• ca2ba1ab479a714a8d95146d078d4cf2 (1/5): - Не рекомендую цей апартамент . Хозяїн хотів , щоб ми дали йому задаток 1000 евро . Кошмар , за 5 днів проживання , а коли виїдемо він верне нам через 14 днів . То зрозуміло що ніхто б не вернув . Оплата була 2 рази . 2 оплату ми повинні були оплатити як приїдемо . Хозяїн не вислав нам ні адрес ні паролі , ми мусили все питати куди і як. Заїхати в квартиру можна тільки в 18.30 . Кошмар . Другу частину ми отдали йому плюс за то , що ми не дали 1000 евро , він з нас здер 200 евро . Ми були з дітьми просили вернути першу частину оплати , він сказав ніколи їх не поверне , або ми платимо ще до тих грошей 200 евро , або даємо 1000 евро , або виходимо . Ми погодились на ще ті 200 евро і хозяїн приїхав о 00.30 вночі . Ми писали що лягаємо спати а він відповідав що він повинен забрати сьогодні гроші . І ми мусили чекати його до 00.30 . Кошмар . Ще плюс коли ми виходили в магазин і коли ми звонили в квартиру , щоб діти нам відкрили , він одразу кричав в мікрофон щоб ми не звонили , бо не можна а водиш. Пароль на дверях . Він сидів постійно і слідкував за нами , чи як ? І ми думаємо що в квартирі теж камери були . Вода гаряча була завжди в душі 2 мін потім 10 мін тікла лідьона вода . Ми не могли нормально покупатися . Гріли воду в каструлях .

• Anna (5/5): - La casa ha un buon potenziale ed una location comoda anche per raggiungere il centro. La pulizia è carente. L'acqua calda non è costante, diventa fredda all'improvviso e devi aspettare 3/4 minuti prima che ritorni calda. Non mi è piaciuto dover pagare un extra di 60 euro per la biancheria e per di più senza nè fattura né ricevuta. Poca disponibilità da parte del host

• Tomáš (10/5): - Skvělý poměr ceny a kvalita. Bylo to jedno z nejlevnějších ubytování v Říme a rozhodně jsme nelitovali. V blízkosti je stanice metra, které jezdí často a dopravovali jsme se tak do centra. Byt se nachází v rezidenční části města, kde bydlí běžní Italové a odpočinete si tak od turistů. Na ulici u domu jsou běžné obchody za dostupné ceny. Pěšky se dá dojít do levných supermarketů, diskontu Lidl a obchodního centra s mnoha značkami a velkou prodejnou potravin. Parkování na ulici možné. Zeleň a park Acquedotto kousek od domu. Byt je čistý, prostorný a komfortní, jsou tam skříně, dokonce šatna, má vlastní balkon a dokonce soukromý dvorek vedle domu, protože byt je v přízemí. Vybavení kuchyně dostačující, vaří se na plynovém vařiči. Je možno chladit i topit klimatizací. Spaní na manželské posteli je pohodlné, spaní na gauči trochu méně pohodlné. V bytě není pračka, ale v okolí jsou veřejné prádelny, kde si můžete vyprat. Některé drobnosti v bytě by potřebovaly údržbu a drobnou opravu, ale zvykli jsme si a celý týdenní pobyt jsme se do bytu těšili. Majitel vyžaduje vyšší depozit na případnou škodu způsobenou v bytě, ale je možné se s ním přátelsky domluvit. Povlečení si přivezte vlastní, nebo majitel půjčuje za poplatek.

• Maria (10/5): Ideale per famiglie e ben collegata con la metro - Abbiamo avuto il piacere di alloggiare in questa splendida casa vacanza situata in zona Appio Claudio. Non solo la posizione è perfetta per esplorare la città, ma l’appartamento è completo e confortevole. Poi oltretutto costa poco. Non capisco davvero le recensioni negative ! L’appartamento è spazioso e ben collegato a solo 500 metri dalla stazione metro. L’host e stato gentile e ci ha anche aiutato a capire come muoverci non essendo di qui Consigliata per vacanze famigliari! Nulla

A mezzanotte fortunatamente ho trovato una camera in albergo..

Pulizia insufficiente, scarsa manutenzione (alla richiesta di riparazione scarico wc e sostituzione lenzuola il gestore è prontamente intervenuto), scarsa dotazione in cucina, abbiamo preferito mangiare fuori.
• Anaïs (1/5): Attention énorme arnaque !!!! - C’est une anarque!!! Ne surtout pas louer ce logement ! J’ai eu une expérience horrible. Ils demandent la somme de 1000€ en ESPÈCE avant de rentrer dans les lieux. Ils vous envoient un message privé, une fois la réservation faite, en vous disant que tout était écrit dans les conditions, alors qu’au moment où j’ai réservé, rien n’était stipulé. J’ai dépensé 189€ pour ce logement sans y avoir mis une seule fois les pieds, je l’avais réservé pour l’anniversaire de mon père. Nous nous sommes retrouvés le jour même, à la rue, dans un pays étranger, à trouver un autre logement en urgence. J’ai eu ce propriétaire malsain au téléphone, il s’est avéré menaçant. Il insistait pour que je paye cet acompte, et à la fin nous a dit «  non mais il n’y a pas d’acompte c’est un message automatique ». Ce qui a clairement confirmé cette arnaque bien rodée. Nous avions tellement peur qui puissent nous arriver quelque chose, que nous n’avons pas osé y mettre les pieds. Par pitié si vous ne voulez pas de problème. Ne louez pas.

• Elísabeth (1/5): INTENTO DE TIMADA - el apartamento en sí está bien, la ubicación son 8’ caminando al metro, y con dicho transporte son 40’ al centro TIMADA. El dueño nos recibió diciéndonos que había habido un problema con la reserva y que había overbooking; nos ofrecía una habitación en otro apartamento con características inferiores a las de nuestra reserva, o nos devolvía el dinero de la reserva, quedándonos con el culo al aire. Tras discutir con él durante más de una hora, nos dice que el problema era del baño, que lo iban a solucionar para esa misma tarde. Además, te piden una fianza de 500€ que tiene que ser exclusivamente en efectivo. Finalmente, por su actuación, nos dijo que no era necesaria. Sumó 60€ de sábanas y toallas (como pone en la oferta) pero una calidad pésimas. El grifo de la ducha poco agradable.

• Ranica (1/5): - Schrekliches Erlebnis! Der Vermieter hat Apartment an mehrere Personen vergeben. Als wir vorm Haus waren und den Vermieter telefonisch kontaktierten, teilte er uns mit, dass Apartment nicht zur Verfügung steht. Den Grund dafür wollte er nicht nennen. Somit standen wir um 20:00h übermüdet in Rom ohne Unterkunft. Vermieter am Telefon sehr unfreundlich und nicht kooperativ. Erst durch Kontakt mit Booking neue Unterkunft gefunden.

Vi verranno chiesti 1000euro in contanti di cauzione che non so se rivedrete mai. Terribile esperienza, statene alla larga. Proprietario arrogante e minaccioso

• Lucie (4/5): - The Appartement was nicely equipped, modern, AC, comfortable beds. I didn't like the communication with the Appartment Manager. We had been asked to pay 500€ deposit in cash and later via payPal... after consulting it with Italian police we decided not to pay it, as we had been afraid that could have been a scam and we would never see our money again. Hopefully it was just me panicking.... And it was my mistake that I agreed terms and conditions at booking, however if the communication with Federico would be smoother, I believe our Rome experience would be much better, we had been really scared all the time being there.

• isabelle (8/5): - Grand appartement. Parking facile et gratuit devant l’immeuble. Métro à 8 mn pour rejoindre le centre de Rome en 35 mn. Il faut disposer de temps et aimer marcher. Équipement cuisine insuffisant et non adapté à une habitatioô pour 4 personnes. On aurait apprécié quelques condiments à dispo ainsi qu’une cafetière italienne ou quelques capsules nespresso d’avance. Sinon parfait pour un court séjour.

Las sillas se desarmaban, los muebles son recogidos de la calle, el ban̈o tiene humedad, el supuesto jacuzzi estaba sucio igual que el patio, el encargado o propietario entro a la casa 2 veces en mi ausencia me apago el aire acondicionado y supongo que reviso mis cosas porque demoro 14 minutos en irse , la camara que esta en la puerta grabo la entrada y salida

The apartment was extremely clean, modernly furnished, and had everything we needed for a comfortable stay. The location is perfect – close to all the main attractions, yet quiet enough to relax after a day of sightseeing. The host was incredibly kind and proactive – from the first contact to the end of our stay, he was always available for any questions or needs. He gave us great recommendations for restaurants and places worth visiting, which was very helpful since it was our first time in Rome. Highly recommended to anyone who wants to experience the true spirit of Rome with great accommodation and an excellent host. We would definitely come back! -

• Temelkoski (1/5): Strongly recommend avoiding this property. 500$ deposit it's a blackmail scheme to extort money - Unfortunately, our stay at Jacuzzi SESTIUS was a major disappointment due to serious issues with both the accommodation and the host. Upon arrival, we waited for two hours before the host’s girlfriend arrived, unexpectedly charging us a 36-euro fee without providing any documentation for registration. The following day, we were pressured to pay a $500 deposit with a promise that it would be refunded after 14 days—a concerning practice that appeared more like an attempt to extract additional money than a standard policy. Given the significant shortcomings of the property, we firmly refused to pay this deposit, leading to an alarming response from the host. Using the electronic lock—originally advertised for easy check-in—the host instead used it as leverage, repeatedly locking us out after we left to explore the city. This disturbing and manipulative behavior made us feel unsafe, stressed, and ultimately forced us to leave the accommodation, securing an emergency reservation elsewhere. While we lost money for the final night, we believe leaving prevented further escalation. Additionally, the property suffers from major hidden flaws that contradict its advertisement. Despite its seemingly attractive appeal, the reality was far from acceptable: - The jacuzzi was completely non-functional. - More than half of the lights were not working. - Walls were peeling, hygiene was poor, and a bathroom window was broken. - A persistent bad smell lingered in the living room. - No extra bedding was provided, and the existing linens were torn. - Multiple minor damages further reinforced our refusal to pay a questionable deposit. Ultimately, this experience was stressful, disappointing, and entirely unacceptable. If you value transparency, safety, and a well-maintained space, we strongly recommend avoiding this property.

• Olga (7/5): Good - Beautiful, spacious apartment. Close to the metro, good connection to the center of Rome. Nice quiet neighborhood, with private garden. Very friendly owner (though not very communicative through the Booking messages; via WhatsApp worked well). Clean. Good beds. Great TV. We selected parking and airco at booking. But there was no private parking although this was stated in the advertisement and one of the airco's was broken which wasnt communicated. We could park just around the corner in a garded garage, but this cost an additional €40,- for 3 days. The first night was too hot because of the broken airco; with the one that worked on all day, temperature was OK second day. It also said there was a washing machine which is not there. And games etcetera also not there. Dishwasher does not work properly (also not after cleaning). Jacuzzi heater shut off the electricity completely, so we didn't use that. We used it to cool off with cold water instead 😉 Did get a good bottle of prosecco from the owner for.the electricity shutdown, which was nice!

• Rowan (7/5): Overall good but unfortunately poor communication causing a bad experience at check in. - Property is in a nice building and was very spacious. Area was nice and had several bars and restaurants nearby, as well as a beautiful park nearby. Host was very nice. Requested early check in and was told we could only check in after 5pm. This was a miscommunication as the host actually meant AT 5pm. We didn't know this so had killed time and arrived to the property at 6pm expecting to be able to check in. We were then told the host would be half an hour. The communication slowly went back and forth before he eventually advised us to get a drink as he would be a bit longer. We didn't get to check into the property until almost 8pm. Property advertised with a washing machine which is locked in the owners cupboard, fortunately the host allowed us to use this. There was no dryer or drying rack. Garden was overgrown.
