- Elsa (9/5): Super property in lovely area - We had a very pleasant stay at this property in beautiful Devon. The property itself is a very large and comfortable annex to the hosts house and has a large veranda with a stunning view.
The bedrooms are large and airy and the bedding and towels are good quality.
It has three bathrooms - two with showers and one with a large bathtub. Plenty of hot water and decent pressure.
A very comfortable sitting room with big sofas and a dining table that can seat eight.
The kitchen has everything one could need including a fridge freezer, washing machine and tumble dryer. All the kitchenware, cutlery, glassware and utensils provided were very good.
The host Rob met us on arrival and assured us that he was around for any issues or queries.
Thank you Rob for a lovely visit. The only minor thing I would suggest is a slip mat under the sitting room rug and one that could be used for the shower. Probably showing my age here! :)

- Ball (8/5): Lovely Devon Cottage - The cottage was very clean and had everything you need for a holiday in Devon. The views from the lounge and bedroom were the best I've ever seen whilst on holiday. Bed was very comfy. Cottage was lovely and warm. We will definitely keep in mind for when we visit Devon again. Wasn't the most child friendly but we didn't realise our child would be walking when we booked it but not other issue's.

The cottage is located in a secluded area with plenty of parking - you don’t have to worry about your vehicle at all!
You are seriously spoiled at Orchard Cottage! It has three bathrooms, a spacious living area and a kitchen equipped with everything you might need. It also has a lovely decking with the most stunning views!
The hosts are the just the loveliest people who offered us a late check out after our flight was delayed. Thank you for a wonderful 8 days! Nothing. It’s perfect!

- Andrew (1/5): No pls don't book this - Nothing sorry we arrived at house and it had not been cleaned from last visitor's it smelt bad I had to go out and buy air fresheners but owners did give us another night there so we had a good lie in that's wot was good . The garden was unsafe for my boys over grown
The place smelt like wet dogs and was not clean no welcome pack milk etc
only tea and coffee sugar left .

Unfortunately the people before had 2 dogs and so there was a distinct wet dog smell throughout the house which never left. I suspect having carpets and a material sofa has meant that it is a hard smell to remove.

- Dave (10/5): Absolutely wonderful, even our dog enjoyed it and we would highly recommend the property (and already have done!). - We have stayed at many different properties both in the UK and mainland Europe. This was by far the best! Well equipped, comfortable and clean. It really was a “home from home” with obvious care taken to provide the guest with everything required. Beautiful en-suite bedrooms, great views over the surrounding countryside, private parking space, multi channel TV and excellent WiFi (important for us). Hard to find anything really. Need to be careful when driving to and from the cottage. The location is great, just a few minutes from Tiverton and 25 miles from Exeter, but some very narrow lanes requiring careful driving. Certainly wouldn’t prevent us from coming again though!

The place is amazing, fully equipped with nice extra touches that make you feel at home. Nit picking really, as it’s such a lovely place - windows need a good clean! Not a moan, just an observation! Some nice comfy outdoor lounging furniture would also be like icing on the cake, and make use of the amazing south facing sunny views.

Bideford, Barnstaple, Illfracombe, Torquay, Exeter all conveniently within a hour drive so 10/10 in terms of location. Nothing not to like, the only thing i would mention the mattresses could do with an upgrade.
- Pha-cu (10/5): Lovely, quiet and restful break - Very friendly, well travelled lovely hosts and their sweet mannered dog, beautiful spacious accommodation, decent WiFi connection, clean, well equipped, tastefully designed throughout with nice touches, fantastic showers, good detailed information book. Loved the welcome pack: milk tea, coffee, chocolate biscuits, mini jams/chocolate spread, milk and herbal tea selection. Also the kitchen had salt and pepper other basic spices and cling film, foil, baking paper, dish washing up liquid, clothes detergents tablets and dog bowls, this saved us a lot of packing and we were able to just relax on arrival with a cuppa after a long drive without going to the shops. Centrally located in Devon so could drive to many places within an hour's drive, not far from town for all the food shops etc but property in a very quiet rural area, nice to get away from all noise, you might just hear the odd sheep. Incredible rolling hill views from the balcony which also overlooks the owners main garden and farm fields. The outside areas at the back were fully gated with an enclosed small court yard which was safe for my two small dogs.
Thank you for our lovely stay! Nothing to dislike about the property itself, more the Devon bridleways.
We wanted to walk from property to check out local surrounding walks via the nearby bridal paths but most we came across were unkept, blocked off, unaccessible or signage was damaged.

- Barry (5/5): Overall a good holiday - The location was perfect for us. Spacious property and fixture and fitting were good. there was everything you could need to make your stay easy. Upstairs was immaculate lovely clean beds and clean bathrooms. Where do we start ! On arrival our first impressions were not good as the approach to the property was desperately in need of some TLC as the garden the paths had plenty of weeds growing along with more weeds in the garden areas. Not a good first impression. The downstairs areas were not clean by any standards. Floors not swept crumbs aplenty on the sofas so we removed them to clean them up but there were plenty more more to add to what was visible. Behind all furniture was also dirty so we cleaned that up as well.The glass in the windows had blown which did not look good. Dropped a jam jar top behind the washing machine which was a dirty mess.
The stairs were covered with fluff as a new carpet had been laid at sometime but nobody had thought to clean that up so we left it.
The decking overlooking a jungle was also filthy as were the chairs and table so we cleaned these as well before we could use them.
We would have complained to the owners if we had met them but found out they were in Australia.
We are really sorry to have to write this review but felt we needed to tell the facts.
