• Joyce (1/5): I only stayed one night despite paying for 3. Found other accommodation for the following 2 nights. - It was close to my purpose. Key safe needed 3 communications with owner who gave me different codes to try before I could enter. Bed linen may have been washed but was stained. Kitchen utensils were sparse, only two chipped mugs! TV didn’t work and was unable to link up to Wi-Fi despite communicating with owner. No towels.

• Ariana (1/5): Run away: health, fire and security hazards - Nothing This property presents significant health, hygiene, and fire safety risks. Prospective guests should be aware of the following documented findings: 1. There is active, widespread black mould on the walls and ceilings of guest rooms. Furthermore, the cleanliness is unacceptable: the carpets are heavily stained and the shower facilities were found to be dirty and poorly maintained. 2. The furniture is structurally unsound; a large cupboard unit was not secured to the wall and fell during the stay. 3. Fire Safety: The property is an unmarked residential house advertised as suitable for public accommodation but has no visible fire safety signage, smoke alarms, or emergency doors, which constitutes a high risk for guests. 4. Internal management is disorganized. Access to booked rooms was not available due to missing keys, and other guest rooms were observed left wide open and unsecured in a common hallway containing multiple external key boxes, which constitutes a major security risk. 5. The "Included On-site Parking" advertised is a misrepresentation. The host attempted to charge an additional fee for the driveway, otherwise directing guests to public street parking a 5-minute walk away. 6. Booking.com support was unhelpful and failed to provide a relocation or a full refund despite being provided with evidence of these hazardous and unsafe conditions. I was left to find and pay for my own emergency alternative accommodation. Do not book here
• Husnain (1/5): Just disappointed at all - The business management very poor very hard to contact with them the mattress on the bed is dead and never recommended to any one for this place Bed was so uncomfortable
• Tom (3/5): - Staff were friendly as well as other members who were staying within the house. Good venue, small walk into the city centre and a good few pubs along the way. The bed was rock hard... not very comfortable at all. Bathroom was dirty. A smell of weed as soon as you walk through the house. Cupboards falling off in different rooms. A required £80 damage deposit which takes days to get back. Dirty dishes in kitchen..

Someone had obviously left and not thrown out their vegetables leaving the food to rot, smelt terrible! There were also no cereal bowls (at least not that I could find).

• Harry (4/5): Not very clean or comfortable, lots of home improvements needed. - Property was in a good location Unclean, damp in the room, 7 days with no lights in the bathroom, a container of rotten food left in the room, dining room has a broken plug socket, rotten food left in the fridge, television would not work, i reported the problems and nothing was done about them even though i was told it would be sorted.

• Daniel (1/5): Copable - A hot working shower and comfortable bed and clean sheets and a full kitchen to use Had to pay 80 pound damage deposit which i found funny as the curtain rail had been ripped down and no blinds and not replaced and the walls were all scraped and chipped and scuffed, the door handle were hanging off on every single door not just my room! It seems like damages are made and nothing is ever rectified...the room stunk like sweat and an old sock (not an overstatment!) The tv worked but had no signal so couldnt watch tv and the whole house itself hadnt been hovered and wiped down and mopped in a while. Definatly not on a daily basis.. The whole house was like student accomodation just dirty and not well managed. The pictures do not match reality

• Drew (2/5): Dreadful. Left early to get another hotel. - No on site parking as advertised, unless you have a bike. Room was humid and dirty, old laundy and dirt under the bed, and fingernails in carpet. Room also didnt lock. Bathroom was disgusting, sink choked and drain full of hair.

• George (6/5): Value for money, only lacked prompt communication. - The house has a useful kitchen, and the host left some cereal and tea bags for guests. Communication with the host about getting the entry code and about getting the repayment of the damage deposit was slow. This was the only frustrating thing.

• Gananathan (2/5): Misleading advert and will nerver use this guy property as seems greedy un ethical person - Advert as free parking and there is no fo info of damage for proerty as noticed that from owenr after booking via booking.com . Once realised asked to give free parking but he refused even though advert higth free aorking , asked to cancel booking he refused even after raised to booking.com. He seems unethical and keen to take money than accepting his mistake of misleading advert . will never use again and escalting with booking.com for refund . first time i have given a negative review due to owner behaviour

Kitchen smelled of curdled milk Bedroom smells too strongly of damp and sweat - It took literally half a bottle of perfume and still couldnt mask the smell of damp in the room Bedsheets and towels have dirt and other peoples hair on them. Pillow cases were yellowed Carpets not hoovered Bathroom okay but not clean No curtains

• Akhtar (7/5): It was a pleasant stay in a great location. - The room I stayed in. The stairs to the basement room, which was meant to be my original room. Unable to take my suitcase downstairs as it was big and heavy and the staircase was steep and narrow. I did not take my suitcase upstairs as I was only staying for one night and left it in the hallway.

• Chris (1/5): The worst accommodation I’ve experienced with Booking.com and will never visit again. - Shower was good, as was the kitchen. The location was close to the University. The entry code machine had a mind of its own, it took several attempts each time I tried to enter, with alarms going off and warnings of the battery running out! There was an odd dampish odour in the house. The room was awful - very small, about 6ft by 9ft containing only a bed and a wall mounted TV, no wardrobe, no chair and no hooks of any kind to hang clothes on so had to use the handle of my suitcase as the only hanger. The bed was so old I sank through the wires and could feel them digging into my back and sides - very uncomfortable! The bed linen was clean but old and thin with old blood stains clearly visible.

Only one toilet in shared bathroom for 5 rooms- luckily we were just 3 residents. Sofa bed and noisy early morning road - so earplugs necessary.Room needed fixing up (cupboard door missing)

• Chukwama (1/5): I would never recommend this place - The door handle on Room 5 was broken, and I didn’t feel comfortable staying there, so I booked a different hotel. The communication and support from the host were awful. I would strongly advise against staying at Seamless Stays, Norwich.
• Adam (8/5): - Very clear communication, when I needed to inquire about anything they were very clear and able to sort my problems quickly and reasonably. The bed could have been more comfortable but I didn't lose sleep over it.
• Mak (7/5): place to stay for a short break - room is nice and tidy. price is fair. Only one off road parking space outside and need to be reserved. I have livied at the property for 11 days but haven't got chance to park at all. All area around are resident parking and free parking is quite far away. The other thing is the bed is too soft, got a bit of back and neck pain when get up on the morning.

• Tze Heng (1/5): Decent place, ruined by the lack of support - The location is good, close to city centre with a supermarket across the road. Upon arrival, I found my room untidy. The linen and towel were used, and I could find food residues on the bed. The bin was full. Apparently the owner forgot to clean up the room. I tried to reach out for clean linens, but I got no reply. Regrettably, I have to rate it 1/10.
• Ondrej (3/5): title - I was in a room with no lock on it! The house has 5 bedrooms and one living room. And only one bathroom.... Also, my room was in the cellar?! There was no window so no day light. The lock was a bit tedious to get it, but then you can't loose the key. Also, the oven couldn't be closed, so not really usable. I think the living room used to be a bedroom, but for some reason it got moved downstairs. But the absence of a lock on the door is alarming. I don't think the place is really liked after either. Oh and all the the other rooms were well more equipped and decorated than the cellar.

• Ian (5/5): Good location, with a high turnover of guests, grimy bathroom - The location was perfect, small grocery shops nearby with the ability to keep foods in the fridge and a microwave and various with our kitchen appliances to hand. Difficult parking for cars, Other guests noise, when the electronic door didn’t work as expected, they woke everyone up in the house. With clean bedding with a very strange smell. Now for the worst, whomever you have as a cleaner, they need to understand about dirt, the bathroom is not easy to keep clean, but the shower glass doors looked like they had not seen a cloth in months, pink coloured mould all over the tiles in the shower, a certain level of cleanliness should be expected,with so many people using the bathroom. It’s just grimy, yuck, limescale remover “vikal” is a good start for the shower glass and shower heads.

I brought my own The room was a cellar room with 1 small double window leading up to a garret railing and open air. The room smelt of damp. After a day in the room my sheets had an air of cold and damp. Very mediocre in 9 out 10 aspects. I had no key for my room therefore no security at night. There were 5 rooms but only 1 toilet within the bathroom therefore if the bathroom was being used I would not be able to go to the toilet.

• Freya (1/5): Terrible communication, I am still waiting to hear from the owner from one day after booking - Nothing The owner has not responded to any of my communications starting from a day after booking and a week before arrival, so I decided not to take the trip. I am very disappointed with this "hotel" and I would not recommend booking here.

• James (1/5): Wish I could - Called asking for early entry. No answer so messaged. Received a yes reply. Attended properly, via taxi. Red flags were waving when taxi driver had never heard of place. No answer at door, so returned to city and again tried to call. No answer so back to messaging. And got a reply saying to attend, again another taxi. Got to venue… and guess what!! Can’t get in property. Informed them of situation. Got an apology and agreed to pay the £30 taxi bill if I could provide receipts, silly me I forgot to ask a taxi driver for one???!!! Money was meant to be paid today, ignoring messages and blocked calls, and booking offering a 20 compensation… shocking! The owners are full blown thieves

• Simon (4/5): Good location but could do with new linen and a lick of paint. - Location The booking.com website mentioned that a deposit was payable but the the email describing how to do so was not relayed to me. I had to then do so as I was trying to check in using messenger texts. The owner had to pass on the internet WiFi code so that I could BACS the deposit. This took some time to complete as it was very late and the bell was not answered after several rings. The booking.com website also said parking was included but to stay in the only bay at the property, it was £2 extra.
