- Julie (10/5): A delightful property and staff! - What a gem! Fabulous property; very much a genteel, slightly aged, lady. One felt like one had arrived! Staff were above and beyond helpful. Lovely bathroom. Really comfy bed, especially after the complimentary welcome drink in the guests drawing room. Breakfast was superb. Can't think of anything not to like.

In de avond werd het gras gemaaid vlak onder ons raam. Dat maakte veel lawaai, terwijl onze ochtend al sliep. Gelukkig werd ze niet wakker.

It had a home from home feel & our little one loved that he could play the guitar and a ray of board games in the sitting room.
It it eclectic & stunning.
I would say the sign posting to enter is quite challenging to follow as it’s off road.
However thid place I have recommended for family to book coming over in the summer.
I adored its downtown abbey feel it’s large grounds.If you’re seeking solitude & peace the place is perfect !
Thank you ever so much for your friendly welcome Nothing at all to do with the mansion the only fault is the road coming into it you would miss the entrance as some sat nav’s do not show & not clear sign postage running up to the entrance off the main road.

Only there for one night, used the facilities in Livingston, pleasantly surprised at the shopping centre complex. Only tips, hotel need to sort out a new post code as the existing one takes you to a new housing development. Not sure if you type in the accommodations name would be better. Also didn't realize that you couldn't check in until 16:30

The surrounding lawn was also very nice Wish there was a small kitchenette in The apartment to warm and eat take away meals. Other than that it was a fantastic stay

- PATRICK (10/5): Fabuleux - Notre plus belle adresse en Ecosse. Nous avons été accueilli dans une somptueuse bâtisse très bien entretenue dans un beau parc. Tout est exceptionnel...la demeure, la chambre spacieuse et confortable, les excellents petits déjeuner, l'accueil de Greig et ses bons conseils. Très pratique pour visiter Edimbourg car il y a une station de train à 10 mn avec parking gratuit et le train dépose au centre en 20 mn. Nous avons tout apprécié. Rien de négatif

- Willis (10/5): Lovely relaxing place to stay. - Beautifully renovated manor house in the country 45 mins from Edinburgh central, settled among some magnificent old trees. Excellent breakfast - lots of choices -cooked, fresh fruit, yogurt and cereal, pastries etc.,
The place is meticulously clean, beds super comfortable and host Greig most charming and knowledgeable. It's nearly finished but once renovations are complete it will be even better! Although I suspect it's an endless job on such a grand old lady.
You probably need a car although the train is close.

- Nigel (9/5): Enjoyable stay whilst visiting family - Large bedroom, comfy bed,excellent bed linen, great communication with owner and breakfast was very enjoyable , large grounds with parking 5 minute drive to Livingston centre Poor signage from road and confusing signs along drive ( 2 signs both stating private property ) no sign saying reception 🤔this would certainly not stop us from staying again but was certainly confusing as we drove in

Not having a vehicle, the distance to the nearest restaurant was a 20-minute walk. Actually, it is very pleasant if it is not raining.

The dining room made me feel like I was living in luxury. The breakfast was quite expensive, despite being very good. Other than that, no issues at all really. It was well priced at a time when The Fringe had most people charging a kidney.

- Nigel (9/5): A welcoming stay in a classically styled mansion house - Staff was very welcoming. Sent us directions by text as we journeyed up to ensure that we didn't miss the turn into the property (which is not that easy to spot) - made us a pot of tea on arrival - and had whisky available as a nightcap in the drawing room for free. House itself is large and with eclectic collections of antiques on show. Situated in its own grounds and so a pretty quiet location. Double bed was precisely that - and not as wide as we are used to. Comfortable enough though.

The hotel is situated in a lovely quiet area close to wedding venues and the local train station. The breakfast was amazing and is definitely a must-have when staying there. Honestly nothing - I cannot fault this hotel or their staff. Local taxi services had some issue finding the location but when given proper directions, provided by the hotel staff, rather than google maps this was no longer a problem.

One of the best places I’ve ever stayed, the staff was out of his way ( Greg) helpful from the minute I made the booking, giving help on how to get there and on arrival the warmest welcome ever. The hospitality was second to none, free drinks on arrival a tour and the most beautiful room ever. Breakfast was actually unbelievable! Fresh hot and so tasty , I cannot recommend this place enough Absolutely nothing

Host was lovely and we kept in contact throughout the stay to book breakfasts each day. The breakfasts were exceptional - good value for money - beautifully cooked full breakfast or scrambled egg and smoked salmon, for example. Plenty of tea/coffee and toast/croissants/cereal/yoghurts/fruit too. Would 100% come back again. Thanks to Greig for making our stay so comfortable and welcoming Skye too! Nothing. No negatives at all.

- Pihla (10/5): A lovely old house. Comfortable and spacious room. - We stayed one night only, left early and did not have time to have breakfast. We were welcomed by the friendly owner who made us (and our dog!) feel relaxed and at home. This was a hotel where we'd certainly like to stay longer in the future. Missed wardrobe space for our clothes as we were not able to open the large wardrobe's middle doors. Maybe it would have been possible with a very strong pull but we were afraid of braking the wooden knobs. However, we stayed only one night so it didn't matter.

Good WiFi. Some of the renovations could have been better. Bathroom door didn't quite close properly and windows frames didn't look great.
