- Katharine (4/5): This building is obviously for the ghost chasers as there is apparently a lady who inhabits the third floor! - Walking distance to some really great places to eat. Out-dated - pictures on site don’t reflect the building. Can hear the people clearly in the rooms next door.

- Hilary (8/5): A very successful stay for my grandchild's 1st birthday in North East Valley. - We had the suite up in the prow for 5 days. Suited us really well. We didn't use any other hotel facilities. Close to Octagon, had easy parking, the heater and all room facilities worked well, bed was comfortable. It's a 2-star city hotel, we chose it, having run a similar place ourselves for years. No complaints. A grand old lady in turbulent times.

- Robyn (3/5): Not what I expected and the parking was on a vacant unsealed block, making it very muddy after rain. - We didn’t eat breakfast there due to not what we expected Carpet very worn and patchy, window glass cracked, shower was very basic, with a shower curtain. Lock on door wasn’t very secure. A lot of noise from other rooms.

- Lisa (2/5): Terrible room in run-down facilities. - Location was decent, but less central that I thought (without knowing the area in advance) The room stunk of cigarette smoke, despite it being a non-smoking room. The front desk - clearly knew, they said, "oh, we left the windows open and sprayed room freshener! We can go spray more room freshener if you like?" Hotels charge a lot for cleaning up after a smoker uses a room because it takes a lot of work - clearly they had done none of that. They were unable to find an equivalent room and there was no other accomodation available in the city (as there was an event for the University). No compensation, apology or solutions were available, except cancellation and refund (at 6pm on a Saturday). Picture of stained furniture. Minimal insulation - heard every conversation in the hallway.

- Karen (5/5): Building itself exceeded expectations, grubbiness was a real shame - Great location, friendly staff, not expensive. Lovely old building. Handy car parking. Sheets seemed clean The rooms were shabby. The walls behind the beds had stains from people's heads. I had to scrub mine with the pan scrub in the kitchen - the dirt came off, so there is no excuse for the staff not cleaning the walls.

- Lenise (7/5): - It is locates in yhe heart of everywhere. ,shops, suoer market, right behind First of Otago Church. Also Free parking! The room is not clean. Too much moisture. The windows are literally crying and dripa to the walls and bed. I guess yes it cheap, but that doesnt mean that if the pricenis cheap it wouldnt be clean. The room has cigaret butts on the drawer and chewed gum.

- Andrew (7/5): Not wild luxury but perfectly good and priced well for an excellent location in the middle of town. - Despite being a dated historic building the rooms were clean and the hotel was tidy. I used to live in Dunedin and The Leviathan wouldn't have been a place I'd have recommended to anyone - until I stayed in it. If you're after five star luxury then this isn't for you, but if you want a clean, tidy and historically interesting building to stay in at a good price and great location then go for it. Would recommend wandering about the place and admiring the old photos and suchlike, the dining room is as impressive as it is old. Staff were pleasant and helpful. Better signage in the carpark area across the road as some is leased and not available for hotel guest use. Even a big sign at the entrance to say 'use the parks to the right' would be enough. Trying to find signs on the ground by each park is hopeless, especially when many are missing.

- Denise (9/5): Rally Otago 2026 - For our purposes, the liocation was excellent allowing us to walk to 4 separate venues that we needed to attend. Staff were friendly and helpful. The hotel has lovely old world charm. Nothing really. Would have been nice if the restaurant was open on weekenfs, but lots of eateries nearby.

- Kelly Rochelle (3/5): - Nice and close to town centre and they offer free parking. Unfortunately this stay was not good. Room was very unclean, kettle dirty and stained, walls dripping with a substance unknown, shower sticky and mouldy, windows didn't close so draft all night, blinds were mouldy and old and when we requested something from reception early hours of the morning, it was questioned with a followed up bad attitude.
Have stayed there in the past but this time it was unpleasant. Staff on reception during g checkin and out were lovely.

- gary (3/5): - The problems were with other people staying there first night very loud not much sleep, second night we couldn't sleep due to the noise coming from room on both sides running up and down hallway swearing loud male female not nice what we heard my daughter went down and complain to staff he rang them still no satisfaction, we were heading back to Nelson on the Sunday due to you not acknowledge due to the staff member he was walking around with head phones on not good She had been down twice so I decided to leave as the situation was out of control. Have never experience any thing like this in all my travels staff member should of done more, we paid good money for our stay. Accommodation will call tomorrow to speak to a staff member as I feel this needs to be address as the guests who creative this carry on while we left at 4am in the morning to travel back to nelson didn't get home till after 5.30pm very long couple of days when I was there for my sons memorial no good Christina Brand Room 125

- Lea Imelda (6/5): Good value, okay for an overnight stay but not for more than 2 in my opinion. - Location is great. Close to the City Center. The history behind the hotel makes it very interesting, takes you back in the 1900's feel - the wooden staircase, the chandeliers etc, and the courtyard.
Shower is great! excellent water pressure.
Though dated, the room has no stuffy smell and clean. Squeaky floor, bed too soft, pillows are almost flat, comforter looks dirty and too thin.
- Sian (1/5): - Not a lot I had an extremely disappointing stay and would not recommend this hotel. The bed was incredibly uncomfortable — I could feel the springs, and as a result, I barely slept. The shared kitchen was in such poor condition that I didn’t even feel comfortable using the microwave.
Overall cleanliness was well below standard, with the hotel feeling dirty throughout. It was also very noisy, making it difficult to rest, and the room was cold. To make matters worse, the windows would not stay shut and kept opening in the wind.
A very unpleasant experience from start to finish.

The room was cold, the beds o.k. but not enough cover to get really warm.
The bathroom was poor. The hot and cold taps at the sink were separate. You either burned yourself after a few seconds or you got cold water. The shower, however, had a mixer tap and was fine. The breakfast. We came 20 Minutes before closing at 09.00. There was some toasts and milk. Coffee was gone and the employee said that they will not make new coffee, because they would have left overs which cann't be used.

- KOVE (8/5): Despite the building being colonial, the location, room size and bed comfort was what matters. - The location is in the city with walking distance to George Street. The room is spacious with comfortable beds. I didn't like the squeaky corridor and room floors, and the old lift.
