It was too complicated for me to get to the property. First of all, which I agree was MY fault, I didn't tell the time of arrival in advance to the host. (Now I have an app, so I will see the notification next time). It was my first time to book an apartment, not hotel. But all the proces was such a horrible experience.. The adress from the booking website (navigation) and the one on the booking confirmation document (written adress) were different. But in the end, NONE of them was the actual adress of the apartment we stayed in. The place was pretty good, but not the one announced on the Booking, so it was confusing for me as for a tourist.
There was a kitchen, but no dinnerware. Why would i need a hob, if I there is no pan or pot... Host said - you can make a coffee. But it was no mugs as well.

It was the worst experience we had.
We didn't have breakfast as promised, only in the evening he left some biscuits hanging on the door.
The light in the room wasn't working and we could hear all the noise from the street without being able to rest.
Mr Giuseppe, the owner, charged us a fee of 50 euros, claiming that he would return it to us after two days of our stay, but he never did, unfortunately it was a disappointment as he doesn't fulfil his obligations.

- Taiga (1/5): Worst hotel - This hotel has many issues. First of all, the address of the hotel is incorrect, and although it was stated that check-in was possible from 11:00 AM, the owner changed it to 1:00 PM on the day of check-in due to personal reasons. Moreover, I had to go to the location specified by the owner to pick up the key myself.
Next, the room was not clean. It was not the same as the room shown in the pictures. The bed had an unpleasant smell. Although I stayed for three days, the bed was never made, and even though there was a kitchen, there were no dishes.
Finally, I was asked for a deposit of 50 euros in cash, which was not mentioned on Booking.com. I was told it would be refunded after check-out, but there was no response to my request, and it was clear that the owner intended to deceive me from the beginning.
These methods are likely a standard practice for the hotel owner, and my travel plans were affected, turning what should have been a wonderful vacation into a bad memory.
I am writing this review to prevent more victims from experiencing the same issue.

- Indre (1/5): The worst! - the worst ratings. The host canceled the suite for us on the day of the flight! before we flew to Italy we already knew that we would have nowhere to live! An abnormal check-in time of 5pm was set when we were due to land in Italy by 6.25pm. He doesn't communicate at all through the Booking.com app, when I tried to contact him on the given phone number - he didn't answer, I called him via the Whats'up app, he didn't answer, but then he wrote that I would have to go get the keys to the restaurant because he would be there, finally he wrote that he was leaving and canceling everything ! because check-in before 5 p.m. only!!!! I think there is a scammer here! At one point I was disappointed with all the Italians because this is the second cancellation in one day! We flew to Italy with no place to stay, with great fear…

- Ashley (1/5): Bad - My reservation at Garibaldi Suites was canceled a day before check-in due to "car" trouble as the host said they couldn't meet us to checkin. They mentioned they might have to but never confirmed, I had to follow up. They also insisted we chat through whats app and would not respond to the messages I was sending on booking to confirm the stay. The reservation was never cancelled on their end so it shows as if the stay was completed. It's been over a month, and I'm still waiting for a refund. Despite multiple attempts, I've received no response from either the host or Booking.com customer service. This experience reeks of a scam. Save yourself the trouble and avoid this property at all costs. I strongly discourage anyone from booking here.

- Hicks (1/5): Yet to have a refund, awful conduct. - We originally booked this hotel for our stay in Milan due to its prime location and good price. Needless to say we have been appalled by their conduct and feel it is necessary to let others know. We never got to stay in the premices since on the day of our booking they informed us that they had, in fact, overbooked and needed us to cancel our stay with the promise of a full refund and wave of cancellation fee. We were told this just three hours before we were due to check in. This was on the 21st of October.
After just under a week of attempting to contact them by phone, we left a review talking about our experience. We were immediately contacted asking us to take it down and that a refund would be put through if we did. We were told that unfortunately they had not been able to contact the person who does the office work due to a family circumstance - this is fine. However, it has now been four weeks since our original booking and we have yet to recieve a refund or further contact regarding the aformentioned. We have since contacted them twice through the number we recieved asking us to take down our original review. Both have been ignored.
This is outrageous, we want our money back and to be perfectly frank it seems to be a scam.

- Iuliia (1/5): Bad - Location When I read the comments on this object, there were many negative reviews related to the "hospitality" of the owner of the apartment. I didn't pay attention to it, because I really liked the location and the photos of the apartment looked very tempting.
After booking accommodation, I immediately wrote to the landlord that we arrive late in the evening and can only check in at night. The owner ignored it and didn't answer anything. A few days before arrival, I wrote again to clarify how to check in and whether there is an independent registration, there was no answer again. After 3 messages in the booking and 1 message in the WhatsApp, the landlord condescendingly replied that he could only check in at the specified time and did not want to meet the guests in any way, said that this was not a hotel and he was not bothered by other people's problems.
If the owner is so principled, then he could at least answer after the first message on the day of booking that such a check-in option is not suitable and I would then use the option of free cancellation and choose another option. He decided to wait until the free cancellation became unavailable and put me in a hopeless situation - to look for accommodation on the day of arrival. As a result, the money for the booking was not returned and I had to overpay for a new apartment. I highly do not recommend contacting this object and such a wonderful host.

And the apartment was clean upon arrival. It had value for money. The owner was nice. He met us outside the building and gave us clear instructions. He did take 50
Euro cash deposit for the keys. Which he returned back to us when we were leaving. It was hot. Air conditioning was not working. There was a small air cooler kind of machine but that wasn’t enough since we traveled during the autumn season. It wasn’t cold outside yet.

Liaising with owner was a nightmare. Ignore my original enquiry via Booking.com. Attempted to call day before to arrange key pick up. Despite three calls made no progress including using Italian speaker.
On day finally agreed a rendezvous point. Was 45 mins late. Then asked for deposit of Euro 50.
Met me after stay to collect key. 15 mins late. Did not return deposit and I’m still chasing for three weeks later.

(I just asked if he knew if there was an above parking ground as I drive a pick-up that's too high for underground parking) He sends you incomprehensible audio messages on WhatsApp while shouting.
- Yover (1/5): DISASTER!! - nothing The man changed the location of the apartment that I had rented and he gave me a new one in a bad location, smaller and really dirty. There was a laundry machine with Close inside!! the towels smelled so bad. It was a really bad experience!! He was not kind and respectful with us. We had to walk a lot to take the keys to his home and then go to the apartment, very far.

The apartment was very clean and perfect for us to stay as it’s location was very close and a short walk to the duomo and vittorio as well as close distance to the central station by bike. We would defiantly stay here again!

AVOID AT ALL COSTS - I can confirm that the address is not as advertised, (which I believe may constitute false advertising) The property is not as advertised (although I note that more pictures have recently been added of a whole range of properties that do not correlate with the property we received however again false advertising), the check in process is a risk and safety hazard, communication is lacking, rude, intimidating and demeaning. Booking.com have a duty of care to ensure the safety of users and the reliability and accuracy of the products advertised and received. I attempted to cancel my booking PRIOR to the trip due to safety concerns which were not taking seriously by booking.com and have now led to this predicament. DO NOT BOOK!

- Bruce (6/5): Do not recommend this accommodation at all and booking.com should reassess their dealings with this business. - Nothing. No kitchen utensils. Towels of poor quality. Breakfast paid for but never received. First night in another residence that was deplorable. Address of suite although in a good location is is nowhere as advertised. Owner/manager is unprofessional. Television does not work. Air conditioning needs attention. Owner/manager puts himself ahead of clients and expects them to go out of their way to accomodate him. All meetings with him are in random street locations or correspondence via What’s App. Dodgy.

The instructions were clear and even though the language barrier was there we could understand each other. The location was absolutely fabulous. Very central and easy to find your way around. Would definitely recommend the host and the place. There was nothing that we did not like.
- Sebastian (3/5): We do not recommend it, the accommodation is a lie and unprofessional. - Location is perfect! We chose the apartment because we wanted to use the kitchen and unfortunately it was not furnished at all. The owner was still insulting and unpleasant when we complained. He later brought towels, glasses and plates, but they were packed straight from the shop, so we had to unpack and prepare everything ourselves. The bed linen was still in its original packaging and we had to make the bed ourselves. The check-in was very complicated and stressful.
We were most disappointed with the breakfast, which consisted of cheap, store-bought sweets and milk in their original packaging. All in all, the stay was unpleasant and only 50% of the photos were true.
We definitely do not recommend it, rather pay 100€ more and take a hotel like this lie. The owner is very unprofessional and lying.
In the end, he wanted us to leave an hour early, despite our agreement to the contrary, and he wanted us to pay more for the city tax than was stated in the booking. It was not a big financial difference, but it is a matter of principle and professionalism.
However, I have to say that although the photos were not entirely true to reality, if the owner had only published real photos and arranged the accommodation properly, we would have rented it anyway as it was quite nice and in a good location. But since we didn't get what was offered, we consider it a lie.

- Jeffrey (1/5): The lister is a liar and his listing is a fraud. Do not rent this apartment. Do not use Booking.com. - There was nothing to like about this property, except the location. The owner is a liar and a thief. We booked this apartment for five nights and had to leave after one night because of a previously scheduled water turn-off for part of the building -- which meant no water in this apartment for three full days. Apart from the water problem, the apartment photos on the website are not photos of the actual apartment, which is much smaller, does not have a functioning kitchen, does not have a sofa and sitting area, has a view of trash cans and not a garden, and had dirty laundry in the washing machine, to list but a few of its problems. The owner is rude and unhelpful and lied both to us and to Booking.com about both the apartment and the water problem. The owner refused to refund the money we paid for the four nights we could not stay there and Booking.com has refused to fully compensate us for our loss. We suggest that no one rent from this fraud and that no one book through Bookings.com. Booking.com does not do proper due diligence on its apartments and does not stand behind its listings.
- Andrew (5/5): Passable - Conveniently located and a short walk to the Duomo Cathedral, Scala Theatre, Svorza Castle, and near bus and rail lines. Host did not provide check in instructions. I contacted him by phone once we arrived at the building, he barked at me over the phone and showed up in person a little while later. His attitude toward me could best be described as utterly disdainful. After failing to provide check in instructions, he blamed me for not having contacted him via What’s App. Firstly, how was I to know that was what was expected when that was not communicated? Secondly, he talked to me like I was stupid for not having used What’s App. Nobody I know has used that app in the last 10+ years. The host did not seem to consider the possibility that not everything is the same in other countries. The initial tour continued with annoyed sighs from the host and his voice raised in apparent irritation if any questions were asked. Future guests might find it helpful to know that although there is a kitchen in the apartment suite, there was not a single dish, glass, cup, or piece of cutlery in the place. There also were no garbage cans in the suite. The shower floor still had other people’s hair on it. The continental breakfast included (among other things) an opened container of yogurt that a previous guest had eaten out of.
On the bright side; the suite is modern and is conveniently located.

Then he said that will send an email to booking to refund us 20 euros but it will took 1 week or even more. And obviously I didn't recieved it yet. And the breakfast was an open cookies pack so.. not very accurate to what you can read on booking.

- Rafael (1/5): bad experience - location It is not the apartment that I expected as the host actually posts many pictures of different apartments so I didn’t get what I though I would have based on the pictures that I received on booking.
-The shower was a mess, all bathroom would get completely wet after a shower.
-There was no bed and sofa but actually one sofá bed (different to the booking);
-It was not possible to use the closet as it was made a folding beds storage;
-There was only one towel for shower and we were two people. The host made it difficult to provide a second towel and in the end we had to use small old ones (according to him “this is not a hotel”);
-The cook top was broken and the host told me to use the kettle instead (!!!!!!). I like to cook my own breakfast when I travel and that’s why I booked an apartment. So I couldn’t do that;
-The bed lining is super cheap and uncomfortable;
-The host kept the change of the city tax which he said that he would leave by the door on the next day. I haven’t got anything (there are other comments of previous guests mentioning money issues with the host too);
-The provided toilet tissue couldn’t be from worst quality.

The owner made a very instructive video on where and how to enter the apartment which we found very helpful.

- Francisco (1/5): I DO NOT RECOMMEND THIS ACCOMODATION - The location is privileged. The heat system works very well. We had lot of issues in this accomodation, starting with the 100 euros deposit requested in cash for keys in the check-in. The owner said it was only for precaution, and the money would be refunded automatically in the check-out after receive a photo of the keys over the table. It past 2 (two) months and we never received this money back, even having proof in WhatsApp conversation of the owner saying it should be deposited. He said the same thing to booking, tha he wold make the refund. We requested many times, no refund received.
Also, in the booking reservation details the accomodation supposed to have:
- Breakfast: there was only some cracker, soluble coffee, soluble tea. No way to heat the water, no spoons. After we compleined the owner said it was not a hotel, and offered some muffins. But, in the reservation details wasn't described "small breakfast" as other accomodation we stayed. Then, we were expecting a good breakfast, not a simple one. And how we could make our own meal with no kitchen stuff??
- Kitchen stuff: there was only a washing machine, refrigerator and a cooktop, but NO dishes, NO forks, NO knives, NO spoons, NO cups or something we could use to cook, or heat a milk, coffee or water.
And the problems continued:
- When we arrived, even the owner asking us to come early because he had another guests coming, and orher accomodation to manage, our apartment wasn't ready. Clothes were left in the washing machine. Even we complained, they did not removed;
- In our first bath, the water did not flow properly, and we had to stop, otherwise could flood. My sister had to wait the next morning to take her bath. After we complained, the problem was fixed.
- At the last night, I got up to drink some water, and almost felt, there was water in the kitchen floor. I started to look for what was causing this, and saw the plumb under the sink was not properly settled, so the water was leaking.

The apartment itself was different than on the picture and not equipped at all! There wasn´t even cuttlery in the kitchen (or any pot, frypan, water cooker - nothing!). There was no proper bedding (in November!), we had no bath towels...When complaining, the host literally said: "my cleaning stuff should die!" putting the fault entirely on other people, while making us extremely uncomfortable. We felt physically and psychically exhausted after the trip. The host was a con-artist, that frauded us and made the trip into a nightmare.

- Francesca (9/5): Superb - Location was excellent, between Castello Sforzesco and the Cathedral (Duomo di Milano). The apartment is new and the space is well organized. All appliances are new (washing machine, fridge, induction cooktop) Perfect for 2 people but can host till 4 using folding beds. The host was flexible and managed to fit my needs.
- José (1/5): Bad - only because is central , bu all the rest very negative. very negative feedback, I rented the house for 4 people and when I arrived at the apartment there was only 1 extra small bed and a double bed, we didn't even have pillows for everyone.
regarding breakfast it is also a fraud, on the first day of the morning he left a supermarket bag with a few packets of milk and some packaged croissants from the supermarket for the entire stay, the kitchen has nothing, there was cutlery available.
and the worst of all is that I was robbed, when I arrived the owner of the apartment asked me 36€ for the municipal tax plus 150€ of causation for the apartment key and that they would be returned when a photo was sent by whatzap of the key on check out, I've been waiting for the money for 3 weeks and the owner of the apartment even sent me false bank transfer slips so I say I was robbed of €186.
I do not recommend this stay at all.
- Arunabrata (1/5): Extremely horrible experience with the owner and this stay - We liked only the location If I start saying what I did not like then it might become a short story. But putting down the issues in bullet format so that others can beware.
1. The address quoted in booking.com was not the address of the premises we were given to stay. The owner said apparently the address of the property on booking.com is his office address. This is a major security concern to me.
2. I booked for 3 people and there was only one double bed in the flat. Again it reeked of dishonesty or overselling something.
3. There is was a kitchenette but not a single utensil.
4. The breakfast was supposed to be included in the package but that was just some biscuits, tea and coffee. This was not at all expected.
5. The owner asked me to pay 40 Euros for security deposit of the key. This was no where mentioned in the instructions so it came as a total surprise. Eventually I did not pay as he was asking in cash only which I did not have and he was not giving any receipt.
6. The owner took 10 EUR instead of 9 Euros for the city tax. It is not about the 1 EUR extra but more of an issue because he did not give any receipt. So absolutely no track of whether he will actually pay that city tax.
Completely corrupt and false/mis-selling in this instance.
7. There was an issue with the water drainage in the shower area as well and the water was stagnant and would drain. After one person taking bath there wasn't any scope of the another person using the shower cubicle.
Very bad experience for us.
