evict me once I had checked into the property and force me to return the key after I had left the property for the evening. With little alternative due to the marathon, this would have left us stranded in Manchester without accommodation. Do not use this accommodation provider.

TV in the room was not connected or calibrated and so was unable to pick up a signal. Media buttons on the remote had zero reaction.
Room was not clean. Rubbish on the floor including a used earbud and a bus ticket stuck halfway under furniture.
Shared bathroom facility not clean or well stocked. Water pressure in shower was terrible. Lock also sticks unless you lean heavily on the door.
Bed was horribly uncomfortable. Only managed three hours sleep before waking up in pain.
Blinds did not keep out sunlight. Windows also did not provide adequate soundproofing to minimise street noise.
Messaged staff about issues with the room. No attempt made to address complaints besides excuses and an offer of another room, but as I had already used the facilities and unpacked my sleep machine I had no desire to do this. Also had no confidence the other room would be any better.
Even for a budget this is a place I would not recommend even to an enemy. I have decades of experience working in hospitality including hotels and this place is the worst I have seen. Spend the extra and stay anywhere else.

- Andrew (10/5): Icon Residencia offered a convenient and quiet stay close to the University highly recommended. - I stayed at Icon Residencia for a day and found it very convenient, especially being close to the University where I had business meetings. While parking requires a permit, I was able to find public parking nearby, which was very convenient as well.
The highlight of my stay was the common room, which had a lovely table and kitchen that made it perfect for doing some work-from-home tasks. The room itself was comfortable, and the location in a quiet residential area added to the overall charm.
A lovely place I would definitely recommend!

- Ford (5/5): Cheap night's for somewhere to stay - It was warm. Very noise 1st night had to tell people to be quite at 2.30am. No mention of parking permits until we got there. There was a clump of long dark hair on the floor when we got to our room. And only 2 small pillows bed was very hard. Also got a phone call and text on our 1st morning there asking if we still wanted parking. Even tho we was there another night and there was only permit parking available for the property. I didn't feel safe at the property 😕
