• abdul (4/5): - it was clean cosy the people here try kick me out and called the police on me!!! they had no age limit check in and try say i’m to young to get in furthermore they also ask for my passport photo on whatsapp which booking.com says very clearly not to do. They accused me of smoking d*ugs and booking.com did the best they can when the police came they saw i was innocent and let me stay.

• JoaoFTrindade (5/5): fair price but medium conditions - Be central and near the subway and other transports and the price. The interaction with the staff was bad, the front door didn't closed properly and it was often open. The cleanliness was not as expected. The floor is slippery in the wc and there was only one towel.

The bathroom was exclusive for my room had a little lock on it. Good to have fridge in kitchen to use. I didnt like this room as much as the last one it was smaller and bathroom was down corridor. not ensuit ( I need to check my booking more clearly) Was very noisy sounded like they were moving furniture above me. And went on till after 2 in the morning so again not much sleep. I couldn't find any plates, cutlery in the kitchen just load of bedding.

• Thais (3/5): - La ubicación. Parada de metro a dos minutos andando que conecta prácticamente con toda la ciudad. El chico que nos atendió el día que llegamos y nos resolvió el candado del baño. No esperábamos gran cosa sabiendo los alojamientos calidad-precio que hay en Londres, pero ha sido realmente malo. Nuestra habitación con baño privado exterior, realmente pequeña, no hay espacio para absolutamente nada, no puedes abrir dos maletas en el piso porque no caben, todo descuidado, paredes sucias, el baño frente al muro de la cocina, abres la puerta y das al fregadero de la cocina común, este aún más pequeño si cabe, sin cortina de ducha con lo cual si te mueves un poco mojas absolutamente todo, apenas hay espacio ni para vestirte sin chocarte con el lavamanos o el inodoro, (si eres una persona muy alta o con sobrepeso, literalmente no cabes) el suelo sucio, sin papel higiénico. La cocina no la usamos pero estaba igual de sucia que el resto de la casa.
• Hamel (4/5): - Proximité avec le métro Outre la proximité d’une ligne de métro, ce logement n’a que des points négatifs. Il n’est pas conforme aux photos. Les équipements sont bas de gamme. L’isolation est inexistante : on entend aussi bien les chambres voisines que l’extérieur. La propreté laisse à désirer tant dans la cuisine commune que dans la chambre. Enfin il est impossible de manger dans le logement car il y a ni couverts à disposition ni de table. Je ne recommande pas.

• Heather (4/5): - The room is very nice big and airy. Bed comfortable but low. Shower very good. Location was ideal for my needs forest gate just cross the road. Good choice of shops not far. Staff was very helpful my room was cold has all windows had been left open and I didnt get in till later. They put the heating on for me. Nice to have use of kitchen. My main problem was the noice the people upstairs were stomping about like heard of elephants till gone 4 in the morning so had very little sleep. The lock to my room was really difficult to open or lock. Could do with a chair, a bath matt and maybe coffee but that just because I dont drink tea. Lights kept flicking as well.

• Lynn (1/5): Previous reviews were correct. - Not too far from an Elizabeth line… so good for transportation. Read and trust previous reviews… Very small room. Could barely fit my two bags when opened. It’s next to a nursery which makes it noisy. The front door doesn’t not lock which is safety concern and again noise. I had an issue with my food missing in the fridge as the kitchen is actually shared 😩. The host I spoke to “in person” didn’t speak proper English so there was a language barrier🙈. This felt like a scam. Even though they eventually replaced my missing eggs.

• Nathan (6/5): It's okay - Great location, room was bigger than most London places I've stayed in. Shower was good. Plenty of toiletries provided. THE FRONT DOOR OF THE PROPERTY WOULDNT LOCK! Wasn't happy about that.... Cockroach looking bug on the back of the room door as soon as I entered. Bed was like a futon. Very low down.

• Saula (8/5): Great Location - I've stayed at Forest Residence a few times now. Elizabeth Line at Forest Gate and Underground at Wanstead Park just 2mins walk. Shops just across the road.

• Slavatch (2/5): Wouldn't recommand - Not clean: there were sticky stains on the floor of the bedroom, all the surfaces were quite dusty, the cabinet's drawers were quite dirty with crumbs and smelly and to top it all there were pee drops on the toilet seat. Some random bins/mess were a bit everywhere in the house and the window of the bedroom was offering quite a littered view. The door of the building was also somewhat faulty - not always closing, so it didn't feel very safe. All in all, not a place that makes you want to relax. The host refused to refund despite obvious lack of professional standards and Booking trying to mediate.

• Rybová (6/5): - Blízko stanice metra Jednoduchý check-in i check-out Vybavenost okolí (kavárny, metro, obchody) Ubytování je velmi malé, navíc je dost vidět, že nejlepší roky už má za sebou (prasklé zrcadlo i dlaždičky v koupelně). Postel je rovněž stará, nepohodlná a vrže. V celém ubytování bylo relativně chladno (cca 18-19°C).

Es war runtergekommen, das Zimmer war kleiner als angegeben, der Blick aus dem Fenster war auf eine Müllkippe voller Müllsäcke. Das eigene externe Bad ist für jeden zugänglich. Der Schrank in der Küche, der für das Zimmer zugeordnet war, war voll mit Dingen, Schränke gingen nicht zu, Mülleimer voll, schon länger nicht gelehrt. Es roch muffig. Auf meine Fragen wurde nicht mehr geantwortet. Kommunikation auch über booking.com nicht möglich. Ich habe mir sofort etwas anderes gesucht. Eine Rückerstattung wegen Irreführung hat es bisher nicht gegeben. Auch booking.com hatte keinen Erfolg. Europäische Verbraucherschutzzentrale wäre noch eine Möglichkeit.

Badezimmer mit Schloss gesichert, dessen Code wir erst erfragen mussten Zimmer zu klein und ziemlich schmutzig. Fenster schwer zu öffnen. Nur jeweils ein Duschhandtuch, kein Weiteres.

• Ash (7/5): Good Clean affordable place to stay with a few improvements required. - Good property and location, especially with the en suite bathroom, access to a kitchen and competitive pricing / value for money Thank you. - Better / Larger size pillows would ensure a comfortable relax/sleep (my opinion), as the pillow provided was very flat. - Not the fault of the property but an asian couple staying a few doors away were talking/laughing/making noise in the kitchen most of the night and until close to 4am .. not being considerate for other people staying at the property. This excessively affected my rest and sleep. - There should be a rule posted for customers to refrain from disturbing others / keeping noise low from around at least 11 pm. - The room heating wouldnt turn on during the night and the morning - The shower pole was loose and the water very hot, with no option to lower the heat of the water. Shower knob to be checked and repaired.

• vigraf79 (5/5): Per avere un tetto e farsi una doccia, niente più - Zona e requisiti ricercati ovvero singola con bagno. Cucina con il minimo, se non meno. Frigo capiente. Tv in stanza. Una sfilza di cose che non vanno: già all'ingresso la porta, che richiede un codice anticipato su WhatsApp, quando provate a chiudere è un problema, bisogna giocare con la maniglia e il telaio e nessuno ti allerta di questo. L'appartamento è dislocato su due livelli, nel mio caso ero al piano terra dove le stanze sono probabilmente state ricavate da un vecchio sottoscala o da un'ala di un magazzino, tipo locale dismesso. Odori poco accoglienti. Dotazioni della cucina poco consistenti: non trovi una forchetta, coltelli di dubbia funzionalità, nessuna alternativa seria per mettere un'insalata in un contenitore. In stanza ti fanno trovare una tazza e un cucchiaino, niente di più. Un solo asciugamano per tutto il soggiorno, tra l'altro di dimensioni non proprio ideali. Letto in misura baby e peggio ancora la trapunta: per quanto io non sia un gigante, non ho avuto comfort per coprirmi adeguatamente. Bagno leggermente rinnovato ma con porta che si chiudeva da sola, mattonelle quasi frantumate e lavandino minimal. Polvere ovunque, ho dovuto ripulire io visto che in molti punti, a vista d'occhio, credo risalente ai tempi della Regina Elisabetta. Connessione Internet per nulla affidabile.

• Waqar (1/5): Awful experience - No suitable heating, I ended up spending extra money to find another place No suitable heating, limescale in the shower, poor quality bed, due to cold I didn’t stay the nights and I asked for some refund but so far have been refused.
• azam (2/5): January 2026 2 night stay - Bathroom was lovely and private. Beautiful dual headed shower with nice decor. The bedroom had a TV. Bed was comfy. Clean. The bedroom door lock was faulty and throughout my 2 night stay the front door was consistently left unlocked after I'd locked it. The "quiet hours" were in fact the loudest as people were constantly running in and out of the house from 10pm-2am at least. They were so loud that I could hear then over the TV. The socket next to the bed was falling off. The bedroom lock took 20 minutes to open because of the poor quality. When alerting the contact number I was met with with condescending messages and told to "turn the key left" and a video that was clearly filmed during daytime which begs me to believe that this is not a new issue. Upon our arrival the hosts seemed shocked even though I'd told them of my arrival time and kept asking for my ID even though I'd already sent it over as they requested. We also entered to them mopping/painting and asked when the maintenance would be finished but I was told this wasn't maintenance and they were finishing an issue with the wall. During this introductory meeting I was told to be careful of wet paint and showed to the bedroom and bathroom and no other tour of the kitchen or front door. As well as all of this the person showing me to my room struggled to unlock the door for 10 minutes.

• Daniel (6/5): Okay except the door situations. - Value Info on time to check in in 2 different places about checking in didnt match. Explanation about unlocking front entrance door wasn't specific that there is a digital lock on the door itself and there is another manual entry on the wall that might have been used in the past. No mention of which is the current to be used. Worst thing is the use of skeleton key and lock on the door to the individual rooms is mechanically deficent. Struggled to open the door and worst of all difficult to open from the inside. To lock the room, the same key has to lock the door from the inside If there was a fire, the struggle to unlock the door is a danger in getting out in a hurry. Should not be able ti use these type of locks because of the risk. No key should be required to get out in an emergency. Especially if there was smoke and u can't see. The door handle from the inside should be enough to open the door to avoid a struggle in an emergency. Should lock to keep people out but allow exiting from the inside with no key to get out. No thought was put into this situation and creates a potential danger to get out should a fire or other emergency occur. If there was a fire and

• David (1/5): The wardrobe fell on top of me, my private bathroom was communal to the entire house and the host then vanished. - Absolutely nothing. Absolutely everything with the added bonus of my “private” bathroom being used by every other room as an overflow bathroom which lead me to be 15 minutes late back to my car which cost me a £60 parking ticket. I also really appreciated whilst packing my thighs up that the freestanding wardrobe fell on top of me as it hadn’t been fixed to the wall!!! Had I been a child and not a 6’2” man it doesn’t bear thinking about what could have happened. I now have a sprain/tear in my left thigh from having to awkwardly get out from under the wardrobe (I was on my own) but luckily for the property, because my body broke the wardrobes fall, neither it or the room sustained any damage. Just my back covered in bruises and my left leg in pain. To top it all off the host then ghosting me once this was bought to their attention really really made my New Year’s Day a cracker. DO NOT STAY HERE OR ANYWHERE THESE PEOPLE HAVE FOR RENT. If they can’t get the basics of screwing a wardrobe to a wall right god only knows what other health and safety corners they’ve cut.
• Marta (7/5): Correcto - Tenía una parada de metro en la puerta lo cual hizo que el transporte al centro fuera muy fácil a pesar de que está lejos. El precio es bueno. Cuando reservamos puse el filtro de hotel y reservé pensando que sería uno pero es un apartamento en el que se nota que aún están arreglando, haría falta alguna mano de pintura y dejar más finos los remates.
• Patricia (4/5): Decepcionante - La cercanía a una estación de metro Cuando llegamos, fue imposible contactar con el anfitrión para acceder al apartamento. Tuvimos que preguntar en una pizzería cercana que, por suerte, conocía a la persona y pudo contactar con él, sino nos quedamos en la calle. A mayores, cuando conseguimos entrar, no había ni papel de baño. La cocina es compartida y dicen que las alacenas están numeradas para cada habitación, pero no lo están. Nuestro baño era privado externo, pero de privado nada porque no teníamos llave para cerrarlo. Todo el mundo podía acceder a él si querían. Además, en general, las instalaciones dejan mucho que desear.
