• Diane (10/5): Exceptional - The house is amazing and clearly recently refurbished, very surprised with there being 2 super king beds and a double bed at the property, which were super comfy. The transport in the vicinity is second to none, however the host's chauffeur service was extremely friendly and useful for my needs. The house had everything I needed and the bbq/outdoor area was excellent, very tidy and private. Highly recommend this property and I will most definitely be returning to stay here again.

The deep freeze had not been defrosted for years and was unusable.Items still in washing machine.

I did broke the vase as there was an air draft from airing the house as the smell when we entered wasn't welcoming. And I even hoovered before living the property I was so silly to do that as the owner does not deserve that. Oh and when I was booking it said Breakfast included there was NO breakfast and maybe thanks God as who knows how dirty it would be prepared. I booked many properties but never had such a bad experience. Hopefully the owner will take some of the things I mentioned seriously and will do it better for next guests. As the property has a good potential.
• Xiao (5/5): Everything is good. Just breakfast - Clean house, tidy room and toilet. Comfortable bed. When we booked descriptions said that breakfast provided but when we arrive they told me they just provided something to let us cook or some cereal, but they only can send the bread and cereal to us in the next day 9am. But we already leave on 9am. So, we don't have any breakfast. Hope they can make some improvement on this
• May (1/5): A shocking let down - The property is in a lovely housing estate. It is a good size easily acomodating 6 adults with ease. It has a massive kitchen dinning room and 2 bathrooms. The outdoor space is nice and had it been warmer I am sure we would have utilised it. Though we did not need it there was a dog crate outside and a highchair and baby cot in one of the rooms. There is a washing machine if you needing to wash clothes. We had a party evening in the Balmoral Hotel which was great and we just walked across the road to get there and back its about a 5 min walk. There is a garage chippy, and italian takeaway shops within a 10 minute walk and Lidl and some other cafes approx a 30 min walk or jump the number 10 bus and G1 to get there quicker (just google opening hours for these places as Lidl was only open 1-6 on a Sunday andchippy stops at 9pm even on a Saturday). We were hugely disappointed and angered having arrived to a VERY unclean house. Beds had not been changed there were no clean towels not even a hand or dish towel. A plate of left over take away was in the microwave, the oven had been well used and food remnants all over. There was no kitchen bin and the external bins were locked way so there was an overflowing shopping bag left hanging on one of the kitchen cabinets. A bucket in the sink full of dirty dishes and water. A drying rack full of poorly cleaned plates glasses and cutlery. The fridge was full of food. Every surface was filthy the floors needed a good sweep and mop. The living area had a thick layer of dust on the table and sofa, curry sauce was also on the coffee table. The toilet bowl and sinks were in an unpleasant state and required a good clean to make them acceptable. There was no continental breakfast that should have been included in the price. The advertisement looks as though a cooked breakfast is included however after enquiring we were advised this is an additional cost of £15 per head to be delivered. We advised a few days prior, we were arriving at 1pm and advised we were aware 2pm was checkin so could go for lunch before hand if an early checkin wasnt possible. On the day of arrival we were advised by the host that they had a meeting at 1pm and asked the group go for lunch first. The booking.com page provides a code for the keybox and where it is located however when we arrived it wasn't the correct code and we had to call the host to get the code. Despite arriving at 2:45 almost an hour after the advertised checkin and almost 2 hourse after arrival, the group arrived to a house that had not been cleaned at all, it had been left by the last guests in a disgusting state. When on the phone the host was advised of the mess and that it would need cleaned and clean towels and bedding was needed.

• Patricia (3/5): I’m not a clean freak but this was disgracefully filthy for which I paid dearly. - Heating not working on arrival - no gas.Jay attended to that despite the fact he had txted to say the heating was on so we wouldn’t arrive to a cold house!! Fridge freezer not working.response from Jay “ well it was” and did nothing about it.I had brought food which is in the bin today!! Several pet hairs ,2 on kitchen work top and some on a towel.Felt I couldn’t use the shower because no towel appeared to be freshly laundered. Cleanliness of sheets was questionable especially on one of the beds which my son had to sleep in. See pic.dirty. No rubbish bins anywhere.crockery and cutlery needed washing before use. Outside canopy was half down on arrival and the wind finished it off. All floors dirty and not swept/hoovered. All in all a horrible experience for a family coming from Wexford for a surgical procedure. Toilet seat in en-suite needs attention

• Loreta (1/5): Bad - When we arrived to the house we noticed that cleanliness was doubltfull as we got more suspicious we started checking the flat more thoroughly and then we noticed many unpleasant things first of all bed lines is dirty, used by other people and not changed. You could smell other women's parfume on pillows, then nose dischagre on pillow, even two different colour long hair on bed sheets, stinky pee stain. Clearly linen was not replaced on all beds. Then glasses in kitchen cuppord dirty still with lip marks on them, dirty infant eating chair. Overall it is not acceptable from host to accept tenants and not to replaced bedsheets it is highly possible that bedsheets were even not replaced for a long time. Very upset. Second things was we our stay supposed to have a free breakfast included, we asked host regarding that, but he said that because we had place for good price for breakfast there is only some ceareal in cupboard.

An abundance of delivery options if you’re feeling lazy like I was, or a quick taxi trip into the city centre. Bus and train routes very close too. As for the house, cannot fault it, extremely comfortable, brilliant kitchen and lovely outside area. And as for the price, so reasonable, especially for the size of the place. Only two of us stayed but three double beds would suit a family perfectly. Host went above and beyond to return a misplaced necklace ☺️

• Roy (1/5): Clean Property, But Host's Behavior Ruined the Experience - The property was clean, in a good location and spacious but no heating provided , no breakfast provided as mentioned by booking.com and the host also promised but didn't provide. Our stay at this property was a deeply distressing experience due to the host’s unprofessional and hostile behavior. Despite the listing mentioning breakfast, none was provided. The host acted inappropriately by questioning my nationality based on my surname, saying it couldn’t be an Indian name, and demanding personal details such as the names of my group members and my photo ID—information that Booking.com does not require. He deliberately turned off the electricity by cutting the fuse from outside while we were inside and switched off the heaters, leaving us to endure freezing temperatures of -2°C. This caused severe health issues for our group, including a child who was already unwell, and by the end of our stay, three of us had fallen sick. His actions were clearly manipulative, as he pressured me to cancel the booking to avoid losing payment and, when I refused, resorted to these extreme tactics to make us leave. All of this happened on the first night of a two-night booking. I even apologized initially when he felt disturbed during our interaction with someone present at the property while trying to access the lockbox as per Booking.com’s arrival instructions. Despite this, he continued to bombard me with threatening messages, baseless accusations, and false claims of verbal abuse. When I didn’t respond, he escalated by calling me repeatedly. The host also informed us that he had asked the neighborhood to monitor us, and we noticed people watching us constantly, which made us feel extremely unsafe. Our check-in was delayed by an hour, despite our request for an early check-in due to one of us being sick. Additionally, the host’s apparent awareness of what was happening inside the property—such as texting us about when we were asleep—raises serious privacy concerns about potential undisclosed cameras. The back door of the property did not have a lock, allowing anyone to enter, which only added to our safety concerns.

Our night in the apartament was bad, the kitchen was not really clean and it felt sticky, there weren't enough plates to have a 4 people meal. Furthermore, breakfast was included in the reservation and we expected to find something to have, as it usually happens in apartament like this, as we texted the host, he said that it was his mistake and the breakfast actually was not included, but he whould have got us something, it seemed useless and we organized in another way. In the morning we tried to take a shower but the boiler wasn't working, we tried to follow the instruction and start it again but with no success and when we texted him the host did not help us at all. The apartament does not include wi-fi, even though the announcement is correct, we assume there was so just make sure to notice it.
• Jen (3/5): Has potential, but only after a lot of minor and major changes to health, safety and owners attitude - Asthetically pleasing house in a quiet location, tastefully decorated Where do I start.. - Rude owner, accused me of having more people in the house than booked and threatened to block me on future properties. Very strange behaviour, there's a modern bell / camera so can't lie even if I wanted to - Back door did not lock, despite what owner says, she lies. We had to barracade the door for safety - Floors, cups, walls where dirty, bedding acceptable but not fresh - FREE breakfast - didn't get as we didn't book, but stated on site (genus level 2) - windows wide open when arrived late at night - Bathroom door didn't lock, bathroom fittings falling off, end missing off bath panel - Asked for chocolate fot cuppa on arrival, confirmed no other snacks needed. Snacks left for the 'kids' with a charge of £10.. this was a kid free break as they are on holiday elsewhere and never mentioned - Tv aerial sticking out as built into wall and lying on the floor, live ?? - open sauce bottles in cupboard, basic health and safety. Should be in fridge and used with 2 weeks - no handwash, tea towels, hand towels I n kitchen - no inside bins, no WiFi (but stated on listing) We almost came home as didn't feel 'safe', but we had been travelling almost 18 hours and was too dangerous to drive home Honestly the property has so much promise. It's a lovely house, but until the owner changes attitude, spends time and money on the property, I feel it's not of an acceptable level for people to stay in. Don't take my word for it, scroll through the other reviews. Wish I had 😪
• C-tech (1/5): Uninhabitable - Unfortunatley I dont have anything positive to add about this property, The host never sent any access details prior to arrival as stated on the booking, I had to contact the host who never answered at first and try and understand his unclear instructions on how to enter, once entered the back door of the property was already unlocked. The fridge freezer had been switch off and must have defrosted as there was water all over the kitchen floor, the property felt damp and unclean. We didn't use the living room as the sofa has a large tear in. The bathroom was grim, I put a towel on the rail, the rail then fell off the wall, The walls were covered in damp which I took photos of to send to booking.com as I dont think this property is a condition to be advertised let alone stay in, myself and my colleague were booked for 2 nights however only stopped one because of the condition of it. I would not recommend this property in its current state.

• Ross (1/5): Hostile Host , Unclean & Unhygienic premises!!! Disgraceful! My West Belfast nightmare! - Nothing! Property host was derranged and unhelpful. Worse experience ever. I am a level 3 genius member and travel internationally as a lawyer this was my worse stay in my entire life! Host was non responsive on arrival, left stranded outside property no key could be accessed from key box. 3 hours later was able to obtain key code. Upon entry to property, the property was not cleaned prior to my stay. - Dirty Floor - Dog scratches on flooring - Dog Hair - Kitchen cupboards greasy surface not clean - Fridge not clean or hygienic - Carpaet Rug left over Chinese food found on rug and Sofa - bedrooms all bed sheest had been slept in and was not changed - Bathroom not cleaned Bath tub grease and mould Upon explaining my dissatisfaction with the owner later that day, he became hostile and told me to leave and ensunuated veiled threats to me. I felt uncomfortable and unsettled and I was exhausted from my travel from UK or Ireland that day. Host harassed with me endless messages and his behaviour was unsound. I decided not to stay and left the property. Please consider my points above before booking this property , I am a corporate lawyer for 25 years and rarely make any complaints. This was one of serious concern and red flags in my view. Disappointed!!
• Damien (3/5): Very disappointing for what could be a lovely house in a nice quite location. - This would be a nice house if it was properly maintained and cleaned. Its in a quite estate with ample parking and with bus stops close by. We stayed in June 2024. The house is poorly cleaned and maintained. Believe all the negative comments by other guests as none of the problems have been attended to. Dirty washing in the washing machine, wet towels hanging on the banister, unsure if bed linen changed, grubby stained towels, dustbins not emptied, grubby kitchen, box room only suitable for 1. The owner did not respond to request for extra towels or respond to complaints. Extra guests fees made the accommodation very expensive. There were numerous unfinished/poor repairs throughout the property.

Books and board games were present. Had a comfortable stay. It would've been good if internet/wifi was available as my family is not from UK and didn't have UK SIM card. The main bathroom door lock was not working. Was around 10-15 minutes' walk to the bus stops to reach Belfast main bus station.

• André (3/5): Disappointing - The location is good The property was very dirty (the whole kitchen, bathrooms, and bins) and the bedsheets and towels smelled damp. The host offered to send someone to clean the house the next day, but since we arrived at 10 pm we needed to clean it to sleep there anyway.

• Nicola (7/5): Good - A spacious house in a quiet, residential area. Had a lovely big, secure, private garden for sitting out in which our dog loved, and it also had its own private parking space. It's not far from the main road where the balmoral hotel is situated (a 2 min walk across the road), which did food and drinks and also had a nice beer garden. Colin Glen Park is a 5 - 10 min walk away. Buses take you into the city centre from here as well (takes about 30 mins). Host was friendly, if not a bit scatty. He left us some fresh milk in the fridge and kindling in the bbq, which was really appreciated. There was also a hairdryer and straightners available to use in the spare bedroom and a nice big sofa in living room. We were a bit disapointed to turn up at our check in time to find the house hadn't been cleaned and wasnt ready for us. We understand these things happen and thankfully it wasn't too much of a big deal as it was a lovely, sunny day so we went and sat in a beer garden for a drink. However, it felt like due to them running behind, it was a bit of a rushed job and that the bedcovers in the main room were changed and not much else. I'm not a clean freak by any means, but just felt a little grubby (bathroom, floors, tables didn't seem to have been cleaned). There also weren't any clean towels available, which we had to then chase up with the host. They did drop a couple of towels off to us that evening, but they only gave us 3 when there was 4 of us, so two of us had to share (thankfully I was with my husband). They thankfully dropped a few more of to us the next afternoon. Hopefully this can be put down to just having a bad day and the host did apologise, but it did put a slight dampner on our first day. The beds in bedroom 2 and 3 were not quite doubles, so it felt like me and my husband were battling with each other for space (we gave the main bedroom to our parents), so maybe not ideal for more than one adult couple staying at the same time for more than one night. The house is aesthetically pleasing, but prob needs a little bit of TLC through general wear and tear- for example, the light fitting in the second bedroom is quite dangerous and hanging out of the socket and didn't work. Although there were bedside lamps, there was no plug to plug them in.. there were a few rips in sofa seats etc. Also, the back door didn't lock at all but thankfully we had our own guard dog with us lol. It wouldn't stop us from staying here again, but a few minor adjustments would have made the experience more comfortable overall.

All in all it's a great place if you're looking for a quiet place when visiting the city and don't mind the short commute to town. It has the potential of a home away from home. It is tidy but as other reviews state, it can do better with a more detailed cleaning.

Faulty heating, could not be turned down in some rooms. Ran out of hot water. Used tooth brushes in main bathroom. Master en-suite smelt of mould and dirt.

Only one with a spatula! Good sized dining table and plenty of bed space! And well positioned just off main moterway A few fittings in the on suite bathroom were hanging off and front of bottom of kitchen was off - but overall this didn’t effect our stay and was understandable ! No wifi but the listing does say that so wasn’t a surprise !

• Dalma (10/5): Exceptional - Me and my husband loved how big the house was and how comfortable, we loved it... The cleaning was good, only the sheets and towels did not have a good smell, I think it must be a problem with the washing machine and the refrigerator did not cool... the employees of this place should have more appreciation for the cleaning details... no It's the owner's fault because he can't be there and see that everything is done correctly, but overall everything was fine

• Abhilash (8/5): Great stay for your holidays - It’s a proper house, very spacious, very clean and well equipped. The area is within a residential area and therefore very peaceful and safe. We had hired a car and the property has private car parking so that was a huge plus. 10 minutes from city center, 2 minutes to Tesco so location wise it was a blessing for us. We also got it a great price so happy happy. Overall a good and pleasant stay.

• Roy (7/5): Ideal accommodation. - The location within a residential area just outside of the city felt very safe and peaceful. The property itself was just what we needed for our families one night stay but would happily use this as a base for a longer visit to NI. We plan to return. Plenty of room in the house with all the facilities we required. Parking space on the front off the road. We had a problem getting the boiler to work and as such we had no hot water for showers before we left. Perhaps instructions could be left as to how to operate it ( apologies if they are there, we didn't see them).

• Abaigh (7/5): Great location for attending a wedding at the Balmoral! - The property was as described and perfect location for us. Arrival and check-in was easy and the host was very responsive via text. Unfortunately there was an overwhelming smell of grease/fried food when we arrived which lingered throughout our stay. We also couldn’t get the shower in the main bathroom to work - we couldn’t change the setting from bath to shower.

The location was ideal, close to local attractions yet peaceful and quiet. The host was wonderful, always ready to help and made us feel right at home. Truly a 10-star experience. Can't wait to return!" There was nothing to dislike about this house , everything was absolutely perfect.

• Rakibuz (9/5): Great experience - Great and peaceful location, modern house, very comfortable the beds, brilliant customer service from the host who helped a lot and topped up our boiler with gas besides it was out last night, very well equipped and good value for money. It could be cleaner and the TV should be a smart TV, these 2 things are the only reasons i am not rating it with a 10.
