- Eilidh (10/5): - Absolutely amazing weekend staying at Birchlea Caravan. Very relaxing environment, cosy, comfy, best sleep I've had in over a decade! Perfect location, not far from the local town for supplies, places to visit and eat but far enough for peace and quiet, good views and beautiful friendly horses in the fields around. And I can't say enough about the staff, very welcoming, friendly and helpful. Very quick to assist when anything needed and definitely contributed massively to how relaxing our weekend was. I'm not even home yet and I'm already planning my next visit. Huge thank you to everyone!

- Oliver (1/5): Don't stay. - Nothing. This place is not suitable for habitation. The caravan has seen better decades. It has a strong, musty smell that is masked by powerful plug in air fresheners. The windows are drafty, the mattress simply needs replacing, and the place is filthy. There is a noticeable farmyard smell in the living room. I lasted one sleepless night of a four night stay.

- Jonathan (8/5): Loved it and will return :) - Very comfy with scenic views. Had all that we needed. It was packed with the essentials. Lovely place around horse stable. Loved the pony ride as well for my daughter which was charged for a very small fee. Very close to dunnotar castle as well. There were Dog hairs in the living room. May be one of the caravans can be pet free. :)

- Kath (8/5): - Caravan very clean and the kitchen area is very well equipped with cooking utensils, a gas cooker and microwave. We had a friendly welcome from two people on site and the fresh eggs from Lorna were delicious!
- Susan (10/5): - we had a good weekend at the farm, the kids loved every minute of it, horse grooming and riding and we lit the wood fire and had toasted marshmallows on Saturday night, I was very impressed with the caravan having everything there for a comfortable stay, glad we got over the fire problem, unfortunately there wasn't a lighter in the caravan to light it but one of the girls put one into the caravan when we were out on Saturday afternoon, a great time all round thanks again The heating system didn't work apart from the fire in the living room it was quite chilly in the late evening and early morning the handyman was very helpful but couldn't fix the heating fault
- Agnieszka (10/5): - Caravan although dated was clean, bedding and towels smelled fresh and nice. There was everything we needed for the stay. Views have been spectacular. We absolutely adored staying at working horse stables. My daughter enjoyed her horse riding lessons- instructors been amazing. She specially enjoyed her lesson on Ballerina. Everyone been so friendly. Definitely try to return in future. Caravan could do with bit of redecorating as dated- but again it did not have much of an impact on our stay

Fantastic place for a short or long stay
- Bott (6/5): Cheap and cheerful - The location The vans front window could be facing the sea
- Kirstenb (3/5): Very disappointing. Grubby and in need of a DEEP clean! - When I came home from my stay I went back onto Booking.com to check if I had misread the details of the property. I hadn't. The issue was, the description was NOT as advertised. What DID I like? The view was magnificent! I didn't meet the host in person, I called her when I arrived and she called me back with the WIFIF code. Her young son (I think it was) popped around the evening I arrived with half a dozen fresh eggs from the farm hens, which I thought was lovely. There was tea, coffee, sugar even oil and some meat spices supplied. This was really handy and a kind thought. The caravans (there are 2 on the property) are on a livery yard. That isn't an issue, except if you are highly allergic to horses which I am. It is advertised as follows: "Birchlea Caravan, a property with a garden, is set in Stonehaven" as I mentioned, the views are spectacular, when your are sitting on the decking.
The photos on the booking.com site, I think must have been taken when they first started renting the property because they are not a true reflection of what you see when you arrive.
Unfortunately the caravan is very old and has not been regularly maintained. The potential is massive, but some of the windows don't close, EVERYTHING is really grubby and in need of a deep, deep clean! Please note, I was not being pedantic, I wasn't looking behind the toilet cistern looking for dust, when I went to close the window my hand was covered in grime. The coffee mugs were stained, the extractor fan above the hob was disgusting. I know its on a livery yard, and dust happens, but this dust had been there a long time! Nothing felt fresh or clean.
I was told the shower in the caravan was not powerful at all and suggested I shower in the wash house. This, once again was not detailed in the booking.com description.
Like I said, the potential is huge for this property. If they spent some time doing a deep clean and a wee bit of money to bring up the standard of the facilities, they could rent it out for more than they do.
I am sure some people would be more than happy with the standard of the caravan but like I said, it was NOT as advertised and certainly not worth the money I paid.
I saw in the ratings that they scored 7.6 on average on cleanliness, facilities etc but felt this was not a true reflection on what it was really like.
- Rachel (10/5): Cozy Few Days Away - A lovely cozy caravan, horses are all around you and nice quiet area.
Staff was lovely and if you need anything fixed they will fix it very quickly.
I recommend here for a nice wee stay.

- Ruth (8/5): Was fine for a few nights ,Kids loved it .But I wouldn’t book it again to stay as it did smell and not clean enough. - My grandchildren loved it and was great for them to b out playing in the field beside the caravan .Lots of horses my wee niece went horse ridding on the Thursday she loved it . The caravan is quite old and dated .Did smell a bit .But beds wr clean and had everything we needed for a short stay . X
- Glyn (1/5): An ordeal to say the least! - the view and the beach about ten minutes drive not far from the caravan.
Horse riding school outside the caravan, we were able to watch the riders riding by. First and foremost; My grandson was taken ill and we had to drive him to the nearest hospital in Aberdeen during the early hours in the morning. The caravan was that dirty he could not breathe, he had a bad Asthma attack, he was ventilated and given medication to open his airway. The children's bedroom smelled of urine really badly, the caravan was filthy I was cleaning until 3:00am. When we arrived the tablecloth still had dried food spillages on them and food crumbs from the previous clients. If they didn't change the tablecloth what else didn't they bother to change? (I always take my own bedding and towels thank goodness). The seating area in the caravan was filthy! there was a stain that resembled dried blood, very old food stains and filthy marks all over it. I had to disinfect the entire caravan so my poor grandson could breathe. I felt uncomfortable we could only use a small portion of the seats by the window and place towels down before sitting down. My grandson recovered and was feeling much better when we left the caravan, and he has not suffered with his breathing since!

- Sarah (4/5): Will not return - Lovely location, excellent views. Close to amenities. Overall okay but not very happy won’t return. We left one night early for the following reasons:
There were no staff on site and those adults at the equestrian centre didn’t make themselves known to us so we couldn’t discuss this. The caravan was as pictured but not clean. The microwave was so dirty, we couldn’t use it. The crockery and cutlery were 50% unclean so all needed to be re washed. In the end we resorted to eating out. The sheets were covered in hair and dark hair (we are all blonde!), my husband would only sleep on top of the bed not in it. The bedside tables were filthy and covered in dog hair. The towels smelt damp and could only use half of them as it was very strong. The bathroom was clean but lots of hair in the shower. The toilet roll had been dropped in something yellow so we didn’t use that either and bought our own. The sofa and tv area was comfy but again not as clean as you would expect. I have stayed in these kind of places about four times a year for 5 years and never mad a complaint before, so I know what to expect but sadly this isn’t it.

That’s the only positive I can give. Awful. I should have known as I always check reviews but didn’t this time. It was dirty. Cutlery, plates, glasses etc, filthy. Outdated. There was one fork? For three of us?
Never again.

Oven dirty, plates dirty, bedroom heater and lounge electric heater dirty, Gap above entrance door and missing curtains Everything. Especial ensure that they comply with current legislation for electrical and gas equipment.

To be told to move my car as I parked at the wrong one and someone was arriving tomorrow at that caravan. They were side by side. So we all got back in and I move my car 2 feet!! The ppl never arrived for 29 hours!!!
Step out your car into mud!! Right round to the side of the caravan. Not great when you arrive in a brand new car! Will need to get it valeted now after 3 people and a dog were in and out all weekend.
The caravan is very old. The seats are very uncomfortable. To the point even the children were complaining. The place could be doing with a good clean. The cutlery drawer is filthy. A lot of dirt on walls. Vents not cleaned. The bathroom wasn’t the cleanest either.
The windows are so drafty. The blind in the bedroom moves with the draft and in the morning would wake you every 2 secs with the day light pouring in.
Wanted to measure water to make my daughter noodles but no jug.
- Lynn (8/5): Lovely place. - Lovely place to have a caravan. There was everything you would need. A nice decking area with a bbq. Only Five minutes in the car to Stonehaven. Kirsty was especially helpful recommending taxis and the best take aways.

- Lynn (10/5): Excellent in every way we will definitely be back. - The on site facilities with horses and everything were excellent we were even able to watch a horse jumping competition it was great. The staff were excellent so friendly and would do anything for you. Only five minutes into the beautiful wee town of Stonehaven and Aberdeen only about twenty minutes up the road. Couldn’t fault this site in anyway as two grans with two grandchildren it was excellent. Nothing we even had good weather
- Stephanie (4/5): Disappointing - The location of this place is great if you don't mind driving back and forth to stonehaven. As a family we walked for around 30min down to stonehaven Harbour however you need to carefully cross the A9 and then we got a taxi back at night time.
The caravan itself does not reflect the photos. It is very outdated and to be honest smells. The toilet is really not fit for purpose. The actual toilet system top bit is broken and when you flush it, really smells and the shower is like a hose. We actually used the shower and the toilet In the bothy ouwith the caravan due to the cleanliness of the caravan toilet.
It is such a shame as the location (farm/horse riding location) is fab and the people who own it are so lovely howver the caravan needs to be updated. This place has so much potential and it would be lovely if there was new caravans on site. When we got into the caravan we began looking at other places for the weekend due to how outdated the caravan is and the toilet in the caravan. I am a bit concerned that this is actually allowed to be on booking.com sadly we won't be back due to the caravan howver as I say the family who owned the facilities are fantastic and were helpful.
