- Peter (1/5): Disgusting! - Thieves!!!! This place is a dive with an atrocious reputation. Once they get your money they no longer communicate. Locals warned me this place is not safe and don't risk staying there. There is no manned reception and they never answer the phones. I asked to cancel a few minutes after making a booking and was never able to get a response. You have been warned!
- Amanda (1/5): didnt stay there - They had to go on a family emergency which i totally understand as I work for the emergency services. but there was no contact to advise of this and I arrived at 4pm and there was no other accommodation in invercargill as it was all booked out by that time. I was left stranded.
they eventually emailed me and explained their situation. and said I would be fully refuned. Just waiting on that.
- Iven (1/5): Absolutely disgusting and would not recommend to anyone. - Nothing what an appalling place, looks like a construction site. Our employee Bryce Holloway was to stay with you from the 23/02/2026 to 25/02/2026, on arrival no one was there, had to find a room somewhere, no sheets, looked like a bomb shell had hit, laundry in bundles on floor. Have photos if you would like to see.
Do you not think this is false advertising, has it even got a CPU to actually still operate.
He had to show two other people a room what the hell! Then they decided to cancel the next night as they had a family emergency, absolutely appalling, should not be operating at all. We would like a full refund as this is absolutely disgusting, he was an employee with Rooney Earthmoving in Timaru and required a room as advertised. I messaged the owner to tell him I'd arrived and he said he was called away, the rooms hadn't been serviced and he was cancelled my booking and said he hoped I found somewhere else to stay Everything!

The shower had low pressure and took about 8 minutes to get warm. There is no staff or room service. The ad is a bit false advertising, and it's in a location where trucks pass all night.

The room was clean the location is a little out of town and on the main traffic line for trucks at all hours is above a closed down pub so you are up stairs..
Tv needs to be attached to your phone to work we couldn’t get the wifi working from the property and on messaging them was told we would need to connect through our own phones.
No bar fridge or any kitchen items in the family rooms had to use the communal kitchen which had only bread knifes available with dirty plates and cups and no washing liquid to clean (container was empty for 2 days)
Communal fridges with no communal milk available even though said tea and coffee available and stated on the listing, we had our food eaten and our milk taken by others…
NO STAFF ON SITE they arrive to clean and leave we had a issue with another family of 6 cooking Indian food at 11pm and being very loud, the kitchen has no fan vent to remove smell which meant it came straight into our rooms as we were next to the kitchen and then ment on cold nights we had to have all windows open to sleep as others cooking in the microwave only available kitchen…
We looked for other accommodation to move night one but sadly no other options were available BE CAREFUL they lock you in with non refundable payment.

BATHROOM IN ROOM IS SHOCKINGLY SMALL. OLD SHOWER WHICH TOOK AGES FOR WATER TO FLOW AND HEAT.
WARDROBE CUD NOT BE USED AS IT IS NOT UPDATED AND THE WALLS HAD HOLES IN THEM AND THE CARPET IS VERY OLD IN THE WARDROBE.
THE WINDOW LEDGES AND SURROUNDS HADNOT BEEN PAINTED TO A GOOD FIN ISH. NO FACILITIES EG TEA AND COFFEE CUPS GLASSES AND /OR A CABINET WITH THESE ITEMS FOR STORAGE.
THIS ROOM ALSO HAS NO HEATING.

It was quieter and warmer than I expected given the location and after a long day travelling my daughter and I really relished in the comfy bed and big screen tv with netflix. It isn't that I didn't like it but was pleased we only had one bag each as there was a lot of stairs and corridors to get to our room.
- Gretchen (5/5): For a 4 star rated hotel, I expected better standards. - That my dog was allowed even though I was told that its only small dogs with no indication online of that size dogs were allowed. I emailed before arriving as well to figure out if my dog is allowed or not with no response. They ended up agreeing that my dog can stay. The bed sheets were wrinkled and could tell that its heen laying in a dryer for a day or two. Beds were not made up well and had stains on the duvet covers. The bathroom mirror was dirty with toothpaste splatters on it and the corners of the floors was absolutely disgusting. The toiletpaper we had, has been wet and dried with dirty stains and hair on it and the one tv did not work and the other ones remote batteries were flat. The photos online is deceiving and I think a picture of the outside should be posted online as well.

Didn't check her phone or a computer. - It appeared clean and was cheap When I was finally let in a lady walked me from room to room opening all the doors to see which were occupied. When she made me up a room I was unable to lock from inside I felt unsafe.

- Marcia (5/5): Convenient last minute booking for a Tangi. It did the job, but to be honest, I probably wouldn’t be back. - The hotel is very clean. Smells delightful. Great shared kitchen facilities. It’s right on the main highway so it was noisy with heavy trucks at night.
My bathroom was also the size of a wardrobe - nothing like what is shown on the website. There were holes in the walls of my room.

Kitchen facilities was limited until more utensils were purchased. The toilet needed a bit of maintenance sweat was loose and lid would not stay on. There was no place to hang suit and dresses. Didn't like the stain on the bed cover but it was clean.

Kitchen facilities really lacking. No way to cook anything unless it was toast or heated up in the microwave. This forced us to eat out which wasn’t ideal. There were no teaspoons and a single dessert spoon so cereal for breakfast for 5 of us was a bit painful. We went and bought toilet paper as there was very little in the room and no staff to ask. The shower flooding needs to be sorted asap.

Crockery and Cutlery also available with Kettle, Microwave and Toaster to make your own Breakfast with previously purchased groceries. Would be nice to have a staff member on at the reception desk between certain hours for fresh towels etc.

- Lilli (1/5): - Booked it about 10 minutes before we arrived, as we had been driving for 3 hours, it was late, and they had plenty of rooms available online. When we arrived, there was no one at the reception to let us in (we peered through the windows and knocked on them). Rang the night bell multiple times while we waited and tried to call the hotel number, but it didn't go through on both our phones. Large shards of broken glass were strewn near the entryway. After about 30 minutes of being stranded in the cold and dark outside (even though we had a confirmed check-in time), we ended up driving away and booking elsewhere. We contacted the hotel after we left to request a refund, as we were physically unable to access the property. Only then did they message us with the door code, ignoring our cancellation request. After requesting to cancel again, they refused with a rude message and said they turned away 5 others because of our booking, which is a blatant lie, as we booked literally last minute (they had plenty of rooms available online), arrived at the last check-in time, and waited outside until the check-in time closed. No one showed up to get a room during this time. After calling them out on this and their poor service, they ghosted us. Currently trying to get a refund through Booking.com. Would not recommend anyone to stay here, and after seeing other reviews online, we are not the only people to have this happen to us. We just wish we weren't so tired at the time of booking, else we would have seen the reviews and chosen not to book. Would give it 0/10 if i could.

- Balram (3/5): - They don’t have any fan in the room as it was so hot, when i call the staff she said it is budget friendly hotel even after paying around $170. There are many hotels or motels in newzealand which is genuinely budget friendly with all the facilities that guests are looking for.
And upgraded my room for extra for jacuzzi but that wasn’t working too.

- Sarah (7/5): Don't judge a book by its cover - Despite looking like a weird rundown building the inside was immaculate, really lovely. The shared kitchen makes it feel more like a back packers rather than a hotel. Having the room joined to the shared kitchen was not ideal, other guests woke us up banging around late at night.

Outside and location doesn't leave the best impression but the inside is really nice and comfortable. Location out of Invercargill and next to highway so noisy. Windows didn't shut completely, letting in wind on a very windy night, making a howling noise which kept us all awake. No cups or jugs to make a cup of tea. Property description said shared kitchen, but we couldn't find one. Only an empty and messy kitchen and we felt.like we went snooping to find it. This was not great for my family of 5. I've never stayed in a place that doesn't at least provide a glass to allow you to have a glass of water. There was no room info or property stay information other than what was on booking.com correspondence so we felt a bit abandoned. We didnt see any humans over our stay. But, for the price of this stay, we were jot expecting big things. A couple of tweaks to service would have made a massive difference and I'd be happy to pay a bit more. Especially for a cup of tea.

- Tony (8/5): - The size of the room and en-suite. There appears to be a cattle transfer facility behind the hotel with the cows mooing most of the time. Fortunately because of the lovely comfortable bed I slept solid. 👍
- Hazel (1/5): - Nothing as could not get in as electronically locked...no staff to answer the door..only an answer machine when I phone and booking .com supposedly can't refund me as I canceled and I have to deal with non existence staff to try and get a refund for my fault for canceling when I can't even get in the place Lack of response and unable to speak to a person at booking.com

- James (5/5): - Location was good When we first arrived, there was still toilet paper in the toilet, and the sink needed to be cleaning.they should put a bin in the room.
They advertise a kitchen, the kitchen was un finished , and needed painting it was just straight panels.there are 2 fridges, microwave, toaster, and kettle. No stove top or any other way to cook. No forks. The bin wasn't emptied while we were there, and the kitchen smelled and needed cleaning.
My recommendation would be to finish the kitchen. It is an easy fix paint , install a vent, and supply an electric fry pan or an induction cooker and an air fryer.
Clean the kitchen daily.
Finish the rooms off .

She goes over and above for the guest. How was she expected to carry out her duties and take in new guest with a power outage? She couldn’t even warn anyone because she was kicked off the booking.com app.
I was lucky as I live 1 1/2 out of Inviz and went home. So sorry to those who weren’t so fortunate.
I have stayed here many times and I have to say this time round was sooooo Not the one! A man entered my daughter’s room after 9pm. She got a fright & got me. (Our accommodation had 2 bedrooms with connecting door between rooms with own entry). Confronted him & realised he meant no harm & was following instructions from a male on the phone.
Why was he given the code to the door for our room in the first place, especially since the dates of occupancy was already established through booking.com app?
- Kylie (6/5): Don’t judge a book by its cover - The rooms were really nice and tidy, recently renovated and with super comfy beds. Lots of space for our family in the big unit, three singles and a big double bed! When we arrived, we were shocked by the exterior, and almost cancelled our booking. There was no one there to check us in, and we had to call the number off booking.com then wait for the person to come. The Kitchen was a nice addition, but it was disappointing that each room did not have a jug and coffee.

- Geirþrúður (1/5): The hotel was closed and not looking good. - We never got in to stay.. The hotel was closed when we arrived at thursday 6. nov. 2025 at 8 p.m.
Nobody answered the doorbell or the telephone.
We had booked and payed NZ$ 120 on Booking.com, but had to find us an other accomodation and pay again that night.
Booking.com, please stop selling accomodation for this hotel.
