Good set out of bedrooms and bathrooms If I had to be critical, I think a improvement would be hot tub moved outside or even the garage area better designed,

The house was a perfect place for our family break, there were 6 adults and 4 children. We loved the games room and gorgeous hot tub along with the cinema room at the top of the house. Best break we’ve had as a family, would definitely recommend. N/A

We would love to come again in the summer and venture out more in the local area. - Millbrook lodge is a gorgeous house located right next to a beautiful stream. When walking into the house you can truly tell almost every attention to detail has been thought out for a large family to stay here. It was also lovely and warm. With the underfloor heating, and fire in the lounge. We weren’t cold even in the peak of winter! It was a short drive away to Kendall where we also went to collect a takeaway. I loved that there were washing facilities if we needed them ( we didn’t). The kids and teens loved the garage with the pool table, darts board and hot tub! They also loved the attic room with the projector to connect phones and our switch too. Don’t walk your dogs on the grass - you get told off! I didn’t realise that the caravan park wasn’t connected to the owner of the property. So when I walked my dog around the grass, I was told off by the wife, and warned if it was the husband he wouldn’t have been so nice about it! As there isn’t a gate enclosing the garden, we had to keep the dogs on leads at all times so didn’t think anything of the grass. The towels provided are more like microfibre and not very luxury at all. For a quick dry off after the hot tub it would’ve been fine but will definitely take our own towels next time. There was a great welcome pack with a sponge, dishwasher tablets and a washing pod. But there wasn’t a disinfectant spray for wiping round. The hot tub also wasn’t filled fully, so it was constantly squirting water out of the tub and soaking the floor. I would say that the cleaning of the property could be improved. It wasn’t disgusting that we had to go and buy cleaning products. But attention to detail is definitely needed for the cleaning team. Especially when we are charged a high fee for our stay, we expect to arrive to a pristine home.

- kirsty (10/5): Great group rental. - A beautiful home. Perfectly equipped for a group stay. The layout of the kitchen isn't fantastic when cooking for a group as the island takes up most of the space. However it is well equipped. There was excess rubbish outside the property, left by previous users, which appeared to have been there for a while.

- Alicia (10/5): Fun family filled holiday in the perfect home - Modern, clean house with lots of fun activities in the house. The hot tub could be outside under a pergola perhaps to make it more pretty than being in the garage.
- Akashaa (6/5): Beautiful place but needs additional in hospitality and information - Spacious house in a beautiful location. The river running by is beautiful and relaxing. The rooms are very spacious. The projector room was great. The lodge did answer my questions quickly and allowed us to check in a few hours early which we were very grateful for. Parking situation is a huge problem, it greatly dampened our time here. There is very very limited parking. The house has maybe space for 2 cars, additional 2 cars had to parked in the garden which is already fairly small, limiting us to a very small section of the garden. There is no roadside parking. The caravan park owner was nice let some people park in his car park, but he made it very very clear how unhappy he was with the situation and said this to every guest arriving which greatly affected the atmosphere. We couldn’t get the hot water to work, and some towels smelt/dirty. All the windows and door did not open which was an issue as it was a very very hot day, making some room unusable. There were no general household items- such as handwash and washing up liquid which was very odd as they expected dishes to be washed before leaving. So we had to do a grocery shop for household items which was quite inconvenient. Instructions were left to empty bins, very very cheap bags were used and all the bin bags broke. The hot tub is in the garage, and the garage door does not open, again it was very hot and could not use this.
- Caroline (8/5): It was an enjoyable stay despite the mishaps. - Upon first impression we were pleasantly impressed by the look of the property and it suited our large family of 9 to host a special 80th Birthday celebration for my Mum. Living Room , Dining Room , Kitchen and Games room were spot on. One of the Mattresses on the beds had collapsed so I had to share a bed with my daughter in another room.
The Hot Tub wasn’t great… didn’t realise it was located in the garage & it wasn’t cleaned for our stay after a 5min dip in it my LG developed a rash the next day which ended up with a trip to the Walk in and needing antibiotics to clear up.
The property could of been cleaner as there was a dirty bin that hadn’t been emptied and clothes left behind from a previous occupier.

Along with the poor cleanliness aspect of the bedding - I reported this the morning after we arrived.
The Hot Tub engineer arrived the next day (Wed), and successfully altered the temperature, as it was merely warm, prior to his visit. It definitely benefitted from his servicing it. The bedding was defintely not ironed.
As I was unconvinced that the bedding had actually been laundered, (I took a photo) I had to wash mine.
Once washed, I was very comfortable.
The kitchen bins and some parts of the fridges, would have definitely benefitted from a thorough, more hygienic clean. At the very least, the sight of a cloth!

- Sazzledazzlethem (10/5): Perfectly private luxury - The entire house is luxuriously private. Very spacious, beautifully finished. It has everything you needed, the river at the bottom of the seated area was very tranquil, the bath and hot tub were a great attribute to a fantastic home. Hosts were very responsive and allowed us a late check out. We booked the accommodation on the day of our stay it was ready to go later that day. Only a tiny piece of feedback the batteries were flat in the remote so we couldn’t operate the fire in the living room but that’s really it - there’s nothing else that we could possibly critique.
- Perminder (10/5): It was a good stay in a brilliant location. - The pool table was broken, as were the cues. Darts board was in a bad condition. Cooker smelt of fish when we were cooking food. This was due to a build of grease in it. The kitchen blinds were also dirty.

Our stay was more than we could have asked for and would definitely come back here These are minor issues but don’t let this stop you booking this property. Just things that are easy to fix. Overall the house is in top tier condition
Dust on lightning
Floor were not well swept in the dining room
Hot tub flooded the garage and we had to mop it up
Not enough tissues did not have replacement tissues
Bath needs filters cleaning as it smelt of sewage when jacuzzi was switched on and it was not nice to smell
Pots and pans needed cleaning as were greasy
Could have been nice to have more dishwasher pods as two was not enough
- Kristen (4/5): **Disappointing Stay - Far from Luxury** - I rarely leave reviews, but I felt compelled to share my experience after our recent stay. Given the price and the luxury label, we expected a certain level of service and amenities that were simply not met. Basic essentials like kitchen towels, salt, and other standard items were missing, which was surprising for a place advertised as a luxury stay. The property clearly was not checked to ensure quality control as the main bathroom lacked hand wash.
We encountered several issues and promptly contacted management, who assured us that they would send someone to address them. We cancelled our plans on the first full day to be available for the housekeeper to enter the property, but no one showed up until after 7pm. We were told we had to be in which we agreed to initially thinking it would be early afternoon but it wasn't until late in the evening, after multiple calls and messages, that these issues were finally addressed.
Additionally, the property was clearly not cleaned well prior to us arriving. There were dog hairs all over the house (we did not have a dog), the floors had clearly not been mopped in ages since the water was black after cleaning only a very small area ourselves and there were balls of dust under the beds. Having young children in this home was therefore not ideal. Everything needed to be cleaned because we could not trust that anything had been cleaned prior to our arrival.
This stay fell well below expectations, and I do not believe it deserves the luxury label. Poor service needs to be highlighted, and I won't be returning.

Good furniture apart from the mattresses.
Friendly customer service and quick response to fix issues. Good parking space with EV charger. Late check in and early check out! You check in at 4 pm and check out at 10 am. Cleaning fee of 250 £ is too much. The bed mattresses are not that comfortable.
Some of the doors locks are not functioning but there was a quick response from the company to fix one of them.
Couldn’t use the hot tub due to water leak as was told it was being repaired. The heating system was not functioning although the weather was cold during our stay.

Nice area for a family getaway, modern style furnishing which is nice. - some of the double beds are smaller sized beds so not the most comfy
- couldn't use the cinema room/projector as there are no speakers and no guidance on how to use this. We could see the picture on the projector screen but the audio came from the device which was a bit rubbish.
- games room/pool room was a little run down, no seating in there which meant we didn't really use it. Lots of cobwebs etc as its a garage. Would have been nice if it was as clean as the rest of the house.
- no bin bags or washing up equipment provided even though this was stated on the initial facilities list.

- Louise (10/5): Roam, relax and spend quality time in this exceptional house - Me and my family absolutely loved staying at Millbrook Lodge. The house was really cosy, in the most beautiful setting. Waking up to the sounds of the Brook was a welcome break from the hustle and bustle of the working week. Even my dog felt spoilt with her treats on arrival! We spent the weekend on long walks, and then cosied up in the cinema room for an evening of films and hot chocolates. The kids in particular really loved the pool table and we genuinely found the house to be a hub of spending quality time with one another. We will be recommending to our friends and family! Nothing

We were greeted by a lovely welcome basket, filled with treats for the adults, sweets for the kids and even some for the dog.
The lodge felt so warm and welcoming, with the sounds of the river outside, it is in a perfect spot where you aren’t too far away from local amenities but it feels secluded - looking onto the river outside.
We went to the nearby town of Kendal and had an amazing lunch and walk around. We would definitely recommend this.
Back at the lodge there is an activity table, dart board and hot tub - which the kids (and adults) loved.
There is also a cinema room, which we used to have a film night and was great fun.
There are three bathrooms, with a jacuzzi bath in the main one, so plenty for all the family.
Throughout there are lots of little touches that make the stay comfortable for families - plastic crockery for the children, high chair, change mat, board games.
Overall we would definitely recommend Millbrook lodge for a fantastic time creating memories.
