- Yoriko (2/5): Unclean, there are some mites in the beds. Dark house and noisy. - Our stay unfortunately ended very poorly due to bug bites. I really wanted to like this place, but overall it felt more like visiting an old, unmaintained grandmother’s house rather than a properly updated machiya (I’ve stayed in renovated ones before).
The layout also felt awkward, with too many screen doors, as if it had been renovated in a strange way at some point. Overall, it didn’t function very well.
The biggest issue was the bugs. I was badly bitten—at least 13–14 bites on my legs, arms, and stomach. It seems like there may be mites, and the house felt dusty and not well cleaned. We were supposed to stay for three nights, but after the first night I woke up covered in itchy bites and began to suspect bugs in the house.
I wasn’t feeling well, so I stayed in the house the entire next day, but I couldn’t sleep that night either because I was worried about more bites. We decided to leave one day early because of this.
To their credit, communication was responsive, and they agreed to let us leave early. However, I do feel I should have requested a full refund given the situation, as the bites remained very itchy for days afterward.
There were also some additional issues:
The Wi-Fi was not good, so they provided a pocket Wi-Fi instead.
No bottled water was provided initially; I had to request it, and they then brought some.
The bathtub stopper didn’t work, so even when filled, the water would slowly drain out.
The door uses a code, but if you leave it open, it automatically locks and makes a loud, unpleasant noise—and it becomes difficult to unlock. This was not clearly explained.
The bicycles provided were not electric as expected, and one had a completely flat tire. They were not well-maintained. When I called, I was initially told to fix it myself, but after I insisted, they sent someone to repair it.
It is dark inside, and it is on a big street, so you hear the noises.

Cleanliness was the major issue. Black biofilm in shower : disguting. plan covered with animal grease, dust on the calligraphic painting.
At last : no way to find an arrangment with the company which manage this house.
- Cherilyn (10/5): The best choice for a quiet stay in Kyoto! - This is a beautiful traditional house with lots of rooms and zones. The bathroom is luxurious and separate from both the bedroom and the toilets, so it’s very private. The house has two separate toilets, one on each floor, so regardless of where you sleep, there’s a toilet nearby. The beds are together in a room upstairs, and the tatami room on the ground floor has futons that can be set up. There is beautiful traditional furniture throughout the house. The kitchen is functional for storing and preparing food, with more than just the minimal basics. The washing machine works well and there is an area for hang-drying the clothes. Heating worked well (we were there in December) and there are separate heating/cooling units for each floor. The house is on a main street in a nice part of the city, quiet and convenient to subway and buses. Thetr are delicious restaurants nearby and a full grocery store a 10 minute walk away. We wished we had planned to stay longer because we really loved staying in this machiya! Communication with the management was minimal and the door code worked great. Very easy and comfortable to stay. I didn’t mind, but you should be aware that the bedroom is up quite a steep flight of stairs. This might be challenging for someone with limited mobility, or with children. Kitchen, bathroom, toilet, and tatami/futon room are all on the ground floor. Washing machine, beds, and second toilet are upstairs.
