- Kaya (7/5): Lacking hospitality. - Beautiful area with lots of open fields, song birds, and sheep! Check in instructions were unclear. If you do not have a UK phone number to call them there is no way you can figure out check in from the instructions provided. Front reception is not open. Breakfast is included but you have to reach out to the property and ask (they made a comment that they sent the instructions but they in fact did not). Rooms were missing towels but no reception so you can’t ask anyone. Super cute place but I don’t think it was worth what we paid.

Lovely gardens and sunny patio.
The stillness of the surroundings. The bathroom light and the extractor fan automatically came on as soon as you open the door flooding the bedroom with light (not ideal if you're not sleeping alone and you have yo use it at 3am). The towel radiator is on a very short timer setting which gives you not enough time to dry the towels.
Having paid extra for a King room the room itself felt spartan and rather basic (certainly not matching the picture on the website).
Despite a nice sitting area in front of the French doors overlooking the garden you have no privacy as other rooms have the same facility. Remember to keep your blackout curtains closed until you finish showering and dressing.

Breakfast OK but depends what one likes so very subjective. One good point is that the toaster did the bread perfect. So many of these machines under toast and so you put the bread through again and burn it. Plus there was Marmite! Can’t think of anything.

- Susanna (9/5): Beautiful, quiet location, lovely room and lovely people. - Cooked breakfast good. I don’t eat cooked breakfast and would have liked some fresh/dried fruit,nuts. I didn’t like the fly trap bottle containing dead flies or the dead flies and cobwebs on the windows in the breakfast room.
I haven’t stayed at a b&b for a while and was surprised that our room was not tidied but perhaps that is usual.
The bath towels were small and they were still wet the next day.

- Andrew (8/5): The gold standard for a B&B. We will go again. - A secluded spot, in beautiful rolling hills, a short walk from the Lordington Lavender and about 8-miles from the Goodwood Estate.
Very hospitable owners & staff, excellent afternoon tea, very good breakfast, comfortable bed, and a modern shower-room. The only possible complaint was that the walls are thin and the sound proofing is limited.
- Arlo (8/5): Very good - The staff (family run) were very welcoming, attentive and accommodating to us. They are dog friendly and facilitate dogs which is one of the reasons for us to book this hotel.
Excellent cooked breakfasts with ingredients sourced locally.
The building and the grounds and surroundings it is situated within are all superb with lovely views all around.
The room we had was a good size and had tea making facilities. It was very thoughtful of the staff to put us on the ground floor with access to the gardens to enable us to easily let our dog out when required. Not a dislike but feedback for improvement:
1. The rooms could benefit from a small fridge.
2. The shower room in our room could do with some shelving to put toiletries on rather than us cluttering up the sink with stuff.
3. The shower could benefit from a door to the screen to prevent water going over the floor rather than the shower tray when in use..
- Louise (7/5): Lovely location, comfortable house but don't expect great customer service. - A very nice bnb in a lovely setting - very popular with dog owners and their pooches- providing a somewhat mediocre experience We booked last minute, enticed by the promise of luxury, but the 'unparalleled hospitality' promised did not materialise. Staff were perfectly pleasant, and when you sought them out and asked for things they were generally helpful, but none of the extra niceties associated with a luxury stay were ever offered. The bathroom looked nice but there was nowhere to hang your towel or put your wash bag. The tea and coffee were not re- stocked unless you asked. When we contacted the management about some of our gripes, 2 were ignored completely, on one we were accused of lying ('we cleaned the room before you arrived and the water pressure in the sink was fine then'), and on the last (we had overpaid as google maps was showing a lower rate, and we were not getting value for money), we were told we had paid almost 20% extra for using booking.com, as all the commission had been passed on to us. And no, we couldn't have any sort of refund.
