The property SHOULD not be let in it’s current condition, there is mould and damp issues all around the property, the windows don’t open properly which isn’t ideal on a warm day, arrived in the caravan at 3pm and left by 7pm the same day! Not great when you have young children and have drove 2hrs to the property 😩

Caravan in nice location The caravan itself was very dated, ideally needs full refurbishment due to not even having curtain rails, one set was secured with screws in the wall. One window fixing was broken so window wasnt full closed. All windows and doors had draft coming through them so made the caravan very cold. The double bed had folded cardboard under a leg to try and stop it from wobbling. The slates of the bed had bits of card and word with duck tape to secure the frame. There was only one standing heater for the whole caravan. Gas fire didnt work. Bedroom and bathroom doors didnt shut. Was gap in bathroom door. Was not the greatest stays. Luckerly it was only for one night.
- Rozelina (2/5): Very bad experience... - I appreciate that the lady quickly reply my calls and msg. Caravan was really in bad condition. It need to redecorate and needs cleaning thoroughly. There is some kind of smell all over the place. Even the windows were mouldy. Though we ignore everything and we wanted to do cooking but the pan was too dirty I felt to vomit. Throughout our stay I did not dare to remove shoes it was that much dirty. I used to book caravan for years but this is my first and worst experience. The minute we enter in caravan it was all watery on floor and we wanted to leave the place but the amount was non refundable though I check in other caravan but due to easter holidays everything is fully booked. So I has to stay there.

the people who we booked from had great communication.
i left my watch and they posted it back to me. there were numerous plumbing issues, leaking basin and toilet and the kitchen tap wasn’t even fixed down properly.
there was tape and vinyl covering up a multitude of sins.
the curtain pole fell on me when drawing the curtains and there was mould throughout

- Tilbahadur (4/5): I enjoyed and achieved my ourpose of the visit. - Location is fantastic, very close to beach easy to reach around the south coastal beaches. This particular caravan is very old. Probably that why they allow pets. I think they didn’t clean convincingly after someone resided with pet. The smell wasn’t that good all over the caravan.

We were not given the refund even when we explained that we we can’t use the property because of the unknown and unexpected requirements.

This should not be allowed to be used a holiday let - such a shame and such a waste of money.

The area is also great with very reasonable pricing. A shame I couldn't post a few pics of the adjacent beach. Slight repairs needed in toilet/bathroom to toilet waste and shower tray replacement. Otherwise all great for short stay!

Also not obvious when we booked that there would be an additional linen charge.
We paid £108 for one night which was reasonable but with the £37 on top of this plus paying £20 if you wanted to go to the bar or kids playground it was not good value.

The place is vile. Whole van is unsafe. We have reported it to Parkdean direct who advise they won’t let her rent it out again. My children were hurt while trying to shower, we had to stay up all night as they would not sleep due to being so vile.

The oven/fridge do not work, the kettle is mouldy and the caravan itself smells dreadful, likely due to mould and poor ventilation from the broken air vent.
The furnishings also look dirty and curtains are filthy.
No bedding provided and additional charge for gas and electricity is sought after paying for the stay.
I really would strongly recommend looking elsewhere.

- Dan (1/5): Disgusting! - Nothing Horrendous property! As soon as you walked in you could smell how unclean it was. The mattresses and bedding smelt like old, stale sweat. The entire caravan was covered in cobwebs. The fridge with broken handles and rust wasn’t plugged in. The cooker hadn’t been cleaned for years. The smelly covers on the sofas were a poor attempt to cover the disgusting stains underneath. There was mould around the windows, on the ceilings, on the walls and on the floor. However we did have ventilation from the big hole in the floor 🤦🏽♂️. The wall behind the cooker was covered in grease. Ripped curtains were only held up by tiny screws. The small light in the double bedroom was missing, which was no surprise considering smouldered plastic was all that was left!
But the biggest, most disappointing thing about this rip off caravan, was the bed in the double bedroom….. IT HAD NO SLATS!!! I sat on the bed and fell through! There was a makeshift board used in an attempt to replace the missing slats but failed miserably! How can you advertise a property but not offer somewhere suitable to sleep?! We couldn’t even sleep in the single beds as that’s where our children were. The owner even had the cheek to message upon check out to say “I hope you had a nice stay”
Please save yourself from this hell hole and book somewhere else

- Jessica (4/5): Disappointing - We love the area We knew it be cold as we was going in March, what we didn't expect was for the gas to run out at 10.30pm and we had to go all night with out heating or hot water. Messaged the owner to be told we would have to pay a percentage of 105 pound to get a new gas bottle , that percentage was over half the cost. We then had to go out for breakfast as no cooker no shower. Apparently this is standard practice and she sent me a screen shot of her policy yet when looking on booking.com we saw nothing about the extra. This mean rhat who ever comes in after us is benefiting from the extra we paid

Great communication with the owner telly worked great all the channels big bed was ideal for the 2 of us. Was a little chilly until the fire & heaters kicked in but expected this time of the year. The windows were drafty while sat watching the telly.

People take advantage of the owners price, hence this unjustified low review. Double bed in the master bedroom.

I had to pay for a truck to come and pull my car out of the mud outside the caravan. Apparently you are not supposed to park outside the caravan as there are flooding but was not told by the person who hired out the caravan nor the useless receptionist. I'm extremely unhappy with my stay at the resort and will never be returning. The caravan was the dirtiest caravan I've ever stepped foot into. I wouldn't stay there if I was payed the bedding had stains the sofa was filthy covered with bedding to disguse the nasty stains. We had slept in my car and I will send the pictures to booking to get a refund. I'm extremely angry as I had my 2 year old and new born with us which was supposed to be a nice getaway that turned into a night of hell. Avoid at all cost

It’s falling apart. Awful DIY jobs all over the place. Damp, mould, filthy, dog hairs everywhere. Needs a deep clean. Only stayed for 2 hours and went home as my children and partner were so upset. I was very embarrassed and is a massive lesson learnt.

- Shaw (1/5): it needs burning down - caravan not clean, boiler leaking gas, floor caving in inside the shower area, pests, half full beer cans from previous occupants, mould and grease in the walls, damp and mould, looks nothing like the pictures, curtain pole came down and hit me on the head... wouldn't even put a dog in there. Absolute shit tip that should be condemned... I've slept in cleaner ditches in the army. Have sent the pictures to environmental health and instructed my legal team to take action. The site themselves stated that it doesn't meet their minimum standards for letting out and security turned off the gas and electric due to their concerns of the caravan being dangerous to stay in. Also shared the images on social media and will be leaving a Google review as well to pre-warn others not to book this caravan. atrocious unhygienic qnd unsafe accommodation which put not only my own but also my pregnant partners health at risk.

We nearly walked straight back out if we hadn’t of driven for such a long we did look to see if we could book something different it wasn’t anything else available in the area It was unfit for purpose completely rundown. Someone’s attempt of DIY was just shocking absolutely filthy mouldy we actually went home a day early because we just couldn’t deal with the ceiling dripping on us.

When opening the door the smell hit us so we opened the window which fell apart & we were unable to fix it.
Not fit for human consumption nor any animal either.
We unpacked food purely for refrigeration but not clothes for fear of bedbugs.
The pictures advertised are a lie, the reality is grim.
We contacted the host to say we were not impressed and asked to leave early and negotiate a refund.
The response was her turning up at the caravan literally foaming at the mouth & racially, verbally & physically threatened us.
We videotaped the evidence as the scenario unfolding was shocking!!! Evidence was required to cover our own backs!
We were told by the host that we would be refunded by booking.com but once the refund was requested she refused.
Booking.com really should vet the hosts and property.
How this caravan even had insurance to be on the sight is unbelievable.
The total duration of the visit was 90 minutes.
Thankfully booking.com have agreed to refund the cost as a good will gesture.
The caravan is situated on a Parkdean resort & unfortunately they can not assist in a private booking made via the website but after seeing the video evidence will take action against the host for the vile behaviour & condition of the caravan based on their site!
