- Karen (8/5): we had a lovely stay it was a perfect base for exploring the area - fantastic location with countryside views, with a bonus of being able to walk our dog in the estate grounds. Very easy to get into nearby towns for any required supplies. Lovely cosy property very nicely decorated As it was a very warm spell when we visited we quickly realised that many of the windows had been painted shut, such a shame for those lovely sash windows, so when it was warm or we were cooking there was no way of getting fresh air in or let cooking smells out (front door had to be kept open most of the time) The painting on the windows was really messy too much of it actually on the glass, which spoilt the look of the property as everything else was lovely. We like to leave a property as we find it there was a brush but no pan, could have also done with some oven gloves
- Catherine (9/5): Lovely stay - Lovely building, nicely kept. Pretty location. Some kitchen essentials would have been useful (Salt, pepper). The bathroom floor tiles seemed get flooded underneath after a shower, I think there's a leak somewhere. It would explain the loose tiles. Don't leave anything on the floor that shouldn't get wet. Came back to soggy PJ's after I left them and they slipped off the radiator. Luckily there is a tumble dryer that fixed that.

- Kim (8/5): Lovely views! - Great location. Lovely and warm bedrooms. The views were amazing. We enjoyed watching the lovely playful horse out of the lounge windows. The kitchen felt like we were in a different continent to the rest of the building! It is so cold in the kitchen, remember to pack slippers! Also, we arrived in the dark and the road to the gatehouse is riddled with potholes so drive carefully! Finally, arrival instructions were slightly wrong. None of this would put us off coming again!

Having read other reviews I had some concerns over the condition of the property, but i didnt have to worry.
It was spotlessly clean ( albeit there were a couple of cobwebs - but they can appear within minutes of a cleaner leaving ) There is some evidence of damp but given the age of the property and location was understandable
Was very well equipped having everything you could need, was very comfy and warm Slight smell in one bedroom, smelt of sweaty feet. Windows in kitchen would have benefitted from blinds
- Alison (9/5): Suited needs down to ground in a very comfortable surroundings. - It was beautifully decorated and supplied, very comfortable. Mattress in master bedroom is collapsing on left hand side needs replacing. Cold tap on bathroom sink needs replacing.
But didn’t retract from stay.

Being able to walk in the grounds of Ripon Hall in farmlands. One of the single beds was in a poor state, sunken squeaky and uncomfortable.
The Roman blinds need the safety catch on the chains to prevent children from hurting themselves. Which I believe is the law?
There were a lot of cobwebs and spiders.
Finger prints all on the TV screen and window in the lounge uncleaned.
The napkins and oven gloves that we didn’t use looked dirty.
More traffic than expected going through the gate all the time, wanted a quiet break away from traffic.
- Sk (4/5): Do not take dogs to this property and do not go if you are asthmatic, due to the damp. - The bedrooms were spacious, and the beds comfy. The damp walls with the plaster falling off the walls, and rotting skirting boards. The spiders and cobwebs every where in the cupboards and there was a cobweb in the glass door of the oven. The garden was not dog friendly as only 2 sections were fenced off. We or should i say the puppies found an old dirty sponge, deflated balloons and string plus a pin pong ball in the front room. The bath had a shower over it but there was no mat to go into the bath to stand on , so it was very slippery.

Secure gates (although we struggled to get out of gates on foot- we didn't realise the gate works on a sensor when leaving and didn't have a code for keypad to get out)

Electric shower lacked pressure
Would have loved a small bottle of fresh milk on arrival for a cup of tea - no shops close by - holiday cottages normally leave a small welcome pack. Would have preferred this over the shower gel and shampoo in bathroom.
Dining kitchen very cold
Bed too firm for us but we got used to it after a day or too
No board games/playing cards in cupboards- I'm being very picky here
Nowhere to hang coats
A guest book is always nice
The garden area didn't appear to have any seats etc for when the weather is nicer unless that's added in the summer?
- Claire (9/5): Easter Weekend Family Break - Very clean. Lovely location inside the grounds of Ribston hall, easy to find with directions provided. Lots of footpaths on the doorstep of the property. Great for dog walks, runs and exploring the local area. Lots of wildlife, could hear the owls at night and saw deer from our window. Fields full of wee lambs was delightful. Lots of information on the local area provided. Food at the Bay Horse and Tickled Trout was amazing. Great that we could bring the dog with us too (£10 per day cleaning fee). Beautifully decorated property and very warm. Staff from Nightspace we're very responsive to questions. Well equipped kitchen for cooking dinners and breakfasts. Close to A1 which is great for meeting family as easy to get to but can hear the road especially at night. A few little snagging issues to be fixed. Some garden furniture would be lovely to enjoy the garden and listen to the birds as the weather was great for our stay. Expensive compared to other places we have stayed that have provided lots of little extras such as basic cooking ingredients like salt and pepper or a welcome pack with essentials.
