The location was perfect. Quiet little road, the beach is a 3 minute walk with a lifeboat cafe at the end of it. A short walk to local pubs, takeaways, and supermarkets. 8 minute drive to Yarmouth.
The property is so cosy with a thermostat in the lounge to adjust the heat on chilly evenings. It has everything you need, and Kat explained clearly all appliances, etc, in a helpful message ahead of our stay.
Easy check in/ out.

The beds are so comfy and super soft towels. My daughter said she slept so well because of how quiet the road is.
I was a bit worried about not having allocated parking, but we managed to park on the road opposite the house all 3 nights, no problem at all.
Just a really great stay overall. We will definitely stay again. Nothing. It was fab.
One thing to note; as this is a very old (1850) property, the stairs are a little steep. If you have mobility issues, it may be tricky. Also, I left our suitcases in the living room as I didn't want to drag them up and down the stairs. But it wasn't an issue for us, we absolutely loved our stay.

The cottage was very tastefully decorated, lots of lovely touches; the welcome pack and the Christmas decorations were the icing on the cake.
All the instructions were clear, and everything was exactly as described
My husband particularly liked the very comfy sofa, said we need to get one just like that. :) Nothing to put in this box.

Nice & clean Rear courtyard not accessible directly from house - Out the front door, through a gate, alleyway to small courtyard - not great for dog friendly- & tired furniture & so many weeds & dead hanging basket not very welcoming. Outside space needs some TLC, was surprised as start of the season.

Lovely touch with the bottle of bubbly and the cookies. Handy to have some coffee and tea available as well Overall the cottage was spotless, but my husband had put all our luggage and bags in the lounge and at first I thought the bottles had leaked as there were a couple of very dark stains/ground in dirt on the carpet. The carpet had been thoroughly vacuumed but it could do with a shampoo when its less busy to freshen it up a bit.

- Linda (10/5): Fabulous week - The cottage was lovely and had everything you needed to get settled. The fizz and cookies were much appreciated. Dog treats were well received. The bed was comfortable, and the towels were lovely and soft. The location is so close to the amazing beach which we walked every day. Our dog couldn't get enough of it. We didn't cook as we were on holiday so made good use of the local pubs and cafes. Parking wasn't a problem for us. We had a bit of a problem with the shower and contacted Kat who was quick to reply and very helpful, all was sorted.
The location was great for us to explore Norfolk. I thoroughly recommend a visit to see the seals in Horsey Gap. There really wasn't anything not to like. The description perfectly describes the property. It is an old cottage, so it's got low ceilings, its stairs are steep, but that is to be expected. It might be helpful to have information pack to let you know what's about, but there's always google!

- Jollyjo39 (10/5): AMAZING , PERFECT LOCATION, AND A COSY COTTAGE , WITH FANTASTIC HOSTS - The cottage was amazing so easy to get in with the code, we was away for a relaxing weekend with our dog too , was so cosy and on arrival had a nice surprise the hosts had left a bottle of prosecco and some local made cookies for us , there was coffee , milk , even hot choc, it was home from home with towels and shampoo etc , the location was fantastic i enjoyed a walk with coby (our dog) every morn on the beach which is a 5 min walk,there are a number of pubs that serve food walking distance ,and takeaways chinese , indians and fish and chip shops also .we def will be returning . having to come home !

- Benji (9/5): Superb - Nice location, right by the sea where we saw some seals! Cosy cottage, with a few gifts and surprises; a real effort made to make guests feel welcome. Kitchen was well equipped and had a good amount of space to prepare food in, given the size of the cottage. We were really quite comfortable as 2, but more might get a bit more squeezy! Oven was a little confusing, you have to run the timer to get it to turn on! Everything all worked, just some bits required some experimentation 😅

Ideal stay for a couple. Parking is on street which we didn’t realise when we booked, we eventually found a space opposite the cottage.

if you want a nice quite place with a fantastic beach and you love your dogs this is the place for you ,the locals are polite and make you welcome The decor is a bit tired, my grandson said he would have loved a bigger tv in the living room but thats just my opinion .

- Sarah (9/5): A very well equipped cottage that provided more than we expected. Fantastic! - The cottage is located along the road from the beach, on road parking was always available and it was only a couple of minutes walk to shops and restaurants. We were so impressed with the facilities and extras offered which included toiletries, kitchen items and even a hairdryer. I loved the towels which were huge and excellent quality, I would have taken them home if they would have taken up my whole bag! We made great use of the tower fan as the temperature rose and it worked a treat. The little touches such as prosecco, tea, milk and cookies were very well received and demonstrated the focus being geared towards the overall experience we had there. We certainly felt welcomed and our dog enjoyed sampling the dog treats left for her too! I would definitely recommend to friends & family and anyone staying here is bound to love it as much as we did. I had reason to contact Kat and James during our stay for a small problem with the bed, they responded and resolved the query within a couple of hours, you can't get better than that. The cottage sits on a busy road that leads to a holiday park and surrounding streets/beach and the traffic noise was intrusive at times. This can't be helped because of the location so you have to expect this. The floors creak a lot upstairs but again this is to be expected in a cottage of this age. Being a light sleeper, having blackout curtains alongside the blinds would have improved my sleep quality but really this is so minor when you look at the overall stay.

Best beach location we've stayed at, could walk to the beach in our wetsuits, and walk back easily afterwards! 5 minutes walk to shops and takeaways. Lidl about 6 minutes walk. Tesco about 10-15 minutes walk. 10 minutes drive from Great Yarmouth.

Good kitchen and bathroom facilities (no washing machine but says this in listing).
Spacious bedrooms and living room, kitchen makes most of the space available too.
Lovely, quirky cottage property. Could be noisy at times with windows open at night since the property is on the main road to the beach, especially the kids room as beds are right next to the window.
Television is really unreliable.
Could do with a clothes horse or something to hang laundry on outside in the courtyard.
Private courtyard is separate from the house - you have to go out the door, through a side gate and along a small snicket to get to it - this is an old cottage so this quirkiness goes with the property and the courtyard is really lovely but it was more difficult for us with our dog to take him out for a wee.

- Amanda (10/5): Exceptional - Cosy cottage, immaculate throughout, well equipped, comfy beds and great hot shower. Thoughtful welcome goodies from the hosts, short walk to the beach - which was beautiful, quiet, clean, and perfect for dog walking. Local supermarkets, pharmacy, pubs/restaurants, bakery, and takeaways all handy and an easy walk. Lovely recreation ground 2 mins walk away. The cottage is in a nice residential and everyone we met was friendly. We were fortunate that it was Caister Festival during our stay - which the host kindly let us know about. The location provides easy access into the surrounding area by bus or car - plenty of things to see and do for all ages, whatever your interests. Parking was on the street and never a problem. My daughter and I had a lovely, memorable stay. Nothing. Wish we could have stayed longer. 🙂
- Lyn (10/5): Beautiful cottage - Beautiful little cottage, clean, tidy, modern, we had a bottle of bubbles and delicious cookies on the surface on arrival, we were also left some milk, tea, coffee and sugar, bags of ice in freezer for the bubbles, comfy beds, great shower, just a lovely place to stay, will be returning.

The prosecco and easter treats were such a nice extra touch and we had our spaniel with us and he got treats too! Kitchen amenities are good, lovely touch with wine and biscuits thank you🙏 lounge was comfy with a lovely settee for two. Heating quick to warm us up especially on the rainy day we had. Just nice and cosy Parking is a bit difficult but I managed to find a space somewhere on the road. The tv was very unreliable in and out of the screen. My partner loves a tv no matter where we go and in winter nights. It keeps going in and out so it was frustrating when watching programmes films etc. For us per few more lights needed in the lounge. Those that are in the room were not enough for me as I was studying and it really strained my eyes even with blinds up and starting in daylight. By night I had to give up. Just a suggestion if someone likes to read or has to study. Just a final note for the owners when it rains in the bedroom there is something dripping from above. It just went on and on.

Special touches such as complimentary cookies, wine, coffee, tea etc. The cottage was very welcoming and tastefully furnished. Stairs were very steep not easy for those with mobility issues.

It was a cosy cottage which included everything which you could need for your stay and the little treats were a very nice addition. Nothing really but the property could do with a fan, the cottage got really warm and unfortunately my 10 year old dog was too hot so we left a day earlier.

Beach, pubs, shops and supermarkets all within walking distance. Honestly only a minor thing: you can't park directly outside the cottage, you have to park a little down the road. But it's possible to stop right outside on a yellow line for loading/unloading.

Convenient and close to my Aunt who we were visiting. Much more homely than a hotel. Lovely secluded courtyard, wish we'd a chance to sit in it and relax. On site parking, but we understand that is impossible, we are used to our garage parking so this seemed strange. Was useful to park outside to unload though.

Well needed relaxing break whilst on annual leave and daughter on easter break from university. The cottage itself is beautiful. We were left a treat upon arrival for us and our dog. The cottage has all of the essentials you’ll need, we even played board games into the night. Great sleep in the super comfy beds after beach walking and trips into great Yarmouth. We used the Chinese on the corner and branfords restaurant (dog friendly)down the road for dinner. Can’t wait to return
