- Chris (10/5): -
- Martin (10/5): Relaxing and peaceful - Loved the peace and quiet, loved the quality and comfort of the place. Nothing could have been better.
- Jamie (8/5): Very good -
- Mia (10/5): Exceptional - Amazing stay. So cozy, peaceful and close to York. The room was clean, had some goodies awaiting our arrival and had fast wifi. The owners were incredibly warm, helpful and generous. Highly recommend. Liked it all. No issues.
- Diana (9/5): Had a really great holiday. - Hosts, facilities and location great and very comfortable. Fridge was great but could have done with a small freezer compartment for the freezer packs we carry and a toaster would have been good. Also, it was a little difficult to wash out our cups etc.
- Jean-marie (9/5): Superb -
- Pauline (9/5): York - Was clean and comfortable and we were provided with croissants, juice , milk , tea etc. to make our stay comfortable. We were surprised at the £10 per night per dog, as this had not been explained to us. This was requested in cash, so luckily we were only staying 2 nights.
- Paul (9/5): Superb -
- Katie (9/5): Superb -
- Thomas (10/5): Exceptional -
- Christine (10/5): Exceptional - Absolutely loved our stay loved the room so spacious and breakfast was supplied in way of croissants jams orange juice milk tea coffee and biscuits would stay again if I'm in the area
- Pell (8/5): Very good - The quiet. The garden. No cooker.
- Brenda (10/5): Fantastic room/apartment. Amazing views from the patio. - Booked the room to be near the Yorkshire Air Museum. Location was fantastic, set in amazing grounds with stunning views. So quiet. A beautiful room, an apartment really, with a sofa and dining table! Board games too. Fridge had orange juice, butter, and proper milk in it! The pub was closed the night we arrived.
- Sophy (9/5): Lovely relaxing place to stay with great views and a very decent sized TV - Wonderful location, so quiet and near fields. Clean and comfortable decent sized apartment with al the facilities you need to have a lovely self catering stay. Nice host. I would have liked slightly more options than a bag of croissants and some orange juice for breakfast - maybe yogurt, cereals, jams, bread and also a toaster would be good.
- Mark (4/5): Would have been great bar the terrible mattress. - It was clean, the host was welcoming, the location is ok but a little outside of York and it was helpful to have a fridge and microwave. The mattress was in a shocking condition such that I have never experienced in an accommodation before. It was wrecked with a permanent 2 inch dip. The springs were worn out and lumpy through the thin material and offering zero support, collapsing down so that I was able to feel the cheap divan base wooden support digging into my side every time I moved. It was hard to sleep and I had stiffness and pain in the morning.
It is impossible that the hosts were not aware of this and it's hard to understand why they did not replace it.
- Joanne (10/5): Exceptional - I loved my little stay here. It was home from home & when your away with work that's exactly what you want :)
- Donna (9/5): Comfy and cosy in a peaceful location - Location and the quietness of the area No dislikes
- Irene (8/5): Very good - Lovely peaceful location Bed uncomfortable, needs new mattress
- Alan (9/5): Sue and Alan at Sutton upon Derwent - Location, garden, hosts, friendly, lovely village pub. Nothing
- James (10/5): Very relaxing - The room was very comfortable and bright with everything I needed the surrounding views were absolutely stunning the hosts were friendly and approachable I left feeling refreshed and relaxed Nothing everything was very well thought out and presented including supplying milk butter orange juice and croissants for breakfast.
- Amber (10/5): Warm Welcome - It was a lovely warm home with everyone thing you need. Clare and her husband are the kindest hosts. It was warm and inviting. I was presented with a sweet box of gluten free cookies! The surrounding area is stunning.
- Lorraine (5/5): It is OK for a couple of days stay. - The location is fantastic, and the view is lovely. The owner came round to greet us and was very friendly and helpful. There is a fridge and microwave, table and chairs. Tea, coffee with croissant, fresh milk and orange juice .
It's a bit like an apartment. The bed , the mattress is very worn out and sagging especially on the right side. We found it very uncomfortable. When i dropped something on the floor i saw how dirty the wall behind was and the bed base. The shower room is very tight . I bent forward while using the loo and bumped my head on the wall in front. The loo seat is broken and the shower was very grubby.
- Thomas (10/5): Exceptional -
- Brian (9/5): Would definitely recommend to others - Perfect cosy room just what we needed, great location only 20mins from York and close to a couple of pubs and nice walks Only thing we could think of maybe getting a toaster so we can a quick breakfast or snack throughout our stay

- Karen (10/5): Exceptional - Very friendly hosts, nothing too much trouble.
Lovely location.
Information available about where to eat, taxis etc. I couldn't quite understand the £10 per night dog surcharge, but we paid it, of course.
Shame the main gate was damaged as it meant we didn't feel it was safe to let the dog off lead.
- Harrod (10/5): Exceptional - They were very welcoming, the room was lovely and had everything and more that we would have expected, and their dog Bruno was delightful and very friendly towards our little dog There was nothing we didn't like

The hosts were fantastic, the advice on the near pub very informative, would recommend this place to anyone as it is exceptionally kept on the grounds very well maintained, we will definitely be back and are booking this for the daughter n son in laws wedding anniversary.. Brilliant Nothing to dislike, a absolute gem of a stay
- Roy (10/5): Fantastic spacious room with an amazing patio area and stunning view. - Fantastic views with a lovely patio and table outside. The room was very nicely decorated, spacious and well stocked. Hosts were a lovely couple and answered our questions promptly prior to our arrival. UBER to York City was £16 which we thought was reasonable. Not that we used it, but the property is within a couple of minutes walk from the local pub which looked nice from the outside. Nothing. It was perfect. Thank you
- Keith (9/5): Nice place to stay - The area was lovely with good views and was so quiet. We had our own entrance and had the basics of what was needed. We were a little surprised about the breakfast, this was just pre-packed croissants with butter and jam. We did have the amenities of a kettle for hot drinks.
- Lee (10/5): Excellent stay, can’t wait to come back when we are in the area again - We were welcomed when we arrived with a bottle of water which was a nice touch because it was a hot day, the room was clean and comfortable, plenty of leaflets for attractions and food That we had to go home 😁
- Sheena (10/5): Exceptional -
- Sp (10/5): Exceptional - Our stay was truly delightful! The room was lovely with amazing views. The hospitality was outstanding, making us feel very welcome. We highly recommend this place for a relaxing getaway.
- Nicola (10/5): Fantastic stay! - The accommodation was set in the most beautiful surroundings. The view of the sunset, across the garden, was stunning! Everything that was needed was provided and the additional extras were appreciated. No complaints.
- Catherine (10/5): Cosy little stay - It was a lovely place, lots of little touches which were really nice. We both had a really nice time and would definitely recommend it to others.
- Bernard (10/5): We will book again we liked it that much … - Everything about the place was great - the room was spacious with a lovely comfy settee - the bed was very comfortable and the large tv was positioned just right for watching from the bed or the settee, should you wish to. There was a large fridge with the nice touches of having fruit juices and milk inside with a good variety of tea/coffee also provided. A very welcome nice extra added touch was the fresh croissants that was provided by Clare and Shaughn. A friendly visitor came in a few times checking for crumbs and was the Spaniel (Bruno I think?) but never found any! The Wi-Fi speed was very good and we were able to keep tabs in real time on our mobiles or laptop with friends, family, home security etc.
The accommodation’s location was at the end of the village and from there we visited Pocklington market, Burnby Hall Gardens, York and even had a trip over to Bridlington so it is a good ‘jumping off’ point or, a simply lovely peaceful relaxing oasis … Being very picky, the location is a little of the beaten track but, it is only 10 miles from York. When we do book again, we will go on Wednesdays onwards as all the local pubs etc are closed on Mondays and Tuesdays …!
- Linfa (10/5): Exceptional -
- Phillip (10/5): Exceptional - Hosts were amazing
- Rhianne (10/5): Beautiful stay! - This quaint little stay was so peaceful, the room was outstanding and the little treats were an added bonus! Plus we saw Bruno and he was adorable!! There is nothing that we did not like!!
- Fiona (10/5): Exceptional - Always a lovely stay, stayed here twice now and it’s cozy and reasonably priced. Lovely big garden to sit out in. Short drive to York.
- Fiona (10/5): Peaceful and comfortable accommodation - Lovely accommodation, hosts were very welcoming and friendly. Great to see the sights of York and very good value for money. Fantastic garden to sit in and very peaceful. Croissants were a nice touch. Lack of cooking facilities but understand with the limitation of space. It wasn’t that big of an issue and I would definitely stay again.
- Tomolee22 (8/5): Very good -
- Peter (10/5): Excellent location and property. We’ve stayed here before and will again - The room was very well setup and provided everything we needed for ourselves and our dogs
- Bramley (10/5): Exceptional - Loved our whole stay, peaceful & relaxing throughout
- Jason (10/5): Peaceful haven. - Were given a very warm welcome from Sean and introduced to the beautiful Bruno. It was a lovely day so we left the door open and Bruno came in to get fussed over a few times, definitely a big plus for the property. We wanted a quiet break and this fitted the bill perfectly. Very clean, comfy and loads of space for 2. Fresh orange juice, water, tea and coffee facilities were nice. We don't drive but the village pub was a 4 minute walk away with friendly locals and top notch food. Sean was kind enough to give us a lift to the next village for me to take part in a driving experience. If you want a peaceful break away from the hustle and bustle of York I'd highly recommend staying here. Nothing was too much trouble. That we weren't there for longer and we couldn't sneak Bruno home with us.
- Alejandra (10/5): Exceptional - Beautiful room with lots of details and extra touches. Dog friendly and with big garden for dog to run. Really recommend. We had a little trouble finding the place by its name so only follow postcode on satnav.

- Marie (10/5): Just great for me and the dog - Secure parking, lovely friendly and helpful hosts, perfect location for exploring around York. Hosts made a suggestion to use the park and ride into York, which I did, and there were fliers in the room for suggestions for things to do, plus suggestions for dinner.
Very accommodating of the dog, and she was allowed to explore their massive garden and hang out with their dog Bruno. They helped sort the TV.... really it was just great Can't think of anything
- Laura (10/5): Beautiful stay! - The whole stay was perfect start to finish! On arriving, we had the key and the fob for the gates left for us. We arrived approx 7:30pm and we were hungry - there were takeaway menus in the room which was so nice!
